Costanera Center

I’m pleased to present you the project for the Southamerica’s tallest skyscraper and Latinamerica’s tallest office building. With its 60 floors and 257 metres (843 feet) height is going to be an urban and architectonic landmark for Santiago...

The tallest tower is part of a huge commercial complex that includes 2 hotels ( 35 floors), 1 mall, 2 markets, cinemas, and parking places for 4500 vehicles. This tower will surpass to the recently announced “Torre Portada de Vitacura” (181 mts. 593.83 ft.) over 70 mts. (229.65 ft.).

http://img455.imageshack.us/img455/6854/diagramaalturas1kw.jpg

This project was announced a few days ago, with a great expectancy in press media, being its more significant fact that the Chile’s President, Ricardo Lagos was invited by Horst Paulmann, president of Cencosud group, owner of this project, to the inaugural ceremony of construction works.

Info:

The total cost of the 600.000 m² complex is 300 million dollar.

Detail:
*4 level Mall
*200 satellite commercial places.
*2 level ”Jumbo” supermarket 15.000 m².
*”Easy” home & construction market.

*”Paseo Gatronomico” with a cofee and restaurants promenade .
*14 “Movieland” cinemas.
*”Aventura” Center with Bowling lanes

I´m impressed of this proyect. Definitelly this proyect is going to change the image of our country capital Santiago. Finally the country gets a huge sksycraper after many years of a faster economic growing.
I´m also impressed about the complex design, is going to have a very good looking, very modern and imposing, Cesar Pelli did a great work.

Great news! Santiago is developing fast, and this skyscraper is perfect for the city. To a European like myself it is kind of funny how these skyscrapers are popping up in Providencia instead of downtown, but I guess that makes perfect sense in South America. I remember being at a rotating restaurant in top of one of the existing skyscrapers in the area (overlooking a party street called "La Suecia" or something), and hope this new skyscraper will have a restaurant on top as well.

The tower is stunning!!! SO tell me, what are the major high-rise districts in Santiago? And why is there such a boom in Providencia?

Javier
March 5th, 2006, 10:26 AM
^^ Dear friend datilguy:

These two districts: Providencia & Las Condes, actually are the most booming places in our city, they have all new high rises new developments, because the old Santiago's CBD has changed to residential buildings. So the new city's centre is located between these two dictricts, that means to me a stunning change of the entyre city...

Thank you... :)

o no my friend

in fact, higher prices of cooper may affect local economy, thats why the government put all the profits of cooper production in foreign markets

the cooper is great for the social activities, but the engine of chilean's economy is a little more than just cooper

marionacho

actually, chilean economy is really stable. Most economists believe that is going to grow an average 5% during the next years. It is very unlikely that during the years to come an economic downturn would paralyze any big project.

actually, the "little brothers" have been in the renders all along. this is one of the largest construction projects in latin america. a 300m tower, two 170m towers, and a smaller hotel building measuring 105m (hidden behind the largest tower in the renders), in addition to a 4-level shopping mall, plus underground parking. wow!

By the way, is that a river which runs alongside the complex ?
yes, the Mapocho River (Rio Mapocho), which runs through Santiago. It's a fast-moving river coming off the Andes, which is why it's brown, like many mountain rivers (that, plus it's polluted, though not like it once was). There are plans in the works to make it "navigable". They're going to clean it up (water filtration system) and put in a series of locks to dam the river every couple of KMs so that you can swim or boat in it, but the project is still on the drawing board and hasn't been officially approved.

You'll notice a green park on the far side in the picture. Right underneath that is the Costanera Norte (north shore) Highway, which runs beneath the river for several KMs. On the land reclaimed from the freeway, the government has built a series of parks along the river.

The Costanera Center is being built immediately to the right of these buildings. Here you can see where the underground highway begins.

Here is where it re-emerges (lower-middle).

Gracias. And the riverbank is very nicely landscaped, with the highway rather discreetly worked in.

I forgot to mention in my original update from last week that most of what you're seeing in the picture (the cement layers in the center) is the underground parking garage, which will be beneath the mall if I'm not mistaken. The foundations for the 300m Gran Costanera tower is the half-circle in the lower-right edge of the picture, by the way.

No hagas caso, éste dato al igual que el otro en el thread que te alegrabas no son muy estrictos y por tanto poco fiables -y no descalifico del todo el posible nuevo aumento en la torre-. Pero mejor fiarse en los planos "oficiales" -al menos los más actuales a los que tenemos acceso-;

Hi Guys

New updates from Costanera Center, pictures taken recently by me on Saturday. It shows great part of this complex, with its more importante piece: The "Gran Costanera" Tower (300m), that its by now reaching ground level. We'll watch this tower grow up very soon.

Hope you like it.

Why is taking so long?

-Chile (and obviously, Santiago) is one of the most seismic zones in the world :( So, you can imagine how difficult is to build a Supertall.

-The project consists in 4 towers and a commercial center! Cencosud (the company behind the project) decided that all of them must be constructed simultaneously.

cheers.

Lots of supertalls are built in seismic zones. The first was the US Bank tower in Los Angeles, that was passed by Taipei 101, which was even damaged by an 8 earthquake during construction, but it survived just fine and is now the current WTB. There is an argument that says that you are even safer in a really tall building than a midrise.

Yes, views from above helps to see clearly how big this project is. It's impressive how enormous is the area of the whole complex, that includes 4 towers within the 6 level mall... That's why you saw many cranes. The seismic design of this project can be watched by everyone, when I watched it I got stunned with all that steel bars frames.

Thanks for your opinion :)

Costanera Center Updates 13-01-2008

Buddies

I'm pleased to bring you some images of the construction of this huge complex, that it's about two years of unstoppable growing.
There's a 2nd Liebherr Jib Tower Crane in the main tower (Torre 2 300m). That tower has reached two levels over the ground, so
you can see the concrete core and perimetral columns. At this time we hope construction will grow faster, because levels under
ground always take more time to be ready.

Hope you like them :)

So, am i correct in assuming that the two luffing cranes are the ones that are building the Gran Costenera tower (tower 2 )..?

I did not realize that the Titainium tower was so short in comparison to the Gran Costenera...! (the elevation drawings are the same scale, right...!!?)

^^ You're right! Those cranes are building the Gran Costanera Center :okay:

And yep, the Titanium Tower is really close to CC. (Not right on the side, but with the rest of the existent skyline between this two towers, will look pretty cool the whole new skyline ;))

Cheers!

That's right, there are 15 tower cranes over the whole complex. The two luffing cranes are just working for Tower 2.

Yep, you're right... both elevation drawings are the same scale. Costanera Tower is about 110m taller than Titanium (pretty short).

Still, i like the Titainium tower, i like the shape of the floorplates, and the structural plan is cool, esp. the angeled sheer walls at each end, it will be a great addition to that section of the skyline.

I would agree that a good rendering of the base of tower 2, would be in order, however some of the posted photo's show clearly the "meaty" heavally reinforced support columns at the base of tower 2, it should be a few floors above the main elevation of the "mall" in a few months.

That's the picture i'm talking about, the large square forms are the core, and the outer columns are those dense, (almost square) rebar cages.

how high is it to the first rentable office floor, in other words, how high is the lobby...?

The lobby is going to have 6 meters tall, in fact it is the same height than the floor to floor of the shopping.

Just about 18 to 20 feet, not very high........ does any one have a floorplan, or is there one in a previous post...? there must be more to it than this, perhaps a sunken mezzanine from the parking levels...?

Costanera Center 26-01-2008

People

Here new updates of Costanera Center, rising up to the sky. There's the main core and perimetral columns in formwork, at the lobby. We hope see construction go faster now.

See ya :)

Wow, I had never seen this picture before. I can see the magnitude of the construction by comparing with the WTC buildings on the right-hand side of the model. This will absolutely change the postcard of the city.

Thank you guys for the updates. The main tower is rising above the ground. Now that the strong foundations are laid, rise should be faster.
