What we can do... set up a time for all of us here and grab some of the friendly neighbors and do the same conference with Jaysia. We should invite owners of Havanna and Savanna too since the same rules will apply to them, they can input but no voting rights yet since they are not legally SM residents yet :)

In total we will have a Residence Associaton of SeriMaya (RASM) with 25 members.

Agree on your point to limit the terms, but i think we can relax abit to Any of the 25 member shall not serve more than 2 continues term & each term is 2 years.

Other things can be sorted out later like the working mechanism & procedures, voting rights (vote by unit number? or Owners name, rental tenants eligibility)

to further comment on your idea of separation of power. i think is a good idea as long we have the right mechanism.

Is a very grey area as to how much power the committee should have, or does it have to go for a 1400 unit owners voting each time.

I think we can draft a regulation of 1 compulsory meeting each month, and decisions can be decided by the committee.

But the decision must be minute down in proper & posted to all residence ( wont be hard to print afew A4 size bulletin notice).

Residence are given 1 or 2 week to complain to the sub committee. And if more than a predetermine complain is receive, the decision shall be postpone till EGM or AGM. ( we can set the minimum number of complain to 10 or 20 house units)

If insufficient complain is receive, the decision shall be efforce straight away. But we shall also give residence a 2nd chance to review the decision later at the AGM or EGM (subject to full SM residence vote)

if the leak is at ur spot. you should be the one filing a complaint. Other places, you can advise Jaysia to look into it

2/3rd majority is invoke for special cases where overwhelming majority is required - i.e. extending the serving term of a very good president so to prevent probability of a "gila kuasa" president from lobbying enough votes for an extension.

As for residents who is not interested to join, it should be fine but house rules still govern their units and they will have not voting rights nor will the committee be reviewing their inputs (whenever given) or complaints. So, we will make it that joining the RA (even dormant) will be for their best interest.

2 AGMs a year is too frequent. 1/yr is nice while every quarter we can have a via email/form voting or comments for topics of interest.

Agreed on the block reps voting process.

We can talk more on the serving terms when the pro-tem committee is up and running to create the guiding principles for the RA

if you look carefully, it does not really like the old one because the bottom part of the old one use small stone....kind of "cut cost"... :)

perhaps the small stones were left over from other projects...

Ha!ha! The bank really wants their customer to do their banking online or using telephone banking recently.

For instance, lunch time, that is the only time I have to sort something out with the bank but that is also the time for all the bank workers taking their lunch break, can you see the irony?

Plus the waiting time, I only have an hour for lunch and at the end, I will be late back to the office with my stomach rumbling like a little earthquake. :)

Sorry, no baised intended, just that I had couple of bad expriences. Coming back to the office late and got telling off from the manager, and was told to do it during my own time(hungry also, get really grumpy I do when I'm hungry). So usually, I do my banking on saturday.

Waiting for my friend last nite, n tried to call the SM Guard House dedicated line..only to hear "I'm sorry. The number you called cannot be reach at the moment".

So, again, me patiently la walk down all the way n sit at the garden facing the guard house..

are u using the electrolux as well? the dryer won't be too heavy . I would consider it light.. you can even try do it yourself. but becareful of your BACK.

for those who wanted to reduce their home phone charges (especially those who are spend more time on the mobile vs. home phone), TM launched Home Prepaid.

It seems that you need only RM10 for 3 months if you do not use it at all :)

Basically, works like a pre-paid mobile phone. You use ring ring card to load and each load is valid for 3 months before expiring. Minimum load amount is RM10.

So any of you gentlemen heard about this place and any complaint before. I appreciate if anyone have news on the property.

happened many many years ago. The unit is in Villa Putra (below 5th floor, but can't remember exact floor).

Seri Maya is a condo development along Jalan Jelatek, a short distance off Jalan Ampang. There are existing mid-rise condos from an earlier launch, and the Savanna show village is just next to it (visitors please note, there are no parking spots available for the sales office).

Earlier, the developer had launched Havana, and now the second and similar Savanna has been launched. Savanna doesn’t have a KLCC view like Havana (we’ll have to say that it’s really a miniscule, partially hazy view), but they have an ‘Ampang View’ (we believe they are referring to the Ampang Jaya side, not the city centre version of Ampang), ‘Setapak View’ and ‘Genting View’ (again, depending on the haze). The construction of both high rise condos (about 35 floors) are very close to the existing mid-rise condos.

A big selling point for Savanna and Seri Maya is the Setiawangsa LRT station just across the road (In fact, there are like 4 stations within the small area around the place). That alone can sway a lot of buyers. But Seri Maya has plenty of other good points going for it, other than the good location. Its freehold, and it’s near the city, although the Jelatek area can get congested at peak hours. It’s also right next to the kampong area, although it does add to the rustic feel. Kampung Warisan next to it further up the road. At the back is some existing flats.

There are 14 units per floor, 4 or 5 units on each wing, with a central lift core. The units range from about 1300 to 1800 sq.ft. and have either 3 or 3+1 bedrooms. The interesting concept of the mid-sized units are that the bedrooms are separated away from the living and dining area by the kitchen and yard, it looks like its on a separate wing of the house. All units have a ‘lanai’ concept instead of a balcony.

The developer has put in some delicate touches to the design, which really something that Tan & Tan are renowned for. We liked the design of the toilets and living area, and they make the most of the mid-sized space, without sacrificing space in the smaller rooms. Overall, the design is different from most of the other condos on offer in the area, it presents a good alternative for those looking for a different kind of layout. In terms of quality finishes, the specs provided are a good in respect to the price. In our experience, this developer gives good quality workmanship.

Seri Maya is in actual fact a huge development, totaling about 1400 units altogether. I make a complaint again about my intercom..apparently, Im not the only one having issue with that phone thing...lot of complain from other owner as well.
