I was at the Downtown living centre at Burj Dubai yesterday and came across this HUGE model. I was told not to take pictures, but then again i hate being told NOT to do something :D

Big ego architects always try and make it so their buildings will be the most noticed (although hard to do with burj dubai around the corner :D). Will look great in the end I think. Love shiny towers and it's great to see some variety in the burj dubai downtown finally. Am sure these will go through

Hmmm, dubaiflo was right then. The buildings looked really chic atleast as far as the models were concerned. They will definitely be something to talk about. I have another picture, will post it soon.

They are DEFINITELY not residential towers. I'm not sure if they are going to be freehold either; something tells me that they are going to be on a rental basis.

If you notice, most of the buildings in BD are not "eye-candy" except BD itself ofcourse. Also, i have heard that some buildings in BD will be owned by Emaar and will be offered only on a lease basis. I'm thinking if thats true, then this is definitely one property Emaar would like to hold on to!!!

IMO, this is probably on the top 3 list of "exquisite" properties in the BD development, first and second being BD and the BD Lake hotel ofcourse.

Malec, u r right! Finally buildings that look they are worth something will add glory and splendour to the base of the WTB! Yay! :D

The question I have for you, Docc, is about the road on the left in this pic. Is that Doha street, or SZR? And you should be able to tell us, based on the position of the Burj Dubai on the model you photographed. Now come on, spill the beans!!! :D

These are fantastic, as I have said in the past, though a name change in innevitable. The name "Emaar Towers" has already been used for the "Emaar Towers" development by the Clock Tower in the heart of Dubai City.

^^ well in fact it is not yet launched, but it was mentioned and article and i saw a tender for two plots in Burj Dubai recently. must be somewhere here.

but i expect them to be launched soon, nothing from emaar for quite a while.

but these are commercial, so they might wait another year perhaps. maybe they are already selling it. they are in Emaars BD model.

Have these been officially launched? I've been in Miami since the last couple of months and haven't been stayin updated with all the developments. I would really like to get an office space here so that i can set up a medical facility sometime in the future.

A joint venture of South Korea’s Samsung Corporation and Turkey’s Baytur has been awarded a $225 million contract by local developer Emaar Properties to build two office towers at the Burj Dubai development. The 27-month Boulevard Plaza contract covers a total built-up area of about 200,000 square metres. The architectural consultant is the Hong Kong office of Aedas; the engineering consultant is Hyder Consulting of the UK.

From what I can see the piling is in an advanced stage (notice the pile of concrete blocks that is used for pile load testing) so two more beuties comming.

Once again, I have noticed that a subsidiary of a company will do the job by the same member of that company, for this instance, EMAAR the developer and then MULTIFORMS the curtainwall contractor, a bit strange, it just a problem of conflict of interest I guess. It's just the same story with ETA STAR properties (developer), ETA ASCON (main contractor), ETA MELCO (MEP contractor) and ARABIAN ALUMINIUM (CW contractor) doing the same project...Who will check the quality of the works done? Even if you have the client rep or consultants to check the works, in the end, the CLIENT has the last say.... just my 2 cents, a caution to investors investing in Dubai properties... peace....:cheers:

all firms would try to cut costs as much as they can...quality is a different issue altogether

Contracts awarded forETA Star's projects

Dubai: Property developer ETA Star has awarded contracts worth Dh470 million for two projects in the Jumeirah Lake Towers Gold Crest Executive and Gold Crest Views-2.

Dubai-based Al Meraikhi won the Dh250 million main contract for Gold Crest Views-2. ETA Star has completed the piling for the foundations and handed over the site to Al Meraikhi. The project is scheduled for completion by March 2008.

The main contract for Gold Crest Executive was signed with the Ascon Al Aweer joint venture for Dh220 million. The piling for the foundation is complete and the contract for superstructure work is expected to commence this month to meet a completion date of June 2008.

ETA Star also awarded the sub-contracts for Gold Crest Executive to several companies. ETA-Melco was awarded the lift package contract while the aluminum and glazing contracts were awarded to Arabian Aluminum.

The electro-mechanical and plumbing works were awarded to BK Gulf and the post-tension contracts were given to D. Haddad.

Gold Crest Executive is a 39-storey structure that comprises office space and residential apartments. Complete with a food court, shopping arcade and a host of other facilities, the project will be surrounded by lakes, verdant greens and landscaping.

the above is a development of ETA STAR properties, and i have said, there will be no check and balance for this kind of project just because companies involved are subsidiary of the mother company itself, which is ETA STAR.

In the end, as what i have read in the forum especially in the Jumeirah Lake towers thread, most projects are delayed. Even blaming FORCE MAJEURE...:lol:

I have nothing against these developers, it's just that this is one of the reasons projects don't have the expected quality by investors and most of these projects are delayed. again, just my 2 cents.. peace...:cheers:

Boulevard Plaza is Multiforms’ fourth project within the Downtown Burj Dubai real estate development. The cladding implementation is in process for parts of The Old Town development. The construction and infrastructural elements of the Boulevard Plaza project is being managed by Samsung Corporation. Boulevard Plaza will be built on the elegant architectural mix that surrounds Burj Dubai Boulevard, a 3.5 km, 73 m circular thoroughfare with restaurants, retail outlets and fashion stores.

just checked with them, they are selling the boulevard plaza T2 units at 4800 per sq ft since it was launched last month.. and they still have some units available. .not everything has been sold since then? wonder if they'll increase the price more than this.

Ok, now this doesn't just add up!

Average office space size is 4000 Sft and at the current market value, that means it would cost around AED 20-25 Million to purchase it. If someone wants to lease out this space, it would definitely cost more than SZR which is currently at AED 600/Sft meaning AED 2.4 million per year.

Which kind of company would like to invest AED 200,000 or $54,000 per month, just as RENT! Add to this maintenance costs, running costs, staff salaries etc which would just amount to an insane amount of money! Other than the Fortune 500 companies, i don't think anyone would be willing to spend this kind of money.

Arguments?

Actually 22 million is the cheapest unit available, the rest of the units are 24million++
and handover is expected next yr august 2009.
I think once the area becomes vibrant, especially once the Dubai mall opens in August, people start coming to the area, then the prices will shoot up.
and if oil prices stay above $145 and continue to rise, I bet most of the end users in these buildings will be companies from the Gulf..

I don't think addition of the blue panels adds to the facade. It should just be an all out silver cladding like in the renders.

Stephan, Emaar rarely put up boards.

I had a chat with a few Emaar reps today about the model content and how accurate and he did admit that there were some dummy models.

The pic below is across the Boulevard from The Mall, and only two according to Emaar are theirs, with the remainder being part of Business Bay.

Ok, I don't get it. Why are the floorplates lagging behind from one side in both towers? They seemed to be building full floorplates througout the whole construction process, then they started lagging behind, which I thought was temporary, but now it seems to have gone into stagnation.

i really like the cladding BUT i think the building would look better if they have put more blue cladding palens on the lower parts and the higher they get the less blue panels, that the tower gets a smoother look the higher they go.

The same reason for having stopped the other developments, though i think visually these building would stand out much more if they are not completed so they will ate least have the appearance that they are completed.... im guessing that perhaps the building which will be a shell only was not sold by Emaar and so rather then spending money and then trying to sell or lease in the current market they are better off using that money elsewhere...

Compare these two renders - it seems the lower section of the structures, possibly the parking garage - has different themes going on with cladding... and neither seem to match up with the photos. Anyone know what the final outcome will be?

I'm hoping they do the cool glass cladding, like on the towers.

^^ If you see, there is no progress on the structure on top and there is still scaffolding there, so it will be practically impossible to progress with the cladding on those areas ... even if the will and money would be there.

Looking this morning there is still progress in particular with the cladding.

There is a very clear line where the new cladding meets the old dirty uncleaned cladding that has been there for a while.
