I am satisfied with the designs, dont worry, I am not complaining about that, i just want more supertalls for this VERY prestigious and historic project. :D

This leaves just 7 more. Just 7 in an area that will have 500+ towers. We need some height variation here. 30F is great, but I want taller buildings. :D

malec February 21st, 2006, 06:06 PM I think something like 70% will be around 30F, then 20% between 30F and 60F or so and then a few that will be very tall. There's no point in having a million supertalls since they'd all lose their effect. Better save them for only the greatest.

That's 3 out of 19 so roughly 1 in 6 released already are over 200m
Then we have the Bay Gate at 40F and the Churchill Executive tower at 43F which are not short either ;)

AITU April 27th, 2007, 08:56 AM KM-Properties claim that this tower is under construction - probably just to keep investors happy. However I believe that the people and machinery on the site is just an overflow from the Ontario Tower next door as the sites have an open border.

AITU April 28th, 2007, 08:01 AM No I took a drive around the site last week and there is no change to the pictures a month ago. Because the space is limited between the Ontario and Park Lane Towers, and the foundations are well underway on Ontario, it looks like the only place for Ontario to store machinery and materials is on the Park Lane site.....
.....anyway I have just taken a phone call from KM Properties asking to meet me in regards to a redesign of the tower. That probably explains the delay....
AITU May 1st, 2007, 03:55 PM KM Properties have advised that the layout of this tower has completely changed. Originally floors 1-10 were apartments and 11-29 were offices. I booked office space on a the 25th floor.
Apparently now floors 1-17 are office space and 19-29 is to be "The Tamani Hotel at Parklane Business Bay". The new Tamani (Dry) Hotel Chain is run by the Rostamani Group, who incidentally also own KM Properties.
Basically, I can either take the offer of a larger office on a lower floor at the original buy price per sq.ft (March 2006) or they will give me a 25% premium over what I have paid up to this date (40%) and I walk away.......

AITU May 8th, 2007, 04:32 PM It is confirmed that Park Lane Tower on plot 10 is now to become part hotel and part office space. The hotel will be from 19th - 29th floor and will be known as the "Tamini Hotel at Park Lane Business Bay".
Apparently there are 5 more of these hotels being built in Dubai:
- 2 in the Marina
- 2 more in Business Bay
- 1 in Jumeirah (Village I think) Al Matador Tower maybe?
These will all be dry hotels and is a JV between KM Properties and Prince Waleed bin Talal.
Construction is "confirmed" to start at Park Lane site on 20th May....we'll see :ohno: Completion is scheduled for March 2009 (yeah right).
Whilst the number of the floors are the same as before, the whole tower has been stretched slightly (to eek out more saleable space), oh....and there are now no parking spaces included in the price, they are 70K dhs each...:bash:

AITU May 8th, 2007, 09:07 PM No, I took the plunge and stayed in. They offered me an additional 25% office space over what I already had (albeit now on a lower floor) at the original selling price (Mar 2006) which was below 1000dhs sq ft. Given the current market value and the likelihood of it increasing further I took the offer. The location near SZR/Metro station is still good.
I had one car parking space before (1 per 1000sqft then) and I've still got that. I'm still negotiating for more though. I think they need the car parking spaces for the hotel now.

AITU December 20th, 2007, 08:57 AM I was told that the offices would be ready by Nov '09 and that the hotel would be April '10. I think this is more realistic considering there is nothing above ground.
I believe the cheques are required as it simply saves them from chasing people for payment.
What's more worrying is the 2% "Master Developer" charge which seems to have been tagged onto the latest version of the contract. It is still not clear if this is a one off payment at transfer or a yearly charge! The sales guy just tried to laugh it off when questioned on it! He can pay it then.....

It is very difficult to estimate a current market price as nobody is selling and nobody is buying......anybody that is still selling, it is likely to be a distress sale and not therefore an indicative market price.
I expect many commercial investors in BB Phase 1 have now settled in for a long term investment point of view (10 years plus) as the location is great when the economy starts to improve

Dubai : With buildings due to be completed and handed over in the next two years, Business Bay is set to be Dubai's new business hub, according to Sanjeet Joher, group chief executive officer of KM Properties.
"Once Business Bay is done, you'll have the global focus changing towards that area. Business Bay is a prime epicentre for Dubai. All the tourist centres, businesses and authorities are focusing on Business Bay," Joher told Gulf News.
Business Bay is a 5.85 million square metre development featuring a mixture of office and residential towers. The freehold development located next to Shaikh Zayed road and Downtown Burj Khalifa area, aims to be the region's business capital once complete.
The infrastructure, prices and lack of taxes are some of the incentives that will attract new businesses to setting up shop in the area. According to Joher, the natural shift of Dubai's centre will occur as established commercial areas become full.
Relocation
"We see a trend that everyone working in the Deira, Bur Dubai area will be looking to relocate to Business Bay in the future as the area becomes over saturated. There's already a huge demand for Business Bay," says Joher.
KM Property currently has three buildings under construction in Business Bay, Tamani Hotel at Park Lane Office Tower, B2B Office Tower and Tamani Arts Offices all at various stages of construction.
The buildings are set to be completed in the next year and a half to two years to coincide with the completion of infrastructure in the Business Bay development.
"The infrastructure in Business Bay is being built in phases. The chillers, electricity, water, etc will fall in place and be finished at the same time as the handing of our projects. We are working closely with infrastructure authorities, RERA and the Land Department to ensure our clients get the product at the right time with all the facilities," says Joher.

Dubai : The Tamani Hotel at Park Lane Office Tower features in an unusual structure where the hotel begins on the upper floors.
The mixed-use building, which is 150 metres tall, is made up of both commercial offices and a five star hotel.
The Park Lane Tower has reached the 20th level.
The contractor, Al Rostamani Pegel LLC, is preparing to mock up works for common and public areas.
The building was designed by Carlos Ott, who is also known for other landmark buildings including the National Bank of Dubai, the Simcoe Place in Canada, L'Opera de la Bastille in France and the Antel Telecommunications building in Uruguay.
The building's location in Business Bay Phase One means residents and guests are able to enjoy views over Shaikh Zayed Road and the nearby lake.
The hotel comprises 200 rooms, two pools, restaurants and separate spas for women and men. It will accompany the other 10 to 15 hotels that are currently under construction in Business Bay.
"It's iconic because it's the second property in Dubai where the hotel starts from the 20th floor. The Armani hotel in Burj Khalifa is the first," said Sanjeet Joher, the group chief executive officer for developer KM Properties.
The offices are a mixture of boutiques and core offices.
"People working in the offices in the tower can have visitors and customers stay in the hotel with access to five-star facilities. Especially with the traffic in the evening, people might prefer to have board meetings on site. It's a place where you can work, relax and live," said Joher.
KM Properties earlier said it had entered into a strategic joint venture with international urban planning experts, Terry Farrell & Partners, in June.
The joint venture will see Terry Farrell & Partners working on a number of real estate developments for KM Properties across the Middle East and worldwide.

Most important thing is that this part of the creek comes to life (with boats etc.) and that the common areas are being built (pavements, parks etc.). As soon as some shops open in the basements of the towers it might also help to bring people from other areas of the city to this location.
It has a huge potential when you consider how the rest of the creek is looking like. Full of life and people.

Al Rostamani Pegel, the UAE civil engineering and contracting firm, said it hopes to award the contract for the aluminium on its Park Lane Tower in Dubai next month.
The tower is almost elliptical in shape, with a large core wall and a combination of square and circular columns that aim to meet both the demands of the curved shape and the weight of the building.
The tower is being erected at a rate of one slab per seven days, according to T. Gopalakrishnan, project manager.
