It will be mixed development of office, plaza, serviced apartment and condo. I think they will do better if they build luxury given the Emporium shopping mall and given there are so many regular developments in the soi, like the 2 sansiri projects. :)

New hotel-cum-housing project due
KRISSANA PARNSOONTHORN
TCC Capital Land Co, a joint venture between liquor tycoon Charoen Sirivadhanabhakdi's TCC Land and CapitalLand Group of Singapore, will add a new hotel-cum-housing project in Pattaya to its development plan this year. The company will spend several billions of baht developing the 150-rai site located on Jomtien Beach.
At least two billion baht will be used to build a 250-room hotel in Pattaya, said chief executive Chen Lian Pao. The rest of the site will either be villas or luxury houses and low-rise condominiums.
The company expected to finalise the project's design soon, to prepare for its launch near the end of this year.
Tor Traisorat, the company's deputy CEO, revealed that the Pattaya project was thought up after the company bought the land a few weeks ago.
''Pattaya has a lot of potential. Its property market will boom after Suvarnnabhumi Airport opens later this year. That's why we have to go there,'' he said.
This year, TCC Capital Land plans to develop at least four residential projects, on top of the one in Pattaya. The property market is stabilising with more balance between supply and demand, he said.
Projects planned include: Emporio Place, Sukhumvit Soi 24; Royal Residence, Kaset-Navamin Rd; and a condominium project in North Park.
Emporio Place is scheduled to launch next month. The project comprises three condominium blocks with a total of 330 units, with 32 home-office units in the front building. Prices vary between 85,000 and 90,000 baht per square metre.
Scheduled for the second quarter is the Royal Residence Kaset-Navamin, which houses 79 high-end mansions, with prices varying from between 38 and 120 million baht.
The third project is a compound of low-rise condominium buildings in North Park, Vibhavadi-Rangsit Road, where TCC Land owns up to 200 rai of land.
Mr Chen insisted that growing political tension from the Shinawatra family's sale of a 49% stake in Shin Corp to Temasek of Singapore did not affect the property market nor the image of TCC Capital Land, which also has a Singaporean partner.
''In my opinion, Thai politics remains stable in the long-term. But foreign investors from other parts of the world may consider this as one of their major concerns if they want to invest in Thailand,'' he said.

yeah well technically they aren't gone are they cuz the customer's haven't paid yet, some of them are 'holding them' till friday... so you could still get in on one if someone backs out...
duplex idea sounds cool but it depends on how it's executed... too bad it only has one bathroom (upstairs) so you gotta walk upstairs everytime you wanna take a whizz... and the other thing on the one-floor one-bedroom is that they put the bathroom outside the master bedroom.... a bit strange for me, since i;d rather have my master bathroom in my bedroom...
what do you think about those prices? 90k-110K? a bit high eh?
oh yeah and they changed their payment scheme from 10% to 15% for the 2brs... which sucks cuz that comes out to an extra 500-600K sigh.

went to the showunit today in suk 24.. all busy as bees preparing for the fri launch party..
model at show unit is missing the north tower.. ask them why n was told when model was commissioned they could not finalised the north tower design..

1. Notice lot of tiny holes on the floor of show unit? Sales rep told me the floor if oak wood (or some other wood i'm not 100% sure) so soft, and early visits number of those high heel ladies (or men :tongue4: ) step on the floor, and so on and so on,
i didn't take my shoes off when visit either, several weeks ago

does any know the project going next to Emporio ... i understand it is Indian devloper who will be building some "houses" !!! at bt100m each on one plot and a 30+ storey condo on the plot next to it (next to seafood restaurant) ... is there a thread on that project on this site?

normal 2 bedroom is 113,850 bt per sqm.
If both are 100 sq.m.
a duplex would cost 12,260,000 baht while 2 bedrooms would cost 11,385,000 baht or almost a million apart!

363885 August 21st, 2006, 07:38 AM I have a chance to purchase a DB unit as a resale (1-bedroom duplex, 16th floor, East Tower, with view facing south). Does anyone know if the view for this unit is obstructed? Thanks.

I'm not so much in a hurry, as several new developments will be coming up in the near future, including Sukhothai Residence, and further down the line Suan Lum. It may be better to choose something when it is just open for sale rather than something that has been on the market for a while. I do like the duplex style though, and the buildings are pretty cool.

dont compare Bangkok to Taipei, because the condo prices (and most other prices) in Taipei are grossly overpriced... I lived for awhile around Jenai Circle and also in the newer neighborhood around Hyatt....(Hsin Yi District)....:omg: MUCH better value in Bangkok :yes:
Kaxper January 18th, 2007, 05:02 AM you made an excellent choice kingcat :-) the project is almost entirely sold out except for smaller duplex (about 10-15 more units). there are 1 or 2 secondary sales of smaller studio units in progress at about +10% of original price so value/demand looks promising.
