We know that Al Rafi Complex and Al Durrah are suposed to be build in that aerea. Most propably it will be one of these two, but who knows for shure.

However, the plot looks very small for accomodating the Al Rafi Complex.

If it will end up to be any of those two, then mods can merge threads, if it is indeed a different one, then we can add the details/render, as soon as available. :cheers:

had a closer look yesterday

it's very close to capital towers and swiss boring is doing any sort of foundation works, hence it's a new tower coming up here

no sign boards, nothing

it has to be a slender tower like any other on szr so far

anyways there still is this giant plot between fairmont and this one here
i hope it'll be the al rafi complex!

I've noticed before some kind of board (same as the ones for the 2 unknown towers between Liberty and Crowne Plazza) on the perimeter wall of the site and today i finally was able to go and check it out, hopping to find info aboput this tower.

Guess what ... all the board panels on the side facing Fairmont were down on the ground, propably blowned away by last night storm :bash:

I tried on Saturday but as I said earlier, the board was blowned away by the storm and panels were all over the place. I also don't have anymore the original size pictures I've taken on February, to zoom in and try to read something.

Hopefully they have put the site perimeter board up and the project board as well.

mentioned project, you were right, this was the earlier concept for 3 towers,
unfortunately, we didn't get the approval for the height, now we are
still working on the project, it's a one huge building, 50-55 storey. That
combines hotel, furnished apartment, residential and offices.

^^ Yeah, i was thinking that as well. This might be indeed one of the competition for the taller version.

Apart of the apparent higher then 197 m height, this design cannot be build on the plot, becouse it raises above the overall footprint, but so does the Capital Towers on the next plot and they can't be attached, can they?

Dubai tower developers hit flight path turbulence

The race to build super-tall skyscrapers in Dubai is beginning to interfere with the flight paths of planes landing at the airport.

And developers are being forced to slash the height of proposed buildings — costing them millions of dollars in lost sales and rental income.

Construction Week has learned that a proposed development of three towers topping 75-storeys on Sheikh Zayed Road has been cut back to a single tower of just 50-storeys.

Developer Abdul Salam Mohammad Rafi planned to construct three towers at a cost of US $250 million (AED900 million) — comprised of an office and residential tower of 75 floors each and a hotel of 60 floors.

But now the developer has been forced to ditch the original plans, losing 60-storeys of lettable space, after the Department of Civil Aviation found that the towers could interfere with planes taking off from Dubai International Airport.

Abdul Salam Mohammad Rafi is the developer behind Dubai’s Chelsea Tower, and the Chelsea Group is also a prospective tenant of the new development.

Director Karim Kassam, said: “We were initially told about a development with a built-up area of between 701,000m2 and 762,000m2 projected across three towers that ranged in height from 60 to 75-storeys.

“Then it became one tower of 50 floors, which I think came out of the blue. We have yet to finalise anything and now this is another factor that has come into play.”

Peyman Mohajer, regional director, Whitby & Bird, structural engineer on the project, confirmed that the development had now been revised to a single 50-storey structure.

The Department of Civil Aviation is also dealing with several other proposed tower developments that may yet have to be scaled down because of nearby flight paths.

An insider said: “Between Trade Centre Interchange and Defense Interchange, the height restrictions can change quickly and frequently because of where it is in relation to the airport. There are ongoing issues with various owners with requirements to build taller than we will allow.”

Developments around Dubai Marina may also need to be scaled back to take into account the flight paths in and out of the new Dubai World Central airport at Jebel Ali.

In the past, planning has been granted by Dubai Municipality in certain locations on a ‘building unlimited’ basis — meaning that there are no height restrictions for developers. Development land in such areas is worth more than in others, where building height is restricted.

The Department of Civil Aviation is now reviewing several proposed tower developments in the line of take-off and landing runways.

Property experts say any significant reduction in the height of a tower project will have a major impact on the viability of the development — particularly in Dubai, which has been hit by a huge increase in land and construction costs.

I guess the plot isnt big enough to have 3 individual 50 storey towers and its probably more feasible to have one 50 story one as it allows for maximum use of the limited plot area.

And the distance between the maina and JXB is probably about the same as the distance between SZR and DXB.

i mean, yes ok a few restrictions at the trade centre RA but not at the marina, this would be riddiculous.

there are other cities where the airports are closer to highrises, i am sure.

they should just change the flightpats then...

it wouldn't be good to have height restriction, because at the moment, the higher u go, the more money u can make, which encourages development.

like Face said, they should not stand in the way.

this is just crazy... wont burj dubai, burj al alam, habtoor tower etc come in the way too since they are only down the road from rafi complex barely a kilometer away? and what about nakheel's al burj being ever so close to jebel ali airport... much closer than any marina tower can get!

^^ Even the first design was technically just one tower and I hope they just chopped off some 8 floors from the same design and are re-using it.

Altin, havent seen it mate and am only going on what I remeber about thsi issue from 2 years ago when we had the same issue at DFC

The render has been finally added to one of the boards but the trees in front don't let me see it clearly from the road. It seams to be a something similar to the latest bulky design, maybe even the same one slightly revised.

BELHASA Construction has been replaced by DCC as the contractor. Work resumed in late September and they have casted almost 2 floors since then and started already putting back the formwork on the central cores.
