THE Regent (http://www.regenthotels.com/hoteldirectory/hotelbio.jsp?hotelCode=RIKUL) Kuala Lumpur, will undergo a US$25 million (RM92 million) renovation and refurbishment exercise this year following the management takeover of the hotel by its owners, CDL Hotels (M) Sdn Bhd, from Four Seasons Hotels & Resorts.

The renovation and refurbishment, which will be done progressively over the next 12 to 17 months, will see the interior of the rooms and public facilities undergoing a marked change.

"We are looking at the drawings now ... the bulk of the investment will go towards the front of the house, restaurant and lobby," general manager Michael Sengol said.

"Rooms will have a fresher look," Sengol told Business Times in an interview, adding that the exercise would help it compete with new players in the market.

CDL Hotels (M) Sdn Bhd, which is under the umbrella of the Millennium & Copthorne International Ltd, will however retain the Regent brandname under a franchise agreement.

The hotel, one of the first five-star hotels on Jalan Bukit Bintang, was built in 1989 at a cost of US$62 million (RM228 million) and was then managed by The Regent International Hotels. Four Seasons took over the management in 1996 to November 2005 following the acquisition of the Regent brand

Interestingly, since the takeover of the hotel by the owners, business seems to have picked up tremendously in the January to March period and looks bright for the remaining year.

Sengol does not expects a slide in business despite the renovations.

So far this year, the hotel has managed a 73.02 per cent occupancy at an average room rate (ARR) of RM282.

This compares with what the hotel finished in 2005 at - an average occupancy of 60.35 per cent and an ARR of RM259.

This year, said Sengol, the hotel is looking forward to to closing 2006 at an average occupancy rate of over 80 per cent and an ARR of RM310.

According to Sengol, The Regent Kuala Lumpur is the 10th hotel in which he has been involved in for pre-opening/rebranding.

"Based on our past record, we will deliver (our projections)," he said.

"We are working more aggressively as we now have a more buoyant market. We have more new businesses coming into Malaysia as well as the leisure market," he said.

But what Sengol is most proud about is his staff and the service The Regent offers.

"The Regent will be a flagship hotel for the group in Asia in terms of standard of service and looks," he said.

Hmmm.....it was briefly named The Oriental tapi bukan MO. Yea......it was an instant change after the shift ;)

Finally that old building is being renovated... But interesting that the hotel still has the same name since opening day, even though there has been two management changes...

I was actually hoping for it to be called something like Copthorne Regent, similar to the Penang one (Copthorne Orchid)...

Is the regent hotel the one with lift with outside view? I think I stay there before, it's a fine hotel, with renovation, I think it can be a world class brand!

COME June 1 2007, Jalan Bukit Bintang will see a Millennium, Kuala Lumpur, in the place of The Regent, following the hotel owners' decision to takeover the management of the five-star hotel.

With the new name comes a newly- renovated hotel and a newly-appointed general manager Farid Schoucair to help grow the hotel in an environment where there are newer peers in the vicinity and an overall increase in new hotels.


The hotel's owner, CDL Hotels (M) Sdn Bhd, which comes under the umbrella of the Millenium & Copthorne International Ltd, has initiated a US$30 million (RM103 million) facelift which will see marked changes to the hotel's facade, entrance, lobby and restaurants.


Schoucair acknowledged that after using The Regent name for over 18 years, it will be a challenge to create brand awareness.


With that, the Millennium also has to show that it continues to be a five-star product and one that will surpass the service associated with The Regent brand's previous owner, Four Seasons.


"Challenges with the name change start from something as simple as asking the taxi driver at the airport to ferry visitors to Millennium, Kuala Lumpur, to a larger scale challenge where those who have been patronising the region will wonder what star-category is the Millennium and its standard of service," Schoucair told Business Times in an interview.


The majority part of the renovation and refurbishment exercise, which commenced in January this year, is expected to be completed end of September or early October 2007.


"Millennium will have a modern look. It will be a flagship hotel in this part of the world," he said.


Once all the work on the hotel is completed, this 468-room hotel hopes to achieve an enviable average occupancy of 85 per cent, which only a couple of hotels in the city are able to boast about.


The hotel's average room rate (ARR) will also be upped to above US$100 a night.


At half the room inventory, due to ongoing works, the hotel is already enjoying 85 per cent occupancy and an ARR of RM258.


"There is no reason why after the renovation, when we have a superb product, located in a prime location within the Golden Triangle area coupled with the opening of The Pavilion, we cannot raise rates to US$100 and above," he said.


ARR and average occupancy in 2006 was 74 per cent and RM294 per night respectively.


According to Schoucair, the target market for the hotel is 60 per cent business/corporate and 40 per cent leisure. However, due to the ongoing renovations, the leisure crowd will be bigger.


In 2009, Schoucair expects the Millennium hotel to perform even better as it would have completed its rebranding exercise and renovation.


Millenium & Copthrone Hotels Plc, which runs a total of 114 hotels in 18 countries, in 2006 posted a revenue of STG646.3 million (RM4.39 billion).


Hong Leong group Singapore is the parent of City Developments Ltd (CDL), which in turn holds a 52 per cent stake in Millennium & Copthorne Hotels plc.

KUALA LUMPUR: International hotel group Millennium and Copthorne Hotels plc plans to set up a chain of Millennium hotels here to position itself in the country’s growing hospitality industry, its general manager Farid Alain Schoucair said.

Despite owning and operating hotels in most parts of Asia, the London-listed group had no presence here until it took over The Regent hotel in Bukit Bintang recently. The hotel has since been renamed The Grand Millennium.

“We have plans to build more Millennium hotels in Malaysia but that is still in the early stages,” Farid told The Edge Financial Daily.

He said the group was investing RM50 million in rebranding and refurbishing The Grand Millennium. The first phase of the exercise, which began in April, is expected to be completed in October. Two other phases will be carried out next year.

“We want to reposition the hotel as a five-star product, targeting business travellers as well as its existing customers,” he said.

Being a new player in the local hospitality industry and facing established hotel chains like JW Marriot and The Westin, The Grand Millennium would adopt an aggressive advertising campaign in 2008 to establish its brand here, Farid said.

He said managing the hotel business posed a challenge during the refurbishment exercise as its main lobby and façade was closed during the first stage of refurbishment.

However, the hotel managed to maintain an occupancy rate of 95% in August for the 270 rooms out of 468 rooms that were opened for booking, he said.

Having identified itself as a luxury four-star hotel operator since the chain was established in 1995, Farid said positioning the hotel as a five-star hotel would be another test for the hotelier.

“(This is) why we added the word ‘Grand’ to position ourselves as a five-star product. The Regent has been an icon (landmark) for many years, so it is a challenge (to re-brand the hotel),” he explained.

Farid also said high employee turnover and the lack of quality human resources were among the challenges faced by the Malaysian hospitality industry.

The Millennium group is currently the 40th largest hotel group in the world and operates 114 hotels in 18 countries. Its hotel chain in the Asia -Pacific region contributed 36% to the group’s revenue of US$1.2 billion (RM4.2 billion) in 2004. As Singapore’s largest hotel group, the Millennium group also serves as the international arm of Singapore-based Hong Leong group.

The group reported US$1.27 billion in sales and a net income of US$211.7 million for its year ended December 2006.

THE Grand Millennium Kuala Lumpur, the rebranded Regent Kuala Lumpur, is set to open by the end of this month following a 10-month, US$30 million (RM102 million) renovation and refurbishment exercise.

"We are looking at opening by end-October and then hold a 'grand party' for the official opening, scheduled for the first week of December 2007," general manager Farid Schoucair said.

This 18 year-old hotel, owned by CDL Hotels (M) Sdn Bhd, comes under the umbrella of the Millennium & Copthorne International Ltd.

As part of the group's objective of making The Grand Millennium its flagship hotel, it last year initiated the facelift which included the hotel's facade, entrance, lobby and restaurants.

Earlier this year, the group decided to rename the 468-room hotel as Millenium Kuala Lumpur, in place of The Regent following the decision to take over the management of the five-star hotel.

However, in order to better reflect the service standards associated with The Regent brand name and more, the hotel was then rebranded as Grand Millennium from September 1 2007.

"Millennium & Copthorne launched a brand positioning on a global scale. There are Millennium hotels which are also four-star rated," he said, adding that the hotel group then decided to create a new "Grand Millennium" brand with its first flagship hotel here.

Schoucair said that by end-October, all, but three top floors which house the executive club floors, will be ready.

Meanwhile, Schoucair said that he expects to finish the year at an average occupancy of 82 per cent and an average room rate (ARR) of RM270 per night based on half of its room inventory.

Next year, the hotel is looking at better yields with an average occupancy of between 70 per cent and 75 per cent and an ARR of RM360 per night.

In London, the Millennium & Copthorne Hotels at Chelsea Football Club have undergone a multimillion-pound refurbishment to ensure that this unique
destination is the ideal place to stay after “the big match”. In the UAE, the Group will soon unveil the Millennium Towers Dubai Hotel & Apartments. In Asia, the Millennium Sukhumvit Bangkok Hotel and Millennium Resort Patong Phuket in Thailand are also slated to open year-end, while the Grand Millennium Beijing and Millennium Chengdu in China will open in 2008.

The Grand Millenium Sukhumvit Bangkok will open next month.

KUALA LUMPUR: London-listed Millennium & Copthorne Hotels plc (M&C) has introduced its new brand of luxury hotels with the launch of the Grand Millennium Kuala Lumpur, the group’s flagship property in Malaysia and the first Grand Millennium hotel in the world.

M&C chairman Kwek Leng Beng said: “We are very excited to roll out the Grand Millennium brand, which will bring a new luxury hotel experience. The Grand Millennium brand aspires to offer unparalleled amenities and impeccable service, where first-class experience is a norm rather than an exception. It is a brand name that is dedicated to the highest standards of luxury.”

M&C’s portfolio comprises four major brands — the Grand Millennium, Millennium, Copthorne and Kingsgate.

“In response to the dynamic growth in luxury travel market, the Grand Millennium Kuala Lumpur (located at the heart of the Golden Triangle) will soon be completing a multimillion-dollar (US$) makeover to reflect a contemporarily elegant identity,” the company said.

It said upon completion of the refurbishment by year-end, the Grand Millennium Kuala Lumpur would feature 468 elegantly transformed guest rooms and suites. Other facilities include a tropical-themed outdoor swimming pool, The Executive Club, 15,000 sq ft of conference and banquet space, a fully-equipped health club and a spa.

“With the luxurious enhancements to this iconic hotel’s facilities and its outstanding service culture as the point of difference amidst growing competition, we are confident that the Grand Millennium Kuala Lumpur will bring luxury hotel accommodation to an entirely new level,” said M&C Hotels plc chief operating officer Michael Sengol.
