WTH... what are all those shops doing in the first four floors of an "IT" tower. I think they should have build this tower away from city in a peaceful suburb... where programmers and IT personnal could work in a productive manner.

I like how they are growing straight up instead of accross. Maybe not the best way to build a mall but definetly cool and ground work for a skyline.

I hate them too..but i guess its an economic necessity..

They are the first ones to be occupied and among the highest in terms of rent(at least in pakistan)..so its like a cover for the builders

It a social requirement basically! The investor look forward to get more of the return! They would prefer that each square foot of their space will return them lum sum amount of money. Plus its a multi purpose multi storey building......commercial area is requiremnet of such buildings.....so there hasto be exposed shopping levels at the intial 3-5 floors.....

comapare a commercial building with a bank building......diff of design cauz of purpose n function!!

I hope it will complete soon. We have been learning about many many skyscrapers during last three years, but still there isnt any 18 story building in Lahore even underconstruction. Nopt to speak of 60,55,40 and 35 stories hige advertisements and EOIs.

i didnt agree you.there are many towers underconstruction about 18 stories.
18 storey big city tower,boulevered heights 23 storey.tricon office tower 20 storey 25 storey pace tower and IT tower 21 storey(construction starting soon)etc

ya i also read on newspaper.huge kind of adevertisement of IT tower is going on different newspapers and tv channels like GEO,ARY etC
They also mentioned that front one shops and showrooms on ground floor has also booked by country leading mobile companies.

On the contrary, its located on the junction of two branch roads that are mere streets. This creates doubts about the organisation and their dealing with public.

hey asfar and sania.....i dont no how the hell u ppl count the floors, but groundfloor and floors above in count together so if there are 20 storey above the GF, that means the building is 21storeys.....n IT Tower is 21storeys with 4parking levels, lower ground in some case is considered in basements......itz not 25 or 28 storeys! cant u c it --> '21 STOREYS OF SUCCESS'......count the floor 'above ground' what we normally call the 'super structure' not with the basements which is the 'substructure'!

Abt the animation they show on the channel, basically that is never 100% true, its made to attract the client with the beautiful animation effect lighting and rendering effects. So animations are mostly exaguration!! :)

not yet sir!! they will try to sell abt 40% of the commercial area before starting its excavation and foundation work. we hafto wait a little more fer this! but im sure once the construction gets started it will be swift cauz Urban Developers are well known companies and financially sound and IT tower is one of their mega projects, so i expect their pace of work is gonna b fast once it gets started!!

the tower was launched while i was in lahore and there was alot of hype surronding it, brouchures could be found at every shop in the market and in peoples hands. it looks like a big hit.

i went to the sales office today, they told me they have sold about 70% of the commercial area, and about 30-40% of the office area! The excavation is going to start in some 15days!

Its a tower on main boulevard which was approved in March 2005 at 412ft and then there was some news in Nawa-e-waqt later that year that TAMEER GROUP will construct a 38 storey tower on Main Boulevard but no official word has come in yet.

I have just checked the exact location on IT tower on their advertised map posted here on this thread.I agree with you guys that the location is really weird.Its a gali (street) behind PACE. and this area is JAM-Packed most of the times.especially in the evenings.dont know if their basement parking will change the situation.Because PACE and Hafeez centre's parking is not even a quarter of what is required in that area.

I disagree as well.PACE has one of the most smallish and pathetic parking spaces.I ,for one, never got to park there in evening.maybe if you go early in the morning you'll get parking space.
infact we shouldnt be discussing this, ANYONE who has beento PACE area in evening knows what a mess of traffic is that zone.

I disagree aswell... Pace has one of the shittiest parking place (the one that is underground). Hafeez Centre is a mess aswell - and since past couple of years, they don't allow non-shop owners to park their cars inside. I'm waiting for Jeff Heights to be completed - will park my car there if it's parking is any good.

well when i was in lahore i use to go to pace 3-4 times weekly and put my car in there basement all the time, but i agree the car park is f'ed up, the ceiling nearly touches a jeeps top.
but the overground parking is cool but always booked,

you could always park in chenone is well.

The Post Report


LAHORE: Ground-breaking for the 21-storey IT Tower in Gulberg was held Saturday, which was attended by government officials, MPAs and local and foreign investors.

Urban Developers Chairman Mian Tahir Javed and Chief Executive Riaz Ahmed Chauhan had specially invited members of British parliament Chaudhry Mohammad Sarwar and Shahid Malik to attend the ceremony. Chaudhry Sarwar was the chief guest on the occasion. Speaking on the occasion, Punjab Information Technology Minister Abdul Aleem Khan said such projects were necessary to boost the construction industry. “These projects not only create new jobs but also attract foreign investment in the country,” he added. Industrialist Ishtiaq Baig said high-rise buildings like IT Tower would bring about prosperity in the country.

Do you have any confirmed source that it was to be completed in 2008?

Btw, part of the delay is because our judges/courts halted all ongoing projects in lahore for quite sometime.

yes when the project was launched 2 years ago they had garenteed delivery in 2 years, but 2 years have passed and they only have a big hole in the ground.

the same drama baazi they did with air aveneu, central park, silicon valley, midland houses and now there new project apartments in AA.

they even had a grand lauch and super aggressive marketing capaign at the lauch of the tower and fooled people and were sold out in less then 3 weeks, they just took the money and started new projects.

I remember there advertisement campaign in which they said that they had sold all shops and 17 floors out of 21 are already taken by multinational companies.Now we are seeing this a huge hole.Hope to see some good development there in the future.

Sixty four feet deep excavation support system for five basements of the 24-storey IT Tower, owned by the Urban Developers, has been completed. This is one of the deepest excavation support systems ever constructed in Lahore. It comprises 96 ft long and 2 ft diameter soldier piles spaced at 3.5 ft c/c and 6 inches diameter grouted anchors at 3.5 ft c/c in five rows. Presently, the placement of lean concrete for mat foundation is in progress. The construction of excavation support system has been designed and supervised by NESPAK and all the standards of quality construction as per Federal Highway Administration, USA, have been ensured.

Its a bit old news ( older than rana's pics) but still interesting. :cheers:

Why is it soooo deep? Even SZC and Centaurus aren't anywhere near this deep. Is it got to do with the soil? Maybe the hard rock was found much deeper.

thats not what i meant. isnt it cheaper to build above ground as opposed to too many basements?? ive gotton the impression from the people here who know about construction that the costs increase considerably as you dig down more and more.

ive seen buildings in chicago that have reception on the first floor and then parking from 2nd to whatever floor. obviously you will take the elevator from the lobby to your floor so asthetically the building looks normal.

do they always need to dig down so deep to lay a foundation? the Mabarak building's foundations looks less deep and considering it is taller, it would be exerting a lot more weight onto the ground.

Since when did Pace move to opposite the Hafeez Center? I always thought it was opposite to the location of where this IT tower will be built. I know Pace was burnt down, so maybe they moved it's location to opposite the Hafeez center because of this? Someone care to explain?

I found an old post by Brighty and it seems as if he was spot on about the depth of the building being 5 floors underground.

Will this have underground parking? Looks deep enough to make me think those are the 5 parking floors underground.

Sixty four feet deep excavation support system for five basements of the 24-storey IT Tower, owned by the Urban Developers, has been completed. This is one of the deepest excavation support systems ever constructed in Lahore. It comprises 96 ft long and 2 ft diameter soldier piles spaced at 3.5 ft c/c and 6 inches diameter grouted anchors at 3.5 ft c/c in five rows. Presently, the placement of lean concrete for mat foundation is in progress. The construction of excavation support system has been designed and supervised by NESPAK and all the standards of quality construction as per Federal Highway Administration, USA, have been ensured.

Its a bit old news ( older than rana's pics) but still interesting. :cheers:

This design sucks... I felt like vomiting after seeing it. The crown-type thing at the top and awkward additional designs are making it ugly. If they had kept it simple It would have been better. It is still good if they remove extra ugly things like that crown and metal designs.

Pervaiz govt stopped IT Tower construction: spokesman

A SPOKESMAN of the Punjab government has reminded Ch. Pervaiz Elahi that the Chinese company engaged in the construction of IT Tower had stopped the project before the present governmentís coming into power due to the impractical nature of the agreement signed by the ex-CM.

Moreover, the construction of a huge building in the middle of the city would have been of no use to the IT sector. He said it seemed that the project was aimed at the real estate business rather than the promotion of IT sector. He said that IT parks were set up world over on large areas so that they could be expanded for future needs.

The spokesman said Ch. Pervaiz Elahi’s statement that the efforts of the Punjab government to attract foreign investment had failed, was perhaps motivated by his own experience. He said the planning and focus with which Punjab Chief Minister Mian Muhammad Shahbaz Sharif undertook the visit had resulted in far greater success than Ch. Pervaiz Elahi could imagine.

He said that the Singaporean experts had left the project after Ch. Pervaiz Elahi’s government had failed to control the law and order and the former CM was trying to hide his own failures. He said that the Chinese experts had made all the payments for the contracts signed during the tenure of the last government. However, due to non-feasibility of the project, the cost of expenditure of Chinese company had increased tremendously. Consequently, the Chinese companies had to make request for more funds from the government, he added.

The spokesman said that the Punjab Chief Minister in view of Sino-Pak friendship, had assured the chairman of the Chinese company that the Punjab government would extend all-out help to him upon which he had reposed full confidence in the Chief Minister, left the issue to the discretion of the chief minister, assuring him that any decision of the Punjab government would be acceptable to the Chinese government.

The spokesman said that by using such terms as rage and wrath, Ch. Pervaiz Elahi had shown a highly irresponsible attitude which did not suit a senior politician like him. He said that the Punjab government was still trying to cope with the administrative and financial mess created during the previous government.

He said the assertion that the Chinese company had registered a claim for Rs one billion and fifteen crore was totally baseless and concocted as no such case was being heard in any court. He said as far as setting up of IT Park was concerned, it was totally against the statement of Ch. Pervaiz Elahi.

He said that the Punjab government and Shenzen government had not only agreed to the setting up of IT Park but the mayor of Shenzen X.UZU Zong Hong during the luncheon gave the task of drafting of an MOU by Chinese experts and the Punjab government, which was signed by the representatives of both the governments. He said that it showed the seriousness of Shenzen government in the project.

The spokesman expressed the hope that Ch. Pervaiz Elahi would look into facts before issuing such statements and, instead of negative criticism, show a positive attitude.
