Pengui February 18th, 2005, 03:39 PM As everybody expected, the old Cathay apartments next to Cathay Building will be redeveloped soon, and the project is undertaken by WOHA architects.
Here is the old building as of now, ready for demolition.

What is the best way driving towards Mount Sophia?
Is Edinburgh Rd assessible to Sophia Rd? Or is it better to go to Secegie Rd, turn left to Sophia Rd? Someone told me to avoid the heavy traffic at Bukit Timah Rd.......

No worry. I've seen many haunted cases/rumor like this in Asia & China. Many redeveloped or renovated into luxury apartments and sold out well. Face-lifted help the Feng Shui.....

The probability of a seller selling the property to you at market rate is very low and it seems that one has to offer a higher price than the previous sale for the seller to even consider the offer. Of course there are exceptions. Desperate sellers will sell the property to you at market rate, however in this economy, desperate sellers have holding power too.
You can obtain the caveats lodged for NOMU from the URA website and you can draw your own conclusion from those values. I'm not familiar with this project so i can't give you a good estimation of the "average equilibrium" price for this project. Sorry. Anyway, the most recent enbloc sale at Mt Sophia was 500+psf ppr. Breakeven price will be about 1000psf.

I personnaly believe it will be very nice, current mkt rate is about 1900 - 2000 psf although there don t seem to have many units for sale on the market.

Well yes it has in deed topped out but they are actually using the structure of the previous existing building n seem like they are doing up the extra 12th floor which is where the roof terrace n private pools will be located.
Any insight, comments on this project are welcome.
Excelsvr September 13th, 2007, 01:03 PM This project is something like Iridium right? The pool and all other ancillary facilities are on a sky terrace. Actually I find the design rather unique, it's just that the pool water may leak into the unit below if plastering works are not done well.

Good way of configuring the units so that balconies face the back towards Mount Sophia. Instead of a balcony that faces the main road, extremely noisy, it faces the back, a calm oasis. :D
nomufan October 10th, 2007, 01:24 PM For info the apt next to Nomu is by SCDA, if u go into the cathay u can see inside those apts n they look pretty nice i must say. High ceiling n strange blue full length windows also there will be some twisted modern minimalist status with nice lights at the entrance. Think it will be ready by the end of this year.
Nobody knows the name of the place and whether it s been launched but i know for sure this is no service apt.
Also the whole thing has mushroomed up in a year, very fast on this one.
Any info is welcome as always.

nomufan October 11th, 2007, 04:27 AM No worries the view won t be blocked, when choosing the unit i knew buildings were bound to be built on both sides (on the left side of nomu there isn t anything yet but there will be i believe. So eventually it will be 8@ mount sophia + allgreen development in front + ??? on the left of Nomu + Nomu + the SCDA apt i ve mentionned and The Cathay residences).
My unit is at the back overlooking mount sophia as such i doubt it could ever be blocked :-)
The units with orchard facing are the best but there were 3 bedrooms (whereas i wanted a 2 bed for my own stay), besides i couldn t afford.

Pengui January 20th, 2008, 05:45 AM Nomu is far from complete. But amazingly, there's this very small block just next to it, named The Luxe. It didn't have a foundation when it started (after Nomu) yet it's already finished (almost).

nomufan January 20th, 2008, 10:32 AM Got letter from the developper indicating that project was delayed has they had to set the foundation to the new singapore standards as this is a redevelopment.
The targetted TOP they mentionned in the letter is 4Q08 which seems quite ambitious to me, anyway hope they won t delay further.
The Luxe looks very nice i must say although very clostrophobic, don t think it s for sale, only service apt it seems.
Anyway all comments on the area are welcome, it will be interesting with the allgreen project coming up.
Hope WoHa will live up to their reputation to make Nomu the only FH gem of this ideal location

Nomu still expected to TOP by the end of 08 but the progress seem so slooooow.
Algreen project next door should be launching soon as showflat is getting set up now.

WoHa is being nominated for newton suites for a worldwide award so i hope they can keep the good work on Nomu n come up with sthing really nice and different which is why i bought Nomu in the first place.

Founding directors hailed for vast body of cutting-edge works

LOCAL architecture firm Woha is on a roll. Its founding directors, Messrs Wong Mun Summ and Richard Hassell, have been named Designers of the Year at this year's President's Design Award.
This is the third straight year the duo have won an award at the annual ceremony since the DesignSingapore Council and Urban Redevelopment Authority started it in 2006.
Their first win as Designers of the Year in the architecture and urban design category recognises their vast body of cutting-edge, yet sustainable, works. These include the Crowne Plaza Hotel at Changi Airport Terminal 3, the Gilstead Brooks residential project and the upcoming Bras Basah MRT station, which will have a water-covered glass roof.
President S R Nathan handed out this year's awards at the Lasalle College of the Arts last night.
Messrs Wong and Hassell had won in the Design of the Year category for the past two years.
At the award ceremony, Dr Lee Boon Yang, the Minister for Information, Communications and the Arts, said DesignSingapore would earmark $10 million over the next two years to help the design sector ride through the downturn.
The money will be used to help designers, design practices and design industry associations by providing grants and co-funding for mentorship, overseas promotion, participation in competitions, and awards, scholarships and other capability development schemes.
The design sector has been growing well and contributes 1.2 per cent to gross domestic product, he said.
The President's Design Award recognises innovative local designs across all disciplines that have contributed to Singapore's economy, environment and culture.
The other two Designers of the Year this year are industrial designer Nathan Yong of Air Division and graphic designer Edmund Wee of Epigram.
Woha's Mr Wong said there was 'no extra pressure' on him and Mr Hassell to continue their winning streak, but they would 'keep trying to be innovative'.
Mr Yong's Air Division furniture design firm, started in 1999, is known for its quirky ideas, such as the Break stool, which looks broken at the centre.
As for those who dismiss annual corporate reports as boring literature, Epigram's Mr Wee begs to differ. His 18-year-old company is known for producing creative annual reports.
President Nathan also handed out awards for Design of the Year.
This year's winners include a house at Jalan Elok off Mount Elizabeth, the Lasalle College of the Arts, the National Museum of Singapore, Naumi Hotel in Seah Street and the front lawn of the New Majestic Hotel in Bukit Pasoh Road.

developer did not provide fridge or washer-dryer units....otherwise, units and project looks pretty decent (finishing nicer than Suites@Central for example).
anyways, this is a new project, so it is covered by developer warranty for 1 year.
suggest you make sure your owner has listed any major defects and developer has fixed before you move in, to minimize disruption during beginning part of your lease. at minimum, should be able to make sure that all paint is fresh and floors are newly-polished or waxed.
after you move in, any major problems you can take note and request landlord to ask developer to fix...
actually lots of units at NOMU owned by friends of developer so probably easy to fix things if u get one of these owners :)
there is one DTZ agent with a lot of NOMU units that seemed quite close to developer when i viewed. also got a lot of ERA agents camping outside the building but they are all marketing the same units.

i believe luxe was done by a HK developer who only rents out the units (many like serviced apt). their philosophy is why would they ever sell this location...just collect v. good rentals until land becomes free...

Haven't seen specs but site seems a bit too close too road and odd-shaped. If compared to NOMU, would choose NOMU location with facing of CBD and Singapore Flyer. Also NOMU due to FH status as I think all others along that stretch are 99.

If so, considered very smart play....keep land forever, every 99 yrs or less just redevelop and sell fresh again...

liveartz July 6th, 2009, 10:32 AM Went to see a studio on the ground floor, the layout is unconventional and live-in space is too small, all thanks to the huge patio, but lovely though with the ceiling to floor doors; overall it's a nifty boutique project that's definitely not run-of-the-mill, more for the liberated, arty sort.

I m interested but not at $2,000 psf. No much upside for capital appreciation and rental yield is low notwithstanding its good location. I went to view a studio unit there and the current rental is only $3,000.

The only studios left for sale are those 'moving target' owners with no intention to sell. I think a lot of owners sold out at around $1700PSF a few months ago...the remaining ones don't care to sell or not.
The $3k you mentioned is quite low, as I am pretty sure the others rented out for around $3.5k.
