I also notice that they don't have that sky bridge crossing Main Street. It'll look great with that bridge gone. BuffCity March 19th, 2006, 04:43 AM oh please, i've spent ample time in detroit and well neither dearborn nor any of the small muslim enclaves in detroit itself are much to look at nor are they probably the best neighborhoods,(save greektown, which dispite its name has quite a few persians and arabs) but i would bet that most of these neighborhoods are better or atleast no worse than most of detroit which is predominately american born black people. there are millions of muslims in this country, 19 of them(who weren't even perminent residents, most were on student visas) flew planes into buildings. a handful more have been arrested, some on charges, some still for no reason as of yet. out of millions. may i remind you that the italians, the poles, the jews, every group that has come into america has been involved in some sort of oragnized crime or another. mexicans smuggling meth, and people. the russians smuggling weapons, prostitutes, and child porn. ok so none were into blowing up civilians, but need i also remind you of all jesus beaters who would gladly hop on white horse to rid our country of the menaces of the gays and the jews. i believe steel pointed out timothy mcveigh, happened to be from pendleton,ny. his sister jennifer dated a guy who was a few years older than me who lived a few doors up when i was growing up. what was that guys deal huh? he blew up his own god damn people. for what? to make a statement. evil knows no color, it manifests itself in all forms. im not saying we should open the flood gates. no matter who the people immigration should be allowed at a controlled pace. but lets give it a rest, we all know that albany is a much greater threat to buffalo's well being than any minority group is. you look at terrorism as a domestic crime issue...Sorry man, Terror is an international act of war on behalf of terror groups. I would urge you to look at this a like so and stop trying to make it something it is not. perhaps this is the single biggest problem with this media and politics thing now days. anyways, Albany is a problem, but it's not a threat. you know my agrument holds water because of the Lackawanna Six...there is my proof. They didn't show up until about 10 minutes left in the game. I hate to say it, but I don't see them going any farther than maybe the second round. You come out that dead and lifeless in such a big game, I'm sorry. For the most part, they had no forecheck, no puck possession, couldn't complete passes, boatloads of stupid penalties, and looked like they were skating through water. But the sad fact is as bad as they played - for the first two periods, Ottawa couldn't have been much better if they were the only team on the ice vs. Miller - they still could have won - Kalinin missing an open net, Roy hitting the post - would've been at least 4-3 the other way. Best things to happen were that Miller stood on his head; so much for "The Slump". Briere and Maxim played decently as well, but none of the others bothered to show up. I won't say they stunk though - same thing as the tree in the woods riddle - if someone stinks, but they don't show up (and therefore nobody to smell it), do they really stink? Granted they play Ottawa 3 more times and have 16 total remaining, so even if they had won it still wouldn't really decide anything. We're not winning the cup, and neither is Ottawa, and certainly not Carolina. It'll be Detroit running away, or a dark horse from the west. Not that I would be disappointed. This has been a heck of a season and has far exceeded expectations, and they're still young. Regardless of where this season goes, the best is yet to come. Make that 2 games. This time against a team that isn't 1/10th of what Ottawa is, with even worse results. They're done, whatever they had has left them. I just can't extricate any hope after this anemic showing. 4-0, I'm done wasting my time watching this fiasco. Philadelphia in 5 games in the first round. Sabres can beat them in the regular season, but they've always given them fits in the playoffs. Just checked, 5-0 now. And only 5 shots on goal. Atlanta could be playing with an empty net and still be tied. Enser/Buffalo News 17-story building has underground parking for 180 vehicles. Wanna buy a 17-story government office tower in downtown Buffalo? The nearly empty Thaddeus J. Dulski Federal Office Building in downtown Buffalo will soon be on the market. The federal Office of General Service Administration's Building Disposal Division is preparing to sell off the 470,000-square-foot building located at 111 W. Huron St., between Delaware and Elmwood avenues, in the heart of downtown. "We plan to start actively marketing the building in about a month," said GSA regional administrator Eileen Long-Chelales. The government has retained Chicago-based real estate services firm, Jones Lang Lasalle, to assist in the sale effort. The GSA's Web site is already giving would-be buyers a sneak peak of the property. The agency's "Properties for Sale" section now features a photo of the Buffalo building with general details of its physical details. No price tag has been revealed, but the general consensus among local commercial real estate practitioners is that it will likely be offered in the $10 million range. In addition to its 15-floors of office space, the building has underground parking for 180 vehicles and is situated on 1.7 acres of prime downtown land. Another unique feature is an underground firing range. Designed by Buffalo architects Pfohl, Roberts and Biggie and completed in 1971, the building was once populated by some 50 federal agencies and offices, with the Internal Revenue Service, Office of Veterans Affairs, Federal Bureau of Investigation and Social Security Administration occupying most of the tower. More than 1,200 workers called Dulski their daytime home. By the 1990s, the IRS had moved many of its workers to a suburban site and the FBI moved into its own new quarters in downtown Buffalo. Meanwhile, the federal government learned that remodeling Dulski to accommodate its changing office needs also meant taking on expensive asbestos remediation efforts. While the government has maintained that Dulski is not a "sick building," the operational costs associated with temporarily relocating agencies while undertaking the asbestos removal and renovation projects put the price tag for a complete modernization effort out of reach. In 2003, the General Services Administration confirmed it planned to find new homes for all Dulski tenants and find a new owner for the building. The government's property disposal efforts will be kicking into high gear in the next few months as the final two agencies, the Small Business Administration and the Military Entrance Processing Station depart, allowing the building to be officially decommissioned. George Hamberger, of Hunt Commercial Real Estate, said he has begun driving clients over to Dulski to give them a preview of what's to come. "I've had some really positive reaction from those I've taken over there," Hamberger said. "The location couldn't be better and it has great potential for offices and residential." He said the asbestos abatement won't be viewed as an unsurmountable problem. "I don't think people will be afraid of it. Anybody who would contemplate taking this on has likely dealt with asbestos before," he said. Paul Ciminelli, president of Ciminelli Development, also predicted the building will create a stir when it hits the market. "It's location will be the draw," said Ciminelli, whose company bought the former Federal Reserve Bank building, located directly across Huron Street and is reselling it to New Era Cap Co. for its world headquarters. "I'd say the building itself is physically obsolete. It would need to be completely redone or torn down," Ciminelli said. "But at the right price, we'd take a look at it." There is predecent for demolition and fresh construction directly north of Dulski at 210 Delaware Ave. where Benderson Development imploded the former Ford Hotel in 1999 to make room for a new Hampton Inn. That project, however, was much smaller in scope, with a six-tower building coming down to make way for a $4.5 million hotel. Buffalo's development chief Richard Tobe said he had a conference call with GSA representatives from the Boston-based property disposal office earlier this month and let them know the city does not want the soon-to-be-empty building to languish. "Our desire is to get it marketed and reused quickly. We don't want it sitting out there with no clear plan," Tobe said. I was in this thing a few times over that last 6 months, it's set-up is actually pretty cool, but the only thing I saw that was "bad" was the lack of maintenence, it was like there was no custodial staff there. Overall cleanliness was not "federal style", windows are dirty and things are just used up and not replaced. I would honestly say that the building could stay, reface the outside somewhat (bringing it to atleast early 90's fashion) remove the asbestos and fix the small things and the building could make a great office tower. The Hotel idea seems a little risky and I wouldn't bet on that happening with the Bass Pro hotel and the Seneca's new hotel soon to appear. Leveling the tower? well they would have to buy the building for 10mil, demolishion costs are probably 2-3mil plus construct another structure for 5-7mil, thats 20 million invested for the site. If they keep the building they would be able to invest 10mil in removal, renovation and upgrades to keep an even bigger building. I think a little money spent in the right way can bring it back, but there needs to be a commitment. These areas need to be taken back. BuffCity March 22nd, 2006, 11:54 PM well there are areas that are safely looking good and there are areas that need some help...downtown should be the center of the city and deserves much attention, but places on the east side and west side could use some work, hell if we can rebuild Baghdad, we can save Buffalo atleast. The outer harbor is gonna be something, but they need to cennect it to downtown, I was over there a few nights ago, it just pisses me off cause it's so hard to get there and get back without questioning yourself like some kind of giggling idiot...it sucks. at the same time, took the skyway back...WHAT A VIEW!!! :) :) :) :) :) homestar March 23rd, 2006, 02:05 AM re: the skyway you can call me an unlikely convert... or at least neutral now. I was in full support of tearing it down, but recently I think if we just dressed it up with lights and cleaned up the underside and grounds below that I could live with it staying put. Really is a pretty neat sight, and the view of the lake ain't bad either (unless you're driving into a sunset, which while beautiful, is a pain in the ass because you can't see the road).
