What is the deal with London skyscraper construction compared to the rest of the world? We are now talking a 16-17 floor core, with no visible steel whatsoever. This just doesn't seem to happen in any other city. Does London just like to tease us? I like it better when everything rises at least somewhat together. It's pretty anticlimactic to have a core just sitting there for months (and months, and months) on end while the steel catches up. Can anybody answer me why they do this?

Lol...what a load of pretentious nonsense.

The construction method is dictated by cost and timetable...there are plenty of towers built in London where Steel and concrete have risen together..the 180m St Georges Wharf being the best example..currently UC..

They've been mucking around for years because there was no money (so no honey either).
Until the Saudis decided it was about time to cough out some petropounds so the Pinnacle can finally rise (albeit slowly...)

i can guess how much you love london sir but please your comment is a bit exaggerating. london may be a master in terms of finance, banking, tourism and many others, but a global city like new york is on it's own league when it comes to skylines and skyscrapers and tokyo also shits on london in many ways though :ohno:

New York is the unparalleled financial capital. Nonetheless, of the two great global cities, NY and London, I prefer London.

Anyway, this is a magnificent tower.

Not really. London never rivalled NY. There were two years when its IPO volume surpassed NY's and suddenly Brits called it the financial capital, despite the fact that NY had way more M&A, bond issues, hedge funds, private equity firms, etc.

Warsaw has surpassed London in IPOs in the past two years, but no one says that Warsaw is a more important financial center.

Moreover, the EU regulations will make Paris and Frankfurt the financial capitals of the EU.

Anyway, 20 Fenchurch is great.

^^ Dude, I never said one was better than the other, only that in at least some cases they are considered similar, and actually the 2011 Global Financial Centres Index puts London at the top and New York second. This Wikipedia page (http://en.wikipedia.org/wiki/Financial_centre) shows that in the past few years, three out of four of those organisations put London above New York.

You may say that's unscientific, or it doesn't mean anything, but all I'm saying is that some people, some of the time do consider the cities similar. Why are you fighting this idea? I couldn't care less if New York is the more important city, but some have called London more important.

I read up on this building. It is almost double the height of the demolished building that it is replacing, yet it only has 2 more floors? I guess the floor-ceiling height on each floor is rather big.

EDIT: Ah I see Wikipedia got their (edited) facts wrong... Yeah the original building had 25 floors, not 34.

I believe that has occured in some buildings in Australia, but I don't remember which.

Either way, this is unusual. Hopefully the steel will rise soon!

i've got just 2 ideas why the core is built before the steel work start:
1. since the tower has unique shape, maybe it need whole core to be built to start steel. for example, construction of the core can interfere steel work or something like this
2. the developer doesn't have enough maney since not all the office space is sold(and as i understand this problem is common for london now). so they want 20 funchurch street to top out as quikly as possible to make a feeling everything is all right, they've got enough money and gonna build at time

What about option 3: It's just a normal construction method. I've seen this so many times. First building the whole core, than the rest of the building. Quite normal here in Holland too. Even for simple boxes.

Barclays definitely was (oh the early days of this forum!). I think with HSBC and Citigroup the core didnt top out before the steel but the steel was a long way behind to give that impression from a distance.

I have seen it here in the Netherlands a couple of times before, but these towers were not as tall as this one.
I like this method because it goes up so quickly and it will make its mark on the skyline much sooner.

I like this method because it goes up so quickly and it will make its mark on the skyline much sooner.

To me, it makes its mark as an eyesore of a core, and then construction becomes almost anticlimactic as we wait 6-12 months for the steel to finally catch up. I like watching it all rise at once, or at least in a way where the core never gets more than 7-10 floor above the steel, kind of like at St. George Wharf. I just can't get excited about a 35 story piece of towering concrete. Other than acting as a large-scale virtual ruler, it gives no indication of what this building will ultimately look like.

Piling work began on the site in January 2011 and in early March 2012 the slip-formed concrete core reached 162m (level 36).
The basements are almost complete and work to the stairs and lift shafts have started. In April the tower cranes will be fixed to the top of the concrete core and errection of the structural steel frame will start.
Mechanical and Electrical services contractors have been appointed, with works in the basement plant rooms due to start in May.
The project is on schedule for completion in second quarter 2014.

I think this building is a prime example of novelty for novelty's sake. 'a top-heavy skyscraper has never been built before, so let's do it'!!. But there's a good reason it hasn't been done before. That disease which has corrupted modern art, the striving for originality at all costs, leading to novelty for novelty's sake, is infecting architecture as well it seems. But that's just my opinion.

First letting of London offices in Walkie Talkie skyscraper 'close'

The London offices in the Walkie Talkie tower will soon be let out for the first time. According to CoStar News, Canary Wharf Group and Land Securities have almost reached an agreement with insurer Markel to take space at the 20 Fenchurch Street, EC3, skyscraper.

Markel is one of six potential occupiers of the 37-storey tower, but the insurer is in the most advanced talks. It is thought the firm wants to take 80,000 sq ft of London offices out of a potential 695,800 sq ft.

The insurer currently has its City headquarters at 49 Leadenhall Street, which shares the same postcode as the Walkie Talkie tower. If it did make the move, the publication said the rent would be approximately £65 per sq ft.

Designed by Rafael Vinoly, the 509 ft skyscraper is a 50 per cent joint venture between Canary Wharf Group and Land Securities. When fully completed, it will offer 14,000 sq ft of retail space and 680,000 sq ft of City offices.

Markel regeared its current lease in August 2010 in an attempt to secure additional time to find a headquarters that was more suitable for its requirements. It is due to expire in 2014, although the original agreement would have ended in 2011. Construction of the Walkie Talkie tower is scheduled for 2014.

CoStar News noted there has been a recent surge in interest in EC3 offices within the insurance sector. Royal & Sun Alliance, for example, is looking to move into as much as 130,000 sq ft of space. Leases at Plantation Place 1 and Leadenhall Court are due to expire in 2014, with the Walkie Talkie therefore a potential new home.

Liberty Mutual is also reportedly considering City offices here. Between 60,000 and 80,000 sq ft of space could be taken up following a potential move from its current base at Plantation Place South, 60 Great Tower Street.

When work started on the tower, Canary Wharf Group's chief executive officer George Iacobescu commented: "We are delighted to be able to apply our extensive high rise experience to such an iconic development. We look forward to working alongside Land Securities on this exciting project, which will be yet another step forward for London's economy.”

i'd disagree
firstly, the shape of this building isn't such an architectural problem to have so massive core
and secondly, 25 churchhill place has almoust the same core in meaning of size, but it's almoust a regulary-shaped box

it's rather a new tendency. maybe they gonna put all common services like elevators, WC, technical rooms etc in one place(the core) ?

The reason for the core being so huge will be partly due to its shape, however a lot of London has very soft, clayish land, this is the reason that almost all tall buildings have cores in London

The Building we can see is Core or Main Tower???

it is just a big core, the tower would be much bigger than that.

I love this picture.. Got the dark gloomy sky in the background but the buildings stand out brightly because the sun is shining on them from behind you!

Landsecs in ‘Walkie Talkie’ letting talks

Land Securities is closing in on signing up the first tenant for their flagship City of London skyscraper, the so-called Walkie Talkie building.
The UK’s largest real estate investment trust by market value is in discussions with Kiln Group, the insurer, about its taking up a 60,000 sq ft pre-let agreement in the 37-storey tower, people close to the deal said. The company has only two years to run on the lease in the building in Leadenhall Street where it occupies about 47,000 sq ft.

News of the negotiations comes just a month after Costar reported that Landsecs had opened negotiations with Markel, another insurer, about the possibility of its taking up space in the 690,000 sq ft Walkie Talkie.
Although nothing has been agreed yet, the approaches from the two companies underlines the fast-growing presence of insurance groups in the City office market – traditionally the heartland of the UK’s banking industry – as they make the most of the supply of new buildings in Europe’s pre-eminent financial district.

British Land, Landsecs main rival, also recently announced it had struck a deal with Aon, the US insurance group, to take up 191,000 sq ft of space in its forthcoming Leadenhall Building development, nicknamed the “Cheesegrater”.
The two towers form part of a cluster of four skyscrapers under construction in the City. The buildings are expected to capture some of the demand arising from lease expires and breaks, which are expected to hit 3m sq ft a year in the City until 2017.
