Charlotte has been in a perceived lull on this website. But believe it or not there is a ton of development going on. Not all of these have renderings just yet, but I am working on finding them.

Feds back $70 million for Charlotte light-rail line extension
Top transit official expects Charlotte to get approval for entire 9.4-mile line extension.

The Obama administration gave a strong endorsement for Charlotte's $1 billion light-rail extension Tuesday, by budgeting $70 million for construction and engineering for the upcoming year and predicting that it will give the project its full approval in the fall.

"We don't expect anything to derail it," said Federal Transit Administrator Peter Rogoff Tuesday. "We are very supportive of this project. We don't see any show-stoppers."

Rogoff said he expects the final paperwork - known as a Full Funding Grant Agreement - to be signed later this year. That would commit the federal government to roughly $530 million in construction money, about half of the line's $1.07 billion cost.

The extension would link uptown with UNC Charlotte, which has long been a dream of campus and city officials.

The FTA and CATS were confident Tuesday, though there will probably be a difficult fight ahead between the White House and Congressional Republicans over the scope of spending cuts for the fiscal 2013 budget.

But it appears that the Lynx Blue Line extension is a favorite of the FTA, perhaps in part due to North Carolina's status as a swing state in the November election.

During a conference call with reporters Tuesday, the Blue Line extension was the first project Rogoff mentioned, and he praised its possibilities for economic development.

"It was a very good day for us," said CATS chief executive Carolyn Flowers.

Flowers said she was pleased the FTA considers the line essentially ready for formal approval.

Rogoff said Tuesday that the FTA's proposed budget for the upcoming fiscal year has $70 million for the extension, which could be seen as a down payment on the larger grant.

"It's a very positive indicator," Flowers said. "We always have to look at funding. But we don't see anything that would derail the project."

The original plan for the Blue Line Extension was to end the line at a large park-and-ride lot at Interstate 485 in northeast Charlotte.

But a lack of money forced CATS to scale back the project by 1.2 miles. The new ending will be on the UNC Charlotte campus.

Along the way, the line will have new 11 stations, including stops in NoDa, Sugar Creek and along North Tryon Street.

Flowers said construction could start in 2013. The line could open in 2017.

CATS and the N.C. Department of Transportation are expected to each pay 25 percent of construction costs.

Once the Lynx extension opens, one of CATS' main tasks will be finding enough money to keep its regular bus service, along with its new 20-mile train.

A consultant has told the transit system that it probably won't have much money to expand bus service, and CATS may be in a period of waiting for the half-cent sales tax to grow before it embarks on any significant projects.

That may make it extremely difficult to build rapid transit on Independence Boulevard - either a busway or a train - as well as a planned streetcar to Charlotte Douglas International Airport.

The city of Charlotte, however, is moving forward on a streetcar through uptown, and last year received a $25 million federal grant to help pay for the first 1.5-mile segment. CATS is trying to build a commuter rail line to Lake Norman, but that project will probably need additional revenue, possibly from special taxing districts near train stations.

The original light-rail line, which opened in 2007, is carrying between 15,000 and 15,500 passenger trips a day.

CATS projects that line to carry 18,300 passengers by 2025. The Lynx extension is projected to open with 19,000 passengers. By 2030, ridership is expected to grow to 25,000 daily trips.

The $70 million grant, along with the approval of the Full Funding Grant Agreement, is contingent on the approval of a 2013 budget. Congressional Republicans are likely to push President Barack Obama for more spending cuts.

North Carolina leaders are concerned that a controversial House proposal led by Republicans could jeopardize progress on the Charlotte light rail.

But some members saw the administration's announcement as a positive sign.

"I am pleased the Administration is recommending the Charlotte light rail project for funding," said U.S. Rep. David Price, a Chapel Hill Democrat. "The President is right to make infrastructure investments a priority in his budget because they create jobs immediately and strengthen our economy in the long run."

I posted a map of all the projects two posts above, check it out. There is another 2000 units of apartments and condos that have not been formally announced that i know about from real estate contacts that will be slowly announced, and another 750 if the baseball stadium ever starts.

Fingers Crossed on the baseball stadium, its supposed to open for the 2014 season, it has some hurtles to jump before it starts construction.

With as many Apartment projects proposed as there are. We should soon start getting new renderings in.

Heres what's going on:
20 large multifamily proposals that we know of (THAT WE KNOW OF).
Two Parks under construction downtown: 1st ward and Romare Bearden.
A possible Baseball Stadium if 11 million in funds are provided by city.
3-4 hotel projects.
The Starter Street Car Line
New Phases around Met Midtown that should include a good amount of retail.
The City is asking for bids on "charlottes grand central" Gateway Station. Which is going to be a multiblock mixed use development as well as a train station.
Design of the New 100+million dollar federal courthouse is starting.

Any more info you can provide on this? I wasn't aware there would be more to Midtown. It would be great if so. That's a great location for more retail intown.

No Retail or Condos for first 10 years or until met retail is 100% leased and Condos are 100% Sold, as per agreement with Pappas Properties (non compete):-(. I suspect however that they will build a ground floor leasing office that will become retail when this building inevitably converts to Condos when the market stabilizes. Its a decently Small parcel (1.3 acres) so 140 apartments would still be between 6-10 floors.

^^ These < 10 floor buildings are so important for a city's street level experience. I would prefer to see three or four of these instead of a thirty story high rise. Congrats Charlotte!

Oh man, cool stuff. I didn't know the Levine apartments were taking the place of the condos. I thought Levine was somewhere else, like the spot where the Carribean place and Dominos is. Unfortunately that strip center is staying for a bit :-( Its part of the Cherry Neighborhood Plan to be redeveloped at some point. I don't think there is a plan for it yet though.
Lets just hope that its doesn't end up looking as awful as the other side of KINGS. One of the biggest travesties of urban development this city has ever seen. I wish this would have sacrificed 20 parking spaces for a couple of small retail shops. Its so sad :-(.

There was a Childress Klein project announced as 12 stories with 200 apartments a few months back. The project put out a bid for contractors this week, and they have doubled the size of the building to 21 floors with 372 apartments. Construction will start in 2012. The building is going where Twelve Charlotte (37 stories) was supposed to go, so while this is a good bit smaller than twelve, its nice that its going to be a substantial building 200+ feet.

Building elevations show 21 floors (1 level lobby, 5 levels of parking, 1 club level, 14 levels of apartments). The good news is the parking garage levels will have units facing the park, so no exposed parking deck from the front of the building (similar to The VUE).

Building height is 227' to the roof plus another 8' or so of screening cornice, so about 235' total. So it will visually be a step down from Catalyst which is 27 stories and 372', but certainly not short.

Building has first 2 floors of cast stone/brick then the rest is stucco, I think similar to what 330 S Tryon uses. Top 3 floors are a different shade.

No retail which is a huge shame, though there are going to be 372 units, which is a lot of people. That is going to be a very active park.

A profile of Charlotte (http://finance.fortune.cnn.com/2012/05/15/500-charlotte-post-banking-crisis/) in the current issue of Fortune magazine shows a city in recovery after the financial crisis rocked its banking sector -- and the city itself -- to its core.

Still very much a corporate town, the Queen City remains home to eight Fortune 500 companies, the article points out. Bulldozers and cranes are moving again, and newcomers are still flocking to the city every year.

All that considered, it seems that Charlotte has regained its footing and is trucking along with other industry clusters, including motorsports and the region's growing energy sector.

I like that. New parks typically attract residential development like this, so it's good to see it happening in Charlotte also. I think that's why it's going to be bigger than initially planned.
