Zumurud Mart opened last week, I was there twice and seems busy ..

Beauty saloon and spa opening soon :)
^^The Mart is really good, even though they have tough competition from the Al Maya super market in the Dreams. I stayed in this neighborhood for a while and must say the Zumurud Mart was the only place in the Marina to sell a french press (coffee!!!) at a decent price (35 dhs):)

I have got the same and they also put the form front of all doors as I seen .

Just ask your tenant to fill up the form and leave with the security.

Maintenance is good there , they are already started to repaint the common areas, corridors etc..

Anyway we had the first OA meeting today,OA Board is done, Mr Reyad Yakot is the Chairman, building occupation is already 85% and still increasing.

Second year service charge is 16 dhs/sqft/year , incl A/C fee, as the Defect Liability Period is finished need to spend an extra money for the lifts,A/C,Fire Alarm system etc maintenance..this is the reason the increasing from 11 to 16 Dhs.

Still need the final approval from the RERA.

Very professional meeting, nice food and drinks at the Zumurud penthouse!

:)This is a beautiful penthouse. Interesting: often they sell penthouses without any interior finishes so that the buyer can finish it to his own tastes. I must say, that this one caters to a variety of tastes. It certainly would cater to mine.

Penthouse you can get around 7 million, 1 BR from 600K , 2 BR from 1.2-1.3 million but depends on the floor,layout,view,size , seller etc...

I bet you that in two years from now, Zumurud will be valued higher psf than Torch apartments. Being within walking distance from Burj Al Arab will not boost Torch values.

Ok. I'll have a wager with you that when finished, one of my Torch 3 beds will fetch more psf than a 3 bed in Zumurud. Both in rental, and sale value.

We will take the average valuation from 3 local agents for both properties.

I'll punt a Magnum of "Bollinger La Grande Année 1995" (1999 if you can't get a 95). On the condition that whoever wins the bet shares the drink with the other on my balcony. The air smells so sweet and clean at 1,000 ft compared to the carbon infested shit you are forced to breath lower down next to a bridge and so much traffic. :)
