Docc ...Its 12 million Aed for a villa 6100 sq ft....2 bed apartment is between 3.1 million and 3.5 million. I called them in india today but they are so slow in responding and could not ask them to many details. They told me they would send the details but will have to wait and see if they really do.

I think the service charges will also be very high. It's going to be managed by Taj and having been to their resort hotels they are not cheap.

UAE property developer ETA Star has launched the Dh1.2 billion ($326.7 million) Taj Exotica Resort & Spa and The Grandeur Residences, located at the Palm Jumeirah Crescent.

The projects are being launched in partnership with the Taj Group of Hotels.

Ok who knows the details on the deal ETA Star are doing on one bed apts whereby you lease the apartment back to them for 5 years...what's the anticipated return/yield? also what are the service charges and full costs?? bet they're steep!! :dunno:

^^^ You obviously have not travelled much....they are the taj exotica hotels like in the maldives and goa and now in Dubai. They are ultra luxury hotels...you should try them out to know what luxury is.....this is not a name that has been given to the project....perhaps you should read about the Taj group of hotels.....before saying what you just said.

(I have been to the UAE back in the early 90s)

Still ......... doesn't change the fact..... I think (my opinion only)......... still a dumb name for any hotel, regardless of whether there’s one in Maldives or what ever.

Two more contract awards have been made for new hotel developments on the Palm Jumeirah.

Meanwhile, the local ETA Ascon has been awarded the estimated AED 340 million ($93 million) main construction contract for the Taj Grandeur Residences.

^^^ You obviously have not travelled much....they are the taj exotica hotels like in the maldives and goa and now in Dubai. They are ultra luxury hotels...you should try them out to know what luxury is.....this is not a name that has been given to the project....perhaps you should read about the Taj group of hotels.....before saying what you just said.

I don't think he meant to disrespect the Taj Extoica as not everyone has heard of the Taj group of hotels. However, it does sound like a strip joint in american english. It was obviously a joke.:lol:

I think they are still very optimistic with the completion date!

BTW has anyone else seen the quality of finished ETA Star projects? Having just inspected another 5* property by a different developer I am concerned that ETA will also try and rush completion at the expense of quality. I just hope ETA are different from the other developers......let's hope so :)

^^^ Doubt if quality will be compromised here...as Taj Group of Hotels have a good reputation and won't allow that.

Would have bought here but found it expensive and i am sure the service charges will be very high.

For purchase price I don't think it's that expensive when you compare it to anything else on the Crescent...

Going by some other service charge rates it will be at least 22/sqft + 6.2 /sqft Palm Tax.

Well as far as the contract says there are service charges, master developer charges (i.e. Palm tax) and then a corpus fund which I still cannot make sense of. It is astronomincally high at 50 AED per sq/ft payable upon completion as a once off payment.

The service charges have not been announced but with Tiara rates at 20/sq ft and JBR at 22/sqft it will probably be around 25ish? But don't quote me :)

I have visited site regularly over the last few weeks and the progress is very impressive. The hotel is a long way behind though (at least 18 months by the looks of it). There are lots of men on site and guess what...they are actually working and I mean hard, not just standing around.

If this carries on then they may have a chance of getting somewhere near completion by the end of the year but for the landscaping, facilities etc it will be another few months before they handover any apartments.

In my opinion it is the best looking and most prestigious development in Dubai by a long way:)

I don't think you will find many distressed/resales sales at the moment as most would have paid 85% already with final payment on completion. I think most will wait until it is completed as it will be a very exclusive place and there will be a lot if interest in it, hopefully pushing prices to where they should be for such a premium project.

I have seen a 1 bed available at 2.3 mil. the 1142sqft size.

2 beds I have seen for 3.2 mil. the 1742sqft. zero premium.

Good progress being made but I still don't see it being completed until this time next year...Hotel another 2 years after that. Anyway let's hope they don't rush handover of apartments just to get their final payment and leave all the residentail communial areas still under construction for another 2 years!!

Looks like they have really messed up here....You sure you got the right development...i belive that the hotel won't be anything like this...i guess that they are cutting back. Should take up matter with the developers....this apartments /villas were not cheap when sold...

The main building looks very impressive from outside but the picture above of the villas look pretty much like white boxes with minarets. Also shocked to see how bad the inside [kitchen] looks. This means we have to actually go in and see the place ourself and cannot depend on what developers promise or the slick brochures etc. Are these apartments close to original price yet.

S&P lowered the engineering and property conglomerate’s long-term corporate rating to “CCC” from “minus BB”. ETA Star “faces material upcoming maturities and is likely to have lower than expected liquidity resources throughout 2010”, the agency said. ETA Star also asked S&P to cancel its rating altogether, the agency said.

ETA Star executives declined to comment yesterday.

The “CCC” rating means that S&P believes the company will have difficulty meeting its obligations unless its business or the prevailing economic conditions improve.

ETA Star, which has subsidiaries in industries such as mining, health care and property development, has a US$300 million (Dh1.1 billion) senior unsecured bank loan coming due in 2012. The joint borrowers are Emirates Trading Agency, ETA Star Holdings, and Associated Construction and Investments, according to S&P.

In a note last month accompanying an earlier downgrade, the S&P analyst Mohammed Fayek said that ETA Star’s debt profile was “largely short-term” and that the company would have trouble meeting its obligations.

“Although we consider ETA’s operations to be well diversified and predominantly conducted with large, well-established or government-related entities, we believe that the ongoing economic slowdown is having an adverse effect on demand and pricing in the group’s main markets in the Gulf Co-operation Council, India and China,” Mr Fayek wrote at the time.


In 2008, 55 per cent of ETA Star’s revenue came from the Emirates, but the sharp slowdown across the conglomerate’s most important industries was likely to harm its financial position.

While the property development arm of ETA Star has delivered several buildings in the past year, including Liberty House near the Dubai International Financial Centre, it has eight projects still under development, according to the Real Estate Regulatory Agency’s registry.

ETA Star was founded in 1973 as a joint venture between the Al Ghurair family of Dubai and Amana Investments of Hong Kong, the company’s website says.

Btw. the kitchens shown earlier are not much better than the ones Star GIGA /ETA Star has put into their show apartments in Emirates City, Ajman, a project, which has been on hold for over a year. For EC these kitchens are good, as the project is directed towards lower income clients, but for the Palm and for what people paid it is a disgrace.

Well it makes good business sense for ETA to use the kitchens they bought in bulk and have in stock. Good for them not us, as usual.
When S&P downgrades them, they come up with bright idea of telling S&P to simply cancel the rating. Very mature. What else have they swept under the carpet. Just hope the apartments don't dissapoint too much.

While the property development arm of ETA Star has delivered several buildings in the past year, including Liberty House near the Dubai International Financial Centre, it has eight projects still under development, according to the Real Estate Regulatory Agency’s registry.

ETA Star was founded in 1973 as a joint venture between the Al Ghurair family of Dubai and Amana Investments of Hong Kong, the company’s website says.

That would explain why the Hotel is on hold due to financial difficulties. At first I wasn't worried about the project being completed, but now I have my doubts.

If there are any owners out there please PM me as I need to see who else has contracts that state the Developer owes interest to investors as we have now passed the original longstop date of Dec 2009. I wish to approach ETA as a group and not just an individual and would like to know how others feel about the situation. We MUST take action together!

I managed to get into my apartment and although the kitchen colour choice is questionable, the finishes elsewhere in the apartment are very good. Also common areas such as corridors have a good quality finish and the development looks very special indeed. I was advised that the kitchen choice was not yet confirmed however I think this just relates to the colour of the doors :(

I also heard December but looking at the lack of movement on site today there is NO way it will be handed over by then!

Hotel works have stopped and site claiming that there are financial problems so Hotel is up for sale!! No works will take place until further notice!

Surely we do not have to pay this as it is not in our contract. They are trying to steal from us to get over their financial problems. Anyone has more ifo about this "special transfer"? I think the investors nee to meet & take legal action collectively against ETA. The project is already 18 months late & I don't think handover is anywhere near - maybe about a year ... if they have the money?

They can not add anything above the standard 1% land registration.

Never heard of a "5% transfer levy" before on the Palm. Looks like another case of a developer trying to scam people out of more money. Property registration is normaly around 2%.

^^Yes but it depends on when the original contract was signed. Not sure of the cut off date but I believe it is around 2006 sometime. Before the cut off the buyer is responsible for the full 2%. Emaar recently handed over Park Island in the marina and I know many buyers were posting on this forum that they had 3 different conditions, some paid full 2% some only 1% and I think some were in the grey area and paid 1.5%

First thing is to check if this letter is genuine and not phishing for money scam. Then check with the land department or Rera whether this is legal and within the laws of Dubai.

^^Go directly to RERA with this letter you received. This stinks big time.
ETA has major financial problems and tries to make some extra cash or tries to get fees which they should pay to Nakheel from you. A very common thing in Dubai, btw.

i received a letter from my developper ETA Star inform me that they are in the progres of registering the unit( taj grandeur) with Nakheel and owners , we must to pay 5% of the sale valué as " levy transfer " in favor of The PJ Co LLC .. anybody knows something about that?is this levy taxe in the agreement of purchase?

- I've spoke with my lawyer about this levy transfer and he recommend me that we must go to RERA to get any clarification.Could somebody that is in Dubai go to RERA?

I went to see the project last week and was very surprised to the amount of work that is left to do. The Site manager isrstating that completion will be August and not March to June that ETA is stating. It is already March and the site is in my opinion only about 50% complete. You can believe what you want but in reality and with the amount of labour they have on site do not expect the residences to be handed over this year, unless you are happy to take your property and live in the middle of a building site. Additionally the Hotel is at least 2 years away once construction re-commences and there is no sign of that happening soon so 2012 is absolutley out of the question.

Has anyone had anything official from ETA? The lack of communication is just another worrying factor. Surely they are working to a revised programme and that completion has an actual date attached to it. Maybe the reason that no-one will tell you what this is, is because they don't think you want to hear the truth, when that is exactly what we want to hear!

All developers make statments regarding completion dates that are continually put back, but in this case and with the stated completion of March being now I think we deserve a little more clarification!!

Well this better be topped out before handed over, so be happy. Topped out, means it's topped out, simple as that. It has reached it's architectural top. This does not imply any completion % at all, as the MEP works, block works and internal finishings can be at any given stage of construction.

I agree with you!!! We should meet some days before the handover when all the owners be there to talk about it.

It is starting to look very special, needs more greenery though!

Time for owners to get together and find out how we are being duly compensated. Were is the hotel and SPA? I heard it has been sold and a Singaporean company has contract and works due to start by year end. Anyone else got more info?

You got the order wrong. Residences are finished, hotel/spa is about to start.

I have seen couple of units. Interiors are spacious, furnishings are ok. Whole place is very serene and tranquil... until they start the construction next door. I was told it is about to start now. So I believe it will be a torture living there next 2 years.

On a personal note... seeing this place depresses me. It looks so crowded. It seems like they plugged in any kind of concrete or crap they can find to everywhere. For example, why would you need to be dividing the balcony with concrete in so many places? 70% of the view is obstructed by the concrete... they call this design!

And on the villas, I could see the garden walls are cracking and paint peeling off. They have just finished these! You would think they could put quality material for something selling 20M!
