My inspection of my room on 12/F of Noble Remix is scheduled for 17 Feb., and if nothing wrong, then transfer on 19 Feb. So finally, they have finished and are ready for transfer and occupancy.

The lower part of the main tower is still retail. And it's still empty. No takers.

Personally, I like the idea of retail under a condo as it makes the streetscape more interesting. A cluster of condos looks great in a photo but is totally dull at street level. However, there are lots of management issues regarding mixed developments that Noble is not proving to be great at grappling with.

It might be! but in this case, IMO, it has to do with the 'no man land's' feeling that one gets when walking between an overcrowded cluster created around a BTS station and the next BTS cluster.

Just like with the retail areas of the new buildings on soi 31, (Fenix and S31) it takes time for the developer to drop prices to a level where it is attractive enough for retail tenants to jump in.

The "no man's land" between Prompong and Thonglor BTS is a bit scary and depressive...there is not much going on! while soi 36 remains borderline Comanchee Territory from a retail standpoint.

if there is an attractive anchor(s) the retail podium would do well (in that location), but that is a big if......

you entirely right, but appraently a lot of prime spots are to be sold there so, it might get better.

or in accounting terms... units renting well below the depreciation rate of the unit and its fixtures, once the first occupant moves in.

you are probably talking about the "kids" burning the hard earned family's wealth.

Location is good, but so is Gransparkview Asoke and Supalai Premier, where rental yields for the early bird buyers are 7-8% or more now, 5-6% at launch.
