CULWULLA April 1st, 2003, 01:32 AM last night the 85m/26st 161 Clarence Street Apartment tower was officially approved. The planner indicates the owners want to start connstruction this year! yet another res tower for Sydney!
heres a pic of model. Its quite a good looker this one. lots of setbacks and dif use of materials. heritage facade kept with design also.

What is the heritage building under protection. My guess, its one of those tall federation era office/warehouse buildings that dominate that area of the CBD ..........

The bottom floors will have retail.
the clarence st bldg that will be demolished is from 1970's.
the red bldg in pic is the newly completed REX HOUSE.

Wow! Multiplex Living are building it! Good stuff! :)
They've got so many top notch developments like Proximity at Wolli Creek and Monument (former Oxford Koala Hotel) on Oxford St! Pretty certain it will all go ahead then! :D
hk-star April 1st, 2003, 04:11 PM man! another one! the action rachets up another notch! I love it! And also pleased to see Multiplex are doing it.
Can't help but notice how squeezed in this project is. Really running low on viable space this end of town. Good to see them use every last square cm. And I won't miss that $2 shop.

The plans show the basement will be 10 levels/23m deep!! so should be impressive as far as holes go!

You can't just build office space because you want more office space! Well...I guess you actually can, but if there is no market demand then it is just a waste of time and money, and will just push the vacancy rate higher!
Besides, we've got heaps of office space under construction at the moment! You couldn't get much of an office building on that little site, so apartments are far more practical for development on this specfic lot.

There is resonable demand for office at the moment. There is even a shortage in some areas.

Instead, they are opting for cheap-ass business estates in Western Sydney. Everytime I drive past one of these business parks I see a 50 storey office tower that WASN'T BUILT, and it's happening more and more. Take the 100,000sq.m. Woolies HQ, that would've made a fine CBD tower.
The answer may be to do away with planning restrictions (chiefly height limits and FSR restrictions) which have the effect of jacking up CBD rents.
northern beaches August 20th, 2003, 01:27 PM You need to think about how a business decides where to locate its office. As we know office space is rented/purchased per square metre. At the prestige end of the Sydney CBD, ie anywhere with a water view, rents are obviously going to much higher as measured per square metre. Now lets say that on average (hypothetically), a worker takes 2-3 square metres to be housed in a typical office.
It is only worthwhile for a business to locate in a particular office if the employees can produce a greater revenue or add more value to the business than it costs to house them.
So if you are thinking about a company like woolworths, it is much more likely they will choose office space in the western suburbs because the revenue generated per worker is much lower. Compare that to say a big city law firm whose partners charge out $450 an hour. Obviously the revenue those employees generate can justify an expensive city office.
Have a look around Circular Quay - what do you see? Law firms, banks, financial institutions....all high revenue earners.

Fabian February 28th, 2004, 10:07 PM The display centre is now open at 35 Clarence St for anyone whom is interested in gaining further details.
Also the SMH had a nice rendering of it's atrium which will be landscaped and have plants and trees growing within it.

* It will take just over 1 1/2 years to complete i.e. anticipated completion is December '05
* Out of the 106 apartments, 30 have already been pre-commited/sold
* 25 floors including ground floor retail
* the old facades @ 296 & 298 Kent St will be retained and incorporated into the project
*The bland non-discript 4 level building @ 161 Clarence St will be demolished
A website is being created via Multiplex Living.

Muse April 26th, 2004, 12:52 AM A very tight schedule indeed although it is stated on the fact sheet I have "anticipated completion".
The Clarence St and Kent St buildings already look vacated hence the display suite being located at 35 Clarence (it's huge too!).
but...
Firstly the obligatory safety and advertising hoardings to be erected. Then demoltion work with careful retaining of the Kent St facades, then the digging, then will archaeological consultants be called in (that can take up to 3 months but IMO not a problem)?
Then the footings, then the first concrete pours, then the ever-changing configurations of the floor plates as the tower rises. The site streches a whole block too, visually seen in your first model pic post CULWULLA.
Even the Rex on Kent St had only one change of conguration after the setback. The Rex seems to have a smaller footprint too, yet it took about 1 1/2 years to complete.
In short, I'd be pleasantly surprised if they can "knock-down" 161 Clarence in 1 1/2 years :) .
BTW The central void/atrium will be the full height and there will be a 270sq roof garden on level 10. Nice!!

I's certainly an interestingly shaped block with enough twists and turns. I like the idea of the full-height atrium.
The massive KENS block will shield views of it from the north-western side eg. Western Distributor bridge exit. It will be clearly visible from street level though as most of the surrounds are approx. 5 storeys.
If only a lot of apartment blocks were designed like this!

* new media advertising campaign beginning in about a month/1.5 months
* website still being devised but one will eventuate
* project has been held up and construction won't start for about another 2-3 months :(

Muse August 28th, 2004, 02:22 AM Called into the display suite yesterday. Here is what I was informed.
* It should be starting within the next 1 1/2 months - 2 months.
* At this stage the anticipated completion date will be April/May 2006.
* Out of the 106 apartments including the penthouses/sub-pentouses almost 35 have been sold.
* Marketing will begin again in approx. 3 - 3/2 weeks when the showroom moves to the now vacant 161 Clarence Street (the site of the development).
This is relavitely god news :)

I was told that the project has been put on hold and that it was a financial strategic decision to halt the project for now, despite having taken many deposits for apartments.
My gut feeling is that they will dumb-down the design and try and squish more apartments in....using cheaper materials etc...for when the market picks up again, naturally.
