yes this was formerly referred to as fortune 101.

and there is something weird about it, it says hotel and office in the description, so it is impossible this is the world's tallest commercial tower..?

Any of you know its lenght ?If they're claiming it to be the worlds tallest commercial tower then according to SSP it will have to be taller than Petronas Towers (452m) - SSP lists T101, BD, SWFC & ICC as mixed use. But as dubaiflo pointed out, the description says it has a hotel so Burj Al Alam will probably have to be considered mixed use as well - I think the rule is 90% must be office for it be considered an office building?

That's exactly what I said, I meant it will rarely be taller, that was just bad English:D. I meant it will hardly be taller, it will not be taller than Burj Dubai like someone meant (can't remember who).

Of course I could do a diagram of it, but I think other illustrators to draw could draw something for Dubai too.

For the marina probably 2, one is princess and damac will build the other (whether it's ocean heights II or that one on the signboard nobody knows but I'd say one of them will be built anyway). For the burj dubai area there'll be the 2 burjes and certainly 1 more (the business bay centrepiece). Maybe another one after that who knows.

I have just come back from the press conference to launch this project.

Total cost is AED 4 billion. Piling package expected to be awarded imminently, with main construction contract awarded later this year. Height is 108 floors, 480 metres all habitable, including the world's highest hotel.

Architect is Nihon. Arup is structural and mechanical engineer. TAK is the PMC.

Completion is set for 2009.

Not really. 3 Billion AED ($800M) was only the value of the contract awarded to Samsung for building the tower structure and that didn't include tens of millions already spent on pilling and the raft foundation. Also the separate electro-mechanical work packagge awarded to ETA Star was around 2 Billion AED and around 1 Billion was the elevators contract awarded to OTIS.

Then is the landscaping packagge and we don't know if the main contract to Samsung included or not the glass and aluminium panels for the facade.

Newspaper articles can be deceiving, like those that let people belive workers building Burj Dubai rioted and work was halted, when in reality the rioting workers were working on the nearby Dubai Mall. ;)

Yes there are and in fact height restrictions but this place is far away from the airport. There was supposed to be a project (park square) with huge towers in an area near the airport and details were supposed to be released last year and towers were supposed to be U/C already. We suspect it was cancelled because the height regulations were revamped and this area was really badly affected

I was also wondering about that. Usually in Dubai these tall towers are residential so it's easier to go taller since you don't have as many elevators wasting space. I don't know how this'll work though. The top 30 or so floors will be apartments and a hotel so there won't be a need for loads of lifts servicing the top. Maybe this'll help, I dunno.

Well you know, in Dubai the natural floor is totally composed of sand, so basicly it is not very useful. That is why a building is better.
And if you have a look at the number of Dubai projects, there are so much of them that they may dare doing one or two crazy towers :nuts:

Usually developers like Emaar or Nakheel can afford to build a huge tower that probably won't make a lot of money but they then get publicity and can also charge extra for having something like burj dubai in the view of your apartment. This is built by a not-so-large developer ( www.fortunegroup.ae/ ) who only have a few towers in Dubai

emaar profit 2005:

Emaar earlier announced record annual profits of AED 4.731 billion for the year ended December 31, 2005. This corresponds to a net profit increase of 180 per cent. Net profit for fiscal 2004 was AED 1.691 billion. Property revenues increased by AED 3.113 billion or 59 per cent to AED 8.361 billion for the year ended 31 December 2005, as compared to AED 5.248 billion for the year 2004. Significantly, the Earnings Per Share increased to AED 0.85 per share for the year 2005 from AED 0.33 per share for the year 2004.

It looks completely amazing.. seems to be taller than tapei 101 (without the crazy spire/observation deck).

why?

demand, not much space in prime residential areas such as dubai marina, cooling efficiency, relatively cheap construction (and yes, we know the workers don't get much money).

Anybody that discounts its importance has not experienced 50-degree weather. :p

Also, high-rise developments allow for more efficient transport networks in the future. Nobody says Dubai has to stick purely to cars.

Which is bullshit anyways since it about 1/4 of it is a hotel and serviced apartments.


I wonder who the architect for this is. I'm liking this tower more and more and I think it's as good as some of the best supertalls going up worldwide such as SWFC, etc. I know burj dubai is just around the corner but I doubt it'll go unnoticed since everything about it screams landmark.
Something else I like is when certain skyscrapers wouldn't fit anywhere else other than the city they were designed for. This is one of those buildings. The only other place this would fit is Las Vegas, would make a nice LV type uber-hotel if built there :D

for those intrested in dimensions. Burj al alam is only 39m wide at narrowest mid section. that has to tne thinnest in world for a 500m tower?
Its base = 68m wide ,while top section = 49m wide. Its actually roof top or lev 104 = 448m.

This design is totally nuts - you have to be excited by it. But am I the only one who thinks the podiums of many supertalls are fairly banal and don't do justice to the ambition of the rest of the structure. This render is not very detailed but the podium just looks like a boring glassy mall.

Compared to 101, sears and the WTC mabey.
But compared to Shanghi this aint that bad. Thinning of the floor plates there is extream.

This is a huge building so it can afford to have reduce it's floor plates because still they are fatter than alot out there. Anyway this a land mark building floor plate shape and size are not the attraction, behing spread over floors is a part of office life. Stairs fix that problem.

So this building can be finacially sound.

I really don't get why everyone says this is so bad on the street level. First of all we don't even have the proper plans so we can't judge how the base will look like exactly. What's so bad about shops at the base anyway, isn't this actually a good thing to do to encourage street life? Also there seems to be a bit of a green area which should be welcome in business bay since it'll be very dense if all the towers get built. Also I don't see any parking lots normally associated with shopping malls.

lakegz, I'm sure (or I hope ;)) they have some plan for building the tower and making a profit providing enough is sold.

Out of all the crazy supertalls going up in Dubai, this one along with the Burj are my favourite. I like the uniqueness in style and the height is pretty much on par with Hong Kong's US7 ICC, i'm torn between which I prefer more. The foundation and site looks pretty vast.

don't be so sure, there are many other tall tower uc...i only say: ICC, SWFC, Freedom Tower, Busan lotte.....and many others over 400 or 500m

I think Dubai will end up with more 300m+ towers than all the other's in the world combined.

Nope - Chicago and Hong Kong alone will account for 14.

Dubai has currently 4 completed bldgs over 300m.
there are 20 over 300m underconstruction with about 8 which will start within a year, thats 32 over 300m within a few years!!!

I love skyscrappers and supertall buildings. This one looks really cool. It compliments Burj Dubai down the street. :)
