Kingcrete Associates (Pvt) Ltd have added one more feather to their cap by fixing a golden brick in the architectural skyline of Lahore in initiating a majestic residential and commercial project ‘Park Lane Tower’ in a prime location of Lahore Cantt. The 13-storey and 130 feet brick and glass building, constructed on a piece of land of approximately six hundred thousand square feet, is a vivid reminder of the Mughal era amid the modern world.

The builders have taken extra care to ensure the strength of this project by making a rock solid and quakeproof base, which is strong enough to withstand the weight of 20 floors while the plan is to construct 13 floors only.
Moreover, the builders while strictly adhering to the building bylaws are making efforts to present far better apartments, offices and shops to their clients than what they had initially promised.
“Park Lane Tower stands, ideally, at the seam of Tufail Road and Aziz Bhatti Road on the extension of the Mall Road. Because of its location the Tower will emerge as a hub to the main areas of Lahore such as Cantonment, Defense, Gulberg, Model Town, Saddar, Canal, city suburbs and the new airport terminal. Besides the elegance of the Tower, we have also kept in view that while providing the finest living environment, the project should help the government solve the problem of unemployment to some extent, as there is a possibility that at least 500 job opportunities will open after the completion of this residential-commercial building. Moreover, the sewerage system has been designed in a way that an in-house sewerage treatment plant would help the municipal administration to utilize the sewerage water for maintaining parks and green-belts in the surroundings of the Tower,” says Mr Nawaz Ahmed Minhas, the Chief Executive and Managing Director ofKingcrete Associates (Pvt) Ltd.
In an exclusive interview with the Pakistan Link Mr Nawaz Ahmed Minhas shed light on the salient features of the project, which make it totally different from other residential and commercial buildings in the country.
Pakistan Link: In which year did you start this project?
Nawaz A Minhas: This was a sick project started by some other party in 1988 before we took over. A 20-storey five-star hotel was planned to be constructed at this site. However, on account of security reasons all around the world the higher authorities did not want to take any risk by allowing the construction of a five-star hotel because of VIP traffic to the Jinnah House, that is, the Corps Commander’s House in the Cantonment Area. The previous party went into litigation and the project was shelved. Since part of the structure and basement had already been constructed, the abandoned project presented an ugly sight right on the most frequently traveled VIP route. Therefore the authorities were keen that a beautiful building takes the place of this eyesore. The previous party that owned the land, for various reasons, ran short of funds and could not come up to start the construction again despite the fact that the authorities had given them permission to do so. Later, we bought the land and completed all legal formalities to launch our project. It took us about three years to deal with all legal aspects. Now it has been only six months that we have started the construction of Park Lane Tower. The work is going on well and the structure we have so far completed proves our commitment to the people.
Pakistan Link: Since it was a sick project owned by another party, who had lost credibility in the market, were you confident that you will meet success by launching a residential and commercial project at the same site?
Nawaz A Minhas: Alhamd-o-Lillah, we have been in the real estate and construction business for the last 30 years and enjoy good reputation in the market. People know that once we start a project we complete it within the stipulated period and whatever we promise to the people we try to do a little more than that. For this reason we received overwhelming response from the local community as well as Pakistanis living abroad as soon as we launched the project. By June 1, 2003 most of our legal formalities were completed and by June 30, without any formal launching of the project or any advertisement all the apartments had been booked. Now we have about 30 applicants who have applied for booking, and they are on the waiting list to purchase an apartment in case anyone cancels the booking. Let me tell you that we did not need to go for an advertisement campaign through print or electronic media but on the basis of our reputation all apartments were booked. This proves that people have confidence in us and our top most priority is to help the government build the confidence of investors in the real estate sector, especially the confidence of Pakistanis living in foreign countries.
Pakistan Link: What is the objective of this project?
Nawaz A Minhas: Besides providing quality construction, world-class living standard and the finest environment, we want to give secure and legal rights to our valued customers. For this reason we have completed all legal requirements and reduced each and everything in writing while dealing with the authorities before starting the project. We made no short cuts in following the bylaws and have kept in view that our clients should not face any sort of problem at any stage in future.
Pakistan Link: You have a plan of constructing two basements for car parking. Do you think this space will be sufficient?
Nawaz A Minhas: Yes, two basements are more than sufficient to meet the car-parking requirement of Park Lane Tower allottees. According to the bylaws a project like ours must have a parking space for about 250 cars. But, to be more careful we have enhanced the parking capacity and purchased a piece of land adjacent to our project for about Rs 15 million, where we’ll construct another basement which will be connected with the basements of our project. So, the basements and Zero-Level parking area around the building will have a capacity of at least 500 cars which I can confidently say will be the biggest car parking area in any residential and commercial project in Lahore and perhaps in the country.
Pakistan Link: What are the other projects you have previously done in Lahore and other parts of the country?
Nawaz A Minhas: We have been the leaders in the construction of high-rise buildings. Besides bridges, runways, harbors and many other projects we have an eighteen-floor building to our credit that is known as Navy Heights in Karachi. We did the complete designing and construction of that building and brought the completion of the project in a short period of 18 months.
Pakistan Link: People in Punjab are fond of living in bigger houses. Do you think that the apartments you are offering in Park Lane Tower will meet their requirements?
Nawaz A Minhas: We have kept this point also in view and so we are offering spacious apartments with up to 3,000 square feet covered area equipped with most modern facilities. Moreover, we know that many of our buyers are Pakistanis living in the United States, Europe and Middle East, so we have to provide them a living environment equivalent or better than the environment they have in foreign countries. I claim that our apartments will be in no way inferior to apartments in the Los Angeles area or any other part of the United States and Europe.
Pakistan Link: When do you plan to complete this project and give possession to the buyers?
Nawaz A Minhas: We have set a three-year time period to complete the project. As we started the construction in June 2003, it should be completed by June 2006. However, we plan to complete the project about six months ahead of scheduled time. A lot will depend on the detailed finishes we do in our commercial areas. This will be a high end shopping area, and the actual jewel in the crown. We want this area to match, if not better, similar shopping malls in the world. Towards this end we are constantly re-working the interior designs so that the end product exceeds the promise we have given to the customers. We are very hopeful that we will not only achieve this goal, but also complete the project about six months ahead of schedule. We are receiving a lot of queries from Pakistani expatriates about the commercial areas in our building, which will be an excellent investment for them. But at this stage we are holding sales because we first want to build and finish a ‘Model area’ to show our customers what the commercial space will look like when it is handed over to them. We hope to be ready with this in about three months. It is then that we will formally announce the project.
Pakistan Link: Water and electricity are the main problems in our country. What alternate arrangements you are going to make in this project to provide uninterrupted power supply and sufficient water to the building?
Nawaz A Minhas: We are lucky that we have sufficient underground water in Lahore. However, we have constructed big reservoirs in which water will be stored and supplied round the clock. As far as the power supply is concerned we have bought the power connection right from the main grid. Besides, standby generators will turn on automatically, as happens in the five-star hotels, in case of power failure.
Pakistan Link: What other services are you going to offer to the allottees in this project?
Nawaz A Minhas: We have already applied for fiber optics telephone connections through which we’ll have about 200 to 400 phone lines. We have two years to complete our internal designing and installation of lines and circuits for which we have hired consultants. Moreover, we’ll have our own Internet Server, cable television system, common kitchen, apart from kitchens in all apartments, and a huge atrium, and security system. By the time the project is completed all these facilities will be made available to our clients. One final word. We try to be fair to our clients and thus win their confidence. Most of the times we do not need to go for an advertisement campaign when we launch a project. We just make an announcement and word of mouth publicity does the rest. We shall soon start looking for an appropriate plot of land to accommodate excess demand for our luxury apartments. Again we shall not feel the need to advertise because we already have a good number of potential customers on the waiting list.
