Dubai: Eye of Dubai Investments Co (EDIC), a Dubai-based developer, is investing Dh2.1 billion in Al Wasl City, an eight-tower residential and hotel cluster that will be put to tender within months.

This is part of the company's total investment of nearly Dh3 billion involving three major projects in Dubai.

To be built on a 600,000 square foot plot of land in the Al Wasl area, the project will have a built-up area of 3.8 million square feet and comprise eight 32-floor towers containing apartments, serviced apartments and a five-star hotel to be operated by a prominent chain.

"The overall cost of the project is estimated at more than Dh2.1 billion including the cost of the land. Construction costs may exceed Dh1.2 billion.

"The project is currently in the design stage, following which we will commence the tendering and construction works," Abdullah Kassem Al Mulla, EDIC chairman, told Gulf News on Sunday.

"We expect construction to begin in six months time.

"One of the towers will house a 500-room hotel while another will host 500 serviced apartments."

Among the other towers, two will be commercial projects for office leasing and the remaining four will be apartments.

All the towers, Al Mulla said, will be 32 floors and provide ample parking space for residents and visitors. The apartments will be put on the rental and long-lease market and will help Dubai's overheated rental market which needs additional capacity.

EDIC is owned by a consortium of investors from Dubai and Kuwait along with an institutional investor from Bahrain.

Food court

"We are managing funds through our internal resources. At this point, bank finance won't be required," he said.

In addition, the company has started the piling and earthworks for Zabeel Mall, a Dh720 million shopping mall in the Al Wasl area.

The project will be built on a 400,000 square foot plot of land, of which 240,000 square feet will be dedicated to the mall and the rest to parking space.

Zabeel Mall will have a built-up area of 1.5 million square feet, including two basement floors to give shoppers additional parking space.

It will have a food court that will host 11 coffee shops, eight restaurants, a children's amusement and entertainment centre as well as an eight-screen cinema and entertainment complex. It will have 280 retail stores.

"The retail area of the mall will spread accross 1 million square feet," Al Mulla said.

"There will be a complex of 100 serviced apartments, a swimming pool, two restaurants, two coffee shops and associated facilities.

"We have awarded Phase I and II works involving grading and piling works to China Railway's 18th Bureau Group at a total cost of Dh53.75 million."

Of the total investment, construction is expected to take Dh600 million, and the rest will be invested in land.

The main package involving civil works is widely expected to be awarded to the same company, part of the China Railway Group which has 25 branches in the field of engineering and construction.

Al Hatmi Consultants are advising EDIC. Primary construction is expected to be awarded in two weeks with a completion time of 30 months.

EDIC is also working on to develop Royal Mall, a Dh50 million project that will have a build-up area of 122,000 square feet.

This project will be located right next to Zabeel Mall, which is behind Al Wasl Club and Al Wasl Hospital.... it is sort of in the area of Wafi City and Al Jaddaf. Its in this general area.

Good new location for development.

Where is al-wasl?

i heard it was the original name for dubai?

anyhow.. it always used to refer to the area by defence roundabout, by the prison. in fact im pretty sure the Emarat petrol statio there is still called al-wasl.

the old housing blocks behind mazaya also have a lot of mention of 'al wasl'

and then there is al wasl hospital, and al wasl sports club.

completly different ends of town. [ok, they are near, but not that near]

Al Wasl hospital, The Dubai Police Stadium and Zabeel Mall are all in the same vicinity as the Al Wasl City project.

Officially now, Al Wasl is the area between the defence roundabout and Safa Park, the area where our house is in.

It used to be called Safa until they changed it to this stupid name.

Emarat Petrol Station is called Lam Tara and not Al Wasl.

Naming is always inaccurate, like Safa clinic which is actually in Jumeirah 3.

IMHO al wasl is the best name for this area!

JUMEIRAH is the name of the Hospitality Company. Do you think that they really belive the part of central London or near the Central Park in NYC are in Jumeirah aerea, since there are also Jumeirah Hotels located?

I know that, Jumeirah owns and runs the university I study at... I find it rather stupid to call a hotel in Shanghai or Doha 'Jumeirah'

We've got Ontario Tower, Manchester Tower and many others with similar names of different cities or areas in cities.

Turkey and Doha have "Dubai Towers"... so why not have hotels with the Jumeirah name. And it's now the name of a company.

Why do so many countries have Kentucky Fried Chicken?
