IT is always heartening to hear of companies that care about society. It can be helping the underprivileged, fighting diseases or making the world a better place to live in.
YTL Land & Development Bhd (YTL Land), a leading property developer in the country, is in the forefront of shaping the mental and physical landscape for a greener housing industry.
It has been advocating environmental protection and promoting energy efficiency for over a decade, and has called its mission “seeking zero”, a rallying cry for people everywhere to start taking responsibility for their own lifestyle, in order to create a more sustainable society in the long term.
In this regard, it has launched another initiative called the Bird Island Green Homes Competition on July 3.
Bird Island is the name of a small island in the centre of its 35-acre Sentul Park in Sentul West, Kuala Lumpur. The park itself is testimony of YTL Land's efforts to preserve as much greenery as possible while retaining the old Sentul name, which is the name of a big tree.

YTL Land has commissioned this competition, the first green architectural competition of its kind in the world, where eight renowned international architectural firms will compete to build six “sustainable architectural” designs that can minimise the negative environmental impact of buildings by enhancing efficiency and moderation in the use of materials, energy, and development space.
The eight firms are Atelier 10, Grant Associates, Plasma Studio (all from Britain), GRAFT (Germany), Zoka Zola (US), Innovarchi (Australia), KplusK Associates (Hong Kong) and MAD (China).
These firms will have until Aug 19 to submit their designs along with a proposal statement. The designs will be judged based on architectural vision, which covers innovation, new approaches to materials and sustainability, and also contemporary design in a sustainable community and landscape. The designs will also be judged from an engineering aspect encompassing new ways of engaging sustainable technologies, low maintenance solutions and ability to meet energy consumption targets.
Six houses (on sites from 150 to 180 sq metres) based on the six winning designs will be built on Bird Island. Each team will submit two designs for a three-bedroom villa. The winners will be announced in September.
YTL Land managing director Tan Sri Francis Yeoh, who is the chairman of the panel of eight judges, stressed that it was not YTL's intention to derive monetary gain from the competition as the six ecofriendly homes would not be for sale but would hopefully pave the way for “green architecture” in Malaysia.
In fact, YTL will be spending some US$200,000 on the event, not counting the cost of building the houses.
The participating architects are allowed to spend up to US$250,000 to build each home, which may later be rented out.
However, more importantly is the “invaluable learning opportunity” that this unique YTL Land project (brainchild of YTL Land executive director Datuk Victor Yeoh Seok Kian) presents for Malaysian architects and engineers. The competition's project advisor and master planner Stephen Pimbley is a partner of SMC Alsop, one of Britain's renowned architectural firms.
It will showcase the best in terms of cutting edge design and compliance with the highest international accreditation standards for energy efficiency and sustainability.
YTL Land has made a bold gesture to contribute something to society, unlike many corporations today which are only concerned with making profits. In the housing industry we have seen many developers merely build and build, resulting in ill-conceived developments.
The question is: “Can these designs be translated into mass housing for the average Malaysian?” Malaysia has abundant sunshine and there have been talks over the years of using photovoltaic cells to tap solar energy to provide electricity for the homes. Perhaps YTL Land's “seeking zero” initiative can be an impetus to revive interest in areas such as solar energy.
Meanwhile Francis Yeoh said after launching the competition that with the Government's recent incentives for the property market and encouraging more foreigners to make Malaysia their second home, Malaysian developers should build “wonderful” homes for both foreigners and Malaysians to match global standards.
He lamented that many developers took the easy way of merely constructing buildings that might not stand the test of time.
In Singapore, for instance, many condominiums were being torn down and redeveloped by top architects and sold at a much higher price. “We do not want to go down the expediency way. We want to build a masterpiece that can sustain through the ages,” said Yeoh, quoting legendary American architect, Frank Lloyd Wright: “All fine architectural values are human values, else not valuable.”

OshHisham October 9th, 2007, 07:48 AM the project is nice, the architecture is great...but i have some problem with the location, i mean the whole SENTUL, it seems the YTL's project doesn't suit sentul area which is famous for foreign workers(not expats), old and decayed shophouses, low cost housing.....
i mean, if YTL could ever turn Sentul into Bangsar/Damansara-like township...then i salute Tan Sri Yeoh

there's an old Sri Suajaya condo, and the rent rate is just rm700 for 3 rooms....

Project launches at Pantai Peak are likely to be postponed to second half 2008 due to slower-than-expected approval from the authorities, says DBS Vickers Research
DBS VICKERS Research has cut its target price on shares of YTL Land Bhd by 18 per cent, citing a delay in project launch.
The research house has revised its target price to RM2.70 from RM3.30 previously.
"Project launches at Pantai Peak are likely to be postponed to second half 2008 due to slower-than-expected approval from the authorities.
"We understand that the relocation of the current access to the development is slowing the speed of the approval," DBS Vickers said in a report yesterday.
However, it believes that a new traffic plan has been submitted and the project would be launched this year.
"We adjust our earnings estimates due to the timing differences of the project launches. We have revised our FY2008 and FY2009 net profit to RM31 million (from RM55 million) and RM88 million (from RM148 million)," said DBS Vickers.
The Pantai Peak project is expected to have a gross development value of RM800 million.
DBS Vickers also thinks that YTL's Sentul and Pantai Peak projects would take a longer time to be developed.
"However, we believe YTL Land's good location, accessibility and product differentiation should transform Sentul into a sought after address in Kuala Lumpur.
"The strong take-up and price appreciation in Mont' Kiara/Dutamas and KLCC area are strong indicators that there is demand for quality luxury condominiums," it said.

It knew that historic landmarks can add value, provide aesthetic interest and enhance marketability of the properties surrounding them. And it knew these landmarks could become more precious as the world becomes more developed.

In contrast to Sentul West, Sentul East has become known as a lively and energetic hub for the younger professional urban set.
Residential accommodation here comes in the form of The Tamarind and The Saffron condominiums, which struck such a chord with buyers that their units have so far appreciated between 27 and 45 per cent.
The 498-unit Tamarind was launched in May 2002, while the 467-unit Saffron was unveiled just over four years later in July 2006.
YTLLD’s commercial offering, the d7 and d6 retail shops and boutique offices, too have experienced enthusiastic response.
When the first, d7, was launched in September last year, it took just an hour for 100 units to be sold while 90 per cent of the d6 units were sold when they were put on the market in January this year, despite being 20 per cent pricier.
This goes to show the sway Sentul East’s trendy, carefree-lifestyle theme and cosmopolitan urban environment have over its target audience, comprising those in creative fields as well as professionals such as architects, designers and lawyers.
Of course, credit to the sales performance should also be given to the unconventional way the units were designed, with the d7 containing Small Office Home Office (SoHo) suites and the d7 with Sky Offices.
Making things happen
Since YTLLD stepped foot into Sentul, it has done things only a few other developers – or local councils, for that matter – have managed.
It bought into a run-down and fast decaying area, but in a matter of just six years, returned to the city a highly liveable and invigorating address that is being energised by KL’s beautiful people.
Should other parts of the country be in need of a role model as they embark on reinvigoration or transformation exercises, this is where they should look.

CL Integrated Resources Sdn Bhd has introduced a “sky garden” concept for its 1 Sentul condominium in Kuala Lumpur.
The “sky garden”, on level 23 of one of the project's two towers, will cover area of 4,500 sq ft. The other tower will have penthouses on its top floor instead.
Managing director Kenneth Lim said the company could have built more penthouses but preferred to give buyers something unique that could also add value to their investment.
Besides the “sky garden”, he said, there would also be a recreational deck with a swimming/wading pool, gymnasium, sauna, nursery, multipurpose hall and children's playground among other facilities. Residents can also enjoy WiFi Internet broadband access at the podium.
“At RM260 to RM290 per sq ft, 1 Sentul's price is about half that of some Mont' Kiara condominiums,” added Lim.

The 284-unit freehold project consists of two layout types: Type A (1,081 sq ft with three-bedroom/two bathroom) and Type B (1,355 sq ft with 3+1 bedroom/two bathroom). Priced from RM257,800 each, every unit is a corner unit. There will be eight units (four of each type) per floor. Each unit will get two parking bays.
Lim said one of the blocks was soft launched in January and about 50% of the 140 units had been sold.
“We have sold all the four penthouses priced at around RM800,000 each. We are also giving away a free clothes dryer, free first two years' maintenance, no interest during construction, and credit card interest-free easy payment scheme for 12 months' instalment,” he added.
CL Integrated Resources has four partners. The other three directors are Chu Bak Teck, John Lam and chairman Datuk Pua Kim An.
Meanwhile, the company plans to launch an RM150mil service apartment cum commercial project called Tree Lodge in SS3, Petaling Jaya late this year. It will have a unique “sky garden” concept where every third floor will have a “green” area.
The units with sizes of about 500 sq ft to 1,300 sq ft will be priced from RM300 to RM330 per sq ft. There will be retail lots on the first two floors.
Its proposed 50-acre leasehold, U10 high-end gated and guarded community project next to Bukit Jelutong in Shah Alam might be launched in three years' time.
The company has been in the property development business since 1994. It has done seven to eight projects and completed over 1,000 mixed housing units.

PETALING JAYA: Winning a prestigious accolade like the International Real Estate Federation (Fiabci) Malaysia Property Award (MPA) is a fantastic achievement for any developer, especially when the project that won faced tough odds.
When YTL Land & Development Bhd embarked on its high-rise residential project, The Maple at Sentul West in Kuala Lumpur, it chose a site that posed significant challenges, said executive director Datuk Yeoh Seok Kian.

“We did not start with the best location in hand. Sentul was regarded by many as a forgotten railway town that was not immediately perceived as a desirable place for home or work.
“Based on location and product type, the challenge was made tougher, as Sentul was placed in direct comparison with the more affluent and established KLCC and Mont’ Kiara areas,” he told StarBiz in an e-mail.
Rather than go head-to-head with the competition, YTL Land decided to create an entirely different living concept in which a former nine-hole golf course was turned into a private park for the sole use of the community, said Yeoh.
“The intent behind creating a new green lung for KL and the city’s first private park homes, was to develop unprecedented living values for city dwellers not found in the growing concrete jungle,” he said.
The Maple, comprising two 30-storey towers with 159 units each that come with three bedrooms and a utility room, sits on 2.2ha, of which 60% has been dedicated to landscaping.
The winner of the MPA 2008 (Residential High Rise category) and second runner-up at the Fiabci Prix d’Excellence Award 2009, The Maple is the only residence in KL with a private gated park.
The units come in three built-up sizes from 1,535 to 1,707 sq ft. It was launched in 2003 at a starting price of RM250 per sq ft. Foreigners make up 30% of its residents.
“The Maple is currently valued at an average price of RM500 per sq ft, which translates to 100% appreciation since its launch in 2003,” said Yeoh.

PETALING JAYA: YTL Corporation Bhd (YTL) does not have aspirations of “gentrifying” the Sentul area, but plans to make it a mixed-income neighbourhood that is desirable to live in, according to architect Lena Ng.
Speaking at the International Conference on Urban Regeneration, Ng was responding to questions and criticisms from the audience pertaining to YTL’s redevelopment of Sentul Park.
Several members of the audience had raised the issue of how the urban poor that resided in the area would be left behind in the redevelopment exercise to build several high-end condo units and commercial areas.
“We are aware of the big class disparity,” she said, “The aim is not to displace the present community, but to have a mixed-income development that will uplift Sentul as a whole and all of its surrounding areas.”
YTL is the developer of Sentul East and Sentul West, developments centred around the Sentul train station, and is targeted for completion in seven to eight years’ time.
YTL had also allocated the northern tip of its Sentul East development to 800 units of affordable housing.
According to Ng, YTL realises the importance of preserving heritage buildings and would like to create modern, cosmopolitan living and work spaces for young urbanites. She added that the developers’ focus was also around the issues of accessibility.
“Our goal is to provide a green area in the city, reduce urban sprawl, arrest social decline, and integrate and preserve old buildings with our Sentul master plan,” she said. Ng added that continuous elevated pedestrian walkways will be built for ease of movement and safety.
Ng’s presentation was part of a broader range of issues surrounding sustainable redevelopment and regeneration of urban areas, specifically Selangor, in line with the state’s six stimulus package goals.
Among the speakers include Tom Murphy, former three-term mayor of Pittsburgh, USA and senior resident fellow for urban development with the Urban Land Institute (ULI) in Washington, DC, USA, and Fran Wagstaff, the former president of the Mid-Peninsula Housing Coalition, which is one of the largest affordable housing developers in Northern Carolina, USA.
The two-day conference is held at Sunway Resort Hotel & Spa and is organised by the Selangor state representatives for Damansara Utama and Taman Medan, together with the Malaysian Institute of Planners, Rehda (Real Estate and Housing Developers’ Association) Selangor and the Royal Institute of Chartered Surveyors (RICS).

OVER 50 people, comprising Batu MIC division members and squatters residents from Kampung Railway in Sentul, staged a protest yesterday over claims that low- and medium-cost flats are not being built as promised.
The protest was held at the YTL building in Jalan Bukit Bintang in Kuala Lumpur where the group demanded for the promise based on an agreement in 1994 be fulfilled.

They held placards and marched for a short stretch along the street before crowding in front of the YTL building entrance waiting to hand over the memorandum to a management representative.
In the memorandum, it is claimed that Sentul Raya Sdn Bhd (under YTL) was to build 3,000 units of low- and medium-cost flats and two multi-purpose halls and a football field.
However, the group said not a single low-cost unit has been built 15 yearson.
Batu MIC division chairman C. Ramanathan, who is the group’s spokesperson, said the area was now developed with many high-end apartments.
“What we want is for the developer to honour its promise made 15 years back, that is to build the low and medium-cost units,” said Ramanathan.
“They have been asked to relocate to Puchong but it’s so far away. These are poor people earning like RM400 a month and many are uneducated folks who would not know what is happening once they move there.”
Resident Yogalingam Muthukrishnan, 41, said his father first made the home there 50 years back, and is unhappy now that he is asked to move to Puchong.
“I have children who are still schooling so it’s not convenient for me. Also, they have taken away our football field there,” he said.
YTL Land & Development Berhad customer relations manager Karen Tan later came out to receive the memorandum.
Police officers had gathered around to supervise and man the crowd.
According to a representative of YTL Land & Development Berhad, the only agreement made was with Keretapi Tanah Melayu Berhad (KTMB) for the development of Kampung Railway.
The representative said the company had been wrongly vindicated in this matter as Sentul Raya Sdn Bhd in 1994 was under another parent company and that YTL only took over later in 1997.
“It has nothing to do with YTL as our joint venture agreement is only with KTMB, whereby Kampung Railway will comprise a series of medium-cost apartments to be constructed on Sentul Lot PT16 for the purpose of housing KTMB employees and their immediate families.
“The identified site for this project, unfortunately, has been occupied by squatters and their reluctance to move has delayed the commencement of construction for a considerable time,” said the representative, adding that this meant the memorandum handing-over was also directed to a wrong party.
In a press statement issued, it is said some 41 families have already moved out of their squatter homes; with 22 of the 41 relocated to PPR Kg Muhibbah Puchong while the other 19 found homes of their own.
As for this current group of 18 families, a court case was ongoing and no date has been fixed for the next mention.
“We have taken numerous measures to look into the welfare and interest of the affected families, like dialogues and briefings, extending moving-out deadline, assisting the families with new low-cost homes via liaising with the Kuala Lumpur City Hall (DBKL).
“We will still offer relocation compensation and assist with the new accommodation, although it is in the hands of the DBKL to decide on the location,” said the representative.

KUALA LUMPUR: The government wants the developer responsible for developing areas in Sentul, to include low-cost houses in their proposed mixed development project, said Federal Territories and Wellbeing deputy minister Datuk M Saravanan.
He said Kuala Lumpur City Hall (DBKL) would discuss with the developer, YTL Land & Development Bhd, to build 2,400 low cost houses, in their proposed condominium and commercial development for the area.
“The low-cost houses are necessary for the low-income group and squatters in the area to own a house in the area, once it is developed," he told reporters after visiting the site here on Jan 19.
Saravanan said to ensure low-cost houses were built by the developer, DBKL would amend the agreement on the development of the area, to include the building of low-cost houses.
He therefore, urged residents affected by the Sentul Raya development project to remain calm, and not retort to any action that contravenes the law, including staging street protests.
The 1994 agreement made by Sentul Raya Sdn Bhd with Keretapi Tanah Melayu Bhd (KTMB) for the development of the Kampung Railway and Sentul Raya areas, now taken over by (YTL Land & Development Bhd), is a project comprising an area of 118.77ha. -- Bernama

RESIDENTS of Kampung Railway in Sentul are upset with developer Sentul Raya Sdn Bhd for delaying work to build low- and medium-cost homes in the area.
During a press conference on Sunday, M. Satha Sivam of the Kampung Railway Action Committee said there was no reason why the developer could not embark on the project.
Health hazard: The cement plant brings a lot of health problems for residents in Kg Railway.
Responding to a letter by Sentul Raya executive director Datuk Hamidah Maktar on Feb 22, which was published in StarMetro, Siva said the developer’s request that the residents moved out before the project could begin was unfair.
“They claim that the project is delayed because some residents are not moving out, but Kampung Railway is just one third of the whole area, according to a masterplan by the Kuala Lumpur City Hall (DBKL).
“The actual project site is being used by the company for their own commercial gain, which is a cement plant. This plant is causing a lot of health hazards to everyone living here.
“There is so much of dust and noise that we have to deal with. We have already highlighted to the DBKL earlier this month through a meeting but we have not been informed if there was any action taken on the matter,” he said.
He added that the residents were willing to move out provided that the developer was willing to commit in writing to build low-cost houses for each affected family.
“In the meantime, we are willing to move into an area i near Sentul but the developer has to take care of our rental.
“We would like to meet the developer to talk about this matter but it has not been possible. I don’t understand why they don’t want to see us,” he said.

Katanya, bagi menyediakan pembangunan serba lengkap di pusat komersial Sentul West dan Sentul East, YTL Land merancang membina laluan khas yang bakal menghubungkan stesen transit aliran ringan (LRT) Sentul dengan stesen KTM Komuter Sentul.
Tan berkata, ketika ini YTL Land baru menyiapkan 20 peratus daripada keseluruhan projek pusat komersial itu dan banyak lagi projek bakal menyusul.

idi: korean writting is not the same as chinese and japanese even though it rather look nearly the same for non-speakers.. the truth is they are using alphabet like what other language is.it is just that they will compress 1-5 alphabets in 1 block. if u read back what did mr ashraf said: that cladding look like a korean alphabet.
for me his opinion is not wrong.. it is just that korean language did not written as simple as that...

We have been selected to participate in an international competition for Zero Energy Housing, on six sites in the middle of Sentul Park in Kuala Lumpur. Eight designers were asked to submit two designs. From sixteen designs six designs were chosen to be constructed.
The project is envisaged as the first showcase of Sustainable Zero Energy Housing in the world. The competition brief called for houses that work in harmony with the environment, are made from renewable materials, create their own energy, and recycle water.
“This project will become as important of a permanent exhibition for sustainable contemporary architecture as the Weissenhofsiedlung Exhibition of 1927 was for the modern movement in architecture last century.” (South China Morning Post 11.16.2007).
Beside requirements that the houses are zero energy, the competition called for innovative and extraordinary designs that contribute to the legacy of contemporary architecture.

23-storey low-cost flats in Sentul Raya has 1,150 units, a four-storey podium for parking, one floor for motorcycle parking, a rubbish house as well other facilities. Units will have three rooms and two bathrooms each.
“Nowhere in Kuala Lumpur can you get a such a unit for a mere RM45,000.

Residents to be allocated low-cost apartments

KAMPUNG Railway residents in Sentul, Kuala Lumpur, will finally get their low-cost apartments as promised, said Deputy Federal Territories and Urban Wellbeing Minister Datuk M. Saravanan.
“The developer, YTL Land & Development Bhd, has agreed to provide the residents with low-cost apartments and will be issuing the offer letters soon.
“Construction will take place once they have vacated the land and it is expected to be completed in 18 to 24 months from the start date,” Saravanan told a press conference at Kuala Lumpur City Hall headquarters.
He added that he has asked YTL to speed up the process of issuing the offer letters and hoped they would be issued within two weeks.
Earlier, Saravanan had met up with Kampung Railway Residents’ committee members at Menara DBKL 1.
With regard to the 31 residents who had requested for the land to be declared a heritage village, Saravanan said this had been rejected by Kuala Lumpur City Hall (DBKL) and the ministry.
“However, these residents will be eligible to get the offer letters for the low-cost apartments,” he said, adding that the letter was valid for 14 days.
Meanwhile, Saravanan said 29 other residents (18 from Taman Wahyu in Selayang and 11 from the Jinjang Selatan longhouse) would also be allocated the low-cost apartments.
The 23-storey low-cost flats in Sentul Raya has 150 units, a four-storey podium for parking, one floor for motorcycle parking, a rubbish disposal area as well as other facilities.
