A free localpaper showed this rendering of the new skyline under construction in Bjørvika. I've written about it in my Fjordcity thread, but I think it deserves a separate thread. Maybe I should put construction-photos here as time goes by.

A total of 250.000 squaremeters will be built in this part of Bjørvika.

When I see this I don't understand why people say that Norway is so anti highrise. I thought they shouldn't build anymore highrises in Oslo's city center.
Are really all these buildings u/c? What are their heights and when will this minimanhattan be completed?
Is the buildings to the left the exisitng Post house bldg?

Yes, that is Posthuset. Only the lefttmost one starts construction right now, and will be completed by the end of next year. The others will follow soon, but some rental contracts are already signed.

Bjørvika was excluded from the general hight limit on 12 floors/42 meters. I'm not sure how tall the tallest will be. At one point there was talk of 67 meters as the tallest, but the arcitects still want some buildings between 90-100 meters, as it allows for more variation. I don't have the article anymore, but here is the headline saying that they want to build 26 floors, as tall as Postgirobygget.

It probably just a matter of time before hell break out in concerning building over 100m. I hope they built as high as 100m, but i doubt it. Anyway, Oslo skyline will become really great when all this are finish. :)

This will be an improvement, no doubt. But I guess this is still many years away. They will need the road tunnel to finish before they can start on many of these (or at least before they finish!), because the price on some of these will not spike until it is (leaving the developer with a hefty loan). A lot will hang on the elections in 2007, because I'm afraid even the 67m building permit hangs in the balance. If they DO deside to go tall, however, I think there is ever so slight a chance at a new tallest in town. Or at least that's what I tell myself on a cold, snowy day such as this.. :)

Yes, I remember this skyline from earlier threads here. But I have one problem with it... it is very boxy and very angular, reminds the project for central part of Lucavsala highrise cluster in Riga... which is not that popular here.

I do agree. It's very "(northern) european contemporary". I think that may have been one of the unspoken reasons it was shortened in the first place. They shouldn't have put all of them under one contest.

In general, the few talls that has made it trough all the obstacles Oslo, are all very boxy (save perhaps Oslo Plaza). It's my guess that a few talls that is a little more graceful will convince the general public that skyscrapers are usually beautiful. :)

Yeah, I just wanted to let people that normally don't look into the Fjordcity-thread also see it;)

I don't think we have to wait until the tunnel is beeing built, because we already know it is going to be finished, so I think the area will sell based on future expectations on how the area will be. PWC has already signed lease for the first building, wich will start construction now in January, and I think another building is also signed.

And I don't think the election in 2007 is going to have anything to say either. In the contract between the developers and the Oslo kommune, Oslo has committed to allow a certain amount of sqmeters beeing built. The consequences are heavy fines if not. And the highrise debate is already finished in the city council.

More details about some of the buildings in the "Bjørvika skyline". Two of the building is now ready for construction. All assignments and agreements has been sign for these two buildings. A third building is also soon ready.

Price Waterhouse Cooper

46m/ 12 stories tall office tower. Approved, and with construction start in january 2006. The agreement between PWC and Oslo S Utvikling AS was signed on march 18th. The building will be the first high-rise building to be built of the new high-rise clouster in downtown Oslo. Construction of the tower will be finished in 2007.

Visma Hovedkvarter

Visma is building their headquarter in this 17 floor tall/ 15 000sqm office building. The agreement was signed between Visma and Oslo S Utvikling AS on september 30th. Construction start in 3rd quarter of 2006, with completion in late 2008.

I kind of semi like it, looks a bit stubby and boxy, but it's neat!
Another thing is that it looks like it will over the old skyline, rooftops, spires & church towers. i'd rather locate a skyline on the side and more in a group i guess

maybe i read the image wrong so it won't cover Aakers hus and all that, but anyways..

There is also i third building ready. Well, there is no owners there yet, but the building is approved.

Barcoat ("most energy-effective sustenance building"-competition)

Barcoat won a very debated architectural competition in december 2005. Many disagreed with the winner, and wanted the other proposal, 17 story tall "Urban Energy" (image (http://www.arkitektnytt.no/images/crop/urban.jpg)) to win the competition. Barcoat is 12 stories tall and the architect behind the project is Lund Hagem Arkitekter AS.

Imagine a 36 story/ 120m - 130m tall office building next to Radisson SAS Plaza Hotel and Posthuset. MAD (Moderne Arkitektur og Design AS) Architects has just recently proposed to built this building, and it will become the tallest building in Oslo and Norway. The project is still in a early stage development, and there is no detaild information about the project yet.

Until a few days ago I though that Bjørvika would end up with a few 12 storey buildings, and the rest lower. And now this....fantastic for Oslo!!!

That last "MAD" is quite lovely too, I sure cross my fingers:okay:

Actually, Bjørvika has been free from the general 12 floor limit all the time, as I've hinted on many times ;)

/\ Oh didn't know that. But I know they lowered the heights quite a lot from the originally proposed heights. Obviously they've gone up again. I guess I just figrued it would end up with something in the 12 floor range, based on prevoius examples from our highrise afraid region. :)

True, almost all projects end up beeing lower than originally thought around here.

There was talks of a maximum height of 51 meters in Bjørvika some time ago, but that would have made it a solid wall of dull buildings blocking much of Oslo inner east from the sea. So they increased it to 67 meters, wich allows for some slimmer buildings. But as one of the architects points out in one of the articles I took these renderings from, it could look much better with less restrictions in height.

I think it's pretty patetic that the debate always revolves around how tall buildings should be allowed to build. If a building is 12 floors tall it is still pretty tall from ground level. And if the developer originally wanted to build 25 floors, he is gonna try to make as much as possible out of the 12 floors he got available, meaning making the building into a large fat block without much architectural value.

If the politicians really ment something about saying they want to keep Oslo free of tall buildings, they should set the limit on 5 or 7 floors! Instead what we got is the typical social democratic compromise that does not satisfy anyone, and is the worst result imaginable.

There is way too little debate about the actual apperance of the tall buildings, and instead it's all about the height. The chance of succes is a lot bigger with a slim 24 storey buiding, over a fat 12 storey one.

^^ Even if only a fantasy, it's looking great! And it might inspire people (as you guys just discussed) to look more at a buildings achitecture and not just its height. :)

As you mentioned Northstar, it seems one of the biggest misunderstandings in the highrise debate, that tall buildings block the view. So instead people choose low-and-wide buildings instead of tall-and-slim, believing they have "preserved the view", when they've actually done the opposite! :bash:

Anyway, I'm looking forward to see how this area will develop. What time span are we talking about here? 5 years? 10? 15?

About MAD Tower i do not know, but the builting in Bjørvika will probably be finished in some 10-12 years.

great update, and very exciting....

the more i look at barcode creeping up and up, the more it cries out for some more 100m+ buildings behind them...

but at the same time it also makes me think, looking at how great they are and, in a way how big they are collectively, that it is surely going to be much easier to get taller buildings through.

crystal clear should start the ball rolling, if and when that goes up, i think talls will be unstoppable.

I was in Oslo this summer. I must say I was quite impressed by the developments in Bjørvika. Here in the ''Oil-capital'' we are still lacking true high rises...

Wow I have to keep going back to Oslo every 2 years or so to try to keep up! So cool to see Oslo changing. And I agree that some nice talls behind Barcode would really complete the picture..

I wouldn't bet on it. The skyline will probably be preserved the moment they are done building it. To keep the purity of the barcode master plan or something along those lines.

Heh, it's funny, in this picture it almost looks like they built Barcode in the middle of the tundra - you don't really get the sense that they're in the middle of Oslo.
If Barcode was built in Kautokeino, it wouldn't look much different... weird angle.

DnB looks a bit chunky, i'm afraid - a classic example of where a taller slimmer building would have been less of a 'wall' than the approved building.

The improvement is quite striking. Makes the city look so much better, and a lot more urban and modern. Has got a lot more of a big city feel to it now. I'm loving it!

Not sure how cool a banner will be at this momement anyhow, before Bjørvika is completed. It looks a bit messy.

Btw, is it only me who find it a bit strange that there are so few nightrenders of how Bjørvika will be in the future? I would like to see more of that. The only one I can think of is one of the renders from the Munch-competition, which is not correct.

If you had made a jump when you took the photo, Oslo Plaza and Postgiro would be a lot more visible, and the skyline photo even better. Maybe you can do that next time?

I know bjørvika is unsatisfying heightwise - but in this image it feels much taller matching upto the higher buildings.
