YAY!!

Rama 3 is booming big time. Sukhumvit is Booming even bigger time and sathorn and silom is booming nicely and ratchdamri/langsuan area is booming very nicely!!

I'm just out of town three days and several new skyscrapers are announced. I thought the mini-boom was over, glad it's not.
Hope to see modern mass transit reach this area soon.

I can't wait to see its renderings. It must be nice.

Seems very much like some Chinese towers.
I don't like it either. They could be fine if the facade turns out nicely and the helipad part is redesigned.

The rendering shows them in many different colors. I wonder if that's because of lots of glass intended to reflect light differently depending on the time of the day? Maybe wishful thinking.

I think they could have done better with the facade to break up the bulk of the building.
I'm thinking along the line of the CMIC building in Soi Asoke with helipad at the top..

แผนงานปีนี้ทางกลุ่ม มีกำหนดจะเปิดตัวโครงการคอนโดมิเนียมและวิลล่าอีก 2-3 โครงการ เริ่มจากการพัฒนาต่อเนื่องในพื้นที่ 120 ไร่ ที่หาดจอมเทียน ซึ่งเป็นที่ตั้งโครงการ "โอเชี่ยน มารีน่า" เดิม โดยจะสร้างคอนโดมิเนียมใหม่ อีก 1 อาคาร ในชื่อ "โอเชี่ยน พอร์โตฟิโน่ จอมเทียน-พัทยา" มูลค่า 1,100 ล้านบาท เป็นอาคารชุดพักอาศัย สูง 36 ชั้น ห้องชุดขนาด 73 ตารางเมตรขึ้นไป รวม 268 ยูนิต ราคาเริ่มต้นยูนิตละ 4 ล้านบาท หรือตารางเมตรละ 5 หมื่นบาทเศษ ปัจจุบันมียอดขายแล้ว 30%

คอนโดมิเนียมใหม่นี้จะสร้างเพิ่มในบริเวณพื้นที่เดียวกับโครงการโอเชี่ยน มารีน่า ซึ่งเป็นคอนโดมิเนียม พร้อมมารีน่ารองรับเรือยอชท์ได้ 500 ลำ ปัจจุบันมีผู้อยู่อาศัยแล้วจากคอนโดมิเนียมอาคารแรก "โอเชี่ยน ซานมารีโน่" จำนวน 132 ยูนิต พร้อมสปอร์ตคอมเพล็กซ์ และโรงแรมขนาดย่อม เพื่อสร้างเป็นที่พักอาศัยแบบรีสอร์ท และท่าเรือ เช่นเดียวกับประเทศในแถบยุโรป ซึ่งตอบสนองไลฟ์สไตล์ลูกค้าที่นิยมการเล่นเรือ ล่าสุดทางโครงการ ได้ร่วมจัดแข่งขันเรือใบนานาชาติ ช่วงวันที่ 3-7 พฤษภาคม นี้ ที่จอมเทียน-พัทยา ซึ่งภายหลังจากพัฒนาแล้วจะทำให้ โอเชี่ยนที่จอมเทียน เป็นชุมชนพักตากอากาศริมทะเลที่สมบูรณ์แบบ

ส่วนในกรุงเทพฯ นางนุสรา เผยว่า ล่าสุดบริษัทได้ซื้อที่ดินในซอยเพลินจิต-วิทยุ เพื่อพัฒนาคอนโดมิเนียม แบบบูติคสไตล์ ความสูง 7 ชั้น จำนวน 48 ยูนิต เพื่อพัฒนาขายในมูลค่ารวมประมาณ 400 ล้านบาท จะเปิดตัวภายในปีนี้เช่นกัน อีกโครงการเป็นการพัฒนาที่ดิน 4 ไร่ ริมแม่น้ำเจ้าพระยา พัฒนาเป็นคอมเพล็กซ์มูลค่ารวม 1,600 ล้านบาท สร้างเป็นคอนโดมิเนียมริมน้ำ 2 อาคาร และอาคารสำนักงาน 2 อาคาร จะเปิดตัวในปี 2550

Four Ocean projects in pipeline

Ocean Property Co Ltd plans to develop four residential projects in four provinces worth a combined 2.7 billion baht within the year, according to president Nusara Banyatpiyaphod.

"We have been quiet over the last 10 years since we completed development of the San Marino condominium and Ocean Marina Yacht Club in Pattaya. But we are very conservative in property development and don't need to [generate constant revenue growth] as we are not a listed firm," she said.

Ocean Property is an affiliate of the Ocean Group, which operates the SET-listed Ocean Glass, as well as life insurance and international-school businesses.

The company's first venture this year is Ocean Portofino Condominium in Jomtien, Pattaya, which will cost 1.1 billion baht to develop. The luxury building will occupy a 2.5-rai plot, where the company has a total of 120 rai occupied by the yacht club and San Marino Condominium.

The project will have 268 units sized between 76 and 233 square metre and priced at 60,000 to 70,000 baht per sq m, or from 4.9 million to 20 million baht a unit. Construction will start this month and is scheduled to be completed by 2008.

Also planned is City Condominium worth 400 million baht, located on a 300-square-wah plot opposite Nai Lert Park on Wireless Road in Bangkok. The seven-storey building will have 48 units priced at 80,000 baht per sq m, or from four million baht a unit.

Mrs Nusara said the company also had an 11-rai site ready for Ocean Villa Hua Hin, which would have 18 Thai-Victorian-style villas. Unit prices would start at 20 million baht for a home with 300 square metres on a lot of 100 square wah.

As well, the company will begin operating the five-star Ocean Resort and Spa in June. The 23-rai property, in which the company invested 900 million baht last year, will have 100 rooms with rates of 8,000 baht per night.

Mrs Nusara said the company would also revise a plan to develop the Ocean Resort and Spa on Kho Yao Yai in Phangnga, which was affected by the 2004 tsunami. With 70 rooms, it was expected to cost at least 400 million baht, she said.

Next year the company will develop Ocean Marina Bangkok, with two condominiums and two office buildings on a 16-rai site on Rama III Road.

Costing at least 10 billion baht, the project will involve a joint venture with Ocean Life Insurance holding 50% and Ocean Property and its affiliate, Thanaphum Estate, holding the rest.

All projects would be financed through Ocean Life Insurance, said Mrs Nusara.

Ocean Property, established in 1989 with registered capital of 468 million baht, began business with the development of two office buildings: Ocean Tower I and II located in the Asok and Ratchadaphisek areas.
