I see some genius at DMCC has granted Almasah permission to close off half of the top level parking on cluster R, despite it being the podium that suffers the worst from overcrowding down this end of JLT.

Nope. But I see they've brought in extra security for the podium and the towers. I heard that there was a pretty bad bust up between some residents and visitors over the lack of parking which almost came to blows.

I've also heard a couple of people parking in the drop off only bays and telling the guards "they can f*** off if they think they can close off half the car park and then fine people for parking in the bays when there's no parking left".

I am not in town. Is there any update on the owners NOT being on Al Masah's list? Are they still asking for additional money to transfer the ownership from PIM's list to their list?

I tried that but I keep on counting 14 floors. I was hoping that I was wrong and they have actually completed up to the 16th floor. I was in Dubai at the end of June and they were working on the 13th floor. I thought at this rate they may be finished by the middle of next year. My contract says they should be finished second quarter of 2014. Hopefully that is not being too optimistic.

I was there at the end of June and they were on the thirteenth floor. When I read that they had got to the sixteenth floor and had completed three floors in a month I thought they were moving very quickly and may finish by the middle of next year. Unfortunately I think we will be lucky to get handover in the middle of 2014.

Never could i have imagined that we would reach page 66 on this thread, unfortunately we have and counting.

What a regrettable fact it is, ladies and gentlemen!

Your guess is as good as ours. My tenancy in AWP across the podium is up in just over a month.

In that time, they've managed six floors. I wouldn't hold your breath that this will be done any time soon.

Project Names are as follows: Jouri 3, Cadi 4, Jouri 1, Cadi 5, Cadi 2, Judi Palace, Jouri 6, World Wide Tower, Classic Soccer Tower, Cadi 3, Cadi 1, Jouri 4, Soraya Tower 1, Orchid Residence and Jouri 2.
Further to the above Mr Aboutaleb Shokrollah Talebi also owns the following: Chess Tower Ltd, Romeo & Juliet Ltd, Star Developers Ltd, Marina Exclusive Ltd, Marina Breeze Ltd, Bella Vida Ltd and Sahara Living Ltd.

GOOD NEWS. I was in their office 2 weeks back.

Yes, the construction is going on & they still have 1 crane and 1 scaffolding on the building. They said that they are preparing for 17th floor and with in 3 weeks they will increase the man power again to finish the remaining floors ASAP.

They also told me that they will start the finishing of the lower floors parallel to the construction of upper level floors because they got now more money pumped up.

The expected finishing timeline is in 2014. Let's hope for the best.

After reading thru this thread im alarmed at how lawless such a seemingly developed country can be!! Sorry for your ordeal.

Nevertheless i have family in Dubai and plan to move back there some day. Have recently started searching the Dubai market for a little apartment and was hoping to find something affordable (a studio) on a payment plan. Cant seem to find any ready projects that offer properties on installments. If im not mistaking Al Saqran seems to be one the few unfinished projects left in this part of Dubai and therefore one of the few that still has some sort of payment plan.

Reading through this post i know that its a big risk, but bearing in mind my economy i guess im willing to take this risk and buy a unit in this building. I'm in no hurry to move to Dubai now.

I have found an offer on a unit in this building through a real estate agent but if any one of you is willing to sell their unit (studio that is not yet fully paid for) i'm very interested. Please pm me.

As per Dubai land department's new rule if any building facing Sheikh Zaid road is stopped for more then 2 months then government will take over the project and will build by themselves. After that land department will handover the project to the investors. On the other hand we have to do the payment on time otherwise developed can complain to dubai land dept. & that means trouble.

zukihippo, definitely you can check regarding this law with dubai land department. I had asked some real estate companies and developers as well regarding this law and got the same information.

What is guess about future of construction activity, some people say they cannot stop work on Sheikh Road while others have opinion that its just an eye wash and the project is never going to be finished in next 5 years.... chempharm i have properties in this project and other projects in Dubai.I am keeping a close eye on this project and the future looks good. Dubai Land department had make new rules to protect investors, land lords and tenants. Me being Dubai resident is experiencing all these new rules and we can sense that this is betterment for everybody.

Moreover if you go to JLT area you will find SAQRAN tower is the only tower under construction on the east side. All the other towers are handed over + it is right infront of metro station.

Guys, my advise to you is buy it. I myself have 10 units over there and it's exactly in front of the Metro. It's just the matter of time before the value increases and these days the pricing is also good.

Also i had noticed on Saturday that 18th floor slab is about to complete.

I had noticed that there are about 40+ labors working on the site. If you want to see by yourself then go at the back side of the tower across the lake(you can park your car at the corner) at 4:30PM because that seems to be their off time & you can see their full labors force waiting for the bus. Personally i would be happy if they are putting up at least 100 labors which will help them to finish off the project quickly.

Prices wont go significantly high in Dubai anymore. So many units are going to come available in the next few weeks and they are going to sustain the market, perhaps they going to drop the prices a bit don't forget there are so many exciting project are coming soon like Meydan, etc...

Yes i agree it won't go high quickly like before but the market is behaving other way around. The time a new project is launched by any major developer the prices tend to go bit higher of the existing/under construction properties.

But remember Dubai had bid for expo 2020 and the decision is coming somewhere around september. As soon as the decision is taken at that time prices can fluctuate.

I'm not an expert in real estate, so I wouldn't take my advice on that basis.

However, I did live across from this tower (in Al Waleed – R3) from October 2011 to October 2012 and had a good view of its construction – or lack there of.

Unfortunately I can't find any images of when I first moved in to show you how little has been done in the last 20 odd months. But I personally would be very careful about investing in this tower.

I have been approached by a couple of real estate agents recently , theyve been pitching me studios in this tower, i went to check out the site and seriously was not very impressed with the speed of the construction, though location is excellent and i do see a grey structure upto around 17 or 18 floors , as per what ive understood is that the developer has given 2014 last quarter as the completion date.
1. kindly advise if its worth getting into .
2. kindly advise if however i do decide to enter this project what should be the right price per square ft.
3. what happens in case RERA cancel's the project .
would highly appreciate any advise.

Just be aware not to buy an apartment that have already been purchased by another investor it seems Al masah has been selling the apartments that been sold by previous management.

How to be sure what we are receiving or buying is genuine ?

People are creating a bubble in this tower by buying off-plan and the price spiralling upwards. Remember what happen a few years ago when this happened! With the track record of the developer I would not be surprised if the tower takes 3 years to complete. Remember your money will be tied in for 3 years without any return on investment.

As per my understanding any developer is having the right to cancel the units if he investor doesn't pay the payment on time. I am not sure about the exact law with land department but what i know is that developer can file the case against investor in land department and that's how the registration on the name of old investor gets cancelled due to non-payment.

You can contact land department to get more details regarding this.

The prices these days seems to be around 750 dirhams per sq. feet depending on the floor level.

Also, as soon as you buy any property anywhere in Dubai make sure that you register with land department OQOOD.

You have to inform the developer to immediately apply for your OQOOD with land department which takes couple of days only. This will give you protection as an investor by adding the record with Dubai government and ensures nobody touches your apartment without giving you heads up. So even if something goes wrong in the payment and developer files the case against you, the land department will contact you as well to check what's going on before cancelling the registration from your name.

Sorry the picture has not gone up but afsaneh has sent me pictures today which show that progress is taking place.

Got call from developer last week that 19th floor has been completed and construction of 20th floor has been started.

I had verified it last saturday.
