Looks like there will be clusters of 15 floor buildings then another cluster of 30 or more floor buildings

what i want to know, are there any other members who have any investment in DSC or in this project: if so, what feedback are they generally receiving from the developers (POSITIVE OR NEGATIVE)?
i was initially told a few months ago, perhaps in Feb 2011 that it was due to be completed by Dec 2011?
anyway have received a few updated pics this morning, and it appears to be progressing along.

My brother is in Dubai at the moment and has been dealing with Bangash for the last week. He's had an on site viewing and is very impressed with progress of the development and the feedback.
He informs me that much cosmetic work is under way such as tiling, bath tubs/showers installed, doors, electrics etc.
Also but this is not guaranteed, the developers have said completion is expected in 7 months.
I will upload the pics he has taken whilst there, he is due back on this wkend.
ALL LOOKS GOOD.

The fee has been queried by my brother and the response is 'we can charge whatever we want'.
I may be wrong, but there doesn't seem to be a law in Dubai stating that developers have to charge 200aed.
It's a matter of getting legal assistance, and as perhaps many of you are aware, legal assistance is bloody expensive in Dubai, and not worth going down that route.
It's a pain having an investment in Country you think wants to be a leading bench mark for Tourism and Foreign Investment, when the Investors are being ripped off. What gets me more angry is communicating with delvelopers from overseas.
It seems to get any sort of reaction/response, you have to go to Dubai, but be ready for a reality check, when your demands/words/rights as an investor are not adhered too!
Any way funnything, camera went missing. So I have pics which I got from delevoper for Sept 2011 updates.

Investors don't want to pay and they expect developers to continue with the project values more then 100s of millions. Everybody knows what is right and what is wrong, Investors are too smart they know the market is bad, why should they pay for that property. There are many projects even completed and handed over even in Dubai sports city, but still investors are not paying, can you please explain me why.....????

^^because the developers dont have the intention to finish. if they mean buisness then let them give final notice via RERA to investors and terminate thier contracts. at least they can re-sell the units and get on with it and hand over to the good investorsr who bought to live in the units and not to play in the market

I suspect that these tower will be finished at some stage. Bangash need this to happen for their reputation's sake, as RR1+2 are their flagship developments in Dubai. Progress will continue to be (very!) slow, though, until Sports City prices pick up top a level that will encourage investors to continue making payments and eventually cash out at not too much of a loss.....

they will contact individual invstors to change the contract and ask them to pay an addiitional 50-100 AED per foot at completion to make up the deficit.

Although it is disheartening to know that there are so many people who have been duped by Bangash Properties & feel cheated.
However on a personal note if we all get together, I believe that we can share ideas and see the best way forward to recover our funds.
Anyhow my story is as follows:
A family friend of ours had various properties with Bangash including Villas in Jumeriah Village South, etc. His project was cancelled by the Developer. In return he was given few properties in RR1 and RR2 (Dubai Sports City).
This family friend of ours owed us money which he was unable to return back due to cash crunch at his end. Hence, it was mutually agreed to purchase the flat from him.
The initial money that we owed him was lesser than the value of the property we were buying from him. Hence, we paid him the difference in cash.
Going by the above theoretically all seems - SO FAR SO GOOD!
However, now is the worse part which has changed our lives for the worse :(
The property that was sold to us by our family friend was done via CREDIT NOTE and it mentions that the property would be considered 100% paid upon completion!!
It is a 1 B/R appt. in RR2. I have been to RERA 3-4 times in the past month.
They are not willing to register my apartment under my name as per them Okood is only done by the Developer. In this case, since Bangash is no longer in the country. It will be the new developer.
Any by the looks of it the new developer will ask anywhere between 100k - 200k to complete the registration process and transfer the property onto my name.
We have already paid 500K for the apartment (out of which 5K) was deposited in their Escrow account. Where is the remaining 495,000!!! It does not matter to the new developer.
As far as i know from my sources; the new developer is getting the property from Dubai Land Department as per Audited reports of Bangash which was last submitted. And since only 5k is showing in their books - they are not liable for the remaining 495k.
RERA is only registering apartments with Sales & Purchase agreements. I dont' have nothing. Only a a credit note & reservation slip.
Even if we think of going the legal way - its 8K-10K Lawyer fees + 7.5% for the court fees to a maximum of 30k. If the judgement don't go in our favor we loose this amount.
In case if the judgement does go in our favor although we will get the court fees as refund; however then we have to pay an additional 5%-10% to the lawyers for the successful recovery. This we would gladly do; but who can guarantee us a win :(
NO ONE!!
Its such a dilemma of throwing good money over bad. But its the question of our life savings of the past 30 years in Dubai. All gone....All lost!!
If anyone of you can genuinely help or would like to contact us so we can collectively think of the right step forward.
We also know another 10 people who are in similar situation like us with credit notes.
And btw, this Mr. Fayaz - he used to work earlier with Bangash - and is now working with the new developers. I do not trust him to help without getting additional money out from us.

just DONT CHANGE THE UQOOD!!!!! ignore everything they say about paying them!! they shud pay us!!! DONT CHANGE THE UQOOD!!!!! there is a LAW PEOPLE!!! they cannot force us to change uqood. they'll tell us its the only way out but this is not the only option. if u change the uqood, this option will be the only option!
if we dont change uqood then we all have power! ask any lawyer that!!
i'm not changing uqood and i'm not paying a single dime!!!
i bought a studio flat for 535 k!!!! they expect me to pay more than that??????
