This parcel will have the tallest building in Tamansari, sitting atop part of the City Walk and fronting the most breathtaking view of the Gombak River Promenade. The 40-storey twin tower signature entry ¡X one office tower and the other retail ¡X will also house a five-star 350-room hotel tower.

Plaza on the Park
A commercial plaza fronting the Gombak River Promenade earmarked for business-related activities. The "super intelligent" cascading building ranges from 10 to 22 storeys and will boast a flexible modular concept with private entrances.

Condominiums
This parcel will comprise 446 condo units in two 38-storey and one 36-storey block that share modern facilities and easy access to amenities.
Parcel F
Medical centre and hospital apartment
Twin towers rising 24 storeys sited on a common podium will also provide temporary and permanent lodging facilities for doctors, nurses and patients' families.
Parcel G
Condominiums
A 32-storey condo complex comprising 240 units to front Jalan Tun Razak. It will be directly connected to the Transportation Plaza and the City Walk.
Parcel H
Apartment Towers over City Walk
Twenty-five-storey twin towers, housing 300 apartment units, will sit above part of the City Walk and will be directly connected to the Transportation Plaza.
Parcel J
Apartment blocks on a commercial podium
A 22-storey serviced apartment tower and a 12-storey apartment tower will sit on the commercial podium linked to the City Walk fronting Jalan Tun Razak.
Parcel K
Apartments and townhouses on a commercial podium
Three blocks of 25-storey towers consisting of 600 condo units will sit atop part of the City Walk. A total of 180 townhouse units will occupy the upper podium level while commercial areas will be on the lower podium.
Parcel L
Serviced apartments and Transportation Plaza
A 25-storey serviced apartment with 132 units will sit above a retail and commercial podium. There will be an intra-city terminal with city buses and taxis on the ground level at the podium connected to the Transportation Plaza in Parcel X.
Parcel M
All-suite corporate quarters and Marriage Pavilion
Thirty-five-storey twin towers mounted on part of the City Walk will house the all-suite corporate quarters, a five-star resort-style hotel and the Marriage Pavilion.
Parcel N
Office tower
Semi-circular intelligent building cascading from 25 to 30 storeys will offer some 500,000 sq ft of office space.
Parcel P
The Residency Luxury Condos
This semi-circular 30-storey building complements the office tower in Parcel N, offering 304 luxurious residential units.
Parcel Q
Luxury condos
Some 150 high-end luxury condo units will be housed in six 15-storey blocks fronting the Gombak River Promenade.
Parcel R
Condos
A 27-storey luxury condo block fronting the Gombak River Promenade. It will be directly connected to the Transportation Plaza and City Walk via a bridge (Parcel W).

Public housing
This parcel will probably be separated from the rest by a chain link fence.
Parcel V
City Walk over Gombak River
A 2-storey elevated structure across the Gombak River with retail and shopping areas.
Parcel W
Restaurant overlooking Gombak River
A 2-storey elevated structure with a restaurant overlooking the river, and connecting the high-end residences on Parcels Q and R across the Gombak River to the Transportation Plaza and the City Walk.
Parcel X
Transportation Plaza
A 3-storey structure elevated above Jalan Tun Razak will connect the three multi-modal public transportation systems ¡X the LRT, PRT and intra-city buses and taxis ¡X with the retail and shopping centre at the adjacent serviced apartment in Parcel L.
Parcel Y
Skybridge over Jalan Tun Razak
A 3-storey elevated structure across Jalan Tun Razak with retail and shopping areas will form part of the City Walk.
Parcel K would be first phase..

NAS Pavillion are very slow......not too sure of its status now as I hardly notices it. As for Berjaya Times Square.....well.....it is completed in 2003 and had been opened for a few years now ;)

Muse April 7th, 2006, 10:13 PM Some buildings as you mentioned here, I don't think they would tall up to 150-200 meters.That's true. An example is RiverCity @ Jalan Ipoh. Most of the towers in that project look no more than approximately 90-100m rather than 150-200m.
Regardless, thanks so much pedang for your effort. Kuala Lumpur's scrapers do and will have every shape and colour imaginable....and the city is really booming!!

The 40 hectare or 100 acres KLCC development is one of the largest real estate development in the world. The master plan design was design on the winning entry submitted by Klagas, Carter, Vail & Associates from the USA in 1990.
It provides for 22 commercial plots of land to be located along the perimeter of a 50 acre central park. The central park, now completed, was designed by the renowned Brazilian Landscape Architect, Roberto Burle Marx. It was one of his last great works.

HONG KONG The concept of a furnished apartment with cleaning services is nothing new. Picture a college dormitory room with mismatched chairs and second-hand table lamps - most people's first taste of living on their own.
But over the past decade, the serviced apartment and the features that come with it have become increasingly more luxurious and sophisticated, particularly in Asia.
"When I go away for extended periods of time, I want a place that doesn't feel like a hotel," said Oscar Llinas, vice president of Bilkey Llinas Design, who recently created some of the interiors for Four Seasons Place in Hong Kong. "Serviced apartments are ideal for people who don't have the time to make a new home. They want a clean house, but don't want to see anyone cleaning it."
Four Seasons Place is a 60-story tower devoted exclusively to serviced apartments. It stands next to the Four Seasons Hotel at the mammoth International Finance Center and was the luxury hotel company's first project to include serviced apartments.
But the Toronto-based company already is planning a similar component at the Kuala Lumpur Four Seasons, scheduled to be completed in 2008.
The Australian photographer Geoff Letchford and his wife, Rebecca, a graphics and interior designer, both globetrotters because of their work, have stayed at a lot of apartments and hotels. They made their first reservation at Four Seasons Place almost a year before it opened last fall and plan to return this month.
"We enjoy catering for ourselves and the space available in a serviced apartment," Letchford said. "We carry a lot of computer equipment and normally get a two- or three- bedroom apartment, because we have staff who travel with us."
Hoteliers also have reasons for liking the concept. "It is easy, quick and convenient" for guests," said Scott Woroch, senior vice president of Asia Pacific development at Four Seasons Hotels and Resorts.
And for the hotel, he added, "The main advantage of offering a service apartment alternative is, it allows us to leverage the existing infrastructure in our hotel operation."
For example, the general manager can oversee both operations, the property's marketing can be broadened and the use of facilities like restaurants and spas can be maximized.
Woroch acknowledged that the Asian market is most comfortable with the formula. "Particularly in Hong Kong, there is high proportion of expatriate personnel and the population is very transient," he said. "The demographics lends itself well to serviced apartments."
Woroch was quick to distinguish between serviced apartments, which involve short-term leases, and private residences within hotels, which the Four Seasons had sold in key locations throughout North America for years.
"A number of our private residences are resorts, such as Whistler," the ski resort in Canada, he said. "Or, in the case of San Francisco, they appeal to homeowners who live outside of the city but also want a city place."
Four Seasons Place has 519 units, many with panoramic views of Victoria Harbor and Kowloon on the opposite shore. Monthly rentals start at 28,000 Hong Kong dollars, or $3,600, for a studio totaling 547 square feet, or 51 square meters, and rise to 150,000 dollars for an 1,867-square-foot, three-bedroom suite.
Every apartment has features like 42-inch, or one-meter, plasma screen televisions and customized Four Seasons three-layer pillow mattresses; residents also have use of the hotel's rooftop pool, health club and lounge.
Letchford said his staff members, particularly, enjoyed the amenities. "They enjoy going to the gym and find the view very inspirational," he said.
The suites designed by Bilkey Llinas include ebony wood inlays and a selection of original Asian art, while the penthouses offer private lap pools and aromatherapy Jacuzzis with the Hong Kong skyline as the backdrop.
Four Seasons Place is relatively new, but Hong Kong has a long history of serviced apartment operations. Two of its most prominent - de Ricou Serviced Apartments and Pacific Place Apartments - date to 1989, when a lot of multinational firms were opening offices in Hong Kong and sending executives from around the world to staff them.
De Ricou was built at Repulse Bay, on the south side of Hong Kong Island, as an alternative to the high-rise jungle of the Central district, according to Martyn Sawyer, general manager of properties and clubs for Hongkong and Shanghai Hotels, which owns the property.
It has 68 two-bedroom duplex suites, with views of Hong Kong's outer islands, ranging from 2,020 square feet to 2,243 square feet and with monthly rents of 65,000 dollars to 90,000 dollars.
The formula has worked so well that the company will include serviced apartments in its Shanghai mixed-use complex, which is expected to open in 2009. "High-end serviced apartments are a global trend, and not restricted to gateway cities such as New York or London," Sawyer said.
Swire Properties, one of Hong Kong's most prominent corporations, built Pacific Place Apartments to complement Pacific Place, its office and retail complex, which covers 5 million square feet in the Admiralty neighborhood.
The site now includes three hotels - Conrad Hong Kong, Island Shangri-La and JW Marriott Hotel Hong Kong - and Swire's partial ownership of all three helped to secure hotel-style services like complimentary memberships at the Conrad Hong Kong's swimming pool and fitness center for apartment residents.
The apartments are in two towers, Parkside and The Atrium, and range from 606-square- foot studios to 2,650-square-foot, three-bedroom suites. Rentals are 42,800 dollars to 176,300 dollars a month.
Last year, as competition at the top end of the serviced apartment category was expected to heat up with the opening of Four Seasons Place, Pacific Place decided to renovate and began a new marketing campaign to trumpet the changes.
AB Concept, an interior design firm based in Hong Kong, added such features as the ubiquitous 42-inch plasma TVs, Bose home theaters and Siemens countertop appliances.
The lead designer, Ed Ng, also added Asian touches to the decor, like the abacuses that are displayed as pieces of art in the living rooms.
Jeremy Lamburn, the apartments' leasing manager, said the renovations had been a good investment.
"In general, demand for luxurious residences has improved since the beginning of 2005, and has remained consistent," he said, noting that about 90 percent of the residents were corporate clients and both the economic recovery in Hong Kong and the growth in trade with mainland China had been good for business.
Sandy Higgins, a partner in a marketing consultancy called The Tank, divides her time bewteen Hong Kong, Manila and New York.
She has been staying at the Parkside tower in Pacific Place for one- to two-month stretches since 2003, sometimes alone and sometimes with members of her family. She believes a combination of factors has produced that loyalty. The most important of these are comfortable surroundings that feel like a home rather than a hotel.
"For those of us who travel, it is very important that we find a place that we like," Higgins said. "The standards of accommodations has become a major factor."
And, Higgins noted, "We are very spoiled in Asia" when it comes to service.
She described what had happened when her brother was expecting a delivery that turned out to involve an additional charge.
She had just tipped a staff member and he was prepared to use the money to pay for the extra charge.
"It was extraordinary!" she said. "It goes to show Swire's attitude towards providing a high level of service. Even the van driver was surprised."

HYATT Group may have to further delay the opening of its first hotel in Kuala Lumpur by another year to 2010 as approval for the building has yet to be obtained.
Business Times was informed that the authorities are still considering approving the proposed five-star 450-room Grand Hyatt, to be located at Jalan Pinang. The hotel is owned by the Brunei Investment Agency and a locally- incorporated private company.
"The project is still under consideration. It has not been approved by the Dewan Bandaraya Kuala Lumpur," an officer from the local authority said.
Last April, Business Times reported that Hyatt Group will have a hotel in the capital in 2009, after its earlier plan to open a Grand Hyatt Duta came to end as the project was never completed.
The officer said that the plans submitted last year have to be amended and that no development order has been issued and building plans have not been approved.
Meanwhile, a Brunei Investment Agency official Suharafadzil Yusof, when contacted, declined to comment on the status of the project.
It is believed that the 50-storey building project will include a hotel, service apartments and an office complex.
The Hyatt Group had in 1994 given the contract to develop the RM570 million Grand Hyatt Duta to Kuala Lumpur Landmark Sdn Bhd, a subsidiary of Olympia Industries Bhd.
Mycom Bhd, the holding company of Olympia, then teamed up with Kuala Lumpur Landmark to develop a 52-storey building to house its headquarters and the hotel.
However, construction was halted in July 1998, when the group encountered financial difficulties during the 1997/98 economic downturn.
The Grand Hyatt Duta was to have been completed in 1997. Until today, the hotel at the corner of Jalan Sultan Ismail and Jalan Ampang remains partly completed. The Hyatt Group is no longer associated with the project.
The Hyatt Group also operates the Hyatt Regency Kinabalu, Hyatt Regency Johor Baru and Hyatt Regency Kuantan.

Kuala Lumpur - New hotels are shooting up around the Malaysian capital's iconic Petronas Twin Towers, in a building boom fuelled by a bullish outlook for the economy and tourism industry, industry experts say.
At least four new hotels are under construction in Kuala Lumpur, which is seeing inner-city property prices surge for the first time since the regional economic crisis of the late 1990s.
The Four Seasons, Grand Hyatt, Traders and Novotel will soon tower alongside the newly-opened 335-room Impiana KLCC Hotel and Spa, said Ivo Nekvapil, chairperson of MIHR Consulting that compiles data on the hotel industry.
Impiana KLCC, located just a short stroll from the twin towers, the world's second tallest building, has already begun constructing a second tower with nearly 200 more rooms to be completed later this year, he said.
The plans for more hotels in what is easily Malaysia's costliest piece of real estate come amid a rosy forecast for the economy and the tourism industry.
"From the business perspective, the economy is on the growth path," said Research Inc (Asia) property consultancy managing director Lim Lay Ying. "Because of that, you have more people coming here for business trips."
"The new hotels are mainly four- and five-star hotels and if the economy is sustained, business opportunities and visitors will keep coming," she said.
Economists forecast Malaysia's economy to grow by a 5,5 percent in 2006, fuelled by firm commodity prices and buoyant domestic demand.
The central bank this week said it expects stronger growth for 2006, supported by a stable global economy and better demand for electronics.
But a property analyst with AmSecurities warned that "there could be some dampeners from recent reports of bird flu, which may affect the industry to a certain extent," referring to an outbreak detected in Kuala Lumpur this month.
However he added that demand will continue to remain firm as room rates for top hotels here are low compared to the rest of the region, with top-class rooms going for half the price of their equivalents in Singapore and Hong Kong.
"Generally the new hotels that have come onstream, that are in the vicinity of the (tower complex), will do well as most tourists would like to be within walking distance of shopping centres and amenities," said the analyst.
At least 23 high-end condominiums are also being constructed around the twin towers, including one plush development which features private swimming pools for each of its 94 units.
In two years, the price of top condos has doubled to more than 1 000 ringgit (about R1 600) per square foot, with luxury studios now starting at 500 000 ringgit - enough to buy a four-bedroom family house in the suburbs.
Malaysia counts tourism as its second-largest foreign exchange earner and is hoping for a record 20 million tourist arrivals next year, up from 15,7 million in 2004.
Among the new projects competing for that business will be the Traders Hotel, near the new Kuala Lumpur Convention Centre, which Nekvapil said will have 571 rooms and is slated for completion by July 2006.
The 286-room Novotel Hydro Majestic, located halfway between the twin towers and the popular Bukit Bintang shopping district, will be opened in October 2006.
A $265-million, six-star Four Seasons hotel and apartment complex is being planned by Singapore hotelier Ong Beng Seng, in a joint venture with Sultan Sharafuddin Idris Shah of central Selangor state.
A Grand Hyatt, located in the city's "Golden Triangle" business and hotel district, has been mothballed for some time and is likely be ready only in 2009.
Besides the new hotels, existing properties in the capital have also been rebranded. Just a stone's throw away from the towers, the Hotel Maya has undergone a glitzy revamp to become a boutique resort.
"There will be more hotels to come within 2007 and 2010," Nekvapil predicted.

haze May 3rd, 2006, 03:20 PM ^^ actually plaza rakyat had resume back since 2004, but it had a problem between the old contctor with a new developer..currently our new Federal Teritory Minister vows to solve the problem as soon as possible in order to increase public transpot eficency in KL.The 90 storey office tower (400m+) will make KL skyline much more better. ;)

Un known June 23rd, 2006, 04:55 PM Some nice developments going on in KL now. The city has improved a lot compared what it was when I first visited it 2 years ago.
The city is still really chaotic.The KLCC area is OK but when you get out of it it gets pretty horrible.
Also, are they going to demolish the building that it next to the open carpark next to the twin towers?

Construction of KLCC Property Holdings Bhd’s (KLCCP) Lot C, a RM500 million mixed-development project in the vicinity of Petronas Twin Tower, is expected to begin in February 2006.
“We have more or less cleared the technical design issues and now we are ready to submit the application for the development order from the authority,” its chief executive officer Datuk Ishak Imam Abas said.
The 900,000 sq ft Lot C development, located next to Mandarin Oriental Hotel, is a 60-storey building comprising a six-storey retail podium, an extension of the retail space in Suria KLCC.
The project, expected to be completed in 2008, will also include a 21-storey office block in the mid-section and a 26-storey serviced apartment in the top section.

The Seattle office of international destination design firm Wimberly Allison Tong & Goo (WATG) is the design architect for the Grand Hyatt Kuala Lumpur, a 40-storey five-star hotel and mixed-use development in downtown Kuala Lumpur, Malaysia. One of the more notable design features of the project will be the hotel lobby. Instead of being on the ground level, it will be at the top of the building. When guests enter the building to check in, they will ride the express lifts to the lobby where impressive 360-degree views of downtown Kuala Lumpur will greet them. The building will also hold service apartments and offices. The contemporary hotel is currently in the design development phase, and is scheduled to open to the public in December of 2010. Since its founding in 1945, WATG has specialized in hospitality, leisure and entertainment design from its offices worldwide.

PETALING JAYA: YNH Property Bhd officials are watching with glee the upswing in the prices of real estate investment trusts (REITs).
The price of Quill Capita Trust Bhd, for instance, is up 57% since its initial public offering earlier this month to RM1.32 yesterday. That has lowered the REIT's prospective dividend yield to just 4.5%.
A lower yield implies that investors are willing to pay a higher price for properties and REITs.
The pricing of REITs has a bearing on YNH's prospects because it is looking to sell its proposed iconic commercial property in the heart of Kuala Lumpur to a REIT.
YNH is jointly developing the proposed Capital Tower in YNH Centre, near Shangri-La Hotel, with Singapore's CapitaLand Ltd. YNH owns 60% of the project and CapitaLand the balance 40%.
A CapitaLand official said in a statement last month the project was “one of the identified candidates for injection into our Malaysian Commercial Development Fund”, which was formed in a partnership with the Malayan Banking Bhd (Maybank) group.
“Capital Tower can be sold for RM1bil to a REIT which will get a yield of 8% from the property, or RM1.5bil for a yield of 6%.
“At a price of RM2bil, the yield would be 4%,” a YNH spokesman told StarBiz recently.
These are rich figures for a project with an estimated land and construction costs of about RM700mil. The company has conservatively estimated the gross development value (GDV) at RM1bil.
The dynamics of the GDV and an 8% yield were based on a projected rental rate of RM8 per sq ft for a new prime building compared with RM7 per sq ft at nearby grade “A” office buildings with high occupancy.
YNH and CapitaLand would negotiate to sell Capital Tower to the highest bidder.
The CapitaLand/Maybank fund would have first preference as a buyer but it must offer the highest price.
The proposed commercial property is in a prime location where there are few sellers.
In its immediate vicinity, it is believed the owners of Menara Haw Par and Menara IMC are not sellers.
“But for us, everything is for sale. We're developers,” the YNH spokesman said.
The company started as a developer in Lumut, Perak, where it continues to be the dominant player.
It has, however, moved into Kuala Lumpur where it acquired prime land. Its Lot 163 Suites serviced apartments is next to Wisma Hong Leong and its Ceriaan condominium is in Mont' Kiara.
It also secured several parcels of land behind the Renaissance Hotel Kuala Lumpur and the Mont Kiara area under joint-venture arrangements with landowners.

The “Astana” Business and Commercial Center.
The concept of the Astana is to position Putrajaya as a Business and Commercial hub located at the core Island.
“Astana”, a Malay word which translates as Palace, and in our design we envisioned this development as a Commercial and Business Palace of Putrajaya.. It would also be a Jewel on the boulevard, which would be a growth catalyst for other such development in future.
This building centers on a landscaped courtyard, which allows both internal and external views. The development is broken up to 3 building blocks of various heights. The two low-rise blocks are 9 and 7 levels in height and was intentionally designed as flexible business suites, which can be partitioned. Once partitioned it can either be rented or sold by strata. The ground floor units were purposely designed for retailers or for outdoor cafes. These ground floor units will have dual frontage, facing the boulevard, side road and the internal courtyard. The 17 levels Tower building could also be used as Business Suites or if required as a whole office floor. The floor area of each of these floors is approximately 608 sq meters to 672 sq meters per floor. This development has two entrances. One entrance is dedicated to the tower block and the other faces the Boulevard. However, these entrances are directed into the courtyard.
The open landscape courtyard, which opens itself to the surrounding building levels, is an important feature. It brings light, air and greenery into the building and allows the building to be sensitive to the tropical climate. At the courtyard level, the vast landscaped open space is designed to promote casual interaction between users of the building. It is also an identifiable space that connects the otherwise 3 separate buildings together.
Architecturally, the modern outlook of the building is sensitive to the local climatic conditions. We introduced various sun shading devices that cut down on direct sunlight but at the same time do not hamper the panoramic view of Putrajaya.

A good design, does not always lie in its aesthetic or efficiency, it must also be sensitive to its context at the pedestrian level (located at the ground level).

Mudajaya gets letter of intent from Crest
March 17 2007
MUDAJAYA Group Bhd has received a letter of intent from Crest Worldwide Resources Sdn Bhd to build "Crest Jalan Sultan Ismail" for RM165 million. The project consists of two serviced apartment towers and office blocks and car park, it said in a statement to Bursa Malaysia. Mudajaya will make a further announcement upon finalisation of the contract and upon receiving the letter of award from Crest Worldwide.

THE Al Batha Group, one of the largest private business groups in the United Arab Emirates (UAE), plans to bring more investors from the Gulf region to Malaysia via its tie-up with local property player Glomac Bhd.
Both Al Batha and Glomac, through a joint venture firm Glomac Al Batha Sdn Bhd, will develop a 40-storey office tower next to the KLCC Twin Towers, a project targeted to take off next year.
Al Batha Real Estate Co vice-chairman Sheikh Salem Mohamed Al-Qasimi said a big part of the building space will be rented out to investors from the Middle East.
"That is what we are bringing in for this joint venture, apart from wanting to be a part of Malaysia's success story. Our direct participation here gives confidence to the Gulf investors," he said.
Sheikh Salem Mohamed said this at a press conference in Kuala Lumpur yesterday after signing the agreement with Glomac for the development of the tower named Glomac Tower.
"A big part of the building will be rented out to those from the Middle East," he said, adding that its relationship with Glomac will be the launching pad for the group to explore more business opportunities in Malaysia which he regarded as an Islamic role model nation.
Al Batha Real Estate is involved in the management and letting of commercial, residential buildings, showrooms, shop lots, villas, warehouses and industrial complexes in the UAE.
Meanwhile, Glomac group managing director Datuk Fateh Iskandar Mansur said the gross development value of the Glomac Tower project is estimated at some RM450 million.
"We are talking to prospective buyers and responses have been very encouraging," he said, adding that once the relevant approvals for the project have been received, they will proceed with serious talks with the buyers. Also present was group executive chairman Datuk Mohamed Mansor Fateh Din.
The Al Batha group is expected to occupy two floors of the building.
Fateh Iskandar said with the partnership with Al Batha, Glomac is exploring the possibilities of expanding to the UAE in the property sector. It is also looking at venturing into India and Vietnam.
Meanwhile, the construction of Glomac Tower will be funded by internal funds and new borrowings. Fateh Iskandar declined to comment if Glomac will issue bonds to raise funds.
The signing ceremony was witnessed by Deputy Prime Minister Datuk Seri Najib Razak, who in his speech urged property developers to raise the industry standards to meet global benchmark.
He said there is a need for developers to be more innovative in packaging products and new concepts to appeal to international investors and buyers.
