I've been reading over all of the new developments and proposals planned for other major cities in the south, but I haven't read much of anything going on in my hometown (Birmingham). I think it's embarrassing to have the state's tallest building in Mobile, FAA height restrictions or not. I assume Regions bank is enough of a "regional" powerhouse already to build something impressive (one would think that the nation's 12th largest bank would have something better than a crummy 18 story building) unless they're planning to jump ship to another city. They haven't built anything major downtown since the Harbert Plaza in '89.

- lots of condo conversion, infill, and rehab, especially the old skyscrapers. City Federal, the Cabana hotel (tied up in litigation now, thanks to an absentee Atlanta landlord,) just announced last week, the Brown-Marx building, Pizitz, a few other old downtown buildings. still mostly vacant and owned by an absentee Atlanta landlord is the Empire Building and Commerce Center.
- Wachovia's screwing around in downtown
- old Sears building's being converted into something
- lots of midrise residential construction
- lots of Highland Park condo activity (conversions) plus the Capri tower (12 stories,) and if it ever starts, 11 story 2600 Highland (currently a hole in the ground and sign with a rendering)
- infill in Homewood
- Summit condo tower
- urban pioneers moving into Norwood, rehabbing the old houses
- i saw a concept for a new Regions headquarters in ONB's newsletter last year, but i haven't seen anything else since then

from what i saw, it'd be a new tallest (and above the height limit,) and be on the same block as the old one.
i haven't heard anything about it in like a year, so who knows.

I could be wrong but I think a bulk of the Regions project hinges on a new parking deck downtown... or something of that nature that's dealing with parking.

yeah, i remember that downtown...i think it might be b/c they want to put the building on the current parking deck, and the city government isn't cool with it. leave it to kincaid to screw up another project.
i also remember speculation from a developer on a 31-43 story mixed use hotel/residential tower, depending on 1. the market 2. large enough footprint for the project for cheap enough price 3. height limit review. however, nothing's moved forward.
