i actually like the crown and the overall glassy facade. I think the crown will look fabulous if it's lit. and wow, another tall buildings in/near the LuangSuan area!

I don't like it. It could have been a lot better.
But it's acceptable lah.
and yes, its top reminds me of the Angel.

We expected much because this is the last piece of land in Ratchadamri area and Baan Rajprasong got better design.

I think, I like it though, it's glassy, simple and modern, really nice for residential one. 37 storey is not too short, it's quite tall though.

Comon, Look around. How many building around that area look any better or even tiny better than this one, not even close to a forth.

It's not that ugly at all, IMO only Urbana Langsuan, Langsuan Ville and Baan Raj Prasong looks better than it. The rest, none come close.

L&H Hotel Ratchdamri, 49 Storey : Ratchadamri and The Royal Ratchadamri/Ritz Carlton Hotel and Residence, 45+12 Storey looks better than this one as well :) oohh and maneya tower :cheers:

when both this and baan rajprasong are completed, back to back, this will be overshadowed big time by baan rajprasong..

mmm I think the crown is overkill on this one, there's many examples of better done crowns in Rajaprasong area eg. CWT and CWH, Baan Rajaprasong, BankThai tower.
Of course that's only my observation, I think it would have look better without the crown.
Also the construction sign read a bit funny:
"Will be starting to erect at this site in February" :D
good thing they stated the height.. in big letters!!

Given the views no one would ever get even on the very top floors as Hansar , Baan Rajdamri , Centerpoint Langsuan and St. Regis will rise and block it all direction, that's understandable.:lol:

i think it i a good product for rental investment. you buy 70,000/m2, you rent for 600-800/month/m2. Not bad deal! BUT VERY DIFFICULT TO RESELL AFTER FEW YEARS

Pan Thai launches first leasehold condo

A Taiwanese property investor has launched the first leasehold condominium project in Bangkok, the 1.1-billion-baht Rajdamri. The company also plans to develop more high-rise projects in the future. Mike Ying, the president of Pan Thai Real Estate Co Ltd, who has joined with Thai partners to develop The Rajdamri on Soi Mahadlek Luang 2, said the company was investing about 750 million baht and expected the site to yield about 10% per year.

The 29-storey Rajdamri will have 278 units sized from 45 to 132 square metres, with prices starting from 2.7 million baht or 50,000 to 80,000 baht per sq m. The company sold 65% of the units, for which 85% are Thai buyers, before yesterday's grand opening. It expects to close sales in the next three months.

Construction started in March 2006 and the company will start to transfer units in October of next year.

Mr Ying, a veteran property Taiwanese developer, said his company had leased the site of more than two rai from the Office of the Privy Purse since 1996, paying about 90,000 baht a month.

The company renewed the contract in 2004 to receive permission to build a high-rise residential building in four years. The 30-year leasehold period would start when the new building goes up and the first units are transferred. The rent has increased significantly, but the company would not disclose the rate.

CB Richard Ellis has been appointed to manage the project. After the end of the leasehold period, existing tenants would have the right to renew their contracts first.

Mr Ying said Pan Thai wanted to build its reputation by developing high-quality projects for the Thai market. It has considered developing more residential projects next year depending on the political and economic environment.

He said the company would focus on residential buildings rather than commercial property.

Mr Ying's portfolio includes more than one million sq m of offices, condominiums, villas and townhouses in Taiwan. Los Angeles and Shanghai.

I bought the 27th floor corner duplex which is actually the 30th and 31st floor at what I thought was a bargin at 83,000. The corner I got was the one facing the Royal Sports Club and Lumpini Park(E4). I was able to go up with the owners son Tony and I was suprised to see a completely unobstructed view.

Yes I am aware, that is why I bought the E-4 unit facing the ambassador's residence in front of me. The Rajaprasong is on my left and I am 3 stories over Baan Somthavil. The St Regis will be well to the right and only block a small portion of the view looking back. I was able to look at the unit before I bought it as I had concerns about what was around me. I live in Baan Somathavil now and love the area.

I just sold my unit a 73 meter on the seventh floor corner. I had the best view and I was able to sell it for 4.8 million,about 65,000 a meter.

Duplexes at The Rajdamri Add Second-Level Floor Space at No Additional Cost


It may be the best value for a new construction condominium in all of Bangkok, but did somebody make a mistake? The spacious, double-volume duplexes on the upper floors of The Rajdamri combine soaring 5.6 meter-high ceilings with second-level master bedrooms. But this masterpiece of design becomes even more amazing when one learns that the selling price is based only on the "downstairs" floor space - the upper-level floor space is, in effect, thrown in for free.

When asked if his design crew may have made a calculation error, Supervising Engineer Tony Ying of Pan Thai Real Estate Co., Ltd. responds with a laugh: "No, we definitely know how to measure our square meters. We wanted to appeal to a certain customer who is looking for a lot of space in the center of Bangkok."

"We view the space more in terms of cubic meters, but if the customer is thinking of square-meter floor space, we realize that this is a big bonus."

Even without taking into account the additional double-volume space on the second-levels, prices in the luxury 29-floor leasehold building are extremely reasonable for the location - a stone's throw away from the Ratchadamri BTS station. The price for the duplexes starts from 83,000 baht per square meter, and there are three types of unit available.

The corner duplex measures in - officially - at 132 square meters. That's what the buyer pays for, but through the magic of the additional second level, he or she actually gets a 190-square-meter dwelling. And it's not only the ceiling height of the living room that's super-sized -- one of the most dramatic features of the unit is a huge double-height, corner balcony with stunning views of central Bangkok.

Tony describes the second-type of unit, a front facing duplex, as his favorite due to a "really nice lay-out." This duplex officially measures 119 square meters - 170 when the upper level is added in.

Both of the above-mentioned duplexes consist of two bedrooms, two-bathrooms, a living room and dining room. All units in the building include built-in kitchens and airconditioning.

Finally, there is a third type of duplex for the buyer who requires slightly less space. The "One-Bedroom Duplex" officially measures 58 square meters with the master bedroom in the second level. Even though the size is relatively smaller, the overwhelmingly sense of space accomplished by a towering ceiling and well-arranged lay-out makes this type of unit perfect for a younger generation who desire a personalized residence in downtown Bangkok.

(Of course, if it's "space without limits" that a buyer desires, the entire 29th top floor consists of four magnificant penthouses!)

The Rajdamri is the first Thailand project of Pan Thai Real Estate Co., Ltd., a joint venture between seasoned Thai and Taiwanese investors. The building is a 30-year leasehold and contains a total of 278 units. Construction is well-underway, with the structure of the towering edifice now complete. Sales of the units began this past August, and the building is scheduled to be ready for occupancy at the end of 2008.

Although sales in all categories of units have been brisk, Tony was surprised that the smaller units on the lower floors went much faster than the duplex units with their extra-space bonuses. Studios and one-bedrooms, at 70,000 baht per square meter, quickly sold out. A small number of two-bedrooms (112 sq.m.) which range from 61,000 to 72,000 baht are still available.

With their clean lines and intelligent use of space, all units in The Rajdamri are excellent examples of practical, contemporary design. Common facilities and amenities offered by the building are second-to-none.

"We experienced a very strong response among the Thai public for the lower-floor units," Tony explains. "The prices were very reasonable for the quality of the units, the space, and the location.

"The condos are perfect for young people with good careers, and a large number of investors also made purchases."

It was assumed by the developers that the upper level units would be more appealing to well-heeled foreigners.

"There aren't many duplexes in this area," points out Tony. "Whether the buyer sees it as free second-level space or not, the bottom line is that these are great units -- beautiful, dramatic, and very practical at the same time."

I got a nice big postcard in the mail today from THE RAJDAMRI....if I buy a leasehold there, they guarantee 20% rental return for three years.....(its nice but I would like a freehold instead :colgate: )
