Extra floor for Trilogy after strong demand

ROGER Telford wiped his brow in relief as the bulldozer got to work on the site of the Trilogy Apartments on Ruthven Street at the weekend.

Demand for the inner-city apartments has been so great, Mr Telford said it set work back slightly.

"We've put another floor in because the demand was there – that's why we've delayed it a bit," he said.

The principal of National Properties Group said the progress was concrete proof the project was finally under way. The development, which now has a sales value of $40 million, is the project of a consortium including local developer Mr Telford and Prime Property Investment managing director Sid Knell.





"We've completed an early works contract with Hutchinson Builders," Mr Telford said.
"And then next month we'll complete a building contract and we'll have the building program in place."

"It's definitely a project that is proceeding. We've reached a 65% sales level for the residential."

The development was tipped to be finished in September this year, but Mr Telford said he expected it to be nearing completion in July or August next year, subject to the building program.

"There's going to be at least five retail spaces on the ground floor, two mezzanine levels and then 2000sq m of commercial space," he said.

"We're looking at four levels of Quest serviced apartments, then another two levels of sub-penthouse apartments – ten each level – and then one level of eight penthouses."

There will be a small conference room, basement parking, gym, lap pool and barbecue facilities.

Prices range from $350,000 for the sub-penthouses to $600,000 for the penthouses.

Mr Telford said currently there were five sub-penthouses and about six penthouses left to sell.

LJ Hooker project co-ordinator Margaret Rose said she was surprised by the interest shown for the apartments, with the majority of buyers from the Toowoomba area and its western surrounds.

"It's new for Toowoomba and off the plan ó we were very surprised by the interest," she said.

Not much happening on site... just a big hole behind the fence with piece of machinery.... it was spose to get going about 2 months ago.... The agency said there were only 7 units left

At long last trilogy towers is underway again. Stopped for the extra storey then here comes toowoomba 40m building. Its been lean over the years for toowooomba.

yeah for the last 10 years its been 8 stories in the city or 36m i suppose. Trilogy was only to be approved if it was 8 stories, but they got away with 9. Then council decided to approve 10 stories. At least there looking to the future.

where did you get that information from?? heritage and condamine centre are both over 40m. i dare say the height limit is about 45 or 50.

LOCATION, location, location, so the saying goes.

And residents of a new $40 million Trilogy Apartments will certainly have that.

Once the bastion of metropolitan areas such as Brisbane, Melbourne and Sydney inner-city living has finally arrived in Toowoomba.

Mounds of dirt and a single back hoe marked the start of construction at the vacant Ruthven Street site yesterday of the cityís first high-rise development, which blends residential, commercial and retail living in the heart of the CBD.

The 10-storey development comprising retail space, including a restaurant and wine bar on ground level, commercial space, three floors of serviced apartments, 10 sub-penthouses and eight luxurious penthouses is set to revitalise Toowoomba’s CBD

Conference room facilities, gym, pool and barbecue area have also been incorporated.

Unlike the hefty prices commanded for inner-city apartments in metropolitan or coastal areas, Toowoomba prices for inner-city living are relatively modest, ranging from $350,000-$680,000.

Developer Roger Telford said the development had already attracted great interest with apartments selling fast off the plan.

Support for the project in the community had also been strong, Mr Telford said, with the development application passed without a single objection.

"It’s (the development) purely lifestyle living," he said.

"Toowoomba really needed something like this. It was time."

Hutchinson Builders area manager Robert Weymouth who learnt this month of the company's successful bid for the $25 million construction contract, said the development would bring the city to life and spur economic growth.

With acoustic design measures and Toowoombaís more subdued nightlife, Mr Telford, was confident a similar furore to that created in Brisbane’s Fortitude Valley, in which cashed up inner-city residents clashed with local pubs and clubs over noise levels would be avoided.

Construction is expected to be completed by October 2007.

So Jedmat - you're Joe? What happened, you forget your password or something?

So this'll be Toowoomba's first highrise since Cottesloe Crest was completed in 1998 right? Although Trilogy's only 10 storeys so they're doing well to turn 10 floors of resi into a highrise building - it'd usually be about 30m. Has the design changed at all with the addition of another floor - I notice those renders are of the 9 storey version.

Danubis just a quick note with height limits in toowoomba. when the heritage plaza and condamine centre were built i think there was a 50m limit, but then was reduced to 8 stories for fear that there would be all these 8+ storey building popping up. now it seams that you only need to plead a fair case and anything goes. Garden City Tower 11st Kitchener St Parklands 11st and 10st and 10st Trilogy ,,, hope there is more to come.

ya, i think if you can plead your case well enough, you could probably get anything up to about 60-70 meters approved... above that, well, i dont think toowoomba is ready for that yet, at least in the next 10 years or so

hey cul, emporis still lists this building as 37m/9st... this is the latest render - can you work out how high it is now? im guessing a little over 40m... also, it has started construction so it can be shifted from 'approved.'

I know that the mecure hotel is 7st at about 3.5 so 24.5 to roof plus plant about 3.5 also .... 28m ... have read other forums saying that it is only 26m but i have been in there and the ceilings and ceiling to floor gap looks 3.5m so 28m is a minium.

ok back to the crane... this is only an educated guess.... 45m to crane arm and 55m to top of crane. I think the arm has to reach past the max height of the building 40m.

I'm only guessing by looking at the photo...

Plus that is about the height a Liehberr in Oz will freestand without putting beefier towers in at the base, which this doesn't appear to have...

the burke and wills is only 6/7 stories isnt it? so trilogy will tower 4/3 stories (plus the roof feature) above the burke and wills in this pic.

Yeah Burke and Will is ground +6 stories + Roof. Not sure where i have placed the exact meaurements.

Trilogy 40m

Trilogy floor heights are much greater 4m for the first 3 and 3.5 for the next 7.

It will tower above it.

Yes very wide building. It makes a greater impact on the skyline than the Heritage Plaza or Condimine Centre, because the town dips away very fast towards the creek.

Maybe another month or so, their still working on roof.....There are other buildings planned but are at a standstill for a while.....not to sure when next crane will be, shouldn't be to far away.

They've cleared off the top level of scaffolding so the roof is clear for all to see. Doesn't look bad, i'll have to get a pic. I suppose the rest of the scaffolding will be up for quite a while (my pessimistic thoughts)... i hate the wait..

Welcome mr-jay. cant wait for pix! it is quite a baulky building, even tho its not terribly high.

Yeah can get a pretty good look at the roof now... the plant room is all finished so trilogy now at full height I think at 43m to LMR.... and when finished building will be called Toowoomba Central Plaza for sum reason, I think that's right? no sure why thou.....

Agread the name change sux, there's a sales office for trilogy just down from it on the opposite side on ruthven st and is called TCP toowoomba central plaza sales office, hopefully might just be the name of the commercial shops on the bottom 3 levels but I don't think so though, that would be pretty lame...

Enough scaffolding down now to get a good look at those weird slat-like shutters they have over some windows on the front and rear sections of the building. Doesn't look bad - different. After looking at the render i was expecting worse.

Driving past i've been wondering how it's going to look when all is completed and it's after dark in Toowoomba. The building is so clearly visible from so many locations in the city i'm thinking it should be pretty impressive. The other two main (middle of the city) skyscrapers remain pretty dark come night time, i think (although Heritage generally has it's big sign all lit up)...

you get a fantastic view of the city from the top level of the base hostpital carpark, TCP really makes a huge impact.. I did get some great shots from there but can't get the images through... joe or mr-jay if you are in that area of town maybe get a few shots it really is a great view:)

they've taken away another level of scaffolding, 3 top levels now visible. there's 1 thing not to sure about is the orange feature at the south eastern part of the building, don't reckon is a good match with the rest of the building colour. oh well might grow on me, maybe lol.

definitetly quit a large drop down to condamine centre, makes it look alot higher than really is... think the carparks bout 5 levels plus the top level with the coro-iron roof, it seems higher than 20m when on top but that would probably be about right because is a least half the size of the hospital when looking at them from town....

Actually, this building could have appeared much worse, architectually i dont exactly like it, its alright but ive seen better small rise buildings elsewhere (not neccessarily in Townsville, cause we have some pretty shocking ones up here too), but this building has turned out much better because of its colour scheme, which is pretty nice to look at.

Listen, we are all entitled to our opinion, but i dont want to see Toowoomba vs Townsville (alphabetically, not picking favorites), or Townsville vs The Darling Downs or whatever. Just leave it at that, just say you dont like the building, and disregard what other forumers claim in their supposed or truthful joking. You could still say that for a Regional city that lacks abit of a skyline, you could congratulate Toowoomba based forumers for now looking at a reasonably more plentiful skyline.

Pretty impressive for Toowoomba, was there Saturday past and it certainly stuck out. Though after getting the shits with Air conditioning plants on Brisbane buildings and now seeing this, i think councils need to be very strict on how they are integrated into building design. Hate the afterthought industrial look they give.

I noticed some struts going up around the huge air con outlet/inlet thing, hopefully they're going to hide it with some sort of plant room. Also noticed the lower level business frontage is starting to look pretty cool with a pretty big overhanging roof section jutting out over Ruthven St, should look good when done.

Actually, this has turned out much better than I expected. The air-con unit looked really ugly a few months ago, but they've fixed that up nicely. Overall, not a bad addition to the Tmba skyline at all. :cheers: The name could be more original, but you can't have everything.
