Well, it's an exceptionally skinny building. It would cost $3m to build per floor at those estimates: but the footprint is minimal. It's interesting that they note in the article that no condo has sold for $3m in Fulton county - it's basically going to be one high end condo per floor, or am I way off base?

However, there seems to be way too much hyperbole and speculation from the developers. It will get built, but I don't think everyone is going to come out smelling like roses on this one.

What are your opinions of the proposed "Carolina North" project associated with UNC-CH? If developed appropriately I think it will be a huge asset for the State and UNC-CH in particular. For those of you not familiar I've included a link to its website at Carolina. I would enjoy your thoughts.

They are just being copy cats. Trying to copy what NC State started over 10 years ago with their Centenial Campus.

Whether they are copying Centennial Campus or not I don't really care. I still think the concept is good. As for Centennial Campus I think it could have been done better (and I hope Carolina North will learn from the mistakes). CC is still just a glorified office park. Every time I drive through I find it sterile. Hopefully they will continue to integrate academic research and private businesses. Carolina North is different in the respect that they are looking to make their campus more of a town center with more housing options, a main street with retail, parks and schools, all in addition to the academic and private sector research facilities. I realize CC has housing, but several friends of mine who inquired into buying townhomes/condos were told that much of the housing plans have been delayed. Just my thoughts.

Mead/Westvaco announced yesterday that the huge company will relocate its World Headquarters from Stamford, Ct. to Greater Richmond. 600 high-paid employees, including many transfering from Stamford and Dayton, will need upward of 200,000 square feet of space. Real Estate agents are scrambling to entice M/WV and every Metro community is hoping they will be the lucky site.

A 25-story tower was announced several months ago for downtown, and after exhaustive surveys of the area, the developers declared that prospects look so bright, they possibly could enlarge the building to 50 floors. This was before M/WV's announcement of relocation. The proposed mixed/use building on Main between 5th and 6th streets will be known as Centennial Tower.

Another downtown full city block (Main, Cary, 3rd, 4th streets) was recently purchased by the Bow Tie Company in New York City, and they have already cleared the land. A multiplex cinema, commercial and residential are planned there.

There are also a number of potential sites in suburbia.

That would be great. Finally, Richmond would have a signature high-rise.

I think the concept of Carolina North is good, they continue to copy the succusses of NC State...and thats a good thing. Centennial Campus already has some residential completed with more on the way. Sounds like your friends either got bad information or they are just plain blind and could not see the 5 story condo buildings that are already completed on Centennial Campus. Carolina North is almost a carbon copy of Centenial Campus. Go look at the master plans for both of them and you will be hard pressed to find the differences.

It is unfortunate that Carolina North is seperated from the main campus by about 1.5 miles.

Carolina North has a lot of great points, and I surely hope it will be built in a way that will impress all of us. The fact that they are talking about completing it in the next 100 years is what makes this a bit laughable, but it is not all bad. There is nothing wrong with creating a realistic vision for the future. We had a thread about Carolina North, a long time ago - unfortunately I cannot find the renderings :( - where we talked more about this project. Naturally, integration is the first thing that comes to mind and I surely hope that the town of Chapel Hill works closely with UNC to resolve any issues before the project gets its final design completed.

As for Centennial Campus, it is a bit misunderstood, I think. While it feels sterile - all new developments of that sort would feel the same - let's not forget that it is a work in progress and not a finished project. The residential component has a lot of great advantages over the usual crap we see, but it is still a missed opportunity. The developer made, in my opinion, HUGE mistakes in the way the townhomes are laid out. The walkability and connectivity are there, but the layout is terrible. On the plus side, the townhomes look very nice. I went to check out the model and I was impressed. Unfortunately, my wife wasn't, but the price would have been prohibitive for us, anyway (low-to-mid $300,000 for the square footage we were looking). Centennial Campus is a great effort and NCSU hit the target with this project. Not to mention RedHat is there - two thumbs up for Linux!!! I am not sure UNC will eventually create a copy of CC, but it may use a similar formula. I expect the residential portion of Carolina North to be superior, though.

@uptownliving: When did you see or hear about the 5-story condos being completed? Last time I was there - a few months ago - nothing had broken ground yet. Unless you refer to the 4-story townhomes. I will check it out though, just in case things moved faster than anticipated.

@pdxheel: I had spoken to one of the developer's contacts and he mentioned to me that they are rearranging things a bit. This is why your friends were told that the plans are delayed. The residential component will be completed, but some things may improve, hopefully, to offer greater variety and more options. In my opinion, this is a good move, assuming the developer actually pays attention to what CC really needs. How about some rental units, or live-work units (i.e. Southside in Greensboro). I do not see retail and entertainment popping up inside the CC campus, but a few live-work units are feasible. Also necessary is a change in architecture; those damn things look alike... Two designs seem to dominate (see below):

Did you include Genworth Financial? I'm almost positive they'll be a Fortune 500 company.... They weren't included last year because they just recently spun off from former parent GE.

Ok... I was hoping there was something going on that I missed :) All the existing buildings are townhomes, but I need to find out more on this. I promised Jim Lepley (contact for the entire Venture Center project, in CC), whom I know personally, to send him an email regarding Davis Park, but also request some information about North Shore and the future of the condo buildings. Based on his input, they had to rework some details, but I will be a liar if I said I had any solid information on this project.
