no transfer duty as they are new build.spoke to tyson and have probably secured the last unit and its has 2 car parking.
what are your honest thoughts on this as I cant quite picture the area around the avondale Spar ansd 6th Ave. I think this is great for a middle income tennant who works in town (good proximity to CBD etc, decent local shopping -SPAR and on transport routes).

its a good area, it is going thru major changes. alot of renovation and new builds, new cafes in walking distance. all in all, a good area

R695 000 for a 54m2 is 12K per m2.
Its small all right and the more I think abouit it , its too small. My smallest unit I own is 84m2 and this is a box.

54m2 is actually a good size, when u consider that normally they tell you 90m2, but that includes parking and balconies...this is just the flat size

im thinking about this unit but dont want to break from my typical investment model. I feel its just too small , however it should be an easy rental

I bought a ground floor unit in Denham downs at R9350 p/m2 and got a 70m2 garden as well, its bigger at 82m2 so should be easy to lease

Yeh I know the CCTV & TV guy just came in to hand in his certificates & Invoice, I think most flats have thier plasma's installed, but some guys opted not to have them. Havent seen it yet, will prob go inspect with the electrician sometime this month.

Dno, mainly retail stuff, not much residential, from mini factories we doing MAssive factories now, mainly revamps, not many new out of ground ones

shame u got stuck with the revamps and not the big new builds in riverside, riverhorse valley, mohoganny ridge or even in jacobs...shame. Theres a new industrial building going up in riverhorse which is 120 000m2 under roof. urs like 3000m2? hehe....

No I got a warehouse for a pharm. company thats 66 000m2 I think, could be bigger.

We got some of the new ones in Verulam area, also re-doing one of Grinaker's plants. Just completed Formscaff, so yeh we got some "Big" ones.

Didnt hear about the 120 000m2 any idea whos it is?

^^No , but I cant say their name in here, they a fairly big pharmaceutical company, their current warehouse is blody small so they building quite a big one on the corner of Imvubu & Nandi. We also contracted to 1 of SA's biggest retailer's & Cash & Carry's so hence we more busy with them at the moment so hence the lack of Residential developments with us.
