Those people live in the west side of the city, and they are most adult because there is an obligatory french class in every schools (french or english) in Quebec, and there is an obligatory english class in every french schools of the province. In short, the majority of the people always talk French, but they know English too.

The casino is officially cancelled
There was two days, the gouvernement of Quebec said to LotoQuébec (a public company, owner of all lottery games in Québec and all the casinos of the province) that they should wait 18 month to revalue the impact of a casino in this very poor district.
Yesterday, Le Cirque du Soleil said that 18 month is too long and they retired of the project.
30 minutes after, LotoQuébec confirm that the project is cancelled, because this type of casino (casino-circus) can't stay alive without Le Cirque du Soleil.
LotoQuébec will search a new place and a new concept for the new casino that they really want to build.

There's more to wealth than booms or money, and this city's definitely the liveliest canadian one and is faring much better than the other cities here.
The proposed projects scare me. I cringe whenever I see a proposal in excess of a dozen floors. This city would probably look even better had it stuck to its 1910s Washington-DC-like central plan with shorter buildings fully occupying their respective lots. I'm glad this city's the type that ended up turning down three proposals of the CN Tower before the rail giant got the message and ended up taking their sky-high project somewhere else for good.
That highrise health complex looks too much like the IBM building at Réné-Lévesque W and Stanley. I wish this city would snap out of its mimicking airport termini, far too many recent buildings here try to take after airports.

Mixed feelings on this -- the building and its potential for helping tourism on the one hand, but the reality that most visitors are locals and it's a regressive tax on the poor on the other hand. I believe that Mtl is doing fine in residential department. There is a good mixture of highrises : 15-25 stories towers downtown with smaller 6-7 stories in the downtown core. And there is quite a lot of these projects, although nothing to compare with Toronto, Calgary or Vancouver. Someone needs to document these new projects that are going to bring in thousands of people into the urban landscape.
Another aspect are the suburbs which are growing rapidly. Close to my place there is a new neighbourhood of duplexes - must be at last 100 sprouting int he last year or two and several dozen low rise apartment buildings along with new 17 story seniors residence. And my city - Longueuil - is one of many that surrounds the island. So both the suburbs and the city is growing fine imo.
Office space is another story altogether.

Dino, Montreal is at a point where there's still plenty of lands around the core to develop in the suburbs... its a 360 degrees development here, its not limited like Toronto where the lake is one side and in Vancouver where the sea is one side.
If you look at value of construction permits emmitted in 2005, Montreal has nothing to worry about, we're seeing the same kind of activities as the other cities cited above.
It'll take alot of years of such developments to be at a point where the suburbs are so far, that building higher condos will become attractive for future residents.

Avalancha April 21st, 2007, 07:27 AM I've just discovered this on the French forum. The French forumer who posted it said that this skyscraper would be 240 m (787 ft) tall. It that's true, then it would become the tallest skyscraper in Montréal, 35 m (115 ft) taller than Le 1000 De La Gauchetière which is Montréal's tallest skyscraper so far. Does anyone have news about this mysterious tower?

I'm going to move next year in a new 10 floors building of condos (Lowney) they are going to start to build. I marked it with the red square.
I'm going to be in the ninth level facing this new building.
I hope not, I don't want to loose my view with the tallest building of the city!

The pic of the truncated 'mysterious' tower that would be the tallest: initial reaction was that it doesn't fit in with Montreal at all, but in some respects it does. Olympic Stadium, the Casino, Habitat, the sphere (former Expo American Pavillion), and 1250 Rene Levesque. These buildings are all very unconventional.

When Vancouver changed it's zoning to allow taller buildings in specific areas of the city, it's skyline just popped and really got more exciting. No such idiotic restrictions are imposed on Montreal. Montreal may not get towers passed 800 feet, but there is still room for alot of diversity.

Ashok May 2nd, 2007, 08:34 PM Our city is very different from Vancouver. Historically speaking, we have had different architecture influences. We had a big boom during the 70s/80 and have a very concrete type city. That defines Montreal quite a lot.
Our climate is also different so construction techniques would be different. We can not have as much glass as Vancouver because of issues with heat loss/heat gain. It just would be way too expensive to construct the way Vancouver does here.
So in the years to come, Montreal and Vancouver will be very distinctive from each other.

Naturally, I see it being all too fitting for the city. The city's not learned how to abandon its taste for stuff that looks (too!) airportish.
As far as a next generation of landmark buildings would go, I've wondered for years if the city'd ever leap to the shape-driven aspect instead of the height one, what with the firm height limit, when out-topping the others. That tall leaning spine to the East-end stadium might've started something, no?

If it were Europeanish, wouldn't it be curvy instead of being dominated by relatively-easy-to-make harsh creases? I don't see what's modern about it either, those tubular strusses've been around decades for instance. (I don't understand how this city's considered to have European aspects, it's ultra USA . . . plumped in spots with far too many highrises instead of 10-storey buildings, SOS!)

Looks like they've broken ground for this one this week.
I have to comment on the "spin" in the text, which refers to the proposed Quartier des Spectacles and how the area has a diverse population of artists and students. The reality is that the artists are often forced out by higher rents or new developments. This has happened in some of the neighbouring lofts. I don't want to go off topic, just that I think it sucks that Montreal often razes or boards up buildings with real character in favour of "fabricated ambience". It's all about corporate "branding."
That said, I'm all for new developments, provided they're done smartly, with real thought and consideration for existing residents.

I am not aware of any such restrictions in Vancouver - recent discussion in the city is that there is concern that too many towers look too similar, and that more diversity is needed. This is being encouraged by the city, but developers like to stay with formulas that to date have been very successful economically.
isaidso November 20th, 2007, 10:34 AM I asked for validation a few months ago regarding this Vancouver colour restrictions policy, and it has been in place for years. The thinking was that buildings weren't beautiful objects themselves, but should be made to be as unobtrusive as possible in the natural setting. They concluded that buildings could be 'camouflaged' if they were of similar colour to the sky and water: blue and green.
I couldn't imagine that such utter disregard for architecture and the beauty of the built form could become policy or that they were so naive as to think that a building could be camoulflaged, but I was wrong. The result has been a sea of blue and green glass buildings and a monotonous bland skyline.
This was not done for economic reasons, but severely misguided policy. It is beyond ridiculous. Can they not have a black tower, or use something besides glass? Honestly!
Anyway, back to Montreal. Very nice!

I'm guessing that when the un-named office tower (including a Best Buy) goes up a block away, it too will probably be connected to the Place des Arts network.
In other Underground City news, the John Molson building at Guy Concordia is well underway with a tunnel connecting it to the metro as well.

isaidso January 9th, 2008, 11:35 AM Downtown Montreal is very built up with mid to high rise structures, but there always seems to be a new spot being developed that I'd overlooked. Many people lament the absence of tall skyscrapers, but the result has been a fantastically dense city core that lacks stretches of under developed empty streetscapes. I few taller buildings might add some points of interest in the skyline, but the current urban planning policies are serving Montreal well.
Montreal is dynamite at street level.

Those two projects are pretty serious, and the construction of Village Griffintown will start in 2009.
Unfortunately, there is a confrontation between the Village Griffintown promoters (DEVIMCO) and those of the two towers(Hakim/Varadi), because the plot of Hakim/Varadi is inclued in the Devimco development. Devimco wants to expropriate Hakim/Varadi to build a 32-storey hotel, a cinema and a 2,000-seat theatre.
20 architects from Montreal, London and Toronto are now working on Village Griffintown. Public consultations were completed last week, so we should have news on this project soon.

Gilbert March 27th, 2008, 05:07 AM If everything on the Ilot Balmoral gets approved, I'm guessing they'll be demolishing those old 10 story buildings which currently occupy the lot.
The present tower on the site of the new concert hall (#15) will be demolished because of a lack of upkeep during winters.
The second tower will be renovated and will become the new Jazz Hall of Fame (#4). The construction will start this summer.:D
Gilbert March 27th, 2008, 06:06 AM By the way, for those interested (and those in Montreal), there's a free exposition on future Montreal developments at La Grande Place in Complexe Desjardins. It's currently on and they have lots of documentation and models on display.
I went to this exposition yesterday. This was very interresting! There was no unknow projects, but many new renders!

I agree. Many beautiful neighborhoods were razed in the name of progress (and the automobile). I've long thought that they should cover the rest of the Ville-Marie expressway near Radio Canada and build affordable housing.
Highrises are great, depending on their context. But low-rise affordable housing is condusive to creating livable "villages" within the city.

Who's complaining? I'm suggesting that low-rise maintains and creates neighborhoods on a human scale.
Sure other cities in Canada are expanding. Have you been to downtown Toronto, or downtown Calgary? Their financial districts are dead after dark.

Dude, who's talking about favorite cities? You mention other large cities in Canada, so which large Canadian cities are you talking about? Saskatoon? I used Toronto and Calgary as examples cause gee, Toronto is the largest city in Canada and Calgary is going through an unprecedented boom.
Maybe Montreal isn't an economic powerhouse (news flash, it isn't), but we enjoy a certain quality of life that I think is desirable to preserve. Only my opinion.

Green light for Griffintown project

Despite some pressure to delay the vote, Montreal city council has approved a revised urban plan for Griffintown, the last major hurdle for a $1.3-billion project to transform the semi-industrial district into a commercial and condominium complex.
Council voted on the revised urban plan Monday night, approving it nearly unanimously.
City councillor Marvin Rotrand — who pushed to delay the vote by a month to give elected officials more time for review — said the vote was a letdown.
"[It's] rather disappointing that Montreal council thinks that a $1.3-billion project merits a 33-minute debate," he told CBC News.
"Construction is supposed to [start] in August 2009 … So I don't really understand why there was the rush," he said. "The promoter doesn't own all the land. But evidently the majority feeling was that this is the best thing to happen to Montreal in ages, so let's just go ahead and do it.
"I think that a lot of people are going to have a lot of doubts for a long time."
Private developer Devimco wants to demolish most of Griffintown and build a commercial shopping complex with residential condominium buildings.
The revised urban plan for the project was modified earlier this spring to include some green features recommended during the course of several public hearings held on the project.
Critics were concerned the project would mark the loss of an important period of Montreal's industrial history. Griffintown was settled by Irish immigrants in the 19th and 20th centuries and is the site of several heritage buildings, as well as one of the country's oldest grid street designs.
Many architects, urban planners and prominent Montrealers have spoken out against the scale and scope of the Devimco project, calling for more discussion about what to do in the sparsely inhabited neighbourhood.
Most residents aren't opposed to some kind of development in the southwest district, but feel uncomfortable with Devimco's plans. "It doesn't smell good," said Véronique Staham, who owns a loft in Griffintown. "I think there's some [competing] interests underneath that, and I have no [faith] anymore in the democracy," she said.
Several community groups pressured the city to send the project to Montreal's public consultation office for further review. The southwest borough held several public meetings on the Devimco proposal but shied away from formal public consultations.

Griffintown - La SHDM cède deux terrains à Devimco

La Société d'habitation et de développement de Montréal (SHDM) a décidé hier de céder deux de ses terrains à Devimco, le promoteur du projet de Griffintown, en prévision du développement de l'îlot culturel en bordure du bassin Peel.
La transaction, qui a reçu l'aval du conseil d'administration de la SHDM hier, n'a pas encore été conclue, car l'acheteur doit procéder à une vérification diligente, a indiqué hier la porte-parole de la SHDM, Stéphanie Gareau, en précisant que les terrains sont contaminés et que l'une des deux parcelles compte un entrepôt ayant une valeur historique.
Compte tenu de la vérification qui doit être faite, Mme Gareau n'a pas voulu dévoiler le montant de la transaction qui sera conclue. «Ce n'est pas une vente à rabais que la SHDM fait à Devimco, a-t-elle assuré. On parle d'un montant qui se situe dans les mêmes échelles de prix que si la Ville avait dû exproprier les terrains.» Elle soutient que la SHDM n'avait pas à procéder par appel d'offres puisqu'il s'agit d'un organisme privé.
Les deux terrains, dont l'un est vacant, sont situés dans l'îlot culturel où Devimco projette de construire un hôtel et une salle de spectacle. «En les vendant à Devimco, on prend acte de la décision du conseil municipal, qui a approuvé, plus tôt cette semaine, le programme particulier d'urbanisme de Griffintown», a expliqué Mme Gareau.
Concurrent en colère
Cette vente a fait bondir le promoteur Roland Hakim, propriétaire de deux terrains en bordure du bassin Peel. M. Hakim, qui livre depuis quelques mois une guerre ouverte à Devimco, aurait voulu acquérir les lots appartenant à la SHDM afin de réaliser son propre projet de tours de 60 étages comportant un hôpital privé, une gare intermodale, un hôtel ainsi qu'une salle de spectacle. «Je suis propriétaire des terrains limitrophes à ceux de la SHDM, alors que Devimco ne possède aucun terrain dans l'îlot culturel et qu'il n'a aucune promesse d'achat dans cet îlot. Pourquoi les vendre à lui alors que nous avons un projet que tout le monde connaît? Pourquoi y a-t-il tant de favoritisme à l'égard de Devimco?», s'est demandé le propriétaire, qui estime que la SHDM aurait dû procéder par appel d'offres.
M. Hakim figure parmi les propriétaires de terrains qui seront expropriés par la Ville de Montréal au profit de Devimco. Plus tôt cette semaine, les élus montréalais ont approuvé le PPU de Griffintown, mais il ont également donné leur aval à l'acquisition de gré à gré ou l'expropriation de 27 lots qui seront cédés au promoteur Devimco. Les avis d'expropriation seront expédiés à compter de la fin de mai aux propriétaires avec qui le coprésident de Devimco, Serge Goulet, n'arrivera pas à conclure d'entente.

MONTREAL - The newest luxury hotel in Montreal bears little resemblance to the building's previous incarnation as home to the Montreal Gazette and, before that, the Montreal Star.
Le Westin Montreal, which began accepting guests a week ago, is the result of a $90-million investment by ATLIFIC Hotels.
Where the newspaper presses once rumbled and rolled along the side of the building is now an enclosed grand entrance to the spacious lobby of the 450- room hotel.
It is also the entry to the 160-space, six-level underground parking garage.
Built atop the former parking lot is the 22-storey St. Antoine Tower, with 333 guest rooms and a 143-seat street-level restaurant/lounge appropriately called Gazette.
Food and drinks are also available at the Reporter bar on the mezzanine floor of the adjacent main building.
During a tour of the transformed facilities, general manager Jacques Baheux said "ownership is dedicated to making this A-plus," and to "creating our own town."
The hotel boasts 40,000 square feet of conference space and reception rooms, as well as retail areas and 100,000 square feet of office space for rent.
Eric Huot of the Montreal firm Geiger & Huot Architectes, who led what he called "the very complicated Westin project," said the challenge was revitalizing, preserving and restoring the premises to maintain the facades of the three buildings that comprised the St. Antoine block.
There was the first Montreal Star building, which dated back to 1899, an art- deco-style extension designed in 1929, and the Gazette building built in the 1950s.
"We had to combine all three existing buildings and co-ordinate them with the tower," Huot said of the three-and-a-half-year project. The effort included removing the mechanical room on the roof of the Gazette building and adding four floors.
Baheux said ATLIFIC, a fast-growing hotel management company that owns other properties across Canada, worked with Westin Hotels & Resorts "to help the Westin flag make a comeback" in the city after a long absence.
The Omni Mont-Royal Hotel and Hilton Montreal Bonaventure were the last Montreal hotels to be owned by Westin.
"We chose the Westin Hotels & Resorts banner because it is synonymous with the high standard of quality and refinement this heritage building should convey," Philippe Gadbois, executive vice-president of ATLIFIC Hotels, said last week. Baheux said this week the hotel is awaiting its classification, but anticipates it will be granted five-start status.
"We are delighted with the new Westin MontrŽal," John Dunn, executive vice- president of Tourism Montreal, said in a statement.
"Its strategic location near the Palais des congres (convention centre) and its sheer number of rooms will certainly position Montreal as a frontrunner in the race to host major events."

Saucier + Perrotte and Hughes Condon Marler Architects have been announced as winners of an architecture competition to design a new football centre at the Saint-Michel Environmental Complex (SMEC) in Montreal. Located on the site of a former quarry, the soccer complex incorporates a single full-size pitch which can be divided into a number of smaller pitches for five- or seven-a-side, a fitness and physiotherapy room, locker rooms, event and restaurant facilities, and family rest area.
The SMRC Park features a cluster of trees on a wooded embankment which offer a human scale to the new facility in its grounds, the architects explaining that ‘the volumes of the building will rise like a series of luminous crystals among the trees’. A wooden roof will rest on a shimmering glass envelope, overhanging a base that is targeting LEED-NC Gold certification to fall in line with Montreal’s policy on sustainable development for municipal buildings. The Ville de Montreal is funding $15.6m of the full $28.3m cost, with the remainder made up by the governments of Canada and Quebec.
Ville de Montreal Executive Committee Member, Manon Barbe, who is responsible for Sports and Recreation, commented: “Soccer is constantly growing in popularity in the province of Quebec as well as in Montreal, where there are more than 40,000 competitive players. The indoor soccer centre therefore fills a real need. Soccer is an accessible sport, and with the new facility it will remain so year-round.” The Mayor of Montreal, Gerald Tremblay, stated: “This public building, a testament to the talent of our local architects, will be incorporated into the SMEC, one of the largest parks in Montreal.”

this old train station, build for the francophone elite, will get a new life. Although their was a project for it in 2007, it was cancelled. It was just bought by local developers, and they plan to build 700 residences. they are hoping to start this summer, and that's all we know. It's right across the CHUM and the CRCHUM, so these mega-hospitals are already encouraging development! More is for sure to come. This building s just outstanding, build in the Canadian Château style (like Château Frontenac in Québec city). It's a pity how it has been abandon such a long time.

There is also a lot of 'buzz' around the bell center. The 62-stories tower I posted above is not going to be alone in that corner, investors are buying (for a high sum) all the land and parking lots around. We have some Chinese investors for the Overdale lot (old victorian house, in the middle of weeds!). But nothing more for now, I will keep you updated!
Also, the Griffintown area is starting to build hundreds of condos, in towers around 20 stories tall. The town is finally moving forward!

At first glance, I didn’t recognize the area :lol:. Very nice project, the kind of urban revamp that was needed there.
I am also looking forward the renovation of Gare Viger. Its current state is a shame.

Just this greenhouse will supply enough fresh vegetables for a 1000 families in Montréal. It sits on top of an older industrial building. No need of pesticides, this farm grows food all year round, even during our harsh winters. During winter days, no heating is required, it is entirely provided by the building below and the sun. The building below is also now better insulated, so it's a win-win. They are currently building another one, which will be 5 time the size. The cities will soon provide their own food!

This is an ongoing project in Montréal, to be finished in 2017 (in time for Montréal's 375th birthday). Once completed, it will be one of Montréal's largest urban park with 192 hectares (Mount Royal park is 190 hectares, just to give an idea.).
This site had a long history of industries. It was for 60 years a quarry (Montréal grey-stone, used for most of the city's stone buildings), and then a garbage site for another 30 years. The site was eventually closed in the 90's, and the first plan was to have suburbian-style shopping center. After public consultations, this idea was rejected, and a brand new environmental park was to be created.
With the highest standards in sustainable development, this project is set to revive the Saint-Michel Neighborhood, which is one of Montréal's poorest and most dangerous neighborhoods.The project can be split into two sections; the periphery, and the interior.
The outside site is divided into four functions; cultural, industrial, sports, and educational. Many institutions have moved there, like the Cirque du Soleil headquarters, L'École du Cirque, Recycling and compost centers, in addition to soccer fields, kids playground, etc.
The inner part will be green space. But due to the garbage below, many bio-gas wells have been implanted all through the site. The soil used is not shipped from all over Québec, but uses decomposing material (leaves, branches, and wood from the city) to fill in the site.

The winner of the Promenade Smith project has been announced today, competitors from all over the country have send in their project, and it is NIP PAYSAGE that was announced winner.
The project is a revitalization of a industrial part of town, Griffintown. Griffintown was a poor Irish neighborhood, filled with many warehouses due to its location along the Lachine Canal and closeness to downtown (app. 10 minutes). In the past 10 years or so, many residential developments have been springing right and left, and many more are proposed (district Griffith Phase 1-4, Carré de la Montagne, etc.). So the Promenade Smith project was a way of humanizing Griffintown, bringing new much-needed life and green space to the area.

Across the street, on the Bell center site, there's also the Tour de l'avenue des Canadiens. The initial project was 62 floors, but it has been scaled down to 47. We don't know why, perhaps its because of the soil test, to the limited space on the site. But the developer, Cardilac fairview, owns many other sites around, and has plan for many more towers. The sales office should open at the end of the summer, or beginning of the fall.

There is also a rumor of a 214 meters tall tower in Griffintown, which would be Montreal's tallest. RBC would partly finance it, but that's we know for now.

MONTREAL - Cadillac Fairview Corp. Ltd. said Friday it will move forward with construction of Montreal's first privately built downtown office tower in 20 years, after securing Deloitte LLP as the key tenant.
Deloitte will occupy 160,000 square feet of the 514,000-square-foot tower, to be built on land acquired by Cadillac Fairview in 2007 between Montreal's Bell Centre and Windsor Station.
When completed in June 2015, it will be Montreal's first downtown tower built to the highest Leadership in Energy and Environmental Design certification, or LEED platinum, Cadillac Fairview said.
The conversion of the nearly half-hectare site, occupied by a vacant, seven-storey office building, is part of a broader project announced last year by Cadillac Fairview to create a mixed residential, office and entertainment hub around the Bell Centre, largely inspired by Toronto's Maple Leaf Square. On Monday, Cadillac Fairview is expected to announce a residential tower with hundreds of condo units and a sports bar to be built near the Bell Centre.
The two towers are replacing Cadillac Fairview's initial plans for four buildings – three residential and one office – and would be part of a long-term, $1-billion investment on 400,000 square feet of land assembled by the company around the Bell Centre, Windsor Station and on sites South of St. Antoine St.
"This is a first phase of a multi-phase, multi-year project," said Sal Iacono, senior vice-president, development and portfolio management, Eastern Canada for Cadillac Fairview.
For years, owners of a number of Montreal sites have been trying to convince tenants to pay the higher net rents required to defray the cost of new construction. But with rents for Montreal's top buildings lagging behind comparable towers in other Canadian cities, tenants had little incentive to sign up for new construction.
That's changing, as Montreal's Class A vacancy rate hovers at six per cent, and tenants demand better ventilation and other features that come with LEED construction. In moving to the new tower, Deloitte will be giving up just under 200,000 square feet of space at Place Ville Marie.
"There is starting to be a mindset among first-class tenants like Deloitte that if they want to occupy the best of available spaces moving forward in the future, these can only be offered in new buildings," Iacono said.
With this announcement, Deloitte will become the key tenant for two new Canadian office towers. In June, Deloitte was announced as anchor tenant for the 44-storey Bay Adelaide Centre East, to be built by Brookfield Properties in Toronto, where it is to lease 420,000 square feet.
In Montreal, the Deloitte Tower will include a 32-foot-high lobby facing the historic Windsor Court and an outdoor courtyard with a skating rink, public seating and park area.
Construction is set to begin October 2012 through a joint venture between PCL Constructors and Construction C.A.L.

Phase 1, presented in collaboration with Place des Arts, sought a project designed to showcase Place des Festivals and the Place des Arts esplanade with a day/night interactive installation open to the public from December 6, 2012 to February 3, 2013.
Phase 2 sought a creative team to produce an architectural video projection concept to run from December 6, 2012 to March 2, 2013, linking eight separate sets of building façades: the Grande Bibliothèque, UQAM’s Centre de design, cégep du Vieux Montréal, Place de la Paix, Place Émilie-Gamelin, UQAM’s Président–Kennedy building, the UQAM bell tower and the building surrounding the Saint-Laurent metro station.

So here's my advise regarding the gizmo: nobody needs that bullshit. But they would just make a better use of this money, building a fancy utility structure, or a waste recycling plant!
