Looks like the dubaimarinastar.com website has been hijacked by someone else. It is now being used to generate click-thru business. Domain records were updated 14th dec.

The marina star website was the official developers website. The only link still working on the Al Seef site is the contact us link. Perhaps someone in Dubai could give them a call and find out whats happening. The fact that this was the only link still enabled led me to the conclusion that they are upgrading.

just compared the floor plans to the picture and they seem to add up although wont be satisfied till i am standing in the building with the developer,u know u can rent a speedboat from the mina sehayi hotel and drive in around the marina,i will be doing this as well although i done it last october and was nearly crying i didnt buy in the marina because it looked superb and blew me away

yes, i have received the originall contract but still i didnt sign it ,they signed it and wait for my signature. i didnt pay the payments for last 4 months too ,i dont know what will happend!!!

They are on the RERA list, and piling has begun. It can't be all that bad.

Maybe you should go and visit Dubai and get a meeting with them if you have any doubts.

I think it is better if you make a research before you buy anything , not after.
Anyway, piling in progress , Dutch Foundation a the site , just need time.

It seems that , they are reallyyyyyyyyyyy unorganized with their clients, it will take 2 weeks to answear your emails or phon calls , 3 months or more to send a receipt for your money and 8 months to send your contract.

Im sure its treu, i just called an state agent in uk and asked for an appartment to buy in marinastar and he said sorry we dont deal anymore with marinastar because the developer have some problem and for us is not good to risk your money

if some buyers are in dubai please go to sheikh mohamad bin rashed office or some important person in dubai and ask about this problem and building .

If the developer of marina star is registered with RERA and have an escrow account your money is safe, if they have'nt then you're in trouble.

Look at Al-Arefi customers, no escrow means no security on your money.

Its as simple as that.

From my understanding they have no registration with RERA, no escrow and no formally announced contractor for the job.

I suspect the game plan is to hold onto the plot of land as long as they possibly can before RERA steps in and then they will sell off the plot to another developer and refund the original investors money.

If the holding company of UKCIG is under administration then it does'nt matter if the projects marina star or metropolis loft in JVS have escrow accounts and registrations as there is no way they will be built.

There is no main contractor announed for both of these projects.

That tells a story by itself, i think it is prudent to think that the investors will be receiving your money back very soon.

I have noticed that in this forum you find sometimes new forumers bring negative comments on certain properties and after a while they vanish.
Like Mr. Sohail who is new to this forum and has only 2 posts saying that all the heavy equipments that was brought to the Eden blue site is a WELL PLANNED DRAMA? Now seriously what do you think of a crap talk like that?
I think it is a plan by some agents to scare some investors. If few investors get scared and sell cheap then those agents can grab some units for cheap price and make quick cash.
So investors watch out for people like those and when you read negative comments on a building that you have invested in, don't panic, instead do some research before you sell your investment for a cheap price.

If you check the registered offices in London you will see they are both the same. It is reasonable to assume then that this is the same company trying to deceive people by the use of similar named companies. Get advice before you part with your money.

what is comes down to is this:

1-The holding company of UKCIG has gone into administration. FACT
2- UKCIG has not signed with a main contractor to build Marina Star or Metropolis. FACT
3- UKCIG is registered with RERA and has an escrow account. FACT

So in essence the investors money is always going to be safe, but there is no way in hell that the marina star or the metropolis in JVS will be built because of the bankcruptcy of the holding company of UKCIG.

What will happen is RERA will get involved and sell the plots on behalf of UKCIG and the premiums will be disbursed to the investors.

Expect nothing more that 20% profit for each investor.

It will happen this way, see in the coming months.

I agree pretty much with everything that you've said.....there's definitely something very fishy about all this. To top it all, UKCIG have recently launched a development in Awali City Ajman called 'The Cavendish'. So I guess they're either trying to pull a fast one or somehow are still managing to operate even though UKLI has gone bust.

Has anyone spoken with the administrators Deloitte? Perhaps they can provide more clarification. I'm confused. :ohno:

The latest I've heard is that although UK Land Investments has indeed gone into administration, this should not impact UKCIG - as to how true that is time will tell. I keep getting the same old story about Nakheel delaying handover of plot etc.

My gut feeling is that we must go to RERA with this....if enough people start raising the issue then maybe some light can be shed on the whole matter.

i must confess that i have no vested interest in this building - other than the fact that its being built in front of the building in which i have an apartment.

this may well be a hoax (although highly doubtful), but rather than the continual speculation and disputing what Kilowatt says - particularly, in regards to this 'new' website, why doesnt someone just email the guy at Deloitte in the UK? (this is a proper Deloitte address)

you'll be able to determine immediately whether there is a problem and guage whats true and what's not.

As for quality of the website, i would expect its only been setup for the purpose of informing investers - so the fact that it doesnt have a home page is immaterial, given theyre NOT using the site to promote themselves - rather communicate important information, which they are required to do.

for the sake of an email or phone call you can end all of this speculation and who knows, you might be able to prove Kilowatt wrong. although, if he proves correct, and you all did nothing, you might be kicking yourselves.

i think these are fair points, and maybe he is completely wrong - but just to put an end to this, why doesnt an invester call Deloitte, then catagorically confirm that there is no issue to answer to? at least everyone can then get on with concentrating on the construction, without constant speculation, which, as you state relates to a completely different company.

ok i ve got ur qouistion and i will be in my office tomorrow to figur it out coz i need to contact dubai office first coz Jeddah's 1 has nothing to do with Marina we used only to sell Lands but at the moment i can tell that no need for worries am working here since a year (every thing is ok and legal ) ..about Mr Bally and UKLI (UK Land Iimited ) there is an explination for what happened ...yes there is some thing happened with that branch ...but as the other branches has nothing to do with that so it can t be affected too .

More over what happned in that branch was not our mistake in the beging ...it was just about a wrong consultant advice which UK was following in its land markting, now Uk is using lawers and its records in order to defend and to explain what happened to the court .

About Marina again ..yes it s sold out and i will email Dubai office to send me latest pics for the project and the hande over date : )

This Project was lunched April 2006, but first stage of construction (the ground breaking) has not even started.

Particular attention should be paid by investors to clauses in the contract dealing with any delivery dates and under what circumstances these dates may be pushed back by the developer. most sale and purchase agreements in the UAE cover the consequences of delay of completion. These consequences are generally: (1) Interest or a penalty is paid and (2) If delay extends beyond a predetermined date, the buyer can terminate the agreement and receive back his payments along with applicable interest or penalties.

investors simply should read their contracts very carefully and ask questions about any provisions that they are unsure about.

Also The Law 8 2007 Article 12 gives those who have bought off-plan unit in a development the right to review the bank statement pertaining to the escrow account.

I wonder if Mr. Abhay Chada can discuss the clauses dealing with the delays in the purchase contract with the investors and send them the Bank statements of the escrow account!!!!!!

just thought you'd like to know that there is some serious activity on this site! so much so, that there is a petition going around in the neighbouring buildings about night time noise pollution, as the contruction workers on Marina star site are working right through the night (and breaching the condiditons for what type of work they can do at night time).

Marina star is located right next to the one of the largest park in marina and the park offers views from the appartments so that idiot his name is omar sold me this flat and told me your flat has park view and next to marina star gonna be the largest park as well.its in berkely estate report too.

wait untill a year and see for ur self if theres a park or not, in dubai u cant trust anyones words, if it says it in ur contract that its park view and it ends up not being a park view then by law u can persue legal action against them and make them pay u bak for the ammount that was charged for the park view, thats all u can really do
