#PREP: DAMAC HEIGHTS, 426m, 100F Res

This is exactly the old skate park site, just next to Al Marsa Tower, but not attached to it. Dennis saw first 2 billboards going up there, I saw that they were for DAMAC and Beiklopa saw that there was also a render for a very tall tower.

There are 4 DAMAC boards now around the site, two facing the road and two others on the back, near the back of Emaar Sales Center.

See Al Marsa's project board in the background, also see carefully the render below: you can see that there is water in front (Marina) and also in the back and you can even see the Palm in the background. Everythings matches perfectly. Remember also that markmyword hinted that DAMAC will build another supertall in the Marina

Height approximation

Say each floor is 3.5m (very pessimistic) then floors alone add up to 300m. The roof structure seems huge and also the spire.

So the height is definitely more than 375m and if all goes well this could very well be 420m plus.

Amazing looking tower - even if it blocks the Torch and Marina Heights views somewhat - at night that row of towers will be a great view. Also DAMAC are very expensive - will push prices up in this area I think.

BTW, 88 floors by my count. And there are quite a few really massive ones that are the height of 2 or even 3 floors. This will be one monster :cheers:

The only thing that bugs me is why they're squeezing all the supertall towers so close together where they'll all destroy each other's view. Imagine buying on the 80th floor thinking "nothing can ever block my views now" when a 100F tower pops up right in front :D. I think it's bad planning by Emaar to cluster them together because if they were spread out throughout the whole marina then first of all, anyone above the 40th floor or so would have great views guaranteed. Also, say you live on the 15th floor of a smaller building then it doesn't matter whether a 30F or a 300F one gets built in front of you, you will still lose your views.


Oh and BTW, here's my calculation. Assuming the normal res floors are 3.5m I found that the middle section of the tower has 24 floors (84m then) which was 6cm when I measured it on the screen. The whole tower on screen had a height of 31.5cm which means that [(31.5 / 6) * 84] = the total height of the tower. I'll let you work out the result. :cheers:

Look at the spire, it's 1/4 of the building's total height so it could beat it by cheating. Also I wouldn't be surprised if some of what's shown as the spire contains a few more floors. The render itsself looks unfinished and maybe they haven't finished designing it yet

my conclusion is that infinity does in fact NOT cover the entire area between the marina and al Marsa, but only, well about half of this area.

I imagine this is all about Damac's PR and publicity machine which consistently promotes the company's image in a high profile way. They are very good, aren't they, at getting people talking about the 'new Damac development' whichever one it happens to be, at the very ealiest stages of each project. Viz this is the FIFTH page of this thread already, and there is absolutely NO information about the project at all! Imagine how many other people have passed the board, and are now talking 'Damac'!

BTW, the design looks wonderful, but is the render supposed to be the front or the rear?

I think the one thing that is totally and utterly messed up about the upper Marina is that bizarre proximity to each other every tower is built in. I don't know but if I were buying an appartment in the marina (to live in) the best one would be marina view even if there were towers in front. I can't explain why but for some reason this would be the best IMO.

As the one who started the thread, let me clarify:

1. Infinity site is fully boarded.

2. Check the aerea picture from Brian. There is enough space for one more tower, and clearly the 4 DAMAC boards are on all 4 corners of that plot. Having been and walked on the site, I confirm that the site is enough for one tower.

3. The render shows the Marina Facing part, while in the backgroung, can be seen Palm Jumeirah (Not clear on the poicture, but very clear when you stand in front of the board itself)

4. The shape of the marina on the render matches the reality.

5. This building is not lounched yet, and it will not be before they sell most of Ocean Height apartments and start building that tower. It is all marketing, and don't expect them to give you any information if you call them.

DAMAC told me that the launch date for DAMAC’s new development located opposite Grosvenor House was was due to be launched this month or next, but this release has now been delayed for 4-6 months.

It seems demand for property is a lot less than expected then. Ocean heights have been struggling to sell for years now, but prices were always a bit too high I think. Maybe freehold law will help them. Torch sold out quickly enough so could be because of difficulty getting mortgages.

My sales contacts at DAMAC (London) were travelling to Dubai yesterday (am) for a "Seminar" and "meetings". I was given Mob# to contact if I needed to as
I was told OH was 85% sold (where have I seen this figure? :) ) and I should be quick as the rest were selling "fast". I have read a comment from only a few days earlier on this thread that only 1/2 were reserved.
Now, I was led to believe that DAMAC is a quality above board Company!

Ocean Waves sounds typically unimaginative of DAMAC ;). The finalised building will probably be a variation of the above mentioned proposal. Depending on whether the no:of floors to be increased can be implemented in the same design.

It is difficult to say, because in Dubai it is not the project team but the i-got-the-money-so-i-know-it-all s which makes critical decisions. So in the end you might even see this tower upside down and the PR team to come up with creative lines "cutting edge top down design".

I love the concept of designing something 100m tall, then using the term surprisingly when there is something that goes up to the top. I also think that any surprise may have been ruined by advertising it.

Notice how the tower is positioned on the left side of the podium. That is clever, since between this plot and Al Marsa, there's a road and on the otherside Infinity is also positioned on the right side, creating some breathing space between the two towers.

I'm just wondering... isn't there some sorta regulation or rules implemented by Emaar/Dubai Municipality that sets a timeline for developers like Damac to have their towers completed before a deadline? I mean quite frankly.. I cannot see how Damac will EVER build OH2 and even if they do I dont see it happening anytime before 2015!!

1st reason and the most important one. The day after I begin my model of this it's launched which means I now have to look at floorplans and start over if there are mistakes which there will be. The exact same thing happened with the pentominium :bash:
2nd reason. Souldn't they at least announce the main contractor for OH1 first?
