The Vue will be 53 stories, floors 52 and 53 will be the roof with cooling towers.
The crane will be going up Monday June 2.

Catalyst is being built by the Novare company, a rare developer which funds it's own projects. Charlotte's Avenue Condominiums was also built by Novare.

Probably they have pre-sold/reserved some and they are getting ready to convert those to actual sales... Anyway, these photos are great and I am sure g-man is hiding inside the cloeset, crying himself to death :lol:

Nope, they have not presold a single one yet. They haven't even opened the sales center. Thats coming soon tho.

I knew this was going to happen. And I wouldn’t be surprised if he ends up ultimately transferring this project to somebody like Boulevard Centro or Novare. When I first read Ghazi was developing this site, the first thing that came to mind was how long it took him to develop both phases of the Grande Promenade in University City. And how phase II wasn’t nearly as “grand”, pardon the pun, as he originally billed it would be. I can recall thinking; this guy can barely build strip malls, how in H.E. Double Hockey Sticks is he going to build a 40 story highrise with an entertainment center? And just like with Grande Promenade, he promises things he doesn’t deliver. He got folks all excited about the Epicentre by throwing around names like Lucky Strike and ESPN Zone and now none of those are coming. But I shouldn’t be surprised; I’m still waiting on Mama Fu’s to open at Grande Promende, LMAO!!!!!

Oh well, overall I am still happy about the Epicentre and the Aloft hotel. I just had to vent, because I’ve never been a fan of Ghazi’s.

Sorry to keep venting. But here’s one old article. As you’ll see, Phase II of Grande Promenade was announced way back in 2001. FYI, Phase II was not completed until 2005!!!! And anyone familiar with the center can attest to the fact that it fell far short of what is being described below, which was essentially billed as a Birkdale type of development.

Promenade to add offices
Charlotte Business Journal

A local team is planning a $60 million expansion of its development on a high-profile corner in University City, adding offices, more shops, a 150-room hotel and multifamily housing.

Afshin Ghazi of The Ghazi Co. and George Cornelson of The Cornelson Group are preparing to launch a 675,000-square-foot second phase of their Grande Promenade at the southeast corner of W.T. Harris Boulevard and North Tryon Street.

Buildings could range from a two-story minimum to as many as 10 floors.

"What we are planning is an urban-style development with many of the buildings right up to the street," Ghazi said. "The university area is the fastest-growing submarket in the city. It has tremendous momentum, and we think it will continue growing."

The completed first phase of the project totals 120,000 square feet on 8 acres, and includes a Walgreen drug store. Started in 1999, phase one took less than a year to reach 96% occupancy, Ghazi says.

Tenants include the International House of Pancakes, Quizno's, a Centura Bank branch, Kinko's Copies and Golf Charlotte.

The second phase will broaden the mix of uses to incorporate offices, a hotel and condominiums or apartments. The project is targeting smaller office users as well as locally and nationally known retailers.

The second phase will sit on 15.9 acres at East W.T. Harris and Ken Hoffman Drive, off North Tryon. The county-owned property is a former waste incinerator site.

Ghazi bid on the property in July, and the county agreed in concept to sell it to him for $2.5 million.

As part of his agreement with the county, Ghazi will dismantle and dispose of the incinerator.

Ghazi's purchase is contingent on having the property rezoned to a mixed-use development district, changing from a combination of industrial and institutional zones.

The Charlotte City Council is scheduled to hold a public hearing on the request June 18. A final decision is expected by July 16.

Phase one and two together represent an investment of almost $90 million, Ghazi says.

That is horrible :( I am sure something will happen at the end to get this awesome project back in track. Ghazi's reputation is also at stake when they block so many people from getting their condos on time.

I just don't understand why a company with expertise in suburban housing and little to none in urban highrise residential (Flaherty & Collins) would be tapped for a project like 210 Trade. That formula surely didn't work. I sure hope something gets built eventually.

In the uptown areas we have about 25 projects under construction.

We have had one project cancel 300 South Tryon
The Park in default
Two Ten closed down(funding?)

I do not thinks for the times we are in, this is too bad.
Work has started on the Center City Green -Condos- Parking Deck- Open air Marlet
BOA is the drivig force behind this project, they need more parking space so this will happen.

I think the 300 South Tryon thing is a rumor, because they have resubmitted permitting recently, so they are definately still pushing the tower forward, I don't think cancelled is the right word. Hopefully you are wrong.

I think that Uptown Charlotte has more than enough projects under way, and we are not talking about small scale, either. Not only given the times, but given ANY market conditions. You guys are lucky to have BofA as the driving force behind Uptown development :okay:

The same person on urban planet speculated they might do a price adjustment like Enclave/Renwick. AKA cancel contracts and jack up the prices. 300 South Tryon's residential did too well for them to cancel, I think spec office is just what charlotte needs, as 440 South Church has already signed a few big people to lease their space.

You know, they're doing work on the old Adie's, so something is getting ready to go in there. I ride by there often and I see they're doing something to the facade. It looks nice. Also, the Coffee Cup just moved to NoDa. They're next to Alive in those fairly new wharehouse apartments. I'm glad they're back open, but I just hope they make this move last.

Thanks for posting those gman. I'm so impressed with how tall The Vue is going to be. I recall reading when it was proposed that it would be one of the tallest buildings in the skyline, but for some reason that never sunk in. Now when I'm riding into Uptown, and you can see The Vue really starting to rise, its really starting to register that its going to be a very significant addition to the skyline.

Seems I was wrong, word on the street is this building is going to break ground with less residential in 2010.

If I remember correctly omiting residential just means taking out phase two which was a 15 story residential tower seperate from the main tower but on the same parcel (and part of the project). This however would take out the 15th floor health club called 300 South Tryon, it was to be 17,000 sq feet. I suspect that will be moved to the main tower to omit some of the residential in phase 1. Lets not forget it was lack of office tenant that killed the project not sales, phase 1 was around 80% sold.

The Observer reported today that 28th Row in NoDa is chugging right along...

"Two ongoing condo projects pulled multiple permits to continue building. The Vue, a luxury tower on the rise in Fourth Ward, expects to finish its 50 stories by August. And Ty Matthews, one of the developers of 28th RO in NoDa, said that work continues on the first phase, which is sold out. Developers plan to start building 28th RO's second phase in January."

Condo projects may be signs of life in housing market

CHARLOTTE – Two new condo projects could be a signal that the housing market is turning around. A developer is moving forward with two new projects in Charlotte’s South End thinking the worst is over.

Most of the close to 1,000 projects in the South End were started before the housing crisis hit the area.

But now, Boulevard Homes just announced two new projects in the area just feet from the light rail line: a 12-unit town home development at South Tryon and Camden streets and a 63-unit condo project at Summit and Church.

“[We’re] really excited about the fact that we’re the pioneers on this, that we’re coming out to market before anybody else,” My Townhome Owner T. J. Larson said. “You’ll start to see more of this. The building will happen again.

Permit applications for May were down 39 percent from May 2008, but in March, a 100 percent decline when not one application came in, compared to a couple hundred the year before.

The original plan for the area was to make high-end town homes in the $300,000 range, but the developers decided to change them to condos and drastically reduce the price.

Each of the new projects is priced less than comparable developments. Larsen said cheaper construction costs and the developer’s desire to sell quickly and avoid interest payments lowered the pricing of the units.

“We’re starting to get back to the right prices,” Larsen said. “We still have remarkably low interest rates. They buyers are coming back out.”

In the purchase agreement, if the developer does not break ground on the new projects by the end of the year, the purchaser can get all of his or her money back, plus interest.

Complex planned near Charlotte's Gateway Village
‘Public-private’ proposal would mix Class-A offices with a 20-story residential tower

A pair of developers is laying plans for a mixed-use project uptown that would feature a 20-story high-rise and 100,000 square feet of office space near Gateway Village.

The project, called Sycamore at Gateway, is planned for just over 6 acres along North Sycamore and West Sixth streets and would include up to 435 residential units in three buildings.

Most of the property is owned by Charlotte-Mecklenburg Schools, which would trade part of its land to the developers in exchange for office space in the project.

According to plans filed with the city, the first phase of development calls for a 20-story residential building that would back up to Irwin Creek and Interstate 77, and a six-story midrise with commercial, retail and residential space.

A 12-story midrise on Sycamore between West Fifth and West Sixth streets would follow in the second phase.

Irwin Elementary and Ray’s Splash Planet are nearby but would not be affected by the development, according to the architectural plans.

The school system owns more than 15 acres at North Sycamore and North Irwin streets. It has agreed to trade 2.3 acres to developers John Arciero and Vincent James for 25,000 square feet of office space that CMS would own, as well as associated parking.

“We still have a need for office space in and around the central business district, so I’m sure we can put it to good use,” says Mike Raible, CMS executive director for planning and project management.

The space would likely house an ancillary CMS operation, he says.

The school system’s professional development center or information-technology department are two candidates, he adds. But there are several other possibilities, and no decision has been made.

Raible says the space won’t replace the Education Center on Martin Luther King Boulevard, where the school board occupies 88,000 square feet.

Although the CMS property includes some parking for Ray’s Splash Planet, the developers plan to include a three-level parking deck with as many as 478 spaces in the development. Arciero and James own a small vacant parcel that also will be used for the project.

Sycamore at Gateway would include for-sale and for-rent residential units, according to the plans, 100,000 square feet of Class-A office space and 12,000 square feet of retail space.

No timetable has been disclosed for construction. A public hearing on the developers’ rezoning petition is scheduled for Oct. 19.

James, president of Gulf South Development Group Inc., purchased the smaller parcel, which measures about two-tenths of an acre, in 1996. He recently sold it to Sycamore I, a limited liability company he and Arciero control, for $130,000.

Arciero declines to discuss the project but refers to it as “somewhat of a public-private partnership.”

James has been a residential developer in Charlotte for more than 20 years and is a former member of the Charlotte-Mecklenburg Planning Commission.

Arciero manages consulting firm Arciero Associates and has a background in real estate development.

According to his firm’s Web site, he worked for Killearn Properties in the late 1980s and was involved in the company’s development of two 4,000-acre master-planned communities in Tallahassee, Fla., called Killearn Estates and Killearn Lakes Plantation.

Before forming Arciero Associates, he was vice president of corporate development for Setech Inc. Locally, his clients have included RealEstate.com, a subsidiary of Tree.com Inc., and Bank of America Corp.

Raible says the developers approached the school board about four years ago with their plans, and the deal was agreed to before the economic downturn.

He says it’s the first time the school board has partnered with a developer on such a project. The trade for office space represents a good value for CMS, he adds.

“It was a significantly better deal for the 2.3 acres of land than we would have gotten had we sold it outright,” Raible says of the Sycamore proposal. “I think it’s an excellent deal.”

Regarding the Education Center office, he notes CMS’ lease expires at the end of 2010. The school board is jousting with the county, which owns the building, over replacement office space.

“We would really like for the lease to be extended and hope we can work something out there,” Raible says.

The developer is working with through some issues with lenders right now. 60% of the units are under contract. It will work out.

Because construction didn't even start on 210 Trade beyond a very small part of the foundation. Look at the Park (http://www.charlotteobserver.com/topstories/story/895556.html) for proof that things like this can and do work out for projects where actual construction of the building has commenced.

The Vue will still be a great tower even if its bought by another developer and they finish it off as is.

If I remember right this was supposed to have a floor count in the fifties but I cant get a good count from that photo. How much further does this one have to go?

Someone will end up finishing this project (it might be a while). But it may not be the current developer. 60% of the units under contract doesn't translate into 60% of the units sold with people signing on the final document. Ask developers in Miami, Tampa, Orlando, Phoenix, San Diego, Chicago, etc...

Oh, only three more floors. I cant imagine a developer going through the trouble of changing site plans and the design work for only three floors. It'll be completed sooner or later

R.J. Griffin & Co., general contractor for The Vue, says construction will start again at the 51-story condo tower in uptown Charlotte.

Griffin halted work at the site on Sept. 1, saying Chicago-based MCL Cos. had failed to make payment on invoices.

R.J. Griffin said in a statement late Monday that it had received payment “and will promptly resume work on the Vue project.”

The contractor said at the time of the work stoppage that the project is on schedule and the lack of payment is not due to its performance or that of its subcontractors.

“We are excited that hundreds of employees from R.J. Griffin & Company and its subcontractors can return to work on this landmark project,” the company’s statement said.

R. J. Griffin is a member of the JE Dunn Construction Group, the ninth-largest general building contractor in the United States and consists of six construction companies with offices in 21 locations.

The Vue is under development at Fifth and Pine streets. The developer has said more than half of the units are under contract and the project is scheduled to be completed next year.

Thank God. I was looking at this and thinking that an unfinished building would not look good on this side of town. The Vue really adds a lot of character and length to the skyline. I would be even more happy if they would surprise us and add the spires back toward the end of construction..Wishful thinking..

CHARLOTTE, N.C. -- A construction company that didn't pay subcontractors for work done on the Epicentre has filed Chapter 7 bankruptcy.

Now, hundreds of businesses could be out more than $5 million.

Chapter 7 bankruptcy is a liquidation. Legal experts say Chapter 7 typically means selling assets and using the money to pay its debts

However, Advanced Construction and Consulting's bankruptcy filing lists no assets to liquidate.

Meanwhile, subcontractors, like Luna Stone, are left without payment.

Luna Stone held a ribbon cutting ceremony Friday, two years after it opened.

"We're looking at teetering," said co-owner Scott Codespoti.

The business isn't sure how long it'll be around.

"It's been day to day," said co-owner Karen Codespoti.

It's been that way ever since Luna Stone didn't get paid nearly $40,000 by Advanced Construction and Consulting for installing granite at the Epicentre.

Their company's name is one of hundreds of businesses owed money by ACC, according to the bankruptcy filing.

"That's a lot of pages," Scott Codespoti said while rummaging through the paperwork.

In the filing ACC lists no assets and $5.1 million in liabilities.

"That's a lot of money," Codespoti said.

ACC previously said subcontractors would get paid once it got paid $1.8 million from the Epicentre's developer, Afshin Ghazi.

Ghazi said that money wasn't owed. ACC filed a lien for it.

A $1.8 million payment would still leave ACC more than $3 million in debt, according to the filing.

"It looks like they were using one job to pay for another job," Codespoti said.

Ghazi also alleged that's what ACC did.

Luna Stone's owners realize they might never get their money.

"Doesn't seem like anyone is going to get anything from ACC," Codespoti said.

"I guess that's the stress of doing business with the wrong people," Karen Codespoti said.

As far as that ribbon cutting, Karen says why not? Sometimes a party takes the edge off of worrying, which is something she's been doing for months.

"At least we tried and tried hard," she said.

Luna Stone is now going after Ghazi to try to get its money.

NewsChannel 36 called ACC's business but didn't get a response. The owner's cell phone has been disconnected.
