You miss out Sunway Carnival , this 500,000sq ft shopping centre in Bandar Sunway is expected to complete on Mid 2007. Currently the contruction work is in progress.

Sunway Carnival back on track

SUNWAY Carnival Shopping Complex, a stalled project by Sunway City Bhd (SunCity) in mainland Penang, is back on track and expected to be ready in early 2007.

SunCity is believed to be looking at how to finance the project, which will be built at an estimated cost of RM110 million, industry sources said.

It was reported in 1995 that Sunway will invest RM190 million in the Sunway Carnival shopping complex in Pusat Bandar Seberang Jaya.


The project by SunCity forms part of a 22ha township project, which was supposed to be ready in the third quarter of 1998, but was derailed by the Asian financial crisis.

Kevin Tan, director of marketing for Sunway Pyramid Sdn Bhd, said this shopping complex is one of the last of several projects that had to be abandoned by the group during the economic crisis.

“We are targeting the opening in the first quarter of 2007. The mall was already halfway built previously with two floors,” Tan told Business Times.

“It will have 500,000 sq ft of net lettable area which is about half the size of the current Sunway Pyramid,” he added.

The four-level shopping complex, which targets the middle-income group, will also have six cineplexes, an amusement centre, and possibly a bowling alley.

Sunway Carnival will have a major department store , mini anchor tenants, some 200 retail lots, a food court and an 850-bay car park.

City & Country: Penang awakening


If there was one state that came into the spotlight when the Ninth Malaysia Plan (9MP) was announced, it would be Penang. Going by the latest announcement, the state would benefit from proposals for a traffic dispersal system on the island by way of the Penang Outer Ring Road (PORR), a second bridge link and a monorail system. Granted, these are not exactly new plans, but now, under the 9MP, which is widely regarded as the "home stretch" to achieving Vision 2020, these plans should become reality over the medium to longer term, barring any unforeseen circumstances.
Those who have to face traffic congestion — getting to and from the island — would certainly welcome the second link, which will connect the southern part of the island at Batu Maung to Batu Kawan on the mainland.
As for the 17km PORR, it is planned with eight interchanges and four tolls and will begin about 1km from the existing bridge and end at Tanjung Tokong. In future, it could even link up to the JE Highway, which is 4km from the planned PORR. Peninsular Metro-Works Sdn Bhd, the concessionaire, received a letter of intent from the government as far back as 1997 and it is believed the concession agreement could be signed as early as next month. With the highway estimated to cost RM1.02 billion, the Government has agreed to compensate the concessionaire with about 500 acres of reclaimed land (near Gurney and Middle Banks). This is because the estimated toll charge of RM1.80 will be reduced to RM1. About 10% of the reclaimed 500 acres will be for the highway construction with another 25% surrendered for infrastructure works. About 80 homes and 100 squatters would have to make way for the highway. Around two-thirds of the route is elevated, resulting in minimal land acquisition and slope cutting. The project is expected to be completed in four years.
As for the RM1.1 billion monorail, there are now two contenders — MTrans Holdings Sdn Bhd in a joint bid by KL Infrastructure Group Bhd and a consortium led by MMC Metrail Sdn Bhd. Mtrans operates the KL Monorail. The 37-km link will have two lines and will be constructed in two phases. The first is a proposed line from the ferry terminal to Komtar, then to Air Hitam, while the second line under the second phase is planned from Tanjung Tokong to Air Hitam to Bayan Baru, ending at Penang International Airport.
A Ministry of Transport source, however, says there is no time frame when the monorail will be built or completed. "Currently, there are two proposals ministry officials have to consider. One was submitted before the 9MP, while the other is a newer proposal. Given the fact that the government would have to now deliberate between the two, the ministry is not able to talk about any proposed alignment, although the most obvious thing to do would be to align the first line along the most densely populated areas," he adds.
With all these plans ready to take off, the obvious early beneficiaries, even ahead of the public who would benefit from the better infrastructure, would be developers marketing their projects on the island and mainland. It is also noteworthy that a number of Klang Valley-based developers, who made their foray into the Penang development scene over the last few years, stand to benefit from an awakening Penang market, which has been rather lacklustre a few years ago. These names include Sunway City Bhd, SP Setia Bhd and Equine Capital Bhd.
Certainly, the new links are set to have spin-off effects on the state economy. Equine Capital executive chairman Patrick Lim puts things into perspective "Currently, as one of the major economic centres of the country, Penang's efficiency is not at all at its optimum. The new links will enable Penang to achieve its maximum strength as the economic driving force for northern Peninsular Malaysia and will have spillover economic effects in neighbouring states like Kedah, Perlis and northern Perak," he tells City & Country. Equine Capital, through associate company Abad Naluri Sdn Bhd, is developing a 182-ha site within Bandar Cassia, a new growth centre for Seberang Perai Selatan which comes under the Penang Development Corp.
Lim adds that the new bridge will open up new areas on the mainland, and this will spur further economic growth in areas that have been bypassed by the North-South Expressway. As for PORR and the monorail, these would provide alternative routes while travelling time will be reduced, leading to greater efficiency in the transportation system, he says.
Chok Keng Vui of Ivory Properties, the developer of the RM700-million Penang Times Square mixed development taking shape in the heart of Georgetown, is even more exuberant. He says the 9MP announcement on the new links "signal the dawn of a new renaissance spirit by the federal government to once again propel Penang and the surrounding region's over two million population onto the world map again". Going by the proposed alignment, this development may benefit from having a monorail stop right at its doorstep.

The three new links announced for Penang under the Ninth Malaysia Plan (9MP) hold exciting prospects for the people, says Teoh Poh Huat, chief executive of Henry Butcher Asset Auctioneers Sdn Bhd. The projects were "long awaited and half expected", he adds.
"... the consensus is that Penang can do with some good news for the economy. These links are envisaged to have a significant multiplier effect, boosting the state's economy as people and goods are able to travel efficiently," Teoh offers.
"The new links will most likely make Penang a more attractive tourist destination as accessibility will improve and travelling time from the airport to Georgetown and Batu Feringghi will be cut," he adds.
"The manufacturing hub in Bayan Lepas is also expected to benefit from the greater accessibility as traffic from the rest of the peninsula, particularly the south, will have shorter journeys as opposed to the present situation."
Teoh says the monorail has proved to be a viable mode of public transport in the Klang Valley and it is expected that traffic congestion between the various terminals will lessen in due course.
The construction of the Penang Outer Ring Road (PORR) and the new bridge, says Teoh, is expected to affect property values in both the medium and long terms. "For example, demand for premises in areas being served by the new road may rise, boosting property values and enhancing the rate of future growth. However, some think greater demand in some areas will be matched by reduced demand in other areas. Some properties in the immediate vicinity of the highway and its access points may be affected by such factors as noise or increased congestion while other properties in the neighbourhood may benefit from favourable factors such as reduced travelling time."
Of the three new links, he says, the PORR project is perhaps the most controversial. "It entails land acquisition and it is hoped that the acquisition process will be both transparent and equitable. In addition, critics say the project may bring about unintended consequences to the environment. Finally, it will forever change the face of Penang's Gurney Drive, a place to which many Penangites are sentimentally attached. The government should be mindful of the potential human and environmental costs when executing the plan."
Michael Geh, director of Raine & Horne International Zaki + Partners, agrees. He says while the PORR will positively impact property prices, mainly those areas close to the intersections, there may be some negative outcomes. "Certain quarters will suffer a negative impact, especially if they are affected by the reclamation works of the alignment. Therefore, it is hoped that details of the project are clearly spelt out."

Property players

E&O Property Development Bhd
Seri Tanjung Pinang, the integrated development of E&O Property Development Bhd, is strategically located minutes away from Gurney Drive along the PORR alignment. It comprises bungalows, terraced and semi-detached homes, condominiums, retail and commercial precincts, recreational parks, marinas and esplanades. Phase One, now in progress, comprises 240 acres along the Tanjung Tokong headland. Phase Two will encompass 740 acres within a multi-island concept. The entire 980-acre development is expected to achieve a gross development value in excess of RM2 billion over the next 10 to 12 years.
K C Chong, E&O Property's director of marketing and sales, believes Seri Tanjung Pinang will benefit from all three links, which would serve as extra gateways. "The monorail, linking the airport in the south directly to Tanjung Tokong in the north, will be an added attraction, especially for our buyers from abroad," he says.
The E&O Group's interest in Penang extends to the hospitality sector. The famed all-suite Eastern & Oriental Hotel, which was established by the Sarkies Brothers in 1885, and the Lone Pine Hotel in Batu Feringghi, draw both local and foreign guests. "Improved accessibility to Penang and within the island, thanks to the new bridge and the PORR, will certainly be appreciated by our repeat guests, especially those travelling by car during the peak holiday seasons when both our hotels often enjoy full occupancy. When the monorail is operational, tourists will have the wonderful option of taking this modern link to explore the full length of the island," Chong says.

Sunway City Bhd
Sunway City Bhd's senior managing director Datuk Wong Choon Kee is confident the new links will greatly improve traffic conditions, not only in the southwest of the island where the bridge will connect, but also Georgetown and the mainland. "Anytime you provide better access for Penang, there's going to be a boom," he says. This is why, apart from its string of ongoing and future launches, Sunway is in the midst of negotiating for an additional three parcels in the island's southwestern district.
Its ongoing development is the 23.5-acre Sunway Bukit Gambier, with 275 units of terraced and semi-detached homes carrying a gross development value (GDV) of RM200 million. Launched in 2005, the first phase was well received, says Wong. To be launched soon is the 8.5-acre Sunway Mutiara in Batu Maung, which will offer 77 landed homes with a GDV of RM38 million. Also in the pipeline is the 21-acre Sunway Crest in Bayan Lepas, which will comprise 185 link homes worth RM80 million in GDV. There's also the seven-acre Sunway Sungai Batu, where 95 homes worth RM40 million will be built.
On the mainland, Sunway has another 20 acres of a 50-acre tract to develop. It has already constructed shophouses here while Sunway Carnival Shopping Centre, with 400,000 sq ft of gross space, is scheduled to be ready by the end of 2007. Wong adds, "Our projects in Batu Maung and Bayan Lepas would benefit from being close to the second bridge link."

SP Setia Bhd
A recent player in Penang is SP Setia Bhd, which will develop the RM800-million Setia Pearl Island project, where 1,200 landed homes are planned over a 13-acre freehold site. To be developed over the next five to six years, the terraced homes will be pegged from RM480,000 to RM580,000 each while the semi-detached units will be priced from RM900,000. The project is located 4km to 5km from the second link at Batu Maung, 10km from the Penang Bridge and 20km from Georgetown. The development is set to benefit from the additional infrastructure planned, says SP Setia's property division (north) general manager S Rajoo.
"The announcement of the new links has generated keen interest in Setia Pearl Island and we have had more customers making enquiries. We are targeting the expatriate community from multinationals in the [state's] Silicon Valley as well as local residents. We are confident Setia Pearl Island will do well as it is one of the biggest landed projects in the booming Bayan Lepas corridor," he says, adding a launch is planned towards the end of this year.
Equine Capital Bhd
The recently launched Crescentia Park (within the Bandar Cassia development) at Batuk Kawan by developer Abad Naluri Sdn Bhd, an associate of Equine Capital Bhd, is also set to benefit from the new bridge link. Says Equine Capital's executive chairman Datuk Patrick Lim: "Situated at the main gateway from the south, Bandar Cassia, as a greenfield project, should benefit from this strategic position, just as the older residential developments have benefited from the Penang Bridge."

C P Group
Pending details of the monorail route, the developer of the RM1.5-billion Queensbay integrated development — C P Landmarks Sdn Bhd (a member of the C P Group) — says the PORR will be more beneficial to it than the second bridge. "Accessibility will be more convenient to those from the northern part as far as Tanjung Bungah, and travelling from one end of the island to the other will no longer be a hassle," says C C Pan, group chief operating officer of C P Group.
Queensbay comprises 19 parcels of residential and commercial developments — shopoffices (76 units), bungalows (19 units) and semi-detached homes (46 units), seafront and seaview villas (86 units), condominiums (160 units), corporate business suites, business class international hotel, serviced apartments, shopping mall and a corporate tower. Covering 73 acres of prime waterfront, freehold land, Queensbay will take between five and seven years to be fully developed, while Queensbay Mall will open in December the next year.
Pan further notes that in the medium to long term, the property values for Queensbay will be enhanced due to the network of linkages. "Queensbay Mall, the hotel and all commercial entities will benefit the most. Queensbay is sandwiched between the two bridges, thus, travelling from the mainland, especially south of Seberang Prai, will be very convenient. And shoppers from the northern part of the island will find it easier to travel to the south, where Queensbay is, via the PORR," he says, adding that the new links will also boost demand and generate greater investor interest.
Queensbay apart, Pan says, generally, residential and commercial developments surrounding the second bridge — at Batu Muang, Bayang Lepas, Telok Kumbar, Bukit Relau and Seberang Prai — will benefit.

Hunza Properties Bhd
At the moment, majority of Hunza Properties Bhd's new and high-end projects are located in the Tanjung Bungah and Gurney Drive area. As such, they anticipate that the proposed PORR and monorail will greatly ease traffic congested areas, particularly at Gurney Drive. "The proposed PORR and monorail will surely enhance the traffic connection of Penang Island. It will also overcome and smoothen the heavy traffic flow within the island. To further improvise, it will be good if efforts are made to provide more proper parking space/car parks especially in commercial districts around the Island. To add to this, it is also important that upgrading works be carried out to beautify and to dress up the city outlook as a whole. However, such efforts would only handsomely pay off if the authority and the general public co-operate to cultivate good practices in areas such as proper parking, hawkering and so on in accordance with local guidelines/regulations," offers group executive chairman Datuk Khor Teng Tong.
Khor opines that the links will create an even greater impact if local Penangnites are awarded with some construction works on the links, be it in areas such as subcontractors or provision of materials, adding that it will also have noticeable impact on the service industry such as tourism /leisure, hawker, retail, hospital, education and the Malaysia My Second Home Programme. "However, I would like to reiterate that better parking system and beautifying the city outlook is also pertinent to enhance the tourism sector."

PDC Properties Sdn Bhd
PDC Properties Sdn Bhd, a significant player in the property development scene feels that the three linkages will become a catalyst for the property sector. "The alignment of these three links will dictate the property development corridor in Penang and the neighbouring states. It will also enhance mobility, ease transportation costs and traffic jams as well as reduce traffic congestion and pollution," offers PDC Properties chief executive officer Osman Kallahan.

Retail and industrial outlook

Kulim Technology Park Corp Bhd
Datuk Ahmad Shukri Tajuddin of Kulim Technology Park Corp Bhd (KTPC), the developer of Kulim Hi-Tech Park (KHTP), feels that industrial development is set to greatly benefit from the second bridge in terms of logistics. This is because the freight of finished products is mostly through the Bayan Lepas International Airport. "Companies rendering support services to KHTP companies would also save time, money and effort with these smooth linkages," he adds.
KHTP has been operating for 10 years and is now into its third phase, which is scheduled for completion next year. There are 18 manufacturing companies and 20 support-service companies here, with the latest to join being Infineon Technologies Kulim, ETI-Tech and Frontken. Total investments have reached more than RM21 billion, of which 85% is foreign direct investment. KHTP is currently developing the third phase of the industrial zone (430 acres) and SMI Park (50 acres).
Says Ahmad Shukri, "KTPC would like to see KHTP grow into the centre of semiconductor wafer fabrication in Asia. This will elevate Malaysia to the next level of the semiconductor hierarchy. Two wafer fabrication companies — SilTerra and Infineon — are already in, while more are still in the discussion stage. KTPC has succeeded in creating and operating a standardisation and analysis centre for herbal products in the park and our strategy is to draw biotech research and development on stem cells and agro-biotech."

Ivory Properties Group
On the retail front, Ivory Properties' Chok Keng Vui says Penang will likely double its retail capacity in five years with the completion of several shopping centres, including Penang Times Square. "Penang will become northern Malaysia's centre of retailing activities which will spread its impact across to Thailand and Indonesia. Penang's own cutting-age facilities will also save millions in ringgit and travelling costs and time for those who usually travel to KL and Singapore to shop," he adds.
Penang Times Square is set to benefit from having the monorail stop at its doorstep. The effect from the monorail will be immediate, Chok says, as it will serve established population centres and tourist hotspots. "Just imagine being a tourist travelling back in time with a bird's eye view of the over 200-year-old Georgetown in the comfort of an air-conditioned monorail car. It will also be an alternative for locals to move around the island in the face of rising petrol prices."
While Chok feels that the monorail will be a sure success given the already densely populated areas and established tourists destinations it will serve, maximum impact from the PORR and the second link bridge will take some time. "Over time, the PORR will facilitate more residential areas and tourist destinations to be developed and reduce the cost and time needed to live and travel on the island respectively. In the long run, the second bridge will benefit the state the most as the island will be better integrated with the mainland and hopefully, the region can grow into a regional centre resembling the Hong Kong-Kowloon-Shenzen-Kwongtung province world-class business and manufacturing powerhouse," he says.

Cathay resumes HK-Penang flights after 9-year lapse

CATHAY Pacific Airways yesterday relaunched the non-stop flight between Hong Kong and Penang with much prom and splendour after a nine-year lapse.

The service was re-introduced following an increase in the number of tourists from Hong Kong and other neighbouring countries to Malaysia and vice-versa as well as changes in market demand over the years.

Cathay Pacific Airways Ltd general manager for South-East Asia Patrick Yeung said the company was continuously looking for opportunities to expand itself.

"We are certain that the re- introduction of this flight will not only provide greater connectivity for both business and leisure travellers but will also enhance tourism arrivals in Penang.

"We trust that with the service in place, we will be able to bring in more travellers from Europe, Japan, South Korea and Taiwan, as well as meet the increasing demand of business and leisure traffic from Penang and the northern region to China via Hong Kong as the gateway," he told a press conference at the Penang International Airport in Bayan Lepas.

At the function, Yeung together with Tourism Hospitality Committee chairman Cheang Chee Gooi and Cathay Pacific Airways manager for Penang Mandy Ng also welcomed the first inbound flight from Hong Kong to Penang.

Passengers on board inaugural Flight CX693 were greeted in typical Malaysian welcome and presented with gifts from the airline company as well as the State Tourism Action Council.

Meanwhile, Ng said the service was a sure win-win situation for the airline as well as for Penang.

Cheang, who spoke on behalf of the State Government, said the state authority and the people of Penang welcomed the service.

"We, in Penang, certainly have a lot to offer to our visitors.

"Also, we will look into introducing more tourism products from time to time," he added.

Cheang also revealed that there has been an increase in the number of tourist arrivals in the first quarter of this year compared with the same corresponding period in 2005.

He, however, could not provide actual figures.

The non-stop flight will operate three times weekly from Hong Kong to Penang on Mondays, Wednesdays and Saturdays and from Penang to Hong Kong on Tuesdays, Thursdays and Sundays.

The existing flight between Hong Kong and Penang via Kuala Lumpur will remain unchanged.

The service, which is scheduled to depart Penang at 8.25am and arrive in Hong Kong at 12.15pm, will enable both business and leisure travellers to have more time in Hong Kong as well as provide seamless connections for passengers going to China, North Asia, Europe and North America.

agree so much. they did mention about renovating KOMTAR in the beginning of the year but i doubt anything will happen anytime soon:(


the current plot of that space was a car park. i think they would wanna earn more money than to turn that place into a garden.

Property: Landed homes still the star performer

For many months, the Penang housing property market managed to stay robust, departing from the lethargic sentiments felt in Klang Valley and other parts of Peninsular Malaysia.
Developers reported active sales on the island, as with the scene on the secondary market. But is the party losing steam?
Raine & Horne International Zaki + Partners director Michael Geh thinks so. The market, he feels, is reaching a plateau. "Demand is getting flat but prices are high," Geh offers, when presenting The Edge/ Raine & Horne International Zaki + Partners Penang Housing Property Monitor (Jan-March 2006).
Still, this does not mean there is no interest in the market. Sampling for the monitor shows the strategic growth spots continuing to attract buyers with prices either having moved up or stayed flat. Prices in hotspots such as Pulau Tikus, Minden Heights, Tanjung Bungah and Sungai Ara edged up marginally.
The take-up rate for new launches was slower than that for 4Q2005 but the secondary market was still active, Geh notes.
Landed properties are highly sought after with many buyers willing to pay a premium price to get their desired units. "The buyers' confidence in the property market has triggered house prices for landed properties to escalate over the last two years," Geh says, adding that landed properties would continue to be the star performer for residential property market.

Pulau Tikus hotspot
Geh says prices for 2-storey bungalows in Pulau Tikus with built-ups from 6,500 sq ft rose from RM1.9 million in 4Q2005 to RM1.93 million in 1Q2006. The monitor reports that prices for 2-storey terraced houses in Sungai Ara, with built-ups from 1,300 to 1,800 sq ft, went up from RM460,000 in 4Q2005 to RM480,000 in 1Q2006.
However, prices and rentals in Seberang Perai remained stagnant during the period. One-storey terraced houses in Seberang Perai Utara with built-ups from 1,200 to 1,600 sq ft remained at RM135,000 while rentals for 2-storey terraced houses with built-ups of 1,300 to 1,800 sq ft stood at RM550 for the period.
According to the monitor, prices of standard 2-storey houses in Green Lane, Sungai Ara and Seberang Perai Selatan rose 2.3%, 4.3% and 6.7% to RM450,000, RM480,000 and RM160,000 respectively.
For 2-storey semidees, the monitor shows the prices for Sungai Dua (RM560,000) rose 1.9% from 4Q2005 to 1Q2006, while units in Minden Heights at RM660,000 rose marginally by 0.8%. Prices for 3-bedroom flats in the five areas reviewed were maintained over the period.
Geh notes that strategic growth centres around Penang and away from Georgetown will continue to entice niche investors. "One thing is clear — development activities will follow through for many growth centres, which are likely to become a conurbation or the not-so-distant satellite townships of Penang. The growth centres include Tanjung Tokong and Gurney in the north, Balik Pulau in the southwest, Bayan Lepas and East Coast areas in the south and southeast regions," Geh explains.
The Penang-based consultant adds that the announcement of the Ninth Malaysia Plan on the proposed second bridge link will help to boost development in Batu Kawan and Batu Maung in the south of the island. Geh adds that developers such as Penang Development Corp (PDC) Properties, Abad Naluri Sdn Bhd and Equine Capital Bhd would be able to capitalise on this as they have large landbank there.
Geh says in a recent property expo, many buyers and investors were keen to know if their investments in properties on the outskirts of the island would appreciate in value. "In the future, there would be no areas on Penang island which would be considered 'too far'. Areas that were once considered as 'outskirts' will soon become viable growth centres," notes Geh. He cites reasons such as the scarcity of land on the island, the size of the island and the proximity of one growth centre to another.
Geh cites the example of Petaling Jaya, which was considered a suburban area two decades ago, but has now developed into a prime satellite township.
Another interesting investment prospect, according to Geh, is Georgetown. "While many growth centres are now the focus of developers, some investors are looking at Georgetown's inner city. Some of these old shoplots are now still affordably priced and it only takes a facelift and some refurbishment before one can become a proud owner of a shopoffice right smack in central Georgetown," Geh says.

New launches
He points out that among the two highlights during the first quarter in Penang were MTT Properties & Development Sdn Bhd's Botanica.CT and PDC's D' Residence. Botanica.CT is a mixed development project 27km from Georgetown and covers 250 acres of freehold and 50 acres of leasehold land. It comprises 2,000 units, ranging from serviced apartments to hillside bungalows. Botanica.CT is envisaged to be an integrated and self-sustained garden township and is expected to be fully developed in 10 years. Its first phase was launched in April and comprised 90 units of 2-storey terraced houses, 70 units of 2-storey semi-detached houses and eight bungalows, with completion due in the second half of 2008. MTT Properties & Development is a subsidiary of Malaysia Trade & Transport Co Sdn Bhd.
D' Residence is situated beside the coastal highway and overlooks Pulau Jerejak and the Penang Bridge. The project consists of 70 units of 2˝-storey terraced houses, 14 units of 2-storey semi-detached houses, 20 units of "supreme" 3-storey bungalows and nine units of "premium" 3-storey bungalows.
"This project has been well received with take-up rates of 80% for the terraced houses, 90% for semi-detached homes, 70% for 'supreme' bungalows and 33% for 'premium' bungalows since the launch in January," Geh says.

New attraction set to mushroom on hill

A COLLECTION of wood samples from around the world will be housed in a RM2.5mil wood museum of sorts on Penang Hill.

By mid 2007, a mushroom-shaped xylarium – a museum dedicated to different kinds of wood samples – will be built at the old Crag Hotel site, said state Forestry Department director Samsudin Salleh.

He said that apart from featuring a collection of wood from around the world that visitors can touch and smell, the museum would also showcase wood-based products such as wooden Chinese teapots, and samples of the kind of wood used to build Noah’s Ark.

“Visitors will also be able to view a 1,000x magnification of the cross-section of different kinds of wood at the touch of a computer button, allowing them to appreciate the beauty of wood cells.

He added that there would also be a treetop walk wide enough for wheelchair-bound people, a canopy restaurant, chalets as well as a palm, ginger and orchid garden on the slopes of the 20ha site.

The concept of the xylarium was based on the Acropolis hill of Greece, where the Parthenon sits majestically at the top while other buildings straddle the slopes below, he said.

“The state-funded project has been approved and the site is now being cleared for work to begin as soon as the project consultants are appointed.

“When ready, the xylarium should be able to get tourists to stay an extra day in Penang and that will mean a lot of additional revenue for the state,” he said.

He assured the public that the project would be environment friendly and minimal damage would be done to the surroundings.

“We will be preserving the old Crag Hotel and Internatio- nal School of Penang (Uplands) buildings.”

Uplands School was first opened in 1955 within the vicinity of the former Crag Hotel before it was shifted in 1977 to Kelawei Road.

淡水港铁桥 10月动工扩建

(李嘉雯槟城22日讯)备受注目的双溪槟榔淡水港铁桥重建工程预料最迟在10月展开。

据《光华日报》探悉,这项耗资1380万令吉的工程目前处于评估竞标承包商的阶段,预料在2周内将有关结果呈上招标局。一经核准,工程很快就可以进行,可能在9月杪或最迟10月开始动工。

槟州公共工程、基础设施及交通委员会主席拿督郭家骅今早接受《光华日报》记者电话询问时,证实以上消息。他指出,当局目前尚未决定有关工程的承包商,无论如何,评估工作在进行中,相信很快就有分晓。

“如无意外,有关工程将差不多在10月左右开始动工。”他指出,有关工程需费时18个月左右,因此预料将在2008年中竣工。

新桥的样貌是以两座桥的形式呈现,在兴建新桥梁时,驾驶人士将仍继续使用现有的道路,一旦新桥梁全面完成后,旧有的桥梁将被拆除,并在原址上再建一座桥梁。有关桥梁将会易名为《双溪槟榔桥梁》。



竣工后恢复双行道

一旦有关工程建竣,淡水港该路段将恢复双行道,亦即驾驶人士可以直接从日落洞高速大道经过淡水港直达乔治市,不必再绕道至双溪槟榔路!

日落洞淡水港铁桥路段是在2003年4月日落洞大道首阶段通车时配合双溪槟榔一带的大改道,从原本的双行改为单行,以使整个地区的交通系统更流畅。

无论如何,在有关工程进行时,该路段仍将维持单行道,直至2座新桥都竣工后,有关路线才会做出改变。

另一方面,扩建新桥的工程将影响附近的部份民宅及毗邻的工厂,受影响的居民及该工厂厂主已和当局达成协议。有关征用土地赔偿金约耗资110万令吉,另外,当局也将同时进行美化双溪槟榔河口的工程,除了漂白河水外,也会建设一个拱心石河岸。

新的双溪槟榔双桥将从现有的旧桥延长20米,长达50米,宽25米。新桥的材料将采用钢铁,设计将呈“钻石型”。

现有的淡水港铁桥建于1907年,已有百年历史,当初的架构只适合轻型交通工具如马车、牛车等通过。今日川行的交通工具重量比以前更甚许多,州政府早有意重建该桥,以策安全,并疏缓该处的交通流量。

2003年,州政府禁止16吨以上的重型车辆使用该桥,并提出重建该桥的计划,经过2年的酝酿,包括研究、勘测、设计图测等工作,该计划终能在今年内实行。

据《光华日报》探悉,世界华裔富豪之一的糖王郭鹤年注资汕头巷新世界娱乐中心5英亩地段,实际上是想将吉隆坡武吉免登的“星光大道”的概念移师槟岛,为市民打造一个高档次的综合性休闲娱乐场所,享受与众不同的休闲新体验。

知情人士指出,该项发展计划实际上于3年前已呈交槟岛市政局,但却不知何故遭搁置,如今才正式获得当局批准动工。

该名人士也透露,该项计划早已为业内人士所知,并非一个秘密。据悉,该项计划是由郭鹤年旗下的子公司操作发展。

目前,该占地5英亩的空地已有工人开始动工拆除围墙及进行清理工作。由于该发展计划将引进新式和独具格调的饮食经营方式,相信不久后, 汕头巷的熟食小贩也将让路予该项工程发展。



邓章耀下周会见发展单位

槟州旅游发展及环保委员会主席暨巴当哥打区州议员邓章耀将在下周与有关发展单位见面,商谈有关该项发展计划的详情。

他今日接受《光华日报》记者访问时指出,现阶段他尚不了解整个计划的发展详情,因此无法做出进一步的回应。他说,在将在下周和有关发展单位见面后,再公布有关详情。

知情人士透露,该空地已被分割卖出,作为兴建豪华别墅之用。该占地约5至6英亩的空地,将建立约20幢6000至7000平方尺的别墅。

行家透露,该地段估价约为1平方尺180至250令吉,换而言之,每幢别墅售价将超过100万令吉。西方路和中路的交界处向来是豪华别墅林立之地,该地段的发展计划将为该处打造一个全新的黄金住宅区。

该工程在数月前已悄悄动工,原本的老式独立别墅已被铲平,并进行清理工作。目前该空地已置放建筑材料,预料将在不久后将正式动工。

PENANG: The restoration of the 101-year-old courthouse in Light Street here is expected to be completed by April next year.

The new three-storey annexe building and seven-storey block across the road are also expected to be completed at the same time.

State Public Works Department (JKR) director Abdullah Abdul Rahman said the restoration and construction works were on schedule and the federal government project costing RM85mil was now 43% complete.

Once the Certificate of Fitness (CF) is obtained, the High Courts, which moved out in October 2003, would return to the old building, he said.

The annexe within the compound where the car park used to be would house the lower courts handling criminal cases, he said.

The seven-storey block located next to Dewan Sri Pinang would have a basement car park and two floors of upper-level car park, and the lower courts handling civil cases, he said in an interview yesterday.

The High Courts and lower courts handling criminal cases are now located at Northam Tower in Jalan Sultan Ahmad Shah, while the lower courts handling civil cases are housed at Wisma MCIS in Argyll Road.

Abdullah said Konsortium Fadil Construction Sdn Bhd was the main contractor for the new buildings while Najcom Sdn Bhd undertook the heritage conservation work on the existing building.

He said the contractors took possession of the project in June last year, and the original date of completion was February next year.

Five days after excavation works started on June 10 last year, the project had to be halted because workers unearthed some relics near a buried well at the old car park area, he said.

Abdullah said the contractors were given an extension of 52 days, with the new completion date set for April next year.

On conservation work on the old courthouse building, Najcom director Datuk Najmudeen Kader said the original look of the building would be maintained as much as possible for the open areas and courtrooms while the administration sections would have false ceilings and add-on features.

Ixora heights - dun quite fancy la. Coz it's surrounded by many other low-medium cost apartments. So, it's gonna viewed as just one of them. Also, very near food court - a little dirty & traffic jam i believe.

Layout not too nice. No separate dining/living. Master room hexagonal shape creating many nooks & corners especially towards living room - bad feng shui la.

PDC properties - well, quite safe it won't default but in terms of efficiency with defect liability - no comments.

Hope this helps - but folks, it's just my opinion - check it out yourself dudes.

PENANG: Six years after its successful Sri Golden Bay condominium in Tanjung Bungah here, Giant Resorts (Tanjung) Sdn Bhd is again aiming at the high-end market with its Skyhome project.

Giant Resorts director Thong Low said the previous project had appreciated more than 60% in six years and the company was confident in the new project.

“To date, about 60% of the 47 units, including five penthouses, had been sold,” he said after the official launch of the 32-storey project here last Friday.

He said the high-end condominium market was quite competitive in Penang but Skyhome offered many interesting features.

Other than bigger units with the standard unit measuring 6,300 sq ft and penthouse 12,300 sq ft, Skyhome also has one of the best locations.

“We are 7km away from George Town and 3.5km away from Gurney Drive,” Thong said.

Build on 1.57 acres along Jalan Tanjung Bungah, Skyhome was designed to fulfil four criteria: luxury, privacy, comfort and serenity.

Thong said that when Sri Golden Bay was developed six years ago, he already had in mind larger units but the market then was not yet ready to accept condominiums of that size.

Thong said Skyhome was conceived as a fusion of bungalow and condominium.

The units combined the spacious living area of a bungalow with the facilities and security offered by condominium living to enable buyers to enjoy a resort lifestyle, he said.

Thong said the “cube” design of the units maximised space usage and allowed flexibility of individualised interior design work and furniture arrangement.

“We are also emphasising a lot on privacy. All four rooms have their own balcony and an attached bathroom,” he said.

The standard units are priced from RM2.2mil and the penthouses from RM4mil.

According to them, they have summit the proposal to the state government..this project will take 3 years to complete. But they didn't mention when will this project be carried out.

Yupe..the existing open car park...That shopping mall will be 7 stories. A few years back..that land suppose to be used as an office Tower...But since the office lots in Penang is overwhelm, they change it to a new mall...

Oh ya...the G-Hotel carpark can b used for the gurney plaza shoppers too:)

yea, lots of designs but no news from the media. even those designs weren't published on the papers. totaly no news for like 2 years + already. maybe there will be news only after the Turf Club move and PORR gets built?? at the mean time lets wait for...say...another decade??

Hunza eyes foreigners for Gurney Drive project

PENANG-based Hunza Properties Bhd (HPB) is looking to countries such as the UK, Japan, South Korea, China and Hong Kong to market the residential properties of its RM700 million development project along the sea-fronting Gurney Drive in Penang.

Chairman Datuk Khor Teng Tong said 25 per cent of the 240 condominium units being built are being earmarked for foreign buyers.

"Since this area is part of Gurney Drive, which has been zoned for tourism purposes, we intend for this project to cater to overseas buyers and tourists who may come to Penang for medical purposes," he told reporters at the project site in George Town yesterday.

The high-end condominiums include 80 units that boast a floor space of between 3,600 and 3,800 sq ft with lap-pools.

The project, which has yet to be named, is due to be launched this year.

The 4.08ha freehold site in George Town was purchased by HPB from the Federation of Malaya of the Christian Brothers' Schools for RM97 million.

The project, which is being touted by HPB as the next tourist landmark for Penang, will comprise a shopping mall with 2,627 parking bays, retail lots, serviced apartments and condominiums.

The condominiums carry a gross development value of RM350 million to RM400 million.

Khor said a traffic impact assessment of the development had been approved by the Penang Island Municipal Council.

He said traffic concerns for the surrounding areas of the project include a "loop five one-way system", which is being implemented, and the Penang Outer Ring Road and monorail, which will support the traffic in the area.

"Our analysis shows that 30 per cent of drivers will be using the ring road and the monorail and these will significantly reduce the traffic volume at Kelawei Road and Gurney Drive," he added.

During construction, the development will be using "jacked-in" piles or "injection" and not "hammer" piles to minimise the effects of vibration and noise pollution.

"A dilapidation survey of the existing neighbourhood buildings was carried out prior to commencement of construction works to record the current conditions of the subjected buildings and to monitor effects, if any, caused by the construction works," said Khor.

The new mall which will be built by Hunza must have a tunnel connect to Gurney Plaza...if not...i'm sure 1 of it will be affected seriously.. since the Queensbay is opened..i find that the crowd at Gurney Plaza and Pragin has reduce during weekend. The good side is it is not too congested when go shopping.

The penang port are planned to redevelop Swettenham Pier into an international cruise terminal to cater for larger cruise vessels and it will include hotels, shopping outlets, and handicraft shops.

Hunza moves up

THE spotlight on high-end property stocks shows no sign of flickering off. On the local bourse, property stocks, previously better known for their laggard attributes, have shown their ability to participate rather convincingly in the current rally.

The backdrop of the property industry has been steadily turning more conducive since late last year. A significant boost offered itself in the form of a measure to abolish the Foreign Investment Committee (FIC) approval for property purchases worth above RM250,000, which most market pundits reckon is set to fire up the sector.

It has also become increasingly apparent, and as pointed out by analysts, that the prices of Malaysia's high-end residential properties are, relative to those in the region, far more attractive. To top it off, companies involved in this segment were also faring much better than their lower-end competitors in terms of pick-up rates for their developments.

In a move that has not been ignored by industry watchers, California-based fund manager Capital International has been aggressively swooping in on shares of property companies, choosing only those involved in prime locations with high-end developments. This quickly propelled the interest on quality property stocks – further giving the stocks a re-rating.

Demand for residential properties is expected to continue focusing on medium to high-end launches in the Klang Valley, supported by the strong demand by potential buyers looking to upgrade. Developers with strategic land bank, strong branding and multiple project locations stand to benefit the most.

Property counters that have attracted investor interest is evidently the usual suspects, namely Mah Sing Group Bhd, E&O Property Development Bhd, Malaysian Resources Corp Bhd and SP Setia Bhd, all of which have a few traits in common – properties in prime locations, niche developments, strong cashflow and consistent earnings.

With that, one company that seems to have most things in place and which some tout as the “next Mah Sing” is Penang-based developer Hunza Properties Bhd.

A Rising Star

Mention the name Hunza Properties, and people immediately associate it with the famous Khor family from Penang. Hunza's founder and managing director, Datuk Khor Teng Tong, has been in the business for the last 30 years and has withstood three property down cycles over that period.

The key shareholder of Hunza is Khor, who has a 54.9% stake, while the second largest shareholder is Yayasan Bumiputera Pulau Pinang, with 8%.

With Yayasan in the picture, it isn't surprising that the township of Bandar Putra Bertam (in the Kepala Batas area) is a joint-venture township project (70% Hunza, 30% Yayasan). This development started in 2002 and is still ongoing.

Bertam is a township that has been earmarked for development into an administrative, education and automotive hub. It will comprise, among many others, the Mara Junior Science College, the Advanced Medical & Dentistry Institute (USM campus), Armstrong Motorcycle Parts, Naza autumobile plant, Allianz College of Medical Sciences and the DRB-Hicom Defence Technologies Centre.

Piquing investor interest further is that on Jan 19, Koperasi Felda emerged as a substantial shareholder of Hunza after acquiring 6 million shares through a placement exercise. Based on Hunza's paid-up capital of 115.8 million shares, Felda now owns a 5.28% stake.

In the last two years, Hunza’s increasing concentration on high-end developments – for instance, its properties in higher-end and guarded developments in the prime residential area of Tanjung Bungah (Alila) as well as its bungalows and semi-detached homes in Mutiara Seputeh, Kuala Lumpur, have resulted in Hunza commanding margins of as much as 35%-40%.

The company, under Khor's stewardship, has been able to acquire land below its fair value – one of the main ingredients for its bountiful success.

“I see a piece of land, and within minutes, I know what the land is worth. This is how I maintain my margins. I will only buy land when I feel the timing is right. Even then, demand for medium to high-end houses will always be there,” he says.

Khor says Hunza's strategy is to build, develop and hold – and this leads to higher margins with significant appreciation of value in the land.

“An example of this is Hunza's 494 acres for future development in Bertam. The land cost is less than RM1 per sq ft, and the current transacted price is RM9 to RM10 per sq ft, with potential upside when government projects in the pipeline are fully developed,” he says.

However, this isn't the most exciting part about the company. The catalysts, analysts say, will be the big jump in its earnings, as well as its maiden foray into mixed commercial development, namely a shopping mall that will be located in Gurney Drive, Penang.

Two phases of condominiums have also been planned to complement the mall. As the condos will be Hunza's signature development, Khor says the project will comprise only high-end condominiums.

Khor says Hunza is now identifying a strategic partner to jointly manage the mall, which has a market value of about RM600mil. Hunza bought the 10.21 acres for RM97.86mil back in 2004.

“Construction of this development will start in the second quarter of this year. Once the mall is constructed, shareholders of Hunza can expect a strong recurring income stream moving forward,” says Khor.

Earnings Jump

While the shopping mall will be a catalyst over the longer term, over the nearer term, analysts covering the stock are increasingly bullish on the company recording an 80% increase in earnings for its financial year ending June 2007 (FY07).

Analysts are expecting the first sign of this jump in earnings to be reflected in its second-quarter results ended December 2006, which is anticipated to be announced in early February.

As it is, the company has already achieved net profit of RM19.8mil on the back of RM116.6mil in revenue for FY06.

For its first quarter ended September, results were pretty impressive. The company announced a 68.9% increase in net profit to RM7.24mil on the back of a 39.8% increase in revenue to RM36.35mil.

Dynaquest Sdn Bhd is forecasting a 76% increase in net profit to RM34.74mil for FY07. This will be mainly driven by its Alila condominiums and villa project in Tanjung Bungah as well as its high-end residential development in Mutiara Seputeh.

While Hunza's share price has risen over the last few months, some analysts feel that valuations of the stock have yet to fully reflect its strong earnings growth prospects.

And certainly, at the stock's current price of RM2.04, the stock is trading at prospective price earnings ratio (PER) of around 6 times (x) and a price-to-book ratio (P/B) of about 0.9x. This is low when compared to its peers that are trading at an average PER of 10.3 times (2007) and P/B of 1.4x.

Furthermore, Hunza consistently pays a gross dividend of 7.5 sen, which represents a net dividend yield of 2.7%. With increasing profits, one would expect dividends to be on the rise.

Landbank-wise, there is little reason to fret. It still has 877 acres of undeveloped land (primarily in Bertam), which will last the group for many years to come.

For its ongoing projects, the total gross development value stands at RM500mil. Its projects in the pipeline, such as Gurney Drive, Tanjung Bungah and the remainder of Bertam, have a GDV of RM2bil.

“For FY07, the Alila and Mutiara Seputeh projects will remain the main earnings drivers for the group as the construction works for these projects gather pace,” says the analyst from Dynaquest.

Khor says Hunza is now ready to make its mark in Kuala Lumpur. He has been actively scouring for land, targeting especially the areas of Mont' Kiara and Sri Hartamas.

Khor says high property prices are here to stay. During a property downturn, he opines that it will be the low-end developers that will be affected. For Khor, he would make use of such hard times as an opportunity to acquire cheaper land.

“Land cost, copper, cement and steel are all on the rise. You see their prices rising, and the trend is for these commodities to continue rising. Moving in tandem, you will see property prices also going up. How can they go down under such circumstances?” he says.

Khor adds that in making its mark as a high-end developer, a lot of attention has been given to the landscaping and architecture of a home.

“Sometimes I pay the contractor a premium, but he has to deliver, and it is worth it,” says Khor.

Generally, it is a known fact that many local architects have not reached the mark of international standards, thus, Malaysian homes are still relatively average in designs, although it is improving.

“For our Mutiara Seputeh development, we got the very renowned Australian designer Made Wijaya to design the landscaping of the development. He is the guy who made famous the Balinese sort of living. For our Alila development, a lot of energy was invested in the development, as it was on a hill slope, and we want to give house owners the feeling of being surrounded by natural lush greenery,” says Khor.

For the record, Hunza now has four ongoing projects at Bertam in Penang, Sungai Petani in Kedah, Tanjong Bungah in Penang (Alila); and Mutiara Seputeh in Kuala Lumpur.

In the pipeline would be its mixed commercial development in Gurney Drive and high-end Infinity sea-front condominiums in Tanjung Bungah.

:lol: they sound like the mall will be definetely a success for them and bring a lot advantages to them. how bout if they fail to attract the shoppers?

I wonder they built the mall first or the condo..or carry out at the same time..i'm actually quite worry bout the malls in penang after the opening of QB. i went to all the malls these few weeks buying cloths as cny is around the corner...and i find that the shoppers in Gurney and Prangin has decreased alot.. and wat make me feel suprise is SEED is closing down in Prangin:eek:...oh god...is that possible??? but the PDI, Padini and Vincci still open there..i tot SEED is always doing well in Prangin.
But for BJ, sunshine, giat and Tesco..the crowd still there;)

Penang to get 200 new buses in July

GEORGE TOWN: The state government hopes to sort out the public bus service mess in Penang by July with the introduction of 200 new buses.

State Local Government and Traffic Management Committee chairman Datuk Dr Teng Hock Nan is optimistic this will solve the problem plaguing the island for years.

"We are finalising our plans on which type of buses to buy. We have a choice of either 10-metre long or 12-metre long buses. The decision depends on the routes and terrain these buses will ply."

Dr Teng said the buses will be operated by the newly formed Bus Negeri Pulau Pinang (BNPP), a state government-incorporated company.

He said the setting up of the company was proof that it was serious about providing a reliable public transport system on the island.

Commuters and non-governmental organisations (NGOs) have for years criticised the island’s deplorable public bus system.

Promise after promise has been broken. Rickety buses with dirty interiors are still used although the authorities have promised they would be taken off the roads.

Drivers continue to break schedules while errant bus companies are still operating despite warnings to suspend their licences.

The problem has escalated to such proportions that a coalition of NGOs calling itself Citizens for Public Transport (Cepat) threatened to sue the Commercial Vehicle Licensing Board for failing to provide efficient public transport.

Cepat, which comprises 24 civil society groups in Penang, has been in the forefront in campaigning for better bus services since last year.

Meanwhile, BNPP general manager A. Rajendran said the company had called for tenders for the buses and planned to place its orders next month.

"The new buses should be on the road by July."

true or not? i'm waitting for this long long time liao...i can't tahan the penang bus..the nicest, cleanest bus in Penang is not as nice and as clean as the ugliest, dirtiest bus in KL....

is that possible to get 200 new buses by July? since they still havent decide what type and how long the busses they want.

and they mention b4 that will implement and study the Rapid KL concept to penang. So, how is it now?

Penang nets highest investment since 1980

Penang recorded the highest investment since 1980 in the manufacturing and related services sector last year, raking in RM5.35 billion from 156 projects, a 15.8% increase from 2005.

In 2005, the total investment approved in the sector was RM4.62 billion from 148 projects.

Penang Chief Minister Tan Sri Dr Koh Tsu Koon, who announced the figures on Feb 15, said Penang also recorded the highest domestic investment since the 1970s, amounting to RM1.4 billion in 2006.

"This is a 100% increase from 2005, which recorded only RM717 million.

"Unlike the foreign direct investments (FDI) totalling RM3.92 billion, out of which 76.8% or RM3.01 billion were investments in expansion and diversification projects undertaken by existing companies, the domestic investments were led by new projects amounting to RM1.2 billion," Koh said.

He was speaking at a media briefing, which was also attended by Invest-in-Penang Bhd board chairman Datuk Kalsom Abdul Rahman, outgoing CEO Wan Zailena Noordin, COO Datuk BJ Yeang, and board members Datuk Kelvin Kiew, Datuk Wong Siew Hai, Datuk Tan Yew Thong and incoming CEO Datuk Aris Md Ariffin.

Koh said the outlook for 2007 was good as the investments would have multiplying effects and would also result in many spin-offs across not only Penang but also throughout the country.

"The surge in domestic investments is a very good sign that our local SMIs are growing fast and showing confidence, and they have integrated well with the multi-national companies," he added.

Kalsom said the 156 approved projects were expected to generate at least 13,539 jobs.

The approved investments include 84 new projects valued at RM2.11 billion, a 78.8% increase from 2005 which recorded RM1.18 billion worth of new projects.

"Existing companies still find Penang an attractive and competitive location for doing business as reflected by a total of 72 projects approved for expansion and diversification totalling RM3.24 billion, which is 61% of total approved investments in Penang.

"We also achieved a record in the capital intensity ratio of the manufacturing projects approved as measured by the capital investment per employee (CIPE) ratio of RM395,203, a 80.3% increase from the 2005 CIPE ratio of RM219,138.

"The CIPE ratio clearly indicates the state's shift to a more capital-intensive, higher value-added and high technology projects which are in line with the objectives set by the state government and the focus driven by investPenang," she added.

Foreign investments were largely in the electrical and electronics sector, representing 74.7% or RM2.93 billion of the total FDI with the largest source being the US contributing over 40% or RM1.59 billion.

Kalsom said Penang's robust programme to develop local small- and medium-sized industries had showed solid results with many of them being developed into regional and global players.

CP Land launching residential and commercial properties

PENANG: CP Land Sdn Bhd is launching high-end residential and commercial properties with an estimated gross sales value of about RM400mil this year in its Queensbay mixed development project in Bayan Baru.

Chief executive officer Tony Lim said the properties comprised BayStar, a two-storey block of 160 condominiums, BayCapital, a 13-storey block of 132 office units, and BayVilla, comprising 86 three-storey linked villas.

“BayStar will be launched on Feb 16, BayCapital in March, and BayVilla later in the year.

“Since the soft launch a few months ago, we have sold about 70% of the BayStar units,” he told a press conference on Wednesday.

Lim said the BayStar properties were priced between RM413,000 and RM850,000, BayCapital, between RM330,000 and RM1mil, and BayVilla at over RM2mil.

“Besides these residential and commercial properties, we will also launch later this year a RM100mil three-star hotel with 380 rooms in the Queensbay project, which we are targeting to complete in 2008.

“There is also a plan to develop a RM150mil five-star hotel in 2009,” he added. Lim said the CP would also develop a fisherman’s wharf on a 20-acre reclaimed site.

“The fisherman's wharf, which will have restaurants and other commercial properties, will be completed by 2015,” he said.

The RM2bil Queensbay mixed development project on 74 acres in Bayan Baru is located between the Penang Bridge and the upcoming second link in Batu Maung on the southern part of the island.

So far, CP has invested about RM400mil in the project.

“Because of the project’s strategic location, we expect the properties in Queensbay to appreciate by at least 20% a year.

“Our plan is also to turn the Queensbay project into Penang’s modern central business district,” he said.

MAS Confirms Plans Of Secondary Hub In Penang


KUALA LUMPUR, Feb 26 (Bernama) -- Malaysia Airlines has confirmed that it planning to set up a new domestic and regional operation in Penang to service the premium travel market.

"We have been talking about something like that," its managing director, Idris Jala said to reporters after announcing the full year results for the national carrier, here Monday.

He said the airline was in the process of getting some approvals when asked on the news report of the company's plans in Penang.

It was reported that MAS will be using Penang's Bayan Lepas International Airport as its base.

"With regards to the opportunity of operating from a secondary hub, the product has to be different," he said when pressed further on the plans in Penang.

The news report said MAS will use Penang as the hub to service holiday destinations such as Langkawi, Phuket in Thailand and Medan in Indonesia, as well as domestic destinations namely Kota Baru and Kuala Terengganu.

On the delay in delivery of the Airbus A380 aircraft to the airline, he said: "We had quite a robust discussion with Airbus in terms of what we expect from them and what they have given us."

He said under the original schedule, MAS should be receiving the second A380 aircraft this month from the European consortium.

"But we don’t see any aircraft coming in this year at all and I doubt very much next year also," he said.

Cos Ivory property always carry out a new project when the other 1 is almost complete. That sound save to the buyer ya:D and the Ivory Property always has a lot of plan:)

initially, i thought Tanjung Park Taurist Mall together with the Herb Garden is no longer going to be built as their website did not mention about them since a long time ago. that presentation is dated September 2006 (if i remembered correctly) so, it is quite recent. maybe it will still be built :)

Builders find cheer in Penang

PROPERTY analysts are upbeat about the sector's outlook in Penang, given the generally bullish stock market and the balanced supply and demand situation in the state's residential property market.

"The strongly performing stock market has created a 'feel good' factor among investors and this is usually followed by the property market," Penang chief operating officer of property firm Henry Butcher, Lim Ewe Tatt said.

He singled out the residential property market as a sector which should perform well.

"Prices of properties in general have not really appreciated since the last economic downturn, except for landed houses which have experienced a strong appreciation in value over the past few years," he said.

Lim also said that the glut in the residential property market for units costing below RM500,000 had been overcome.

Property analysts are also enthusiastic about the spillover effects of the Ninth Malaysia Plan (9MP) on the sector. They pointed out that Penang was being given a big slice of the development pie under the 9MP, especially in the shape of the Second Penang Bridge and monorail projects.

Developer Ivory Properties Group, for one, said the upmarket villas of its Moonlight Bay project in Batu Ferringghi were selling extremely well.

"We only opened up 52 of the total 70 units for sale, but sales have been very encouraging since last week's launch and we have sold nearly 80 per cent," he said of the houses priced between RM1.6 million and RM2.6 million each.

"This reflects that demand for high-end properties on Penang island, notably for luxury houses and apartments, is great," Ivory group executive director Datuk Nazir Ariff Mushir Ariff said.

At the same time, apartments costing between RM200,000 and RM300,000 are being snapped up by the younger professionals, he added. Ivory is embarking on another high-end project along the Batu Ferringghi tourism belt.

While the RM108 million Moonlight Bay development boasts of exclusive hill-facing bungalows on 5.95ha, its Island Resort project will offer more landed properties and serviced residence. The company is set to launch the 8ha project, which has a gross development value of RM234 million.

Nazir said that 18 Moonlight Bay villas, initially reserved for "Malaysia My Second Home" (MM2H) participants, may soon be open for sale to both locals and foreigners if demand continues.

"The majority of buyers for the 52 units were either locals or those from Hong Kong," he said, adding that the apartments being offered by the developer under its next phase will be priced from RM500,000.

Henry Butcher's Lim said the Government's aggressive promotion of the MM2H programme was attracting strong interest from foreigners.

"The recently announced relaxation of rules pertaining to the purchase of residential properties by foreigners is positive for the property market," he added.

Another player, PDC Properties Sdn Bhd (PDCP), agreed that the property market's outlook this year is bullish.

"Although we experienced some sluggishness in the fourth quarter of 2006, things are picking up again," the company's chief executive officer Osman Kallahan said, pointing out the continuous demand for property, notably landed, on land-scarce Penang island.

"PDCP's landed project, D'Residence at Bayan Mutiara, saw a 70 per cent take-up rate during its launch, while our Ixora Heights apartments in Sungai Nibong saw 50 per cent of the total 148 units sold when it was first launched last year." Also drawing interest in property circles are pre-war buildings, Lim noted.

"Rows and rows of these houses have been rejuvenated and refurbished into shophouses in certain areas in George Town, such as Nagore Place, Burmah Square, 8 Row and along Kinta Lane," he said.

This interest is set to grow further thanks to support from the Government.

Tourism Malaysia, via its investment arm Pempena Sdn Bhd, has committed RM10 million to spruce up Penang's historic inner city.

Two heritage landmarks on the island, Wisma Yeap Chor Ee along Lebuh Pantai and several pre-war houses in the courtyard of the Khoo Kongsi at Medan Cannon, will be refurbished as part of a plan to revitalise the dying trades and promote inner-city living to foreign visitors.

Last year, Tourism Malaysia deputy chairman Datuk Kee Phaik Cheen said the allocation would see the 87-year-old Wisma Yeap Chor Ee refurbished at a cost of RM7 million to set up a "transitional home" to MM2H participants.

"The two-storey building will house 19 en suites and a restaurant for participants before they invest in property here," she added.

Penang property watchers are also eagerly awaiting further news on the redevelopment of the Penang Turf Club (PTC) site on the island.

Equine Capital Bhd is set to undertake the redevelopment project for the 153ha site in Batu Gantong, which it acquired in 2002 for RM488 million.

The prime land, home to PTC for the past 67 years, was sold to Equine's associate company, Abad Naluri, in return for a new racecourse and ancillary buildings for PTC in Batu Kawan on mainland Penang for RM375mil.

The PTC land is touted as the largest single piece of freehold land on the island and its posh Scotland Road address in the Jesselton Avenue neighbourhood makes it an ideal location for upmarket property units. Lim also noted the physical completion of the Jelutong Expressway on the island, which has created a boom in property development along the southern corridor, mainly in the southwestern area like the new Queensbay development, S P Setia's Setia Pearl Island residential project, Batu Maung and Teluk Kumbar.

"The property market is poised to experience a new positive dimension with the introduction of a number of sizeable integrated projects such as Ivory Properties' Penang Times Square, Hunza Properties Bhd's Hunza @ Gurney, IJM's Jelutong Expressway project, more developments by CP Landmark at Queensbay and E & O Property Development Bhd's Sri Tanjung Pinang project in Tanjung Tokong," he said.

i heard Sabah reclaim land coz it is too hilly and very few flat land. but by doing that, they are polluting the sea :ohno:

Penang's density is still far from Singapore and Hong Kong. however, at this point, you can see lots of new projects overflowing to the mainland. Province Wellesley still have lots of land and it is cheap compared to the price on the island.

Penang is very much bigger land than Singapore or HK. so, if they can still manage their land, i believe Penang will too. and that's still a long time into the future. kedah will experience some of the effects of Penang's development though. Sungai Petani and Kulim is growing fast, thanks to Penang :D

Gurney Plaza Invests RM83 Million For Its New Wing


PENANG, March 11 (Bernama) -- Gurney Plaza Sdn Bhd, the owner of a premier lifestyle shopping mall in Penang, is investing RM83 million to build a new extension wing at its existing site at Gurney Drive, here.

Its director, Phuah Choon Meng said the new seven-floor wing would provide an additional 150,000 sq ft of prime retail space as well as 800 new parking bays.

He said the new wing, expected to be ready by the end of 2008, would be connected to the existing mall by a seamless joint for the convenience of all shoppers.

Speaking at the ground breaking ceremony officiated by Chief Minister Tan Sri Dr Koh Tsu Koon here Sunday, he said the ground floor up to the 3rd floor of the new wing would house shoplots while the basement and the 4th floor onwards would contain parking bays.

"What is good about the new wing is that it will be located next door to the newly opened G Hotel and this project proves that there is strong demand for retail space in our mall from both local and international brands," he added.

Six years ago, the company invested RM250 million to open the more than 700,000 sq ft shopping mall at Penang's popular seaside promenade and managed to woo almost 180,000 shopper traffic for one week during the year-end peak season.

Meanwhile Koh in his speech said that in recent years, Penang saw the emergence of many shopping complexes that provided a better lifestyle, good eating outlets and also places for shoppers to hangout.

"A few years ago, he said, someone complained that Penang did not have `happening' places and shopping activities were confined to only Komtar but now we have the Gurney Plaza cluster, Queensbay Mall cluster and soon the Time Square. These places offer a wide choice for different stratas to quality shopping with a good bargain," he added.

He encouraged the business community to work closely with the government to make Malaysia a better place to live.:banana:

So fast!!! why are they so hesitate to expand it? I'm actually quite worry to see so many malls to be built in Penang. wonder which mall will turn out to be a white elephant, hopefully NO.

I remember an article which i read a few months ago, telling that they will not built that mall so soon..
I'm actually quite suprising to hear that Dr Koh is doing the ground breaking ceremony for that new wing:eek:
They scare that they cannot make business, or the current Gurney Plaza cant beat the Hunza new mall? hahaha:D
