It was after due extensive discussions and deliberations, all complemented by expert opinions and serious planning, that the final design of Lakeside Residence evolved. Being the first project of our new business, it could not be anything but perfection itself. Al Ghurair explained that Al Manal Development did an intensive search for a suitable construction partner, given the magnitude of the project that they will launch not only in the UAE, but also in the region. 'We wanted a partner that will help us realise our vision for The Lakeside Residence - for it to be a landmark within a modern and master planned community such as Jumeirah Lakes Towers,' Mr. Juma Al Ghurair said. 'We're delighted to select a reputable and reliable company such as Al Liwan. We have every confidence that the construction will proceed smoothly and up to the high standards of quality that Al Liwan is noted for.'
The Lakeside Residence is the first in a series of prestigious property projects that Al Manal Development is planning to undertake in the next three years. It has a total of 358 apartments, consisting of 226 one-bedroom and 132 two-bedroom flats.

Al Manal Development and Emirates Islamic Bank (EIB) have signed a landmark Memorandum of Understanding (MoU) to provide mortgage finance to customers wishing to purchase property in the exquisite 'Lakeside Residence', Al Manal Development's AED 300 million flagship venture located at the Jumeirah Lake Towers project.

Al Manal Development reports that it has sold more than three-quarters of its prestigious Lakeside Residence project at Jumeirah Lake Towers in well under a year.

The 35-storey AED 300 million residential tower is currently on schedule for handover at the end of 2008 and has attracted a mix of buyers from the US, UK and Middle East, most who plan to live there.
Chairman of Al Manal Development Juma Al Ghurair says this demonstrates demand is still strong for quality projects in Dubai and he believes it will continue to be so in the immediate future.
'Purchasers can see a lot of progress in the surrounding area and not just new buildings. The metro line is well advanced, new roads are well under way and, in the Jumeirah Lake Towers area, the master developer Nakheel is putting the final touches to the promenade and lake construction.'
Al Ghurair says this has given people confidence to buy off the plans, because they know that by the time they move in at the end of next year the surrounding community will have moved from being a 'work in progress' to a vibrant place to live, work and play.

I think around end 2010 -2011 depends how fast will be the cladding and the interior works.
I saw yesterday , first floor cladding begun , we will see the progress soon.
Flintbug July 19th, 2009, 01:22 PM They seemed to be clearing up at the top of the building a few days ago.
Large amount of concrete were being thrown down a chute that eventually disintegrated leaving lethal lumps of concrete falling more than a 100m into the promenade area well clear of the protective enclosure. Having seen that, I'm not too keen to be walking anywhere near these construction sites - a hard hat would have been no protection.

Al Manal Development has become the first real estate developer to secure a two-year funding of Dh65 million from Mashreq for its Lakeside Residence in Jumeirah Lakes Towers.
The funding has been initiated through the Dubai Land Department’s Tayseer programme.
Majida Ali Rashid Senior Consultant and Senior Director of Planning & Organizational Development at the Land Department said in a press statement: “Mashreq was the first to join the Tayseer programme by signing a funding agreement for the Lakeside Residence project being developed by Al Manal Development. The 358-apartment project has secured a two-year loan depending on completion percentages.”

building1 April 22nd, 2012, 10:22 AM It is always a question how you define 'completion of the construction'. Yes the building is more or less done. There are just some windows, cladding missing where the crane was. But this can be done quickly.
Handover will take a bit longer. My guess is a minimum of 6 to 9 months. The inside is far from ready.
sonakash April 22nd, 2012, 10:09 PM I was surprised to read that 40% of the payment is to be made over next 2 years after the handover, unlike neighboring Laguna Towers where 90 to 100% of the payment has been collected and no sign of handover yet, broken promises, flagrant lies and with every opportunity offered like furniture packages is, to rip off already distraught investors and from exterior views building appears to in a pathetic shape.
UAE+ April 22nd, 2012, 11:01 PM This is the only JLT project with a payment of 40 percent 2 years after the handover. I can sell my one bedroom apartment).

Nothing is preventing the developer to organise a pre-inspection. Could easily be done in September or October. But it does not mean that handover is happening soon. Just look at neighbouring Laguna Tower. Those guys did there pre-inspection 15 months ago and are still waiting for their keys. The important bit is the completion certificate and the safety checks done by the authorities. I think handover is possible as early as January 2013 but could also be a lot later. Just check the posts of Laguna Tower.

Thanks building1. I think you're right - from what the Developer told me, they were trying to organise DEWA checks etc. fairly soon (next 1-2 months) but this could still mean actual handover in 6 months+ time. Hopefully God Willing we won't be waiting around beyond Q1 2013.

Generally the units look fine with good views of the lake. The quality of the finish is substandard and the units are not of a great size. But it will rent easily as there is not a lot of stock in JLT. Neighboring Laguna Tower is renting between 75k and 85k for a one bedroom. For Lakeside I am seeing rents between 60k and 75k for the one bedrooms.

Abu Ahmad February 16th, 2013, 11:29 AM I was there about 3 weeks ago. The tower still needed a fair amount of cleaning internally but externally looked pretty complete. I thought the apartment quality was reasonable, kitchen worktops were nice (granite I think), bathrooms were okay (low to medium quality). Overall though the finishing looked decent but there were a few things to rectify - doors needed repolishing, some tiles needed regrouting etc.
