I heard there were about 700 piles that were to be dug inorder to tranfer the load of the superstructure above. You can see for yourself the larger number of piles over here.

Does anyone ever get the feeling that counstruction in Pakistan takes ages? Maybe our builders need new equipment and more workers?

Yes, I have been thinking the exact same thing for a couple of days. I believe it is because of using the slow 'traditional' methods instead of adapting and changing to a better and more efficient approach. I still see same thekaydaars and workers trying to delay the projects in order to get more dihaarees. Also manual labour is used instead of machinery as there is no lack of workers and they are cheap (relatively).
This approach sadly results in delayed projects, cost over runs and p*ssed off investors.

Techno-Architect! Great stuff is comming from you. Keep it up. Those pictures are nice. Gives us a sense of some development taking place.

One little point though. I think there is some repetition of one or two pictures here. I think the First construction pic of Post #28 in "Telecom Tower, Tallest in Islamabad" is the same as the Second construction pic of Post # 3 in "Islamabad:Islamabad stock exchange tower". Or may be i'm too sleepy right now and they are two different pictures!!? (or may be they are the same projects!!?)

In general, i think, some very fine quality posts (pictures and comments) are comming from you. You are a good forumer.

ya....the Saudi Pak Tower (16storeys) is some less than a half a mile near to the site.

Hopefully they will buid these buildings close together so we csns have some sorta skyline.

The design is definitely very much based on modern trends. Good project for Islamabad.

At least it'll be built...hopefully completed by mid next year!

Heres some pics of the ISE tower i took this evening. looks a bit better than was since the last post.

also notice the crane. I met with an engineer at the site and he said they had been directed to speed up , so we might see another crane soon.(but he declined to give the deadline or the no. of stories).

From the impression i got, there seems to be a bit more activity here than the neighbhouring telecom tower(more trucks, lots of more workers, etc).

Also I am wondering if ISE tower is located on Kyban - e - Quaid - e - Azam road. Don't exactly know the name of the road, but i mean is it the same road where UBL and State life buildings are located.

Great news. Islamabad would rock if ISE, State Life and Telecom tower complete on time. We would have atleast something to show to world. Techno any news on Telecom tower and Stat Life tower.

i dont understand why steel in not epoxy coated in pakistan. even where water levels are high, for eg karachi.
i think steel makers do not provide epoxy coated steel or sumthin. can someone give me some info on that?

The building would be 20 storeys. According to Techno "The building is now 20 storey although the structure is designed for 24 storeys. After Oct. 8 earth quake the design was reevaluated."

Its bound to remain dirty atleast until those underpasses are finished.

Good to hear that all these projects will be on the same road. Kbboy we also have CAA building coming up too on the same road. According to Techno it will be between Saudi Pak building and ISE tower. Just correct me if I am wrong here. Also whats the name of this road. I am very confused with the names of road in Pakistan. Is it Jinnah ave. or what.

yes its the jinnah avenue.

I am aware of the CAA tower proposal, I even have an old render of it but its not been finalized yet so no need posting it(as yet). I am the lookout if i hear anything new.

Its still a vison/proposed as is the CDA headquarter building. No new informations on those. And i don't see that CAA tower coming to reality anytime soon especially now that the airport is being constructed. Probably a few years down the line or maybe we could all be in for a surprise sooner. We'll have to wait and see their yearly budget announcements for more details.

Edit: There is also one 'Media tower' in the pipeline. The PM approved it few months ago bu no more activity on that either.

That aside, good addition to Islamabad they are keeping everything compact in one area, wheras in Lahore, everything seems to be too spread out.

There are 8 mid-rises at the moment( between 15-20 stories approx). 3 more are U/C ( state life, ISE and Telecom) all of them 20/20+ storied while 2 are proposed( CAA, Media).

Apart from that the Centaurus will also be on this road. :banana:

Those midrises look nice in some shots. But with about a few hirises (about 10) and a couple of supertalls this road could kick ass.

To refresh people's mind I have (re)posted the renders of the 2 towers(media + CAA) in the Islamabad updates thread. Hopefully, I will be able to find some more news about them in the future.

Yes kb, he can post his own opinions here, but only as long as they are related to this particular project. His Musharraf bashing just doesn't belong here. He knows very well that these are private investments - pakistani govt is neither funding nor hindering them, but he keeps on posting his anti-Musharraf rants on such threads. He shouldnt be allowed to do that.

OK kbboy, I have a question! Why is every car in Islamabad a Suzuki??? When I went to Islamabad after about 6 or 7 years, I was shocked that every goddamn car was a Suzuki. I've been noticing this for quite some time in the posted pics too. Now look at the cars on the road -

2 FXs (they have buttloads of them in Pindi/Isb!!! I thought they ceased to exist)

1 Corolla

On the other side

1 Cuore (probably)

That's a lot of Suzukis for a rich city! Not just that, they are old derelict ones, not even at least Balenos (except one). Any idea why?

Pakistan has a MAD obsession with ugly looking suzukis for some inexplicable reasons. There are loads of good design Suzukis too like Grand Vitara but Pakstan's love story with ugly Mehrans seems to be never ending.

It most probably won't. The area is very small, not much room for expansion. However, they do have such plans for another place, which incidentally is also called 'Sheikh Zayed Raod'. You can really hope that that place would indeed develop into something like this. The WTC is being built there if I'm not wrong.

Lets hope they don't stop at 16 floors.

I'll have to recheck. As far as i remember, this one has the base to support 24 stories but they reduced it to 20 after the devastating earthquake(the telecom tower was also resized). Besides, its already 16floors and they seem to be building on.

I was too lazy to ask to update but i shall relook into the articles I have and update it soon.

Well other buildings having similar floors are normally used as offices, I think they will sell the ground floor and 1st floor space to big companies like AKD etc

it would have looked much better it they could incorporate more glass into it, and made it look a bit more rounder. It looks like a box, its ok on very tall buildings but on such ones i think the design could have been better.

Well, according to our information it is expected to be 19 storeys tall. It currently seems to be at 19 storeys with 16 floors on the top part + 3 floors in the bottom part of the building, and a ground floor.

So, it looks like it might be topping out, though I hope they keep going up and up.

Have concrete cylinder blocks been used before in construction in Islamabad?

Well, I just know that they use it while they're cladding. Bad weather conditions like rain or hard wind can cause problems in work. It's just like a fish net or something, nothing really special.

It has been too long for updates

Today i saw in one of hte news channel that the crane is still there wid the tower.SO they are adding more floors any one from isl can help us?

I don't think they are adding more floors...more like cladding/other finishing activities. Because as we saw earlier, the the concrete looks complete.

The crane will be used to complete the faceade. Materials are to be transported to the floors like windows, doors, metal stud walls etc.

i wait for the day when LSE gets a new building or atleast an exterior renovation. the offices look pretty neat inside, well furnished, with LCD screens and all, plenty of glass & steel. But when I walk out of the building, it ruins my whole damn mood when I look back that block of cement.

This is exactly what I have been saying all along! Pakistani cities lack a nice looking cityscape because all of the buildings look so crap from the outside! Islamabad probably has the best looking cityscape out of all the Pakistani cities!

And then I remember once getting a lecture here on these forums, when I commented about the difference between the awesome interiors and crap exteriors of Pakistani buildings. That "no one will stand in the blistering heat to look at the buildings". You know who you are! Who said that to me! Don't people here understand a word such as "Cityscape"??

Fourteen (14) office locations on Ground floor along with respective Mezzanine area having various sizes including proportionate floor service area (subject to measurement at the time of handing over of office) are being offered on advance yearly rental basis to a select list of business establishments.

Location

1. ISE Towers is located at prime location of Jinnah Avenue, Blue Area which is the hub of all business and commercial activities in Islamabad. The building is facing 175 feet towards Jinnah Avenue at front side and 175 feet facing Nazim-ud-Din Road on rear side. It is very close and easily accessible from all parts of the fastly growing twin cities.

2. It is one of the most secure commercial area in the city, which always remains under strict vigilance of the law enforcement agencies due to its close vicinity to Parliament House, Secretariat, Diplomatic Enclave and Armed Forces Establishments.

3. The ISE towers location is easily accessible through public/private transport due to very good road network.

4. Breathtaking panoramic view of the Margalla Hills and the city from the building. The building location shall provide plenty of light and air to the tenants.

Building

1. Building is being constructed in the form of twin towers from third floor onwards with a wide central lobby at Ground Floor.

2. Beautiful Façade with glass curtain wall all around. 23’ 6” wide central corridor, central atrium upto 2nd floor, 15’-6’’ x 23’-6’’ wide main entrance Lobby/Reception with porcelain tile flooring.

3. Full size front windows with shatter proof tempered and reflective imported glass. The front windows shall be provided with vacuum, double glazing for noise reduction and energy saving.

4. Each floor shall provide separate well equipped executive toilets for ladies and men.

5. The building has a seismically designed reinforced concrete structure in accordance with new seismic zoning requirements for the city of Islamabad.

6. External surfaces will be finished with weather-resistant paint.

Electricity & Communication

1. Building would be electrified by two sources with absolutely no hassle of power outages and voltage fluctuations: (1) 11 KV supply from Islamabad Electric Supply Company (IESCO) which has one of the most reliable power distribution channel in the country and (2) Emergency backup of 2400 KVA diesel generators with automatic switch-over. In this way, almost un-interrupted power supply for 365 days a year shall be reasonably ensured.

2. Concealed wiring with quality cables, and sufficient light points in all offices would be provided.

3. Each office would be provided with separate electricity meters to measure electricity consumption of the offices.

4. A complete voice and data structured cabling in accordance with the Commercial Building Standards[.B] shall be provided for each office.

5. Dual ring fiber optic technology for connectivity with ISE Data Centre shall be configured to each floor.

6. Fiber optic uplink shall also be provided to each office location for meeting LAN/WAN requirements.

7. Building shall have other state of the art communication facilities to serve the need of todays’digital business environment.

[B]Air-conditioning

1. Building shall be centrally air-conditioned comprising of three direct fired absorption chillers. Double skinned air handling units shall be provided for all areas of building to maintain hygienic conditions.

2. Air-conditioning ducts shall be provided at the bulkhead of each office.

3. Each floor shall be equipped with separate air handling units housed in a separate room in such a way that office area and working shall not be disturbed incase of any maintenance work.

4. State of the art micro processor based Building Management & Control System shall be provided to control and monitor the complete HVAC system from the control room.

Security & Surveillance

1. A complete and most modern Access Control system comprising of digital vehicle scanners at the main entrance and proximity card reader controlled entry for secure areas of the building shall be ensured.

2. Round the clock security & surveillance system comprising of CCTV and armed guards within and outside the building shall be provided with a central Security Control & Monitoring room.

3. Every access to the building including the parking lots shall be under continuous observation.

Fire Protection

1. Separate fire & emergency exits/stair cases are being provided in the ISE Towers.

2. Fire alarms, separate sets of fire fighting equipment and water hose reels shall be installed for each floor.

3. Fire sprinklers in the main and all elevator lobbies, basement and common areas will be provided and provision is being made for fire sprinklers in the internal office spaces of each floor.

4. Special Smoke Evacuation & fresh air supply system would be installed at selected places.

Elevators

1. The building would be equipped with six state of the art imported high speed, heavy duty elevators.

2. All lifts would be equipped with safety features including fire control and emergency operations.

Other Features & Services

1. The building shall have a large prayer hall on the roof top for use by the tenants.

2. A huge digital screen on top of the main entrance showing latest stock market quotes and other wide screen TV shall be installed within the building so as to provide latest market information to the visitors.

3. Top quality, sanitary wares and imported fittings having round the clock facilities of hot and cold water with high standard plumbing work with quality imported materials.

4. Building’s exterior landscaping and common areas in the interior will have special automatic and programmable lights control and management system.

5. A central mail receipt & dispatch centre will be provided to avoid movement of mail bags/boxes inside the building which may cause a security risk.

Building Management Systems (BMS)

Most modern BMS from reputable companies would be installed. All power generators, air conditioning plant, fire alarms & smoke evacuation system, physical access controls, automatic lights control system, CCTV and panic alarms would be integrated with the central BMS.

Car Parking

One covered car park facility for every 1000 sft space shall be provided to all tenants on separate monthly rental basis.

no Islamabad Excahnge tower makes sense. We can call twin powers only if they are physically separated like World Trade centre in New York, Dolmen city Karachi, Petronas Malaysia etc.

Whats that green thing for? Cladding purposes?

Actually, according to the rules of building construction, it should be wrapped around in that green-looking net until it is completely finished. The main reason is safety, to prevent tools or material from falling down to earth and it should also have some kind of trapes almost every five floors to catch anything falling down, be that the material, tools or even the workers.

So if any building is being constructed without that net, it means they are voilating the rules.
