Just unveiled on BBC Northeast and Cumbra. plans are afoot to build a 350ft/106m 27 storey residential tower in middlesborough on the same road as jumpin jacks...however, its far from the nicest lokoing building...

Don't worry, there will probably be some graffiti to go along with that :hahaha:
If they removed them aweful colours on it, it may just go with the other terrible buildings that boro has.
Oh and Jumpin Jacks needs knocking down too, that place is terrible and looks like its falling down on its own.

Is this part of Alsop's masterplan? It doesn't look like it was designed by him though, it looks like someone was trying to copy him but just missing the point, oh dear.

Pity Jumpin Jaks isn't going, at least one positive thing could be said then!

It certainly isn't part of the Alsop plan as that is for the Middlehaven dock area around the Riverside Stadium a good mile away.

UHHHHHHHHH!

HORRIBLE!

Newcastle has a 187m Ian Simpson proposal, though the site may be getting sold... Actually im not sure if the site of the actual tower is getting sold or.... whatever.

Anyway There is another proposal for the same site which could see 3 100m-150m towers.

Plans are underway to erect the largest building in the whole of the North East, and it will be right on your doorstep...
http://www.bbc.co.uk/tees/content/images/2006/01/31/tall_tower_203x152.jpg
We feel the town needs a kick start, and this could be the kick start Middlesbrough needs." says Joe Darragh, company secretary for the developers Mandale Commercial, of their latest propostition.

"The town needs fancy buildings... fancy office complexes. It's busting out for it."

An artist's impression of the proposed tower.
So what better to give Middlesbrough the breath of fresh air it so rightly deserves than a very tall, very bright, new building?

With plans to hold 600 student apartments, one floor of offices and four floors of luxury apartments, there's not much the plans haven't factored in, there's even parking to the rear of the building.

But apart from providing a lot of necessary accommodation, the new building will be the tallest in town - in fact, the tallest in the North East, and will "become the focal point of the town".

The contractors even having the backing of Mayor Ray Mallon, who says "This is a bold and exciting project which indicates the growing confidence in Middlesbrough as a whole."

The currently unnamed building will stand a staggering 375ft high, making it ten stories higher than Centre North East, and will cost £30m to build.

The designs and research are complete, and if all goes to plan, Mandale Commercial hope to have completed the tallest building in our region by September 2007.

You can also listen to Katherine Hannah discussing the project on Drivetime, BBC Radio Cleveland on Tuesday 31st January.

Is this from Russia with Love? Surely the council cant pass this?! Look at the width! Its a 60s tower block re-clad!... look at the tiny windows! yes all students and key workers must have that... it is written! Perhaps they could build a 50 storey prison just behind it. 30 million?! Developers need a good slapping

Thats terrible...as is the mix of use. As someone quite rightly pointed out who on earth would want to live on top of 20 floors of student accomodation...and 1 floor of office space??

Sounds like bollocks but it will be a sad day for Middlesborough if this gets built, it looks like some horror that should be demolished.

Well this is certainly the worst of all the high rise proposals in the UK, and this must not go ahead as it will only give the nimbys a boost in their argument when they say high rise buildings are ugly, too dominant, and out of character.

Like potto said it looks like a 60's tower block re-clad.

Just terrible.

Ok, it's nothing special (for from it), but I don't think it's quite as bad as everyone is making out.

If this was proposal for Leeds for instance would it really have got such a horrified reaction.

I second that, truly uninspiring design. If they took the coloured blocks of each end and kept the grey central bit, it would probably look good and have a slim profile. This is nearly as tall as Bridgewater Place in Leeds! surely something so tall should look better!

its too wide for its location, its not part of a cluster, it will just stick out like any other eyesore. It really needs to be elegent .... which equals a slimmer profile and a bit of tapering... more glass would help too. This is far too poor an effort, its basically a cost cutting excercise masquarding as a landmark building - it is the tallest, but it is only tall so they can cram in as many poor quality cheap housing units as possible... a very bad precedent.

I can't work out the exact location from that rendering. Anyone got any ideas?

The same developers are well on with a 11 floor student block (trash) on borough road as well.

Still, potential for a decent skyline though. There's a reasonable number of highrises in the city centre, including the 70m Centre North East and a possible proposal for a 18 floor hotel/casino tower rumoured also.

well its a hundred times better than the original preliminary design which I was when I worked for the council last year. I actually think it would look quite good in the town. Its a very colourful centre - I just hope all the colours dont fade.

I think this view is on the pedestrian way heading away from the town centre just past the council offices with the law courts on the left.

I think the point they're trying to make is that Middlesborough needs brightening up some. I think that might just about do it.

I'm surprised nobody likes it, I think the shape is fairly conservative but the finish is bold. Perhaps it is what the area needs.

The casino was planned for one of the dock sides... and theres also another one planned for the car park/ mcdonals next to the cinema. They weren't submitted when I was working there, they were just ideas being passed around by a developer.

Theres a bit in the Gazette about this site saying Mandale may renew the planning permission for the student building just in case the market picks up

Central Middlesbrough car parks could stay
by Sandy McKenzie, Evening Gazette
May 19 2011

CONSENT for permanent car parks to occupy two key sites in central Middlesbrough is being sought.

But the eventual development of the two sites - formerly occupied by the Odeon Cinema and the Cleveland Scientific Institute - remains a possibility.

Mandale Construction is seeking planning consent to make the car parks permanent.

But a spokesman for planning consultants England and Lyle, agents for Mandale Construction, said: “It remains our client’s intention to see these sites redeveloped. However, in the current economic climate it has not been possible to proceed with a financially viable scheme.

“Should the opportunity arise, we would once again be looking to work alongside the council’s planning department, which has actively encouraged the redevelopment of the sites in the past.”

The spokesman said that permission for a student accommodation scheme, which was won at appeal, remained extant.

Consideration was being given to whether or not to renew that approval to allow further time for the market to recover.

“The current application simply seeks to keep the car parking consent alive until such a time as a viable scheme can be progressed,” he said.

So shall I change this back to approved on SSN or is that just tempting fate? There's also the possibility that it will fail to get a renewel, after the fuss last time. It's good to know Mandale are still minded to develop the site though.

I wasn't aware that this thread was, in fact, a potential 'Project Thread', I hadn't read it properly and the title made me think it was just a 'discussion' thread about having a tall building!!

If planning approval remains extant for the Student Accomdation (?) even if approval is also obtained for permanent car parks, I am beginning to think (as it 'may' happen) that it should be re-branded as a project, and added to the Development Summary.

If people agree, I would suggest a title (based on information in this thread) of . . .

Mandale Student Accommodation and/or Car Parks | Middlesbrough | 106m | 27fl | Approved

Please let me know?

Talisker
May 20th, 2011, 03:23 PM
It's approved, but with no immediate plans to build it. But as we've just learned, the idea isn't completely dead, so I'd suggest 'on-hold' as the appropriate title. That's how similar situations for buildings in London were described (e.g. 122 leadenhall)

That was the original plan for the site. It was replaced by a smaller 18 floor tower. The 27 floor design was abandoned. I think we had the elevation of the new design somewhere, although it wasn't anything spectacular - about 55-60m

I am happy to put "60m" in the Project thread title, if people think it should be made into a Project Thread?

Talisker
May 20th, 2011, 11:33 PM
Now I'm really confused. I think there may have been another thread that's no longer here. This thread was created when the news first broke.

To give a brief history of the development; the building was called 'endeavor house' and it was 27 floors. This design was scrapped and replaced with a smaller design, still called endeavor house. This was initially rejected by the planning panel, but approved on appeal. Since this approval, there has been no activity and an application was submitted for a car park on the site, but as we have now heard mandale haven't ditched the plans completely.

This is the second design:

http://www.skyscrapernews.com/images/pics/5320EndeavorHouse_pic1.jpg

This thread is highly confusing for any new members (or even old members). I'm not sure what should happen. Perhaps we should delete this thread and start a new one?

bobalania

The original proposed tower, the tallest one, with the different coloured squares on it, and orangey look, was meant to be 114.37m not 106m.
