That's real POSH!.no one can't beat that.I feel that Gaysorn still being the most Luxury mall in BKK.As the new Facelift(Again and again!)I think the new glass version is far better than the old white steel(or something).It goes along pretty well with White floor.Moreover,I really love their luxury Sofa on the G floor.looks so comfy to seat back and watch the HI-SO people shopping spree

From the rendition of renovation works, it supposed to have LCD screen at the corner above the LV shop's, isn't it? It will be nicer for this intersection with some big screens, it'll look great when you walking across the road from Erawan and seeing big screen while you're waiting for green traffic lights. However, Gaysorn is my favourite mall in BKK, it looks gorgeous, fabulous and stylish, eventhough, i couldn't afford to buy all brands there, still love it. Thanks for this thread.

Well as someone already explained, gaysorn is an high end shopping mall thats why it doesnt have any junk food stores. This is not just a super expencive girl store, its for mens too. :)

นางสาวกรกฎ ศรีวิกรม์ กรรมการบริหาร บริษัท จี.เอส. พร็อพเพอตี้ แมนเนจเม้น จำกัด ผู้บริหารศูนย์การค้าเกษร กล่าวกับ "ประชาชาติธุรกิจ" ว่า จากนี้ไปเกษรจะเน้นการตอกย้ำโพซิชั่นนิ่งในแง่ของการเป็นศูนย์การค้าระดับไฮเอนด์ให้ลูกค้ารับรู้และชัดเจนมากขึ้น อย่างยิ่งในแง่ที่ว่าเกษรนั้นเป็นศูนย์การค้าที่ตอบโจทย์ไลฟ์สไตล์ลูกค้าระดับไฮเอนด์ รวมทั้งจะเน้นในเรื่องของการบริการในเชิงลึกมากขึ้น เนื่องจากลูกค้าที่มาใช้บริการที่เกษรจะมีแบรนด์ลอยัลตี้สูงและเป็นลูกค้าประจำ

ส่วนกลยุทธ์การตลาดนั้น เนื่องจากเกษรเป็นศูนย์การค้าไฮเอนด์ จึงมีนโยบายที่จะไม่ทำเซล โปรโมชั่นอย่างพร่ำเพรื่อ จะมีเพียงปีละ 2 ครั้ง โดยหลักๆ ก็จะเป็นช่วงที่สิ้นสุดซีซั่นของแต่ละแบรนด์ และแนวทางที่จะเน้นมากก็คือ การทำกิจกรรมส่งเสริมการขายในรูปแบบของอีเวนต์มาร์เก็ตติ้ง ที่เป็นการร่วมกับพันธมิตรต่างๆ ในการให้สิทธิพิเศษเพื่อเป็นการสร้างมูลค่าเพิ่มให้กับลูกค้า

ขณะนี้ แม้ว่าจะมีปัจจัยลบต่างๆ เข้ามากระทบในภาพรวม โดยเฉพาะเรื่องของราคาน้ำมัน แต่สำหรับเกษรยังไม่ได้รับผลกระทบจากปัจจัยดังกล่าว ทั้งนี้เนื่องจาก กลุ่มลูกค้าของเกษรเป็นกลุ่มลูกค้าที่มีกำลังซื้อสูง แต่สิ่งที่น่าห่วงคือเรื่องของความไม่มั่นคงทางการเมืองอาจทำให้ผู้ประกอบการไม่กล้าจะลงทุนเพิ่มขึ้น แต่ขณะนี้ถือว่ามีทิศทางที่ดีขึ้น ทำให้ร้านค้าต่างๆ เริ่มที่จะกลับมาลงทุนปรับปรุงร้านค้าตัวเองตามแผนที่วางไว้

นายชาญ ศรีวิกรม์ ประธานบริหาร บริษัท จี.เอส. พร็อพเพอร์ตี้ แมนเนจเม้นท์ ผู้บริหารศูนย์การค้าเกษร เปิดเผยว่า บริษัทใช้งบประมาณ กว่า 100 ล้านบาท ในการปรับโฉมพื้นที่ภายในศูนย์การค้าบางส่วนให้ทันสมัย และจัดกิจกรรมทางการตลาด ภายใต้การแคมเปญใหม่ “เพียวรี่ เกษร” เพื่อให้สอดคล้องกับภาพลักษณ์ใหม่ของศูนย์การค้าเกษร ที่สื่อความเป็นเอกลักษณ์ศูนย์การค้าระดับหรูและเน้นการบริการแก่ลูกค้าเชิงลึก จากปีที่ผ่านมาที่เป็นแนวคิด “แบรนด์ มิกซ์” หรือการทำตลาดภายใต้ความหลากหลายของสินค้าแบรนด์เนม

ทั้งนี้ แคมเปญใหม่ดังกล่าว ยังเน้นบริการ รูปแบบใหม่ “เอสเซนเชียล เกษร” ด้วยการนำเสนอสินค้า และบริการถึงตัวลูกค้าโดยตรง ซึ่งจะเริ่มในไตรมาส 3 และ 4 ของปีนี้ เพื่อรักษาฐานลูกค้าลูกเดิม ระดับเอบวก มีฐานเงินเดือนอยู่ที่ 1 แสนบาทขึ้นไป และขยายฐานลูกค้าใหม่ที่เป็นคนรุ่นใหม่อายุ 29-30 นิยมการใช้ชีวิตหรูหราและจับจ่ายสินค้าแบรนด์เนม รวมไปถึงลูกค้านักท่องเที่ยวกลุ่มประเทศอินเดีย และอาหรับ ที่เริ่มเดินทางเข้ามาทำธุรกิจและพักผ่อนในประเทศมากขึ้น

การปรับโฉมใหม่ของเกษรครั้งนี้ เนื่องจาก ตั้งแต่ช่วงปลายปีที่ผ่านมาจนถึงต้นปี 2549 พบว่า จากการเปิดตัวของศูนย์การค้าหรูแห่งใหม่ในทำเลใกล้เคียง และปัจจัยลบทางเศรษฐกิจ ราคาน้ำมันที่ปรับตัวขึ้นสูงอย่างต่อเนื่อง และความไม่สงบทางการเมือง ส่งผลให้ลูกค้าประจำหายไปประมาณ 8% โดยปัจจุบันเกษร มีปริมาณลูกค้าหมุนเวียนเฉลี่ย 1.7 หมื่นรายต่อวัน จากแผนดังกล่าว คาดว่าจะมีลูกค้าเข้ามาในศูนย์เพิ่มขึ้น 30%

ล่าสุดบริษัทอยู่ระหว่างเจรจากับเจ้าของสินค้าแบรนด์เนมแฟชั่นชั้นนำในต่างประเทศ ราว 3-4 แบรนด์เนม อาทิ จากฮ่องกง แลนด์ เพื่อติดต่อให้เข้ามาเปิดสาขาร้านในศูนย์การค้าเกษรแห่งเดียว เพื่อเสริมจุดเด่นของความเป็นศูนย์การค้าระดับบนจากแบรนด์เนมชั้นนำระดับโลก

Gaysorn operator in talks for new digs

GS Property Management Co Ltd, the operator of high-end shopping centre Gaysorn Plaza, has approached Naraiphand shopping mall, located opposite Central World, to take over its building when its lease expires next year.

The company is searching for new locations to develop plazas, having recently lost a bid for British Embassy land to the Central Group. It is ready to invest US$250 million (Bt9.5 billion), according to its chairman Charn Srivikorn.

GS Property Management is a joint venture between the Gaysorn Group and Hong Kong property firm Hongkong Land, which holds a 33.33-per-cent stake.

Charn said the company's new investment would be focused on the Ratchaprasong area.

Meanwhile, the company has announced plans to spend Bt30 million to renovate Gaysorn Plaza in keeping with its new customer target. It will focus on young people with "high-end financial status" who visit the shopping plaza "for a period", the company's marketing director Satima Tanabe said.

Most of these people begin by buying expensive items of jewellery, then graduate to buying other big items, such as fashion clothing. Their age is 29 or 30, and their careers are progressing well.

The company will bring about four new international brands to Gaysorn early next year. One is an American brand offering items with "highly individual personal character", and another is a sub-brand of Louis Vuitton.

Gaysorn is also attracting new shoppers from the United Arab Emirates and India. This is attributed to a five-month awareness campaign using the Google Internet search engine, Satima said. It also uses its website as another advertising channel.

ทั้งนี้ อาคารซึ่งเป็นที่ตั้งของนารายภัณฑ์ปัจจุบัน กลุ่มเดอะมอลล์ เป็นผู้เช่า จาก ตระกูล พหลโยธิน จะหมดสัญญาภายในปีนี้ บริษัทจึงได้เจรจากับเจ้าของที่ดิน ซึ่งมีเนื้อที่ประมาณ 4 ไร่ คาดว่าจะตกลงราคากันได้ในเร็วๆ นี้ และหากบริษัทได้ที่ดินแปลงนี้มาพัฒนาต่อ จะสามารถเติมเต็มศูนย์การค้าเกษรได้สมบูรณ์ขึ้น เพราะที่ผ่านมา มีแบรนด์สินค้าชั้นนำอีก 3-4 แบรนด์ต้องการเช่าพื้น เพื่อเปิดช็อป ได้แก่ ชาร์แนล แอร์เมส และคาร์เธีย

"ผมคิดว่าความต้องการพื้นที่อาคารสำนักงานในเขต ซีบีดี ยังมีอีกมาก โดยเฉพาะเมื่อรัฐบาลลงทุนขยายระบบรถไฟฟ้า การเดินทางจะสะดวกรวดเร็วยิ่งขึ้น" นายชาญ กล่าวและว่าบริษัทยังเตรียมลงทุนกิจการโรงแรม ระดับ 5 ดาว ใน จ.ภูเก็ต อีกด้วย ซึ่งได้ซื้อที่ดินในแถบใกล้เคียงกับหาดป่าตองไว้จำนวน 200 ไร่ ขณะนี้ อยู่ในขั้นของการออกแบบ

เตรียม รีฟันด์ ภาษีนักท่องเที่ยว

สำหรับการดำเนินการเพิ่มศักยภาพภายในศูนย์การค้า "เกษร" ล่าสุด ได้รับการอนุมัติจากกรมศุลกากรให้ร้านค้าที่จำหน่ายสินค้านำเข้าจากประเทศ หรือสินค้าแบรนด์เนมต่างๆ สามารถขายสินค้าโดยให้นักท่องเที่ยวชาวต่างชาติ ขอคืนภาษี ณ จุดขาย หรือ Tax Refund ได้ ซึ่งจะทำให้ราคาสินค้าแบรนด์ชั้นนำของโลกที่นำเข้ามาจำหน่ายในศูนย์การค้า มีราคาใกล้เคียงกับร้านดิวตี้ฟรี คาดว่าจะดึงดูดนักท่องเที่ยวให้เดินทางมาชอปปิงมากขึ้น

"มั่นใจว่าศูนย์การค้า ห้างสรรพสินค้า บ้านเรา มีความหรูหรา สินค้าหลากหลาย คุณภาพดี เป็นสวรรค์ ของนักชอปปิงได้เต็มร้อย เพียงแต่รัฐบาลและเอกชนจะต้องเดินไปในทางเดียวกัน ซึ่งเมื่อปีที่แล้ว ทางชมรมศูนย์การค้าย่านราชประสงค์ได้เสนอแนวทางการผลักดันเพื่อเพิ่มรายได้จากการชอปปิง เพื่อนำเงินเข้าตราประเทศ แต่เรื่องก็เงียบหายไป " นายชาญกล่าว

Jo, Lappland and Norrland are kind of famous where I grew up in sunny Los Angeles near Hollywood (actually closer to UCLA/Westwood) because as kids we were told that Santa Claus' reindeer and Rudolf-the-RedNose came from there :colgate: :hahaha:

I agree! That LV corner and that street makes it look really hi-end shopping street like it could be in paris or something...

I like those paintings....it warms up the space (instead of just arctic white) ;)


also, over the weekend, I noticed that Siam Paragon installed colorful "stick trees" to warm up the colors a bit too....

Interior of SUdirman Place, to be honest, I wasn't impressed AT ALL with this mall. The place was empty and deserted, hardly any branded shops were open, and the main mall (not the branded section with the fake clouds) did not look classy at all...also, some of the goods in Nichol Edwards were extremely overpriced, like this top for girls (the polo type with two bottons on the top), priced at Rp1,150,000!!! OMG...but they "discounted" it 70%..hahahaha...still way too expensive IMO. So not worth it..

This mall is very popular among foreign tourists especially, Japanese tourists.

I think this mall is actually doing well in business. :)

Luxx Mall always be empty.It's just normal.Not only Gaysorn plaza,But also happens to another luxx mall around the world.We don't go to buy Luxury stuff everyday,aren't we?

ช่วงเวลาที่เหลืออยู่ทำให้ ดิ เอราวัณ กรุ๊ป จึงไม่สามารถจะลงทุนปรับปรุงศูนย์การค้าให้ดีขึ้นกว่านี้ได้ การขายกิจการส่วนนี้คืนให้แก่เจ้าของที่ดินจะทำให้สามารถพัฒนาและปรับปรุงศูนย์การค้าแห่งนี้ได้ ซึ่งน่าจะเป็นประโยชน์แก่ทุกฝ่าย และช่วยเพิ่มศักยภาพในการแข่งขันให้แก่ธุรกิจในย่านราชประสงค์ ซึ่งจะเกิดประโยชน์แก่กิจการหลักของบริษัท ได้แก่ โรงแรมแกรนด์ ไฮแอท เอราวัณ และเอราวัณ แบงค็อกด้วย

ทั้งนี้ จากนี้ไปอาคารสำนักงานและศูนย์การค้าอัมรินทร์ พลาซ่า เปิดดำเนินการมาตั้งแต่ปี พ.ศ.2528 และปัจจุบันเป็นศูนย์รวมของแฟชั่นนำสมัย ของใช้ ของแต่งบ้านมีสไตล์ ตลอดจนร้านอาหารหลากหลาย ฯลฯ และอาคารสำนักงาน จะถูกผนวกรวมเข้าเป็นส่วนหนึ่งของเกษร กรุ๊ป

นั่นแน่ ฮุบข้างบ้านรวมซะแล้ว อย่างนี้มีแววว่าสงสัยที่ตรงนาราย์ภัณฑ์นั้นเกษรกรุ๊ปยังตกลงกันไม่ได้ใช่ไหมครับ

ห้างนี้เคยมีโครงการปรับปรุงว่าจะเป็น TCDC แต่ต่อมายังไงก็ไม่รู้ เลยย้ายไป emporium แทน... อยากเห็นห้างนี้ปรับปรุงมากครับ ทำเป็นห้าง brand name อย่างเกษร ได้สบาย

too many upscale centers around that area already imo. so i think they should try to come up with a different concept...
