Dull it may be but the location cant be beaten - overlooking the cricket stadium on the North Point - excellent. Of course due to the simple design, at least it should get built!

I have a wealth of information on the developer and the project so please get in touch if you are still interested. I have a few commercial units available in this development as well.

jixline

Arabianhorse

This is a great pic - and you get views to this from the tower - not bad eh? Should be close enough to see some of the pitch from the top floors.

Also this is the construction of the plot - you can see how close it is to the stadium

The plot and construction progress (December 2007)

I can post more construction photos if anyone wants to see them - however one picture of a hole in the ground says it all for me!

hello all have just received letter from profile explaining to me that they are adding four more floors to the building and as we are being moved aboutwe will have to pay more for the privilege, as far as i am concerned this is a bit out of order to expect the initial investors who have their contract and have agreed the price to pay more, is there some regulation which allows this to be done.surely this is taking liberties how can the developers move the goalposts mid way through the build process , and what is stopping them doing it again in a few more months.does anyone have any info on this practice, i am starting to get a bit concerned about profile, can anyone put my mind at ease re profile developers and what they think about asking for more money without asking the investors what they think about the new design????????????????:ohno:

Hello !

Do you have the latest update on Stadium Point.....why is the Construction delayed ?

Do have an estimate of project completion .....we have paid 35 % and we still do not have a Contract.....Profile has suspended any further payments.

A new RERA regulation is in the works forcing developers not to accept more than 20 % of sale price if construction has not commenced.....are you aware of this regulation......see attached article

hi all once again another year has passed with not much progress if at all any, does anyone out there know if at the stadium point site c2-2 there are any builders / construction contractors actually on site, by the sounds of things there are some sites which are starting to rise from the ground, so i was at least hoping that this building might start emerging from the depths!!. spoke to a member of the dsc head office last week and she assured me that all plots that have been designated to developers already, have an obligation to finish the build, which sounds promising but but how long do we have to wait!!i have paid a large part of my purchase price already and if others have done the same in a building which i think is nearly sold out surely the company has funds in the escrow account to start the build, and if not why not , it cant be put down to credit crunch my money was hard cash which was to go directly to the construction of the buiding thats why we buy off plan so as you pay your installments you see your apartments being built, what is going on with the developers profile and can anybody with similar concerns shed any light on this on going problem, i am an optimistic person and am still hopeful that all will come good but the lack of info and updates is unsettling in the current climate, come on profile come on dsc pull your fingers out dont let us down we all bought into the dream and showed faith in you is it not about time you started to deliver your promises, make it happen................."build it and they will come"

Hi, just joined.

I am another investor in Stadium Point - Studio apartment !. I too have been very frustrated with this whole thing and all the delays. Profile seem to have all their projects at a standstill. They all seem to be at foundation level only for the past year and a half or so - I think they are all getting the same story from Profile about adding on new floors etc. I honestly believe this was made up to keep people at bay and an excuse. Larionovo may be a big part of this problem. They got into real difficulty towards the end of 2008 with properties they had in India. It seems deposits were paid totalling 3 million and the developers ran away with the money. Then they also got into terrible difficulty with property in Morocco. Also they bought the Island of Ireland and that cost them 25 million - they are now gone into Liquidation. It seems they also had a big share in Profile - so don't be surprised if you see this company going under soon too. It is a very bad sign to hear that David Hanley has also left now as well. I was told they were going to have a meeting with the investors in mid February about the projects. I am going to hold on until then and then will have to seriously decide on what to do next.

BAKER1
February 9th, 2009, 03:05 PM
Just one more point about Profile - have you noticed that they have not updated their News section since January '08 - that's a year - not a good sign.

BAKER1

Hi again, have you read some of the stories from this section of Skyscrapercity. These stories will really open your eyes. http://www.skyscrapercity.com/forumdisplay.php?f=899 - If this does not open - see section on Properties Never Built or On hold.

Another point - does anyone have any information on the so-called owners of this property Vascon Limited - supposedly based in the British Virgin Islands - hope they have nothing to do with the Indian investors Larionovo were involved with. Just a thought !

Its a good idea to keep update on programmes on CNBC (Business Arabia) and BBC World News website. You can see how the recession has hit them over there too etc.

hi baker yeah check that site regularly too and all say pretty much the same, called profiledubai office the other day and demanded some answers , had e mail sent to me, saying things were moving on and construction will be starting again soon and that we will all be sent out a newsletter regarding the progress as they are still awaiting getting all there information correct before letting us know but assured me all will be ok, at least it was some sort of correspondence and shows some willingness to appease the masses hope to see more of it soon and more positive am still optimstic if this eventually gets done we will all be in a good position, keep the faith if the cricket stadium is going to hold matches this year you would have thought that dsc would be looking at getting the contractors to fulfil there obligations and start to get the whole site up and running i send them e mails also to see if they are doing anything about it but no reply yet !!, compared to 2 years ago the whole place is being transformed another 2 years and we all might be watching india vs england from our balconys, we have all been affected by the current climate and have to ride it out just hope its sooner rather than later come on profile / vascon make it happen !!!!!!!!

Hi all, just new to this site and thankfully found you all!

I have spent ages trying all telephone numbers and email addresses for any contact that I had for profile! I've had no luck! I've tried Dubai, Spain, London and Ireland.........all numbers and email addresses that I had seem to be dead! Reading the threads it seems some of you also have concerns.........does anybody have a contact number, name or email address for me to contact somebody just to also add my voice.

Would really appreciate some input and support if anybody knows anymore than I do. The last correspondence I had was May 2008; their website says completion early 2010, but that was last updated in 2008 sometime.

Have Profile really gone bust and/or into liquidation?

Hi
I have just come back from Dubai and decided to pay a visit to Profile's office in Burjman Centre. The office doors were closed, with no notice, tec. If the developer says work has started again this does not mean that work has started again !

Dear Valued Investors,
We are pleased to inform you that work is progressing on the site as anticipated. Please find attached some photos of the progress as taken by the architect. We would also like to inform you that our focus has been on resuming work at the earliest and have therefore may not been in touch with some individual investors yet. We have also been updating the relevant authorities about the progress of our work and would once again like to assure our investors that we are committed to completing the project at the earliest.

As a show of good faith and as a sign to convince our investors that work is going ahead, we are currently not calling on investors for any payments towards construction and are in compliance with the bank and regulatory authorities.

Hi all, just listened to a conversation on an Irish radio programme re Stadium Point and the Irish Dubai Action Group. What they had to say about Stadium Point was quite concerning. I will try to find details of what was said in this programme when I can - anyone who wants to write to me privately here can do so and I will hopefully be able to explain better what I mean then.

http://www.thenational.ae/business/property/dubai-property-valuation-turns-into-guessing-game

The economic downturn in Dubai has turned the science of property valuation into something of a guessing game, industry experts say.

Richard Paul, an associate director in Dubai for the consultancy Cluttons, said it was "very, very difficult" to place an exact price on property, said

The old formulas simply do not work in the current market, analysts say. In many areas there are few or no recent transactions to use for comparisons. And prices paid a few months ago may not have any relevance today..............

Anybody seeking to employ the services of Mr Sunil Thacker needs to be a ware that this man was given the sack from the law firm TLG. He was given the sack for ill advising and misleading clients as well as making promises that were not true. This man is a crooked cheat and will seek to take advantage of desperate investors. Best advice for any investor in stadium point is to visit the Irish Investor Group website or Dubai Action Group (DAG).

They are the only people making any progress in raising awareness of investors in Dubai - Stadium point. They have political support too.
