malec February 12th, 2006, 12:14 PM Just based on the designs of the towers I think it'll look better. Of course they might turn out different but I'm going by what I see in the renders until they get built ;). To live in, the marina would probably be better though since it seems more lively.
By the way are there any footbridges and such planned so people can walk from JLT to the marina and back?

How do you assess the progress there? I understand that this project is late in terms of progress, but let experienced people on this forum speak out on the completion date of this project. Also please forgive my ignorance, but what comes next at this stage?

FromWarsaw February 11th, 2008, 10:26 AM The developer is PIM (Property Investment Market), I bought 1 bedroom there and I am half way through the payment. I regret this purchase so much, due to the fact that at the time I was offered other projects within JLT that I see presently progressing very rapidly. What would you guys suggest I do, sell or wait? I hoped to settle there one day. SO DISAPPOINTED with my choice of the developer. :bash: Luckily we own another 1 bedroom in BAY X1, I am glad to see that one rising.

At least they are not asking for money. :ohno: But judging from IMRE's photos they are ready to proceed to the next stage. Let's be patient, because that is the utmost we can do (fruitless efforts of other investors struggling with their developers in JLT and all across DUBAI make me be patient).

I have gathered that the 2 Al Saqran and Vista Del Lago buildings are going very slowly and years behind their schedules - BUT it seems that to buy, they are relatively cheaper than other similar projects - wud you guys invest in them despite the lenghty delays.

Can anyone help me with some developer info. I have been doing a search on the net but cant seem to find any information on PIM Or on "Bassam Saqr Abdul Hadi Al Saqran" who is mentioned as the developer of this Project on the JLT Website. The Pim website is not even listing this project as their development, and it appears to be just a regular Real Estate Company's website. I tried calling them but they dont answer the phone.I will appreciate if anyone can send me the phone numbers etc and if anyone is aware of their Rera status.
As mentioned by Mazi, the properties in this project are relatively cheaper than other JLT Projects, so are seeming to be a good buy, even though its delayed.

PIM(Property Investment Market) is the sole agent of selling this property appointed from the developer (Bassam Al Saqran).They changed the contractor and The new contractor should start with in 10 days from now.The price of the unites in this project is quite cheaper compared with other developments in same area that makes more demand on this project despit the slow progress in works.

or if this didnt work, the do a google search for RERA UAE (that's how i found it in the first place)
there is a list of approved ....
click on approved developers, then in the search box, do a search for the developers (put first name or surname in)

There were some workers there and it looks like they are starting with construction , i hope they continue!
But they still didn't get Escrow account by the way!!!
I went to Better Homes to sell my studio , they said they can't publish the apartment as they don't have Escrow account yet , but it's in the proccess .

I must say that once the tower is ready it will worth lot more .I was very surprised how good it looks JLT and Dubai Marina with metro going true .When u compare it with some other areas like international city Arabian ranches Silicon oasis , all far from the sea and just sand around.

You are absolutely right, it is a hole in the ground and really do not know what to do next. I heard from someone that agents refuse to put apartments in this tower for resale due to lack of escrow account. Could it be true?
I bought it 2006 and already made 3 payments. Then some 6 months ago I had received an e-mail from them regarding construction delay and eversince they haven't asked for cash.
I love its location, next to metro station front row at SZR etc.
But I really think about swaping it to something else in the neighbourhood. What would you suggest?
noir-dresses May 31st, 2008, 12:29 AM First try not worry too much. The building looks nice, and Im sure it will look even better when finished. I would hold on a little more, cause it will get finished sooner or later. You said you had a friend who has an apartment there, and he will let you use it, so thats good. If you try to sell now every one will take advantage of you, and you dont want that. You have only paid three payments soo far, and there not asking you for any money, thats good. Remember the value of all of JLT is going up, even if your builing is late. You have the majority of the money with you that was going to go towards the apartment, invest in good short term investments, with little risk. Dont be late on any of the payments that are on contract, they will have to pay you penaltys, so thats good. Dont sign any new contracts that you dont understand, or will be worse for you. What you want to find out is the real reason, or reasons why your building is late. When my building was late, and not progressing well, I phoned the developer and found out there was a new director, and was surprised the old one was not working there any more. I sat on the first plane and went to dubai to meet him, and built a new relationship with him. Ever since the new director took over, the building progressed very good. I later found out that the old director was not paying the companys that were doing the building, and thats why it stoped progressing, a stupid reason like that, can you believe it.
All in all, its not as bad as it seems. Do the best that you can with the resorces that you have.

Lets hope that they will commence the construction on bigger scale like Wind Towers did recently.
Once you get to developer's office please ask them who the main contractor is and when they intend to set up the main crane.

Noir-dresses, ever since I started to see progress I became more relaxed and stopped worrying about it. It seems like developer had commenced serious activity at site and that is enough for me.
I will be in Dubai in November and until then I can concentrate on other issues.

If you compare the steel that they are using on this tower to others in JLT and some in other areas you will be quite unhappy with the quality of material they are using.
They are working and progressing but this will definitely be a high end building when finished. Reminds me of what the Gates building next to Saba is like:nuts:

I don't know to what extent you are a construction materials expert, but if they are really using cheap steel that is very discouraging. However I have waited for construction to start for so long that at the moment that has very little significance. On the other hand what can we do complaint?
So let them build this tower albeit made in china. :)

So, I've been on the site that day & had a talk with Osman - one of the directors of PIM & Al Omran Contracting (BTW he is there everyday now, all day long). They supposed to start pouring a concrete last Thursday (going to check it tomorrow). He told me that an Escrow Account to opend soon (not a first time indeed :lol:). As regards to payment he said that those who paid 30%+ should not pay 'coz the construction is delayed at least for one year. But anyway don't get relaxed - it would be better to contact him/them personally. :)
As I stated before I was planning to go there with friend of mine who is in steel business - his verdict was "steel is ok" :banana:
Osman assured me that no steel will be used for construction unless it passed laboratory' testing & further approval of concerned authorities.

Yes, you're right. But instead we're paying high rents for our apartments.

So I called PIM today to check it out and they said it's not true and that they are working on it , she wasn't pleased with my question and she replyed -the only thing we have put on hold is payment !

bayern i understand that there was a delay its UAE delays occur i understand. But i think for this project there is no escrow right?
there are delays and its better i agree with you but what others have said about this project do concern me. especially that it was launched a long time ago and till now the development is at the piling stage. 2009 will not be the completed date instead 2010. i want to invest but just not sure about this. please help guys. has anyone heard anything from the developer?

if you want something safe , take something which is ready to move-in , but they are also very expensive .
this project still has a good price !
they started construction in may this year , and they didn't stop since then , until now eveyrhting is ok.
the developer put payments on hold until construction starts to progress.
also the developer and the project are approved by RERA , and with new laws now it sould be ok.
i contacted PIM and they said everyhting is going fine , and they say handover is april 2010.

awc September 26th, 2008, 08:52 PM Today i visited the site,,,they are on first basement level,,,i think it will take more than 2 yrs to be complete,,,,as seems very slow,,,,as it was off so no worker was on site,,,as most buildings around it are in full swing,,,,,,why this developer dont have active website,,,I think this developer has only this project in all Dubai or do they have anything else,,,if they have only on eproject that might be the reason they are not interested in updating their website,,,Will they complete it or???
awc September 26th, 2008, 09:00 PM I just heard ,,,if developers dont complete their tower in JLT by mid 2009 ,,,so Law Article will protect developers to cancel the project,,,,Is it true or Rumor. As I came to know few towers are delayed,,,And construction cost has risen so developer can cancel the project,,,Any input on this ,,,thanks

This is ridiculous that law in any country can protect a developer that cancels the project and deceives investors, of course it may happen that some scumback would run off with your money, but I don't think this is the case with this project.
True it is way behind the schedule, but payments are on hold and progress is there. I own 1 bed there and I am quite optimistic about the outcome of all this (although I bought in 2006:ohno:). As it has been mentioned numerous times before this is going to be one of the best looking towers in JLT area with nice location (metro, marina mall and etc.) So make up your mind and good luck!

there is no way that somebody can implement that kind of law.
maybe what you supose to hear is that DMCC (Master developer of JLT - took over from Nahkeel) is making presure on the each developer in the project to speed up , as the end of JLT construction is END 2010 , so everybody has to finish by then.
i will put some photos soon , but as you know now is end of ramadan and the begining of few days celebration ! nobody will work next week ! but i will visit the site.

bayern3999 September 28th, 2008, 05:56 PM I have not heard about this law....dont believe what all you hear cause you will get mad....what probably will be happening is that all the land will be registered within RERA registry so that eberyone would know who the actual owner is...i think it is in the positive direction........according to my common sense DMCC Dubai Multi Commodity Centre, will not let an eyesore ( i.e a big hole ) disturb her big project at JLT.....consisting but not only of a centre where diamond is exchanged...so in my opinion no tower will be left uncompleted by DMCC

Fed up to wait, but still do not want to sell it.
BTW, weldind works are going there even at late evening - I was on the roof top of Gold Crest Views and saw the progres... :)

Daflanger October 1st, 2008, 10:35 AM When are they going to open the Escrow account??? I have asked them many times about it? They keep on saying, we are waiting for the owner to sign?? Once the Escrow account is open, everything becomes smooth!

I believe this is a great project, in an excellent location and ideally situated close to the metro station and with an easy access to the Marina. I have been following this forum for quite a while and very much appreciate the excellent informative contributions. Like many of you I am very glad that the construction is now progressing. However I am also starting to get concerned about the delay in the escrow account. I have been following up on this for several months now and get similar responses that this is awaiting signature. I am also concerned that there is no communication from the developer around the timing of payments.

I have asked them to come up with new, revised payment plan, because the previous one is not valid anymore. However all we hear now is that "boss" is too lazy to put down his signature on some papers - joke, if you ask me. But then we could all relax as the payments are on hold. Let the developper worry about the escrow.
bayern3999 October 3rd, 2008, 09:15 AM I think the person to sign all these papers is Kuwaitian and most of the time he is abroad and naturally during Ramadan he was away too so probably he will be back by the second week of October, cause i was told that he has so many papers and docs to sign...this always happen when he^^ returns from his travelling.
FromWarsaw October 3rd, 2008, 04:59 PM Yeap he is from Kuwait, so I was told when purchasing my apartment. Escrow is the final component for this project to be branded - safe and secure. Let us hope that this person will return from his homecountry or elsewhere and sign the necessary papers.

awc October 12th, 2008, 09:14 AM Construction is in progress as I saw site yesterday myself.Its said Escrow account will be set up soon as in process and project wont be cancel as construction has started. Al Imran is the contractor the name I saw on site. Completion is delayed due to delay in start but now it has started.

First of all, you need to relax, because something tells me you can't sleep at night :). As it has been correctly mentioned the reason for delay was a slow start, but now judging from what members of the forum on the ground are saying and pictures of haslok (the ones we are yet to see :lol:) things are looking quite ok. Lets be patient.
