betul2....sekarang ni pon dah nmpk, jalan pasir puteh tuh, penuh keter, aku agak, siap jer AEON STATION 18 nih, lagi pack la jalan...aku harap gak, dalam aeon tuh ader butik2 hebat cam kat queensbay n lain2 mall yg ader kat malaysia.... seronok sgt2 jadi warga IPOH...

There is a sign telling that there is still vacant lot availiable, although the construction reached the superstructure. We can conclude that the not all unit snapped out during the launch, and simply put, it not a hot property

Are you kiddin? The jisco kinta city is their cash cow. Why do they want to move to another area which has less purchasing power?

To my knowledge, most of the tycoons and Chinese business owners live nearby that area such as the directors/CEOs of Eu Yan Sang, Bata, Foh San Dim Sum, Taiko Plantations etc. Large mansion type homes can be found in the surrounding areas such as Pasir Puteh, Jln. Kampar, Pinji, Jln Sultan Azlan Shah, Thompson Road, etc.
It's also nearer to Menglembu, Simpang Pulai, Gopeng, Batu Gajah, Kampar and Lumut.

From Lion Group to TMZ Germany then now Li Ka Shing's Asia Dragon Group.
But Parkson is still operating there.

Ipoh local developers have this tendency to develop cheap design shopping outlets/complexes instead of naming them shops.
The Bercham Emas Mall, Pengkalan Emas Shopping Complex and this Festival Walk looks more like commercial shops with minimal maintenance rather than malls.

but this developer build the tower next to Bayan Baru Sun Shine....that building look nice....so it don't seem like Ipoh local developer problem. Its more onto the respond to the project...when they cannot get $$$ they just redo the design....remember it used to be elegant look twin tower....it get downgraded to this.

To me, the good point of Morubina group is they bring in a few 'big' projects combined with new concepts that would make Ipoh development alive...to name a few:Highrise condo, Riverfront project...etc
but the sad point is the poor way they manage and maintain their projects + use cheapo materials in their project ...just look at Pengkalan Emas mall now and the grand looking bridge across Kinta river, once you get a closer look, you will find how cheap the material they use to build the bridge:ohno:

Cam715 October 10th, 2011, 04:03 PM Hi... This is my first post. Good to have a forum for everyone to talk about Ipoh and for us to wonder what the future holds for the city we love. I can't say I have been to all the major cities of the world but I think Ipoh is still one of the best places to live in Malaysia, not only for retirees (as commonly perceived by many) but also for the working professionals. Bias opinion -- haha -- but what the heck, I'm Ipoh born and bred.
I'm particularly glad to see the many developments taking place of late, which is not only good for the economy the city, but give us something to look forward to. The long overdue extension/renovation of the Ipoh airport is a welcoming sight. I think this is the much needed "spark" to attract foreign investments into Kinta Vallley, so please to those concerned, let's not mess up this important project.
As for the various tourism-related projects (example Kinta River Front and Perak Tourism Hub), these need to be properly maintained once in full operational mode.
I hope the state government will strive to make the biotechnology park at Meru Valley (what is it known as officially?) a success. This will put Ipoh on the world map perhaps but more importantly, it generates high tech job opportunities for our children....thus retaining some talent locally. :)

oh no...the building at the right look like ING HQ at Amsterdam mix with Crowne Plaza at Suzhou Gold Rooster Lake.
the one at the left next to the existing building look like one of those new Dubai/ Abu Dhabi project...I forgotten the name.
And.... as of most TMB project I doubt it will look close to this.

its like 6 storey on one side and another 7...no idea since my BM not good enough :P
but on the other hand....I am looking forward they make use of the abandoned medical wing.... good to convert that to hotel or something that have value.
The suggestion also seem to indicate they are just putting more level over the medical wing since you can see some weird pillar at the roof top parking....which likely mean the piling at that section cater for more level

likely it is using the land behind Casuarina.
next to it is a bangalow owned by a property company. If you look at their perspective view...it seem to be located behind the Current office block...which they used to plan for a Condo project around early 2000....which that project get scrapped.
One thing I know....PKNPK always like to work with Keris to revive abandoned project/ land....that is how I notice Keris get into big time when reviving the abandon project behind state secretariat

Another thing is it is at night, when the quality of the picture taken from compact camera is totally crap. Have to be very steady to shot. And it is almost impractical to use DSLR while driving. Why? Sayangi diri anda, keluarga anda dan pengguna jana raya yang lain. They also deserve to live.
So I will be passing through ipoh tonight without any photo to share.

Ermm just asking. What's the difference between shopping in Mydin and any other mall (etc. Jusco, Giant, Tesco ...) ? JB dont even have Mydin I think... The only Mydin that I've ever been is in Malacca which IMO, offers a lesser Tesco-style of shopping..
New bus terminal? GREAT! Medan Gopeng is certainly not suitable for a big city like Ipoh. I love naik bas or just sits hours and hours at the bus station. I can even spend my whole weekend naik bas dari JB ke AS, sewa motel di AS n then balik JB belah malam, n bila smpai pagi Isnin, terus g office. arghh, the joy of riding a bus. It's great!
agate8 October 14th, 2011, 02:05 PM ^^For me, it is depend on ourselves. Like me, when I stay at Ipoh, if I want to buy grocery and personal things, I will go to Tesco. But when I at my hometown, Kuantan, I usually go to Tunas Manja although Kuantan got Carrefour and Giant. :D

They already announced it will be the biggest in Malaysia and it seems to be that way...Mydin USJ is not that big

Sometime I snap photo when I am driving...That why I prefer compact camera...easy to handle...but of course not on the highway...haha. My compact camera photos sometimes can be better than my friends SLR...photos of mine post here are all from compact camera

kat pahang,selatan terengganu dan mersing ade supermarket Tunas Manja.kalau jenama nie spread out dekat KL,Penang,Ipoh,Johor Bharu mesti naik punye.sebab bandar2 nie famous dan menjadi sebutan orang ramai.:)

I had googled both Mydin and Tunas Manja.. both are local brands right? Mydin is ok I think.. But Tunas Manja needs to improve their urmmm 'kedai' to at least the basic box-shape mall if they want to venture into the Pantai Barat business.
Mydin is intersting but here in JB, we got 6 Tescos n 7, 8 Giants... I doubt that the Mydin boss wants to cross their paths. But I will welcome Mydin in JB gladly shopping there. Better kayakn orang kita dari kayakn tokey Tesco tu kan, haha.

Consisting of three and four storey shop/offices, totaling 102 units, TAIPAN @ Ipoh Cybercentre is right smack in between Mydin Hypermarket and Casuarina Hotel and Convention Centre. These units were unveiled to the public at previously unheard of prices, starting from RM688,000 for a three-storey unit, and now resale price is at RM1.2 million.
“When we first told people, including bankers and valuers that we were going with such prices, we were either laughed at or soundly told off…people here cannot accept/afford such prices…this is not KL”, laughed Dato’ (Dr) Tiew. “But we remained confident of two things, i.e. we had a superior product to sell (with state-of-the-art architecture and neat and well-thought out built-up areas) plus we had a superior location, right in between Mydin and Casuarina…the meat between the bread, making a super sandwich”.
The rest as they say is history. TAIPAN @ Ipoh Cybercentre went on to attract businessmen and investors, both within Ipoh/Perak, as well as places as “far” as KL, Penang and Johor Bahru. All 102 units were taken up in two months… surely a record in Ipoh.
Construction is progressing at super-speed right now and Andaman Group is expecting to hand over the shops in 2012 (a mere 15-month delivery period), around the same time as Mydin. “Should the purchasers sell at this stage, they will already enjoy capital appreciation of at least 30% to 50%, but nobody is willing to sell right now”, Dato’ (Dr) Tiew said.
TAIPAN FESTIVAL MALL @ IPOH
With such a hit on their hands, surely a “sequel” had to come…it duly arrived in the form of TAIPAN Festival Mall @ Ipoh, located right opposite TAIPAN @ Ipoh Cybercentre and aptly described as “the most contemporary lifestyle shop in Ipoh”. Bringing the concept of The Curve in KL to Ipoh, Festival Mall consists of 80 exclusive double-storey shop/offices, complete with 30ft landscaped walkways with water features and fully-canopied shops, making it an ideal place for shopping, as well as to hang out at the various F&B outlets.
The prices of these units are about RM888,000 for intermediate prime double-storey shoplots (another unchartered milestone achieved). All 80 units were snapped up within one month of its soft launch.
This place, according to Dato’ (Dr) Tiew, will define Taipan in Bandar Meru Raya. Spearheading the Festival Mall will be two big stand-alone lots of 30,000 sq ft each. Adjoining TAIPAN Festival Mall and now making its debut is:-

Combining the best of both TAIPAN 1 and TAIPAN 2 (Festival Mall), TAIPAN 3 is a combo of the classic tried and tested traditional shop/offices and the more contemporary shops with land (for al-fresco concept), all double-storey, as preferred by the local buyers.
Consisting of only 67 units of 22ft x 65ft shop/offices, most of these shops are sold with extra land (from 10ft to 23ft), suitable for al-fresco concept. “The land is part of the title purchased by buyer. Buyers can even lease these pieces of land to operators, or even use it as part of their business,” Dato’ (Dr) Tiew said.

TAIPAN CITY
The most ambitious instalment of the Taipan project, TAIPAN CITY consists of 3-storey semi-D and bungalow shops, priced at around the RM1million mark and are very niche – ideal for outlets like wedding gown/photography shops, fine dining outlets, automobile centres, fashion outlets, fast-food outlets etc. These are stand-alone buildings just like the ones you see at Juru Autocity, Seberang Perai in Penang. This will be a new landmark in Perak state.
A total of 26 units of semi-detached shop/office, with built- up of 40ft x 70ft and 15 units of bungalow shop/office, with built-up of 55ft x 70ft, are on offer. These shops sit on land areas of between 2,800 sq ft to 7,000 sq ft, with ample carparks and exclusive gated control if desired.

TAIPAN @ IPOH CYBERCENTRE
Consisting of three and four storey shop/offices, totaling 102 units, TAIPAN @ Ipoh Cybercentre is right smack in between Mydin Hypermarket and Casuarina Hotel and Convention Centre. These units were unveiled to the public at previously unheard of prices, starting from RM688,000 for a three-storey unit, and now resale price is at RM1.2 million.
“When we first told people, including bankers and valuers that we were going with such prices, we were either laughed at or soundly told off…people here cannot accept/afford such prices…this is not KL”, laughed Dato’ (Dr) Tiew. “But we remained confident of two things, i.e. we had a superior product to sell (with state-of-the-art architecture and neat and well-thought out built-up areas) plus we had a superior location, right in between Mydin and Casuarina…the meat between the bread, making a super sandwich”.
The rest as they say is history. TAIPAN @ Ipoh Cybercentre went on to attract businessmen and investors, both within Ipoh/Perak, as well as places as “far” as KL, Penang and Johor Bahru. All 102 units were taken up in two months… surely a record in Ipoh.
Construction is progressing at super-speed right now and Andaman Group is expecting to hand over the shops in 2012 (a mere 15-month delivery period), around the same time as Mydin. “Should the purchasers sell at this stage, they will already enjoy capital appreciation of at least 30% to 50%, but nobody is willing to sell right now”, Dato’ (Dr) Tiew said.
TAIPAN FESTIVAL MALL @ IPOH
With such a hit on their hands, surely a “sequel” had to come…it duly arrived in the form of TAIPAN Festival Mall @ Ipoh, located right opposite TAIPAN @ Ipoh Cybercentre and aptly described as “the most contemporary lifestyle shop in Ipoh”. Bringing the concept of The Curve in KL to Ipoh, Festival Mall consists of 80 exclusive double-storey shop/offices, complete with 30ft landscaped walkways with water features and fully-canopied shops, making it an ideal place for shopping, as well as to hang out at the various F&B outlets.

I'm sceptical about the development around meru area, including mydin whatsoever. What more with the Taipan thing. It's been 10 years since the shrubs in that area being clear to make way for development, but what happen now? At least there will be bus terminal and Mydin, but to attract high-end tenant for the some RM1mil property, that will be a daunting task.
I have a feeling that the Meru area will become under-utilised. Anyway, that's just my concern. However, I do hope this area can become as "prosperous" as Bercham, Ipoh Garden and others.

The Aeon Station 18 will have a total built-up area of 1.2million sq. ft. compared to Aeon Bukit Tinggi's built-up area of 1million sq. feet.

The 2.1million gross area of Bukit Tinggi includes open land car parks with its large land size. Ipoh's Aeon Station 18 has limited land size and therefore it needs to make use of more building space and surrounding lands own by Keris for parking lots.

Large advertising billboards and banners displaying new property development projects are seen strategically located, particularly around Ipoh. Meanwhile, at the project sites, construction works are in progress as developers rush to meet their deadlines. Among the projects are a number of new townships, such as Bandar Baru Sri Klebang, Bandar Sri Botani, Sunway City and Bandar Meru Raya. Other major projects like The Haven, The Thompson Flora Tropika Residences, and Meru Desa Park vie for attention. Commercial projects too like MH Tower and Riverside….are all gearing up for completion.

Property Buyers on the Increase
Contrary to the signs, there is no boom yet ‘but there are definite and encouraging signs that the property market is stirring. It started about a year ago,” commented Mr. Peter Chan, CEO of Superboom Projects Sdn. Bhd.
On whether the encouraging situation in property development can go on for a decade, he said, “it would depend on how the nation and Perak is doing. From present indications, two to three years is most likely because the trend has started and sentiment has reversed from negative to positive.”
No Property Bubble Noticed
His view has been further supported by the Perak Real Estates and Housing Developers Association (REDHA). Its chairman Dato’ Francis Lee stated there is no property boom or bubble existing in the Kinta District.
“In most circumstances a property bubble is evidenced by the existence of an increasing percentage of buyers who purchase properties with speculative intent only with the hope of yielding some short term financial gains.
“This abnormal increase in demand has the effect of escalating the price of properties, often pushing prices of properties beyond the affordability gap of genuine purchasers,” he said.
“In tandem with this increasing pricing, developers respond by increasing delivery well above the true effective demand which will ultimately cause the bubble to burst. However this is not the case in the Kinta district or anywhere in Perak.”
In the case of residential properties in the Kinta district, Lee said almost all the purchasers are effective home buyers or long term asset class investment buyers. It should be noted that all housing developers in Perak are only making normal profits out of the housing industry and any exception is due to a capital appreciation of the developmental property.
Lee added that the price increase of some 15% over last year is due to increasing costs of delivery, including land procurement, building cost and cost of bureaucratic compliance.
Housing Deliveries Fall Short
“In fact housing deliveries in Perak for the last few years have fallen short of the Ninth Malaysia Plan 2006-2010 target of 58,200 units for the planned period. This is equivalent to 11,640 units per annum for the corresponding period,” he explained.
This is not in keeping with the population growth of Kinta district which has increased from 549,198 in 1991 to 735,601 in 2010 and Perak which has increased from 1,877,471 to 2,258,428 in 2010.

With this increasing urbanisation of the Kinta district within Perak and the fact that the urbanisation tempo will gain further momentum in the longer term, there will be a corresponding increase in demand for residential housing.
According to the report, the number of residential units in existing stock in Kinta is 183,118. Single storey terrace houses and 2 and 3 storey terrace houses account for
102,631. Detached houses total 24,198, single-storey semi detached 4,990, low-cost h
ouses 36,379 and low-cost flats 5,560. The balance is made up of town houses, clusters, flats, service apartments and condominiums.
Single storey terrace and double storey terrace houses represent a 56.0% of total residential housing stock in the Kinta district as of last year. Consistent with the Perak State Government policy for a mandatory delivery of a percentage of total housing deliveries by way of low cost housing, there is a 23% housing stock of low cost houses/flats in the Kinta district.
Future Delivery
The total numbers for future delivery of residential houses in Kinta as of last year was 13,974 “incoming supply” (physical construction works in progress), 1,796 “starts” (foundation and footing works in progress), and 18,968 “planned supply” (units with building plans approved).
All types of houses are in demand as they cater to different markets. However, quality housing is preferred as more people demand better quality.
Buyers are both locals and from outside of Perak with an increase in foreigners as well. Their purposes are for own stay, vacation stay, retirement stay and/or investment.

Criteria for Buyers
As secured location is the most important in the minds of prospective buyers, developers are wooing them with gated and guarded enclaves and with CCTV cameras on every street. Some developers are even providing individual alarm systems and auto-gates to every unit. Other criteria such as pricing, location (how close to public amenities such as schools), value for money (quality finishings compared to other similarly valued units), architectural designs (with minimal “white zones” to enable all parts of building to be used), and the reputation of the developers all play a role in developers’ strategy to woo buyers.
“Some prospective buyers are very fussy. They would look at the Feng Shui aspects,” remarked a leading developer. “They are interested whether the location and the architectural design of the building are favourable according to Feng Shui.
He said most developers are aware of such demands from the buyers and are doing everything possible to win them over.
“A right property investment is the best hedge against inflation,” said another developer. The property market this year and next year could still see 10%-15% growth, driven by scarcity of land and higher input costs.

If all the plans laid out by MBI and JKR move according to schedule, residents of Bercham will be able to enjoy a new access and exit road by the end of this year.
Although both the entrance and exit roads are in the southerly directions “ it will still help to reduce traffic congestion by 30% during the peak periods which are 7-9am and 5.30-8pm” said City Councillor for Bercham, Lai Kong Phooi. Together with Lai at the site visit was Bercham Rukun Tetangga Chairman Tan Swee Kong and En Shrizal, an Executive with GB Kuary, the works contractor.

Lai made the statement recently when visiting the site where work had started on the exit road which would link it to the North South highway.
The future exit road to the highway starts from the traffic light on Jalan Bercham leading to Lintasan Perajurit17 / Light Industrial Estate. A roundabout will be constructed at the junction leading to the industrial estate and Lebuh Bercham Selatan while the connecting link road to the highway will run parallel behind the industrial estate.
The roundabout will be able to accommodate trailers while the 900 meter link toad leading to the highway will have two lanes, a traffic lane and an emergency lane and allow for acceleration before entering the highway.

The entrance into Bercham from the highway
Meantime work on the entrance link road into Bercham appears to have stopped presumably after the foundation had been put in. The slip road which enters Bercham through Taman Ipoh Bistari II is being developed by a leading hypermarket and will be handed over to JKR when completed.
When contacted the spokesman from the hypermarket’s Corporate Communications section was unable to confirm the percentage of work done thus far nor the date when the supermarket would open its doors.
A fact that should be noted about these activities is the cooperation from the private sectors to help fund the development. The entrance section has been fully funded by the hypermarket. At the exit section the roundabout is being funded by the developer of the adjoining project with the connecting exit link road being funded by JKR. According to Councilor Lai the total cost for the exit section is RM1 million.
When Ipoh Echo first came out with a report in February this year it was just about the entrance to Bercham. Seven months later we are able to report an exit to the highway from Bercham.
Hence praise must be given to the relevant authorities for making an effort to alleviate the traffic congestion faced by Bercham residents daily. Truly a Malaysia Incorporated concept at work and something Bercham residents can look forward to in the coming year.

I haven't been to Ipoh for quite sometime, except from last week's passting thru the North-South Expressway. I can't see clearly the Mydin Mall, as well as the Bus terminal, therefore I can't see how big the development in the Meru raya area is.

But I do have a question; they said that Meru raya will become Perak's own version of Putrajaya. So what will happen to

2. Old State Secretariat Building
3. Federal buildings along Jalan Panglima Bukit Gantang Wahab
4. The new Federal Building in Greentown.
This has been in Ipoh public thoughts for the time.
Most of it will be left abandoned with wasted public funds. Take for example the relocation of the immigration and registration depts. from the Federal building in Greentown to the new Meru Raya suburb. They can't have overlap functions because this will result in operational costs wastage.
There seems to be a dysfunctional connection between the Perak Govt. and the Ipoh City Council planning. MBI(Ipoh City Council) wants the Greentown district to be the administrative centre while the Perak Development Board wants Meru Valley for its HQ.
If you ask me, it seems like there's a political motive behind the Meru Valley development for some clear reasons.The strong need to enrich the economic activities and improve the living standards around the Jelapang area.

Hopefully it doesn't turn out into another Festival Walk which is essentially just another row of shophouses with some sugar added. :lol:
Instead of building shophouses which require minimal maintenance and eventually turn into backyard shoplots after a certain period of time, they should look into building malls/complexes that are managed by world class retail management companies such as Westfield, Lotte, Urban Retail Properties Co., Centro Properties

Opposite to the entrance of Gunung Lang Recreation Park. Construction work very aggressive. The 1-storey building is now completed its basic structure & plastering work is ongoing. I think can ready & open by end December or January.

Comparing the two images, it looks like there was no progress at all for the outer part of the buildings. Not sure whether this will be the final outlook of the building. If you have a glimpse of the brochures of this project, the outlook in the brochures looks way better than what it is now.
But i dun like they put the air-con units right next to the screen. So spoiling.... :ohno:
I think the air cond is for cooling the big screen, just like those found on the big screens near Jusco Kinta City.

my theory why you have the screen....
the owner always hope to have a out door big screen...
he tried to put up a drive in cinema at pasar bina but the villagers next to pasar bina complain (understandable since pasar bina is too close to the village...who can stand that)
so I guess now he got his chance to put up one since I doubt anyone will complain there.

THE Perak Fire and Rescue Department is getting a RM20mil new building in Meru Raya, Ipoh.
Its director Yahaya Madis said the department would be moving to a 2ha site off Jelapang in two years’ time.

“Besides our new headquarters, work is also underway for a new fire station to be built next to it,” Yahaya told MetroPerak, disclosing that work on the new fire station costing RM11mil was already 25% completed.
According to Yahaya, the old headquarters near the Stadium Perak will be turned into a zone station to coordinate the operations of the various fire stations in the area.
“It will be our fourth zone station after Manjung, Taiping and Tapah,” he said.
He added that the public could expect speedier service from the department with the zoning system.
Yahaya explained that under the new system, matters pertaining to administration, personnel and budgeting would be handled at the zone level by the respective zone chiefs.
“For example, plans for new buildings will now be submitted at the respective zone stations as compared to previously when they were submitted to the headquarters.
“However, plans for buildings with dry and wet riser systems, sprinkler systems or fire alarm systems will still need to be submitted to the
headquarters,” he added.

AFTER a musical fountain and art gallery, the Ipoh City Council has now come up with plans for a Walking Street akin to that in Songkhla, Thailand.
Datuk Bandar Datuk Roshidi Hashim, who had recently returned from a working visit to the popular Thai tourist destination, said he was impressed with the Walking Street there, which stretched for about 2km and sold mainly food.
The Walking Street, he said, is open only on weekends and operated from evening to midnight.
“What is most unique about the place is that the traders have turned their old vehicles into mobile restaurants to attract the attention of the people.
“I saw one trader using an old Volkswagen van, which he had converted into a makeshift restaurant, while another used an old lorry.
“The food is prepared instantly and there were just so many varieties of Thai and other foods served,” he told reporters after chairing the council’s full board meeting recently.

Ipoh folk will be able to experience the attraction once plans to set up the walk in the old town area is confirmed.
The council, Roshidi said, would send two of its officers to Songkhla to conduct further studies on the possibility of adapting the concept here.
“We are thinking of creating the Walking Street in our Ipoh old town area.
“If it materialises, then our local traders will be selling even more varieties of food since we have Malay, Chinese and Indian delicacies,” he added.
Roshidi noted that Ipoh old town was an ideal location for a Walking Street as it could help liven up the area at night.
“Its long stretch of road is among the best places to set up the Walking Street.
“It will also be good if festive delicacies, which are usually found around Ipoh old town, are sold at the Walking Street as well,” he added.
Noting that Tourism Minister Datuk Seri Dr Ng Yen Yen had suggested to him to have a Fabulous Food Festival in Ipoh, Roshidi said:
“If the concept materialises, then the Walking Street can be a part of that festival.”

SELECTED sites in Ipoh Old Town is set to get a face-lift ahead of the Visit Perak Year 2012.
The Tourism Ministry has allocated RM3.8mil for the exercise.

State Tourism Committee chairman Datuk Hamidah Osman said the former Medan Kidd bus terminal would be renamed Ipoh Tourism Hub.
The hub would have upgraded stalls selling food and handicraft, an amphitheatre and new toilets, she told reporters during a visit to the Perak Tourist Information Centre in Ipoh. .
Perak has targeted three million tourist arrivals next year.
Hamidah said the roads along the Ipoh Heritage Trail would be improved and more signboards and information boards on historical monuments would be put up.
She said the square in front of the Ipoh Railway Station would have more lights.

MANY traders in the Ipoh Old Town are against the city council’s plan to convert the area into a Walking Street akin to that in Songkhla, Thailand.
Fear of their business suffering due to the project is one of the major reasons for their objection to the idea.
Nam Chau Coffee Shop owner Wong Sau Peng, 52, said there would be no point having a coffee shop as there would not be any customers.

“The visitors will probably just come in to buy their food and eat as they walk,” she said.
S. Deep Singh, 25, who owns a saree shop in Little India, said if the council insisted on carrying out the plan, ample parking lots must be made available nearby.
“My customers might be put off if they have to park their cars far away from the shops,” said Deepsingh.
He expressed his fears that people would not have the luxury of briefly parking their vehicles in front of a shop to run their errands.
Zun Seng Fatt Café manager Cheah Siew Foong, 60, said the success of the plan would depend on the council’s publicity strategy.
“Ipoh cannot be compared with other tourist spots such as Thailand or even Kuala Lumpur where the crowd is bigger,” said Cheah.
Ipoh Sun Seng Fatt Curry House owner Yeap See Hoong, 37, said the idea of having a Walking Street was only suitable during the night.
“The surrounding areas of Old Town is a commercial hub where there are banks and law firms.
“If the Walking Street materialises, I think it is best to do it only at night because there will be less traffic,” he added.

Tune hotel opened in Ipoh in March
(IPOH, 4 Nov Bernama) – based Budget Tune Hotel, which should begin its operations here in March of next year, will help other spices up to the development of this city, said Datuk Bandar of Ipoh, Datuk Roshidi Hashim.
He said that ipoh will be another landmark development, once the first Tune here hotel opens its doors to the people.

Hotel Tune was represented by its Executive Director group, Mark Lankester, while the Dr. Don Liew Mun Hon represented the Group of Liew Yin Yin.
Roshidi said Tune Hotel Ipoh location on the popular morning spot here over the weekend, namely Memory Lane and his concept of “walking Street” was linked to brighten up the city and provide more value for tourists.
Intended to stimulate tourism in the city, Tune Hotel Ipoh is located on a site owned by MBI in Jalan Veerasamy here and will a total of 121 rooms, once it is completed.
Lankester said in addition to Ipoh, considering the open Tune hotels in other parts of Perak.

IPOH: The city will have another landmark when Tune Hotels opens its latest branch here in March next year.
Tune Hotels recently signed an agreement with developer Liew Yin Yin Group to establish Tune Hotel Ipoh which will be part of The Host commercial development, on a site belonging to the Ipoh City Council.
Located within the city centre, Tune Hotel Ipoh is already 60 per cent completed and on track for its March opening.
In the signing ceremony at the Ipoh City Council here, Tune Hotels group chief executive officer Mark Lankester represented the hotel chain, while Liew Yin Yin Group was represented by its director Dr Don Liew Mun Hon. It was witnessed by Ipoh mayor Datuk Roshidi Hassan.
Roshidi said: "This is a momentous occasion for Perak as we welcome Tune Hotels to the state. It will benefit the tourism industry in Ipoh and Perak, as a whole.
"The opening of Tune Hotel Ipoh is timely as we celebrate the Visit Perak Year next year. I hope the hotel will not only boost the growth of tourism in the state but also help promote other industries and businesses such as food and restaurant, travel and tours, handicraft, and transport, among others.
"The opening of Tune Hotel Ipoh will give tourists and visitors world-class accommodation at affordable rates."
The hotel will have 121 rooms, including 84 double, 36 twin and one wheelchair-friendly room.
As an added convenience, especially for families with under-aged children, there will be interconnecting rooms, a new feature for Tune Hotels.
The hotel will also have retail outlets such as an AirAsia Travel & Service Centre.
It will be the eighth new Tune Hotels from December this year up till the first quarter of next year.
They include Hat Yai, Thailand (December 2012), Liverpool Street, London (January 2012), Angeles City, the Philippines (February 2012), Pattaya, Thailand (February 2012), Cebu Island, the Philippines (February 2012), Ermita, Manila, the Philippines (March 2012), Pasar Baru, Jakarta (March 2012) and Ipoh (March 2012).
Tune Hotels currently operates 10 hotels in Malaysia, two in Bali, Indonesia and one in London, England. NEGOTIATIONS are underway to get Pullman Hotels and Resorts to be a part of the state’s first Meetings, Incentives, Conventions and Exhibitions (MICE) centre in Ipoh.
Perak Mentri Besar’s special adviser Datuk Chang Ko Youn, who mooted the project, said he expected construction of the yet-to-be named centre to begin after negotiations were concluded between the state government and hotel chain.
“Pullman Hotel will form part of the proposed convention centre,” he told reporters after handing out cheques to four non-governmental organisations at the state secretariat building in Ipoh last Wednesday.
Pullman Hotels are upscale hotels dedicated to business travellers and meetings.
The convention centre, which is expected to be ready by early 2014, would have 445 parking bays and would be able to accommodate about 2,400 people.
Chang also confirmed that the Bougainvillea Park would make way for the convention centre.
The park would be relocated to the top of the building.
News of the state government’s plan to build the RM37mil centre had not gone down well with city folks who wanted the green lung, sandwiched between the council building and the Syuen Hotel, to be maintained at all cost.
Last month Datuk Bandar Datuk Roshidi Hashim had reportedly said the Ipoh City Council was going ahead with its plan to relocate the park despite objections from the public.
He had also revealed that the groundbreaking ceremony of the convention centre would be held this month.
“The park is underutilised. If you go to the park at any time of the day, there is hardly anyone there,” Chang reiterated.
Earlier, he presented cheques from the state government to Majlis Pusat Kebajikan Semenanjung Malaysia (RM3,000), Persatuan Tabung Kebangsaan Pemindahan Sum-sum Tulang (RM1,000), Rela Taman Cempaka Ipoh (RM5,000) and Sam Wong Kong Temple (RM2,000) for their activities.

Why do we need a convention centre for in Ipoh where there's no active airport for travellers to fly in and out of Ipoh for conventions? Does the local council expect people to travel on ground via buses and trains to be in and out of Ipoh - ridiculous. Ipoh Airport has to be fully operational for interstate travellers! Ipoh is so backward - look at Penang - their airport is of international standard and the state is much smaller than Perak. Honestly, I wonder what are these government officials doing in Ipoh - a waste of tax payable money to breed them!

Hi.
Is that the MICE mooted by the the Mayor? Is that true that the cost of that MICE is RM37million????? You know why, that RM37million is way too small for the building that big, with a podium (or hall) and two,say 10 storey tower. Myself is a QS, and judging by the looks, I'd say this MICE should cost RM300million and above. Why? Here's why:
Cost to construct in PSF is around RM 250.00 (extremely cheap!). Say the tower is 19 storey high (That will exclude basement, of course!), and each floor consists of 50' x 150' per floor (bet it'll be bigger than that)..... So to construct each tower will cost you
[(50' * 150')feet * 19 storey * RM250/sqft = RM 35,625,000
That's just a tower. What about the podium and the other tower?
Anyway, that's just from the looking of that model, perhaps the detail will further shed some light over this ambitious project
I'm afraid at the end, the will simply cut out any part of the project once the project started to cut the cost.

Normal casing pile is just bare pipe which won't be thicker than T16mm.

i tot it is in lumut. Anyway, good info. Hope this project kickstart very soon.
Seems the pile itself is big at 1.75 dia.
And at 22mm, the size of vertical rebar is damn huge, but if the helical bars uses tje same t22, i'd say wow.

I hope this time its for real. ... but of course IBIS is the entry level in the Accor family....however it is better than nothing.
I remember in late 80, early 90s, there's been some talk about having IBIS at Ipoh....I can't recall which company try to bring IBIS to be setup nationwide and then it failed. The location I remember is next to Choo Bee Ipoh HQ the land now is a site for some shop lot.
Now I just wonder...is one of the wing for this MICE centre being IBIS :)

maybe that's why I see some operator drilling hole in the park to get soil sample.
A lot of people will argue till kingdom come about the need of this MICE. I will not say anything...just let it done and change IPOH sky line ...as long as Keris or Morubina didn't touch it. I am ok.

yup look small on the land but it might fit.
the question is how much parking they planned.

What does it surprise me? Ipoh is a city with no progress and full of ugliness & inelegance.
Ipoh should change her status from City to Town instead. Look at Melaka, Kota Kinabalu and Kuching - less condensed cities with on-the-go progress and prospects in the future, in particularly Sabah state! The political situation in Ipoh has done extreme dagame to the future and prosperity of the city for the future generations! Youngsters are fleeing the city to elsewhere and left their folks behind - no wonder Ipoh also called as a Retirement hometown of choice in Malaysia!
Calling immediate action from local Ipohites to speak out and act on this issue before its too late! Sad to see more and more Ipoh talents gone from the city for better future!

RAJA Permaisuri Bainun Hospital in Ipoh will undergo a RM300mil expansion under the 10th Malaysia Plan to better serve the public.
Perak Health Committee chairman Datuk Dr Mah Hang Soon (BN-Chenderiang) said a new 10-storey building with 528 additional beds would be built to cater to the rising number of patients seeking treatment at the hospital.
The new building, he said, would include the obstetrics and gynaecology, paediatric and cardiology departments.
“The obstetrics and gynaecology ward will have 250 beds, the paediatric ward 212 beds, and the cardiology ward 66 beds.
“The hospital currently has about 990 beds,” Dr Mah said at the state assembly on Monday.
The new block would also see an additional 316 parking bays for cars and 139 spaces for motorcycles at the hospital, he added.
Dr Mah was replying a question by A. Sivasubramaniam (DAP-Buntong) about whether the hospital was congested and how it would cope with the number of patients it received.
“The new block will be put up at the site of the present post-natal and palliative wards.
“We will call for a tender in December, while work is expected to begin in June next year,” said Dr Mah.
To another question by Sivasubramaniam, Dr Mah said the hospital would have three new lifts to replace the existing three old ones from 30 years ago.
Noting that the tender had just been issued, Dr Mah said maintenance works would be conducted to ensure that the existing lifts worked properly while waiting for them to be replaced.
Of the total six lifts at the hospital, two were replaced in 2002 while another was replaced last month.

the hospital parking space is horrified.... whoever visit the place will know that they have to use up almost every space for car park which is also why now they have shuttle service to have some car park at velodrome.
just hope they have more parking space. Also hope they have the budget to install the parking system seen in Gurney Plaza and Sunway Pyramid so visitor know how many space left etc etc etc.......

Datuk Bandar Datuk Roshidi Hashim said this was visible from the rapid development already taking shape in the city.
“Ipoh has seen some major transformations since last year.
“It’s become more vibrant, progressing from a sleepy hollow to a bustling city.
“I have been in the civil service in Ipoh since 1996 and I can see there have been tremendous changes taking place,” he said.

Brand new: The new MH Hotel and Tower at Jalan Sultan Azlan Shah will open its doors next month.
Roshidi said the city would go ‘dark’ as early as 9pm in the past.
“The environment is totally different now,” he said, noting that this was obvious from the number of projects approved by the council’s one-stop centre.
“Several hotels are coming up in the city, including the MH Hotel, which is set to open in December, and Tune Hotel, which has targeted its opening to be in March next year.
“A few other hotels will also be coming up in Simpang Pulai and its surrounding areas,” he said, adding that Ipoh would also be home to the state’s first MICE (Meetings, Incentives, Conventions and Exhibitions) soon.
Roshidi told MetroPerak that there was high demand for hotels in the city.

Good to see more high-rises and new developments in this sleepy city BUT please have nicer, more innovative & creative buildings! Please REMEMBER the current city landscape is bombarded with ugly and short-term oriented buildings! Remember - city space is a scare resource and maximise the usage of out unique Ipoh CBD!
What the council needs to do is to have a town planning to separate the city into old/heritage - named it as OLD TOWN (Uptown) and new modern CBD areas - NEW TOWN (Downtown).
Counicl please think strategically! See Melaka - such a small city and it has the richness of historical sites/areas blended with new modern spaces!

FLIGHTS between Ipoh and Kuala Lumpur have resumed after numerous failed attempts to sustain air services along the route.
Unimaju Fly Travel & Tours Sdn Bhd, utilising aircraft from Firefly, started flying the Subang-Ipoh-Medan route on Dec 1.
Unimaju Fly has undertaken the commitment to ply the route three times a week on Tuesdays, Thursdays and Sundays.
Welcoming the resumption of the route, Federation of Malaysian Manufacturers (FMM) Perak branch chairman Datuk Gan Tack Kong said it was one of many good signs for Ipoh’s development into a more advanced city.
“This is definitely beneficial to Ipoh because there will be more tourists who get to travel here,” he said.
Gan added that, with the increased number of tourists, more hotels would be built in the city to accommodate them.
“Besides, flying is always a better alternative to driving or taking the train to Kuala Lumpur as it saves time.
“There is no need to worry about being stuck in traffic jams,” he said.
Datuk Bandar Datuk Roshidi Hashim said besides bringing convenience to everyone, Unimaju Fly’s commitment to connect Ipoh with Subang and Medan is a form of support for the state government and Ipoh City Council in the promotion of Visit Perak Year 2012 (VPY 2012).
“The resumption of flights between Ipoh and both cities is due to high demand from locals here,” Roshidi said when officiating Unimaju Fly’s maiden flight to Medan on Thursday.
Like Roshidi, who boarded the maiden flight to Medan on a four-day working trip, other frequent fliers to Medan are rejoicing over the resumption of flights to the fourth largest Indonesian city.
Pantai Hospital Ipoh business development senior manager Nicholas Chan said he had to travel all the way to Penang or Kuala Lumpur to take flights to Medan when Ipoh-Medan flights were discontinued previously.
“And in the process, spend extra time and money,” he said.
Chan said with the resumption of flights between both cities, it would also be easier to transfer patients from Medan to Ipoh.
“This is in line with the state government’s promotion of health tourism in conjunction with VPY 2012,” he said.
Human resource executive Osmera Ahmad, 38, who travels frequently to Medan for business, said the resumption of the Ipoh-Medan flights was timely.

People visiting Ipoh/Perak from various parts of Malaysia and the World? Does Ipoh council expect people/visitors to take Flyfires or Silverfly from Singapore to Ipoh or from Medan into Ipoh? Who on earth would think this way? Who wants to land in Subang Airport for their connecting flights which is at KLIA to other parts of the world? Who want to spend ridicuous time on traffic between Subang airport to KLIA? Wouldn't taking the bus or train as alternative options from Ipoh to KLIA are more convenient and cost effective? No wonder MAS (MH) is going bankrupt as no one is flying MAS (MH). I wonder are these people who run Ipoh actually educated human capitals and strategic at all? If Ipoh continues to be in this way, Ipoh should better disappear from the glabal centre stage and remain as retirement village (the current well known city in Malaysia) - no need to promote or market a place to visit. No need to waste anymore resources both physical and monetary on future development but maintenance. As an original born Ipoh boy (now risiding in the western world), I am deeply sadden to see this is happening for Ipoh.

Regarding Ipoh-Medan flight, Ipoh used to be one of destination for people from Medan looking cheaper medical cost after Penang. I still remember Ipoh used to have many flight from Medan (all are Medan local flights) before the airport was closed. Just I hope Firefly will landing at KLIA (not Subang) as a transit for people who visit other country (especially China), not sure this route can do well

kinta express December 5th, 2011, 04:08 AM I love the ETS service, but it is too irregular and too less trips. Another problem you may face at the Ipoh Railway Station, shabby taxi, no meter taxi or feeder buses to other part of city. The cost of the taxi can be more higher than the ticket from KL.

That why many hotel developers keen to build low or medium kind of hotels. But I think its still okay. IMO, I like Ipoh like this now rather than busiest or crowded like those 3 developed cities. m))

I suggest you should further research on the western world in terms of small city development - you have misunderstood my point. Some of them well-known small cities do not need to be transformed into a concrete jungle which is too much of materialism focus.
I do not hope Ipoh to develop into cities like KL and Penang and Ipoh will not be on par with these cities as we all know. Ipoh has her own uniqueness and class and this requires carefully consideration and strategic planning.
My point is the local council needs to acknowledge the city landscape and make the best out of the scare spaces in our city and turn it into a well developed and sustainable city unlike KL and Penang where landscapes are scattered and not strategically positioned and built - look at the traffic choas, etc.

Now THAT is exactly what i want. A well-planned, well-organized city, with all the amenities, but with no congestion whatsoever. I love to see european cities, eg Malmo in Sweden, where the city SPREAD instead of increase in DENSITY. The area surrounding Ipoh, although covered by forest east and west, has still rooms to expand. Areas like Pengkalan, Kanthan etc, are the example of low density development area. And if you look towards south, most of it are tin mines which no longer in use. This area can be developed into low density housing area. We need to look into Americans suburb, especially in California, where the density of the population is extremely low, yet this area is still being classified as "municipality"......
The same can be done to ipoh. Let ipoh remain as what it is now. And that makes me proud to be an Ipohan, although I'm no longer live in Ipoh. The minor thing that can be done is to make the city centre to be more vibrant at night.
Imagine a city so spread, yet with low density, more trees can either be planted or remain intact. With proper planning, a city can serve its population very well and at the same time, becoming more prosperous (Oh, the prosperity burger is on sale at McD ;) CNY is soon! )
Basically, as for Malaysia, big housing estate like Subang Jaya, USJ or Bukit Tinggi is fine, although not exceeding low density population as in the west.
Other problem may arise if we implement this, but I believe that is better choice.
And for that matter, Long term planning is essential....... how many of us went to see the Ipoh masterplan and give some Idea about that?
Anyway, that's just my 2 cents....

I know where you lead to about the hotel. Ipoh, like it or not was consider a WILD place by many people in 60s - 70s. If they want hanky panky staff Ipoh Yang Kalsom Rd and motel near Majestic theather is the HEAVEN for them.
Then Tin collapsed and those staff varnished. Since you remarked you wasn't at Ipoh frequently do aware Ipoh is now more like a resting point for many traveller and business man. Business/ economy at Malaysia isn't really great. Many company is cutting cost so sales man or engineer who need to be at Ipoh have to find cheap and comfortable place to stay. This is why Ipoh catering that. Since most people as I know while there are on Business trip at Ipoh or near by Ipoh (Chemor, Kampar, etc etc) they prefer to find a cheap place.
don't simply wipe them off as everything is Prostitution. In the last two years as economy at Manjung is better. You in fact see more Raid at Manjung area. Even the presence of foreigner who work in those industry is less at Ipoh compare to Manjung. No offence to people at Manjung but this is quite true. Since where ever the economy is good. The more you see such thing.

Anyway ....quite tough to imagine how the skyline will be around that area. Oh well its not like its a skyscrapper but if we look near by, it might feel like that area is super crowded with high rise.

NEWLY opened MH Hotel Ipoh is promoting a "Bundle Package" from next month until March next year.
The 21-storey building has been dubbed the tallest hotel in the city.
The hotel is promoting the package for a two-day, one-night stay, which includes free usage of the health centre facility, breakfast or lunch at its coffee house and dinner at the Unique Seafood Restaurant.
The hotel has 111 rooms, all of which come with air-conditioning and a mini bar.
Guests have a choice of Deluxe, Executive, Family, Superior and Suite rooms, ranging from RM120 to RM888.
Chief operations officer David Loong said one of the hotel's unique features is its "Industrial Room", which is designed especially for the corporate class.
"The rooms have glass ceilings and walls with added amenities such as an electronic safe, laptop and handphone charger. Broadband Internet and daily laundry services are also provided," he said. The hotel, which is located in the "Golden Triangle of Ipoh", is a five minute drive from the Ipoh Selatan Toll.
"Currently, we have a branch in Kampar.
