Renaissance 140 refurbishment will commence in April 2003 with 65% of the $34 million being spent on the building services. This is expected to be the largest ever refurbishment of a Perth CBD building. The first refurbished floors will be available by July 2003. Major works will be undertaken on the building air conditioning system, lifts and other services. Renaissance 140 will have an extended ground floor lobby and new Welcome Hall which reaches almost to St Georges Terrace. Refurbished building showers, new ground floor cafe, new conference facility and disabled toilets on all levels are all other features of the refurbishment. Renaissance 140 has a goods lift to all levels and extensive onsite storage facilities.

Multiplex wins $34m tower rejig
MULTIPLEX has been awarded a $34 million contract to refurbish the AMP building in a project touted as the biggest office tower refurbishment in Perth's history.

The building, at 140 St Georges Terrace, was built in 1975.

The departure of Freehills to the QV1 building has freed 6000sqm of office space in the AMP building and Computer Sciences Corporation's move to Subiaco later this year will take the total vacant space to about 11,000sqm.

Multiplex director John Flecker said the refurbishment would give the building a more prominent entrance.

To ensure the works did not disrupt tenants, the alterations to the entrance would be done in two parts.

Mr Flecker said the entrance work would be completed by the end of this year.

"This will transform this building from a 1975 building to a modern, brand new office space," he said.

"The biggest challenge will be to keep the tenants and the client and the public happy as the works take shape."

Major work will be staged to cause minimum disruption to the tenants, which include Euroz Securities and the Office of Equal Employment Opportunity.

The A-grade sector of the CBD office market is now very competitive, with big spaces opening up.

Research indicates 120,000sqm of impending vacancy in this segment over the next 18 months.

Because of the cost and risk associated with construction, some city office property owners have opted for refurbishment to restore a competitive advantage.

In addition to the AMP building, Cape Bouvard's CTA building is slated for a major redevelopment and Hawaiian Management Group's 182 St Georges Terrace is nearing completion.

CB Richard Ellis commercial leasing director Andrew Denny said the leasing campaign for the AMP tower had already started, with prospective tenants already looking at the space.

"This is the biggest refurbishment in Perth," Mr Denny said. "This is going to result in a top-quality product with a brand new ground-floor lobby."

The majority of the refurbishment work, developed by architects Cox Howlett Bailey Woodland, will take place over the next 12 months, but the entire project will run over three years.

AMP Henderson development projects manager Stephen Clement said the upgrade would really bring the building up to A-plus standard.

"Other than the facade everything will have a new feel," Mr Clement said.

The AMP Building will compete with other refurbished office towers, including the top two floors of 225 St Georges Square.

it such a shame they are not doing up the facade. its going to have a massive overhall though, $34million is a heap of money. hopefully for some reason they need to work on the plant and have a massive crane on site:D shows the weakness of the market with re-furbishments like this fighting for tenants. again this might be a blow for the chances of a new tower as rents will probably be cheaper. i hope the new entry on the crn and will and st georges terrace turns out to be something spectacular, also the cafe will be good for bring some more life to the terrace. hopefully they atleast illuminate the facade at night or something..
though AMP isn't hot, i don't see it as an ugly tower, and it reflects the 70's, if we loose that facade we won't have much to remind us of the past [not that I care that much:D]

yes im hopeing for big things for the foyer, though after reading the proposal from the council minutes, the ground level area isnt having such a big redevelopment. hopefully it will be like parmelia house's foyer thats funky....

I would like to see a small modern shopping complex around the base like they have put around the base of alot of office towers in Sydney and Melbourne (dare I say it, probably Brisbane too) when they have been redeveloped.

hey i recon that the amp building is 20-30 years old maybe even more i dont no exactly do u ? you can tell its older than the others because its a very ugly building ( colour wise ) !

i was up there the other day and the last 9 levels are blocked off. are they getting new elevators cause the current ones are ok. i think theres a deck or sumfin up there past the last office floor

Yeah saw the huge polls they were putting up for the front corners of the lobby. It's going to llok great when done. A cafe there will also be cool which is part of this overhaul. "Cafe on the Park".

the terrace is starting to take off with new cafes with a new expresso bar in the bankwest building a new cino to go in jardine house, a new sandwhich bar at the entry to cloisters and a new coffee cart at council house. to bad they only operate in business hours

This revamp will make the whole tower look as if it is new when you look at it from the street

WA: Multiplex to refurbish AMP building
Multiplex has been appointed for construction in the refurbishment of the AMP building on St Georges Terrace, Perth. The $34 million project is thought to be the most substantial office tower refurbishment in Perth’s history.

Built in 1975, the AMP building is now in need of an upgrade. This refurbishment, designed by architects Cox Howlett Bailey Woodland, will modernise the space with emphasis on a more prominent entrance. Most of the refurbishment is expected to be finished within the next year however the whole project will take about 3 years.

The AMP Building will have approximately 11,000sqm of vacant space with the departure of Freehills and Computer Sciences Corporation. CB Richard Ellis has already started a campaign to lease the unfinished offices. To avoid major disruptions to tenants, Multiplex will undertake construction in various stages.

Iluka eyes move to AMP tower
MINERAL sands miner Iluka has ignored the westward march of major tenants in the city and is understood to have committed to three floors in the revamped AMP office tower.

Iluka is understood to have negotiated for more than 3000sqm in the skyscraper at 140 St Georges Terrace, which is undergoing a $34 million refurbishment.

The leasing deal follows an announcement last month that law firm Jackson McDonald had signed a lease for the 25th, 26th and 27th floors in the tower.

Iluka communication manager David Brook would only say the company was still in negotiations with a number of parties.

These latest leasing negotiations come at time when some industry analysts have expressed concern that some city landlords have adopted a price-cutting mentality to lease vacant space.

Colliers International director Ian Campbell said the deals for office space at 140 St Georges Terrace flew in the face of the doom and gloom about the city leasing market.

He said the tenant-friendly market had sparked a flight to quality A-grade properties.

"I think you might see some people going from premium offices to the high quality A-grade stock, plus tenants like Jackson McDonald coming out of lesser quality buildings," Mr Campbell said.

On the Iluka deal he would only say talks were under way for a number of floors in the building.

Iluka worked with tenant advocate Grant Samuel to identify the best accommodation option for the resources company, which is housed at the ABN AMRO Morgans Building at 553 Hay Street. Grant Samuel associate director Matthew McNeilly would not comment on negotiations.

The latest vacancy figures for the city reflect a significant jump in the amount of unleased space in the CBD and analysts expect the vacancy level could get as high as 17 per cent and 24 per cent in the A-grade stock.

The completion of the Woodside Building at 240 St Georges Terrace has been fingered as one of the main reasons for the spike in vacancies.

Woodside's departure from 1 Adelaide Terrace will add 22,900sqm of vacant space to the figures and bring a significant number of new office workers to the centre of the city. But CB Richard Ellis director of commercial leasing Andrew Denny said many analysts defined 1 Adelaide Terrace as a non-CBD location.

"If just this one building was removed from the figures, the overall vacancy rate would be 11.3 per cent and 13.4 per cent in the A-grade stock," Mr Denny said. "Any suggestion that the A-grade vacancy rate will increase to 24 per cent in unlikely to be correct given that to get to 24 per cent we need more than 126,000sqm of vacancy A-grade space and there is virtually no new stock entering the market in the next six months."

there isnt many office buildings i can think off thant need a re-vampe. the shitty gov stiring go a lobby upgrade when its name was changed and parmelia house go one as part of the hilton redevelopment. the only one i can think of is st martins and central park. central park has a modern lobby but its very very bland. st martins is nothing but elevators.

also with the current market there a good chance for more upgrades, as the vacancy rates soars building owners need to find way to encourage tenants back, jardine house is another example. dilaz theres heaps of building around adelaide terrace/hay street that could do with a revamp [or demolishion]

yer true. most of them end up becoming apartments. did u know that cp and bank west have no vacant floors? other 2 premium buildings(qv1, exchange) have only a couple of levels vacant so it cant be that bad. i dont know how it is for the heaps of other perth buildings

they are high quality prestige buildings with views!

in the lobby of central park they have a computer with all the tenants and what floors they are on. also they have a sign saying 'no public viewing on top floor'

yea they do. but you se they dont care about that no viewing thing. i spent one hour on monday going up the floors and no one- not one person said a thing!!! there is no security guards or nufin!!!!

nah i had a sickie cause i knew my mum was cleaning my uncles apartment in northbridge. the views were f*cken amazing. if you go all you do is wait on the seat near floors 42-51 and read something until no one is around on that floor area then go for it. it only takes 20secs to get up. once up go out to an area where the other lifts are but dont go through the glass doors. no one will even notice you! its a great day out if you have no money!

nah. im saving up for a 3650- the phone where you can record video for up to 30mins + take photos. once i get it the first thing im gonna do is record me going up central park and other perth buildings

Phoenix in talks to buy prime CBD site
THE Phoenix property group is locked in negotiations to buy the $20 million Commonwealth Bank building at 150 St Georges Terrace.

Cashed-up from the sale of the Metropolitan Markets site last year, Phoenix Properties International is understood to be in exclusive negotiations to buy the 15-level office property. The building, which adjoins the Central Park gardens, was put on the market in July.

Industry analysts have suggested it will fetch about $20 million, but Perron Group's purchase of half of Central Park last week for $150 million suggests pent-up demand could fuel a higher price.

Phoenix Properties director Gary Bettridge confirmed the group was running the ruler over the building but emphasised a final decision was some weeks away.

The selling agent, Peter Agostino of CB Richard Ellis, said the agency was dealing with one party on an exclusive basis.

"From the bids we have received we have granted a period of exclusivity to one party but we haven't agreed on terms or exchanged any contracts," Mr Agostino said.

The building is owned by the Direct Property Investment Fund, which is managed by Colonial First State Property.

It is fully leased to law firm Corrs Chambers Westgarth and the Commonwealth Bank.

Despite the flat leasing market in the city and historically high vacancy rates, demand from investors keen to park money in commercial property is supporting some big deals
