When I was there (late Jan) they were placing rocks along the yellow line. They also appeared to be in the process of removing some of the facilities of the area marked 'Sailing Club' (which looked like a mini-resort).

As I recall there used to be a thread for the (8 storey) building directly in front of the Belvedere. Anyone know what happened to this? And does the building now have a name?

From what i can gather, the sailing club [JASC] has now merged with DIMC to create the 'Mina Seyahi Yacht Club', and i suspect has moved to the other side of the canal where the helipads are.

I guess Nakheel now owns the land behind that yellow line and will build somthing which can collapse quite elegently into the marina in a few years time.

Road behind Manchester tower now gone and new interchange progressing.

Construction in this area should be just about done in 1 year.

So, I wonder if Trident, as builder of Pentominium, will be the developer of the mall. I suppose the site between Pentominium and MAG 218 is still owned by a Saudi developer, who some months ago replied to an email of mine saying the tower being planned, Marina Garden, was no longer happenning--or something to that effect. My GUESS is that they will sell the plot to someone else for a very high premium, who will then use it to build something in league with Pentominium.

Another 100+ floor tower maybe?

I hope it will be another tower, however the height of Pentominium, will mean a large plot, and i have a feeling that Pentominium will take up the unknown plot as well as the one it is planned to be on :ohno: Which in a way is good because it will not be squashed up against 23 Marina.

The other Unknown plot, next to sulafa tower, has great potential, i'm hoping it will exceed 300m :)

I know I shouldn't speculate so much, but the thought also occurs to me that MAG 218 builder may be clued into what's really going to happen on this plot. Notice in the plot picture above how they are using the entire plot for their crane and construction materials. They certainly must be paying the owner of the plot for that, who can't do anything with it until they're done. So maybe you (DPPB) are right. When MAG is done with the plot Trident can take it over as they work on their tower.

On the other hand, I was told a year ago by the MAG 218 developer that a tower would be built by someone else on this plot with a podium right up against MAG 218's and the tower no less than 20 meters away from MAGs. That, I am guessing, was the canned Marina Garden project.

i really think this in combination with the marina bridges and a proper road for JBR, an extension of the al sufouh road and intersection, the JLT interchange with similar size and a wider bridge over the marina entrances on both sides could solve the traffic problem in this area.


btw remember we were complaining in 2005 that they did not build a bigger interchange in the 1st place in 2001. However looking at this, such a massive road would have been totally over the top at thast time.

Yes but they knew from the very beginning that 300 towers would be coming up in this area so still no excuse.

remember there were much less buildings planned and emirates living was much smaller.

I have driven that road for more then 7 years now and the interchange become problematic only when Emaar's villa projects welcomed their first owners. Even then the rush lasted for a few months till the people understood there are other access roads to their homes. The new Interchange project was announced not much longer after that.

If you think they were just wasting time in their chairs sweeping tee, you can't be more wrong then that. Since the year 2000 they have rebuild 3 (three) interchanges in SZR and have added one more (The Palm) as well as 2 new overpasses near Mercedes Showroom and for access to Ibn Al Battuta mall.

The access roads/bridges to and from Jebel Ali Free Zone were also constructed new during 2000 - 2001.

And this is SZR alone. Remember that both Emirates Road and Al Khail Road were both open/build after the year 2000.


Please know the facts first. ;)

I agree with AltinD. They're doing an excellent job on these things. Only a small percent of the Marina is occupied yet. These interchanges and the metro will be coming online in a timely fashion. I love the way the new No. 5 interchange disects and feeds the traffic into a variety of routes. Sure it will be confusing to novices but residents will quickly find the ways that lead directly to their door posts.

anyone knows or heard who owns this land betweeen the Ritz and the Royal Meridian? There is a sign on the beach put up by Dubai government of the Do's & Dont's. This usually means that it's a public land (owned by the government and open for the public free of charge)!

Posted it above - 1 of the 5 Beach Clubs will be the large Beach-Park - which is free but for JBR-Residents only. The other 4 are managed by Hotel-Chains i think and are open for all but will charge a fee.

There are going to be 4 beach clubs...this land is owned by one of the sheikh's and was to be the hydropolis underwater hotel...but the area was too small and now it's going to be beach club 1 ...the sales centre is the second beach club.

I think the Al Bateen site just evacuated the offices to outside the plot.it looks similar.

I do not think thay can make another tower betwenn the canal , al bateen and the bridge. Size of the plot look quite small. Also consider that they need to stay a bit far from the canal border. Plus thius front plot ahould be hotels only ad this eventual Hotel would not have any beach since the immaginary line of the beach for Al Bateen tower is exactly covering the last part of beach available bifore the canal rocks.

If this is the site offices for Al Bateen then this could indicate that there will be no more building plots here. Why would they move the offices just for someone to turn up and chase them back off again to build something.

I think there is not enough space for anything else when the new bridge and road are formed. Perhaps they are thinking of car parking spaces for beach/marina visitors, that would make sense.

The last thing they are making on the marina is "sense". You can be sure of that.

a low rise like west side marina can easily fit in there.

A plot at the marina entrance with unobstructed sea/marina views. I think this plot would be valued so high that a low rise would not be economic. An hotel would be interested on the basis of land lease.

Took a close look at the tallest block this morning to get a better reading of the plot breakdown. From MAG 218 toward 23 Marina, there's MAG 218, a vacant plot, another vacant plot, a third vacant plot surrounded by Mada'in signage a fourth vacant plot and then 23 Marina. That's...

plot 1 (MAG 218), plot 2 (??), plot 3 (Pentominium?), plot 4 (Madai'in?) plot 5 (??) and plot 6 (23 Marina).

All of these plots line up with the 6 plots along Al Suffuoh Rd.:

plot 1 (Le Reve), plot 2 (Elite Residences), plot 3 (Marina Crown), plot 4 (a roadway), plot 5 (Ocean Heights), plot 6 (Al Rostramani)

What seems strange, however, is that the Mada'in plot 4 seems to correspond with the the Al Sufouh plot 4 roadway--not very wide. Plot 5, which corresponds with the Ocean Heights plot, is very wide, suggesting this will be home for an as yet unknown large tower.

Regarding Mada'in, if as presumed they will be the Mall buildiers they have plots that open up on three sides of the tallest block--between MAG 218 & Pinnacle, between Pentominium and the large unknown plot beside 23 Marina and between Al Seef and 23 Marina. This corresponds perfectly with the notion of a t-shaped mall in the middle of the block. The question remains as to whether Mada'in will also construct any tall towers and whether they will cross the road and build between Marina Heights and the Torch.

Does anyone yet have any inside info on Mada'in? They apparently have an office in Emaar's Downtown--presumably the first tenant in this district. That would suggest a close association with Emaar. Anyone willing to go and check them out?

^^ The wide plot beside 23Marina is The Pentominium. It is very clearly written on the the description from the Architects, that the tower (Pentominium) is next to a 395 meter tall, and the variation in design is adapted to that.

It is just next to one of those small (temporary) roundabout that you have to pass through if going toward Abu Dhabi, comming from the podium road in front of your building.

There is no render, just a big project board and it is under construction.

I just heard that Oasis Beach Hotel is going to be torn down and a 90 storey building will take its place in effect killing the view of Al Fattan Towers.

A while back I started a seperate thread dedicated to The Tallest Block on the Planet (as this is a skyscaraper forum and all that).

In their infinante wisdom the Moderators decided that the thread wasn't nessacary and closed it. :nuts:

Funnny really a site dedicated to skyscrapers closed the only thread dedicated to a block which is nothing but skyscrapers.
