spyguy February 16th, 2006, 11:28 PM Yeah. It will be a three tower compex I think (River North Center). One office (tallest) and one tower for residential and one for a hotel. Actually, I think BVictor posted a while ago that at the next Planning Commission this project would be discussed. In fact, it might be today or tomorrow according to my memory.

OFFICE TOWER
The office building will be 42 stories and 631 feet from upper Carroll Avenue. Now remember that Upper Carroll Avenue is the heighest street on the block, so this building would stand about 640 feet or so above Kinzie Street.
A September 1 ground breaking is planned, and the building is currently 68% leased for ~1.2 million square feet.
There will be a 4' setback on Dearborn Street to allow for a wider sidewalk.
There will be underground parking and loading. The loading dock entrance will be on Kinzie Street in order to preserve the transit right-of-way on Lower Carroll Avenue.
The office tower will also have street front retail on Kinzie Street.

HOTEL
Has an increase of rooms from the original proposed amount of 340, to now 525. An April ground breaking is planned. I asked who the opperator was, and they said they didn't have one; however the title block on the renderings clearly stated Springhill Suites and Residence Inn.

RESIDENTIAL TOWER
47 Stories, 498 Feet
37 floors will be condo, the other 10 will be parking, retail and restuarants.
The Sex Shop on Hubbard Street will remain :naughty: The other two buildings on the block will go.
More info will come later on the residential tower. It will come back to the Planning department at a later date, however the developer has stated that he plans to open a sales center for the condos in the next 90-120 days.
There was opposition to the hotel by a member of the hotel worker's union. He sounded off like any typical NIMBY and Naturas shut him up by proving some of his argument wrong. Naturas called the site an ugly hole in the neighborhood.
Also approved by the Plan Commison was a rather large and extremely controversial project for Pilsen. It will go up on a vacant Industrail site between Sangaman Street, 16th Street, 18th Street and roughly Newberry Street on the east. The proposal has 2 6 story midrises on 18th Street with street level retail. 14 townhomes and 2 10 story midrises along the Metra Viaduct at 16th Street. The buildings will be clad in brick and metal panels.

And also, City Hall is greatly warming up to taller buildings especially downtown and along transit lines. Tall and thin is in, because it impacts the neighborhood less with shadows and blocked air and provides for a better skyline than short and squat. The city is now actively supporting TOD development outside downtown and Daley even proposes to allow density bonus near el lines.

I am really excited about this new development on north Clark. That part of River North REALLY needs some new development. I look forward to Victor's renderings.
Also, I agree with you about the city gradually warming up to higher density TOD. Even a year ago I would never have imagined Daley talking in public about TOD/high density development, but the transit train is finally catching on in Chicago. I look forward to other smart developments.

One of the last, large vacant land parcels left in River North is poised for a 2.2-million-sf mixed-use development. The $600-million-plus project will include a 300-unit condominium tower at 63 W. Hubbard St. with 35,000 sf of retail space, a 525-room hotel at 400 N. Dearborn St. in addition to a 42-story, 1.1-million-sf office building at 351 N. Clark St.
The developer, Kinzie Development South, LLC, is seeking zoning changes that would let it build an office building 62% larger than currently allowed, while the proposed condominium and hotel portion of the project is 48% larger than allowed. However, Kinzie Development South is earning density bonuses for public parks, underground parking and upper-level setbacks. Existing zoning under a planned development approved in the 1980s allow a 300,000-sf office building, 340-room hotel with 100,000 sf of retail and office space. The project was endorsed by the plan commission.

Right now it just really breaks up the vibrancy and ubranity of River North and now it will just be a continuation of the awesome development going on along the river. Hopefully it will be a great ped area to stroll around in after all is done.

$400 Million Mesirow Tower to Break Ground
Chicago firms Jenner & Block and Mesirow Financial have announced they have signed leases to co-anchor a $400 million office tower to be built at 351 N. Clark Street.
Together, they will lease more than 700,000 sq. ft. in the 1.1-million-sq.-ft. building designed by Dirk Lohan of Chicago-based Lohan Anderson LLC and Chicago-based A. Epstein & Sons International Inc.
The 45-story structure will be built between Clark and Dearborn streets on the south side of Kinzie Street and will contain 25,000 sq. ft. of retail space fronting Clark, Kinzie and Dearborn streets, underground parking and amenities for the building's tenants including a health club and dining facilities.
It will feature the latest evolving technology for employee safety, comfort and security.
Occupancy for the new structure will be third quarter of 2009.
Mesirow Financial, a diversified financial services firm, will occupy approximately 345,000 sq. ft. on floors 4 through 16.
The building will be developed by a partnership led by Mesirow Financial Real Estate Inc., a division of Mesirow Financial. Richard Stein and Mike Szkatulski head the real estate division.
Mesirow Financial Real Estate Inc. has been responsible for some noteworthy buildings in Chicago, including the AT&T Corporate Center, The USG Building and the Metcalfe Federal Building.
Jenner & Block LLP is a law firm headquartered in Chicago with more than 400 lawyers.

On a side note, those old 19th century buildings in the background (around the middle of the pic) look nice. I hope some of that stuff remains to keep some of River North's charm
nomarandlee January 20th, 2007, 02:07 PM Me too, I am very worried of such buildings getting encroached upon in the not so distant future. That would be a major loss in my opinion and would really take away from a cool contrast and variety that hopefully should always be there. Unfortunatly the way things go I could see some developers wanting to demolish them instead of developing one of the many lots in the area. .
I don't know about the drawbacks but I almost wouldn't mind a preservation district to protect them.

Law Firm Adds Floor to Chicago HQ Lease

Chicago-based law firm Jenner & Block L.L.P. inked an expansion this month to take another floor of space at 353 North Clark, a 1.2-million-square-foot, 45-story Class A office tower due to come online in the Second City’s River North submarket next year.
Jones Lang Lasalle’s Gary Kostecki, who is leasing the building for developer Mesirow Financial Holdings Inc., told CPN today that with the building now about 66 percent leased through two anchor tenants, attention will turn toward smaller users. Floor plates in the building are about 27,000 square feet, he said, predicting a lease in the two- to three-floor range before focusing on smaller tenants.
“We’ll probably do one more medium-size deal, then full floor deals,” Kostecki said.
Jenner & Block will occupy 417,000 square feet in the building, which will also include retail, storage and underground parking. Mesirow will occupy 345,000 square feet in the building.
New office buildings in the city are drawing rents between $45 and $50 per square foot, and the market recorded 3.3 million square feet of positive net absorption last year, its highest annual level since 2000. Overall Class A rents downtown averaged about $35 per square foot at the end of 2006.
Jones Lang Lasalle, who will manage the property upon its completion in late 2009, also recently secured 95 percent of the project’s development cost--pegged at at least $400 million--with financing from Babson Capital Management, Transwestern Realty Finance Partners, Mass Mutual and Hypo Real Estate Capital Corporation.
Kostecki and Steve Smith of Jones Lang Lasalle represented Mesirow in the deal. Bob Chodos of Colliers Bennett & Kahnweiler represented Jenner & Block.

Rival developers Hines Interests L.P. and the real estate unit of Mesirow Financial are tangling over a private drive next to a Mesirow-anchored office tower under construction in River North.
The Mesirow building doesn’t have the right to use the private drive, which is the planned entrance to the 45-story building, according a lawsuit filed by the Hines-controlled owner of the next-door office building at 321 N. Clark St.
The complaint was filed against an affiliate of Chicago-based Mesirow that is developing the nearly 1.2-million-square-foot tower, which has an address of 353 N. Clark St. and is to be co-anchored by Chicago law firm Jenner & Block LLP.
The complaint, filed last week in Cook County Circuit Court, could be merely a case of a disgruntled property owner seeking to gum up a rival development. A dispute over the project between executives of Mesirow and Houston-based Hines surfaced shortly after the project came to light in September 2005. The Mesirow-Jenner building is competing for tenants against a Hines building under construction at 300 N. LaSalle St. Both skyscrapers are scheduled to be completed in 2009.
Or could be a case of Hines protecting its rights, and forcing costly design changes — and delays — or winning significant compensation for the use of its property.
Michael Szkatulski, senior managing director with Mesirow’s real estate arm, sounds a conciliatory tone. “This is a little dispute between neighbors about how to handle the roadway,” he says. "We will work through it.”
Hines executives decline to comment.
A key issue is a one-block stretch of West Carroll Avenue, between Dearborn and Clark streets. On the south side of Carroll is the former Quaker Oats building, 321 N. Clark, and Westin River North Hotel, 321 N. Dearborn. On the north side of Carroll is the site of the Mesirow-Jenner building, which is also bounded by Clark, Dearborn and Kinzie streets.
Carroll has two levels. The lower level is a public street. “Upper Carroll” was privately financed and is owned by the office building and the Westin’s owner, which maintain it and pay property taxes, according to the complaint.
The Westin’s owner, New York-based Tishman Hotel Corp., is not a party to the lawsuit.
Although the Mesirow-Jenner tower has a Clark Street address, the building’s entrance would actually be on Upper Carroll, the complaint says. Yet a property agreement that governs the use of the Upper Carroll allegedly doesn’t give the Mesirow-Jenner site the right to use that drive.
The office building and hotel were “the only properties reasonably expected to be using” Upper Carroll, the complaint says. “It was not foreseen that the main entranceway for any future development (on the Mesirow-Jenner site) would be located off of anything other than” Dearborn, Clark or Kinzie, the complaint says.

Demand for upscale, Class-A office space in Chicago is resulting in the 353 N. Clark St. project in the River North area.
In mid-April, the 46-story tower was 66% pre-leased, says Rux Currin, senior vice president of Chicago-based Mesirow Financial, the developer.
Mesirow will also be a tenant and depart its long-time home across the street at 350 North.
Another major tenant is Jenner & Block LLP, a Chicago-based law firm.
Other office and retail tenants are being pursued.
The 1.2-million-sq-ft building will hold offices, retail and 220 parking spaces in two below-grade levels, Currin says. The office entrance will be on Upper Carroll Court and the retail entrance on Kinzie Street - appropriately so because of the increasing amount of retail on Kinzie.
"The site slopes 12 to 13 ft, so it gives us an opportunity to separate the entrances for office and retail," Currin says.
The steel-framed building will be dressed in curtain wall.
Construction began in November, and occupancies will start at the end of 2009. Mesirow will move in 2010.

I couldn't agree more. Disgust is the way I felt whenever I saw this lot. I never imagined it would be developed so soon and with such a great building.

This is not Goettsch Partners. Rather, it is Lohan Anderson. Granted, Lohan left Goettsch to form Lohan Anderson a few years ago, but there's a big difference, as all of the large commercial stuff in Goettsch when Lohan was still there seemed to have been designed from the Goettsch-Niles side of the firm, and the institutional stuff was from Lohan. With this tower from Lohan Anderson, you can see the differences from the typical Goettsch commercial work (BCBS, UBS, 111 S Wacker, etc)....

A very simple massing... the curtain-wall design has more emphasis on the vertical... how is this not at least halfway Miesian? I doubt Mies would have approved of the blue-tinted glass, of course.

In Solar's last pic of 353 N Clark above, are they pouring the slab with the raker beams still in place? It looks like they've become part of the rebar mat. Interesting technique, although you'd think that a beam that large in the slab would weaken it.
I think that once they pour the concrete and let it cure, it'll create the same lateral forces upon the retaining wall that the raker beams are now producing and then the beams will be cut.
Yes the floor will replace th rakers - same as at 300 N LaSalle and Waterview, and unlike the top-down method being used at 37 block and (soon) at the Chicago Spire.
The rebar is in place, just need to get those pesky beams out and finish the job.

Flubnut November 18th, 2008, 09:28 PM It's a parking garage, unfortunately. Kinda surprising, since the caissons were easily 7 feet in diameter. Perhaps that's a normal size for parking garages? They certainly seemed huge to me.
As for this building, they've framed out the mechanical penthouse. Does that not make it topped out now?

Just spoke to Illini Precast, and ATMI Precast is making the wall panels and whatnot, and JW Peters and Sons is making the big double T's. The wall panels are made in Aurora, IL and the giant T's are made in Burlington, WI. I will update once I hear anything else, but I better get my ass out to Aurora to discuss plans on handling the transportation, and providing a marshalling yard. :)

Broderick Teaming Co January 19th, 2009, 10:10 PM lol, no worries bro. the Giant tees are used for long spans. Also, it speed up the construction and provides maximum weight bearing capacity. We especially LOVE moving these cuz they are usually 12'-15' wide, 60-80' long, and 50,000-100,000#. trust me, its badass seeing this stuff goin down the road....especially when they're my trucks ;)
As far as the wall panels, it is what it is.....a wall panel lol....the exterior structure. Now these you can get weight bearing and non-weight bearing. These can be erected year-round. They also offer them in many colors :) Yes, there should be a lot of these too. Usually they range anywhere from 40'-100'. Yes, we have moved these 100' walls before.

The building website (www.353nclark.com) says that The Oceanaire, Ruth's Chris and Rosa Mexicano are going to be in the building. Of the 3, only Rosa has a "coming soon - Chicago, IL" blurb on their own site. I know Ruth's is just up the road on Dearborn - are they still planning to relocate?
I work for a company that is moving into this building in 2010. Very much looking forward to it!
