Ý tưởng về một khu đô thị lớn nhất miền Bắc án ngữ cửa ngõ phía Tây Nam Hà Nội đã có từ rất lâu, tuy nhiên, một khu đô thị cao cấp sẽ phải được xây dựng trên nền tảng hạ tầng phát triển.

Việc Vinaconex “xung phong” xây dựng con đường hiện đại nhất Việt Nam (rộng 140 m) cũng không ngoài mục đích khai thác tiềm năng của vùng đất cận kề Hà Nội. Ông Đoàn Châu Phong, Giám đốc Ban quản lý dự án phát triển nhà và đô thị - Vinaconex cho biết, về địa giới hành chính, An Khánh thuộc Hà Tây nhưng về cự ly, lại gần trung tâm Hà Nội hơn nhiều khu đô thị đang xây dựng tại Hà Nội (chỉ cách HN có 15 km). Khi đường Láng Hòa Lạc hoàn thành, khoảng cách này không đáng ngại.

Về lâu dài, An Khánh là đô thị kết nối hàng loạt các khu đô thị nằm trong vùng Hà Nội như Quốc Oai, Xuân Mai, Hòa Lạc, Sơn Tây, Miếu Môn. Với việc quy hoạch các điểm, cụm công nghiệp, trường đại học, các khu du lịch giải trí phía Tây Hà Nội như Sân gôn Đồng Mô, Suối Hai, Làng Văn hóa các dân tộc Việt Nam, Khu công nghệ cao Hòa Lạc, Trường Đại học Quốc gia…

Hơn thế, từ An Khánh sẽ có thể qua sân bay Nội Bài hay ra quốc lộ 1 để đi về phía Nam cũng rất thuận lợi. An Khánh trở thành một lựa chọn hợp lý của các nhà đầu tư. Ngoài vị trí chạy dọc đường cao tốc gần 2 km, khu đô thị này sẽ có quy hoạch dành cho đường sắt đô thị nối với đường sắt cao tốc trên đường Láng - Hòa Lạc.

“Chúng tôi đang tịnh tiến khu đô thị Trung Hòa - Nhân Chính dọc tuyến đường Láng - Hòa Lạc. Tất nhiên là quy mô của đô thị An Khánh lớn hơn gấp 10 lần, hiện đại và giá cạnh tranh hơn nhiều” - ông Phong nói.

Tháp đôi 70 tầng

Từ nhiều tháng nay, các nhà tư vấn của Australia, Hong Kong, Hàn Quốc, Singapore đã nỗ lực để đưa ra giải pháp kiến trúc tối ưu cho khu đô thị này. Theo đó, nguyên tắc “Không lặp lại bất cứ khu đô thị hiện hữu nào tại Hà Nội” được thống nhất.

An Khánh sẽ là một khu đô thị cao cấp với tiêu chuẩn kỹ thuật đạt đô thị loại 1. Điểm nhấn cho toàn khu đô thị rộng 264 ha sẽ là tòa tháp đôi chọc trời cao 70 tầng với kiến trúc hiện đại. Đây là một tòa tháp đa năng với hàng chục ngàn m2 sàn dùng làm văn phòng, trung tâm giao dịch quốc tế, thương mại, dịch vụ, chung cư cao cấp…

Quanh tâm tháp đôi là trên 100 tòa nhà cao cấp từ 15 tầng đến 25 tầng. Các căn hộ chung cư được thiết kế từ 90 đến 250 m2 với 6.440 căn hộ, tổng diện tích 1,2 triệu m2. Ngoài ra, tại khu đô thị cũng dành diện tích đáng kể để xây dựng 1.300 nhà vườn, biệt thự (300-500 m2).

Các căn hộ chung cư sẽ được ứng dụng các công nghệ thi công mới: Công nghệ dự ứng lực (Bỉ), công nghệ trượt lõi cứng (Áo), nhiều loại vật liệu mới cũng sẽ được áp dụng.

Một số nhược điểm tại các khu đô thị hiện nay sẽ được khắc phục: Mật độ xây dựng thông thoáng hơn, việc hoàn thiện, chống thấm sẽ đạt tiêu chuẩn cao. An Khánh cũng trở thành khu đô thị hoàn chỉnh với hạ tầng xã hội đạt đẳng cấp cao như nhà hát, bảo tàng, trường học, bệnh viện, hệ thống đỗ xe ngầm…

Dự án được khởi công quý II với mức đầu tư hạ tầng trên 100 triệu đôla (1.600 tỷ đồng), sau đó sẽ huy động vốn từ các nhà đầu tư thứ phát.

Theo ông Phong, hiện đã có nhiều tập đoàn kinh tế quốc tế và trong nước tham gia dự án. Mức đầu tư cho toàn bộ dự án lên đến 2 tỷ đôla vào năm 2012.

Đến thời điểm này, chủ đầu tư chưa đưa ra mức giá bán các căn hộ cụ thể, tuy nhiên ông Phong cho biết, giá đất tại An Khánh thấp, công tác quản lý chuyên nghiệp… chắc chắn giá các căn hộ chung cư sẽ phù hợp với đa số khách hàng.

Khu đô thị này thực sự là khu đô thị lớn nhất VN.
Và trong tương lai, An Khánh sẽ xác nhập vào Hà Nội.

VINACONEX with Lang Hoa Lac Highway expansion project

Vietnam Construction & Import-Export Corporation (VINACONEX) has just permitted by the Government Prime Minister to invest in the expansion and completion of Lang Hoa Lac Highway in the form of using land budget for construction capital of infrastructures. The total investment capitall for the Project is over 3,7 billion dong.

The Highway has a total length of 29,3km with 6 lanes of traffic and 2 parallel collected roads. The cross section of the Highway is 140m wide. The Project is expected to be started in the beginning of 2004 and completed in the end of 2005. Together with the Highway, VINACONEX will also invest in the construction of new urban projects and a water supply project taking water from Dam Bai Lake - Da River to Hanoi with the capacity of 600.000 m3/day and night.

The An Khanh New Urban Area



Located between the Hanoi - Ha Tay border line at km 8+154 and the left dyke of Day River at km 16+650 with the total area of 670 ha, which will be the regional service center for the whole 30.5km of Lang Hoa Lac Highway. This will also be an important hub, an architectural and landscape focal point, which will attract various services such as business, post and telecommunications and entertainment activities of the whole region.

Alongside the highway, a buffering ecological verdure area will create a right landscape and prevent urban sprawl. haven't you read the news? the geological of thu thiem is very soft and shaky shaky...and considering the melting ice in North and south poles ....the next decade or so......many cities in the world will be under water....and that includes thuthiem.
not only that...big building will sink to the ground before any water flooding.

I like that idea proposed about 2 years go: turn all of thuthiem into central park of saigon.......district 1, 2, 4, thu duc, binh thanh will have highrises circle around and embrace thuthiem.

Korea-Vietnam JV okayed to develop new northern city
The Vietnamese government has greenlighted a Korea-Vietnam joint venture to build and manage a new urban township north of the capital, Hanoi.

Under the decision issued earlier this month by the Prime Minister Nguyen Tan Dung, the Vietnam Construction and Export-Import Company (Vinaconex) and Republic of Korea’s Posco E&C will set up a joint venture to develop the North An Khanh new urban area.

Construction of the new township is scheduled to start this month and to come on line in 2013.

The new urban zone located along the highway in the northern Ha Tay Province is estimated to cost around US$2 billion in total investment.

The city will include An Khanh, Lai Yen, Song Phuong and Van Canh communes in Hoai Duc District.

The modern township, covering a 264 ha-site comprises residential structures, commercial and offices buildings, and public facilities among other infrastructure works.

The new urban zone is also home to high-end buildings, villas, offices for rent, trade and supermarket complex.

Other business

The decision allows the venture to tap the commercial rights of the modern township and use the income from the lease and sale of accommodation for upgrading and expanding the Lang-Hoa Lac expressway.

The Lang-Hoa Lac highway project is considered by the transport ministry as one of the biggest projects contributing to the development of the northern focal economic zone.

It requires an estimated total investment of VND5.38 trillion ($336 million).

The 29 km-road project, whose construction started in March, will be expanded from the existing two-lane road into a six-lane motorway after 30 months of construction, one of the most advanced expressways in Vietnam.

Vianconex is one of the country’s leading construction developers involved in mammoth real estate projects.

It is the primary investor in the southern Ho Chi Minh City’s Thao Dien Urban area and the Trung Hoa-Nhan Chinh new residential area and the Cai Gia-Cat Ba tourism and urban zone in the north.

POSCO E&C, one of the Republic of Korea’s largest construction companies has invested in the Diamond Plaza in HCMC.

The An Khanh New Urban Development Joint Venture Co and the Vietnamese Construction Import and Export Corp (Vinaconex) and Posco Engineering & Construction Co were granted a construction license on December 18 for the North An Khanh new urban area in the Ha Tay district of Hanoi on a total area of 264.4 hectares with a total investment capital of US$2 billion, of which, 3.391 trillion dong is for technical infrastructure development, equivalent to US$212 million.
The North An Khanh project is made up of six zones which will include apartment blocks, villas, houses, offices for lease, trade centres and supermarket.

A joint venture to build theUS$212 million first phase of the North An Khanh city urban development area near Hanoi officially received its operating licence last week, according to a domestic investor source.

The An Khanh New City Development Joint Venture Co was set up between the Vietnamese Construction Import and Export Corp (Vinaconex) and its foreign partner, South Korea's Posco Engineering and Construction (Posco E&C).

The 50/50 joint venture has legal capital of 680 billion dong (US$42.5 million) and the project, set in Ha Tay province, has a 50-year lifespan.

"The development of North An Khanh plays an important role in setting up and developing an urban chain in the west of Hanoi," said a Vinaconex source.

It will be the first urban area in the west to have modern public, trading and cultural facilities, he added.

He said that by building luxury facilities the area would be aiming at attracting medium-and high-end customers.

The city will cover four communes including An Khanh, Lai Yen, Song Phuong and Ha Tay province's Van Canh.

The 264.4-hectare city will be developed with a modern, hi-tech and social infrastructure system, with public facilities, trading services, cultural and high end accommodation.

The city will be divided into six areas including high-rise buildings, villas and semi-detached houses, offices for lease, trading centres and supermarkets.

Expected to be completed in 2013, the city will provide 6,440 apartments, equivalent to 392,319 square metres of accommodation for about 30,000 residents.
The lease and sale of accommodation in the city is expected to raise about US$92 million, which will be used to create financial resources to expand and complete the Lang-Hoa Lac highway.

The urban area will be a strong foundation for the investors to continue other subsequent urban projects planned on the sidelines of the highway.

The project is also the first urban development project of Ha Tay province implemented under the form of the "changing land for infrastructure system".

Vinaconex is one of Vietnam's leading construction companies and is involved in property, construction, industrial manufacturing, import and export.

The company has already invested in many large-scale property projects such as Trung Hoa-Nhan Chinh new residential area, Cai Gia Cat Ba tourism and urban area and the Thao Dien urban area.

Posco E&C is one of Korea's biggest construction companies working in property, infrastructure construction and energy. In Vietnam Posco E&C has invested in HCM City's Diamond Plaza.

Workers began constructing twin 75-floor towers that will transform the Hanoi skyline Wednsday, part of a massive US$2.7 billion real estate development project.

The towers would be by far the largest buildings in Vietnam, where the tallest structure is currently a 34-story apartment building in Hanoi.

The new project, to be completed in 2013, is a joint venture between South Korea's Posco Engineering and Construction Co. Ltd. and its Vietnamese partner, Vinaconex. It is envisioned as a virtual city within the city, with 1.6 million square meters of office, retail and apartment space spread across 270 hectares (670 acres).

The land is located in Ha Tay province, just west of the capital, but Hanoi officials plan to incorporate it into the city limits.

Vietnam's economy has been growing at over 8 percent a year, and new buildings are quickly rising across Hanoi and Ho Chi Minh City, the nation's southern business hub.

Construction is expected to begin soon on a 60-story office tower in Ho Chi Minh City, formerly known as Saigon, where the tallest building is now 33 stories.

"We have seen a rapidly rising demand for apartments, offices and hotels in Hanoi," said Choe Oonho, a Posco spokesman. "With the economy booming, Hanoi officials plans to enlarge the city, and our complex will be a residential hub."

Posco is also planning to build a US$1-billion steel plant in southern Vietnam.

Lễ ký kết hợp đồng hệ thống điện và nước – Khu đô thị mới Splendora

Ngày 26 tháng 3 năm 2010 vừa qua, tại khách sạn Sheraton, công ty Liên doanh TNHH Phát triển Đô thị mới An Khánh đã long trọng tổ chức buổi lễ ký kết hợp đồng đầu tư xây dựng hệ thống điện và hợp đồng cung cấp nước cho khu đô thị mới Splendora với Tổng công ty Điện lực thành phố Hà Nội và Công ty cổ phần nước sạch Vinaconex

Khởi đầu cho công tác xây dựng hệ thống điện lưới sử dụng cho Khu đô thị mới, An Khánh JVC đã cùng Tổng Công ty điện lực Hà Nội thoả thuận và đi đến thống nhất cùng nhau đầu tư xây dựng Trạm biến áp 110/22KV An Khánh.

Ngay sau khi Hợp đồng được ký kết, Tổng Công ty điện lực Hà nội sẽ bắt đầu triển khai xây dựng Trạm biến áp và dự kiến Trạm sẽ được hoàn thành vào Quý I năm 2012, sẵn sàng đấu nối vào Trạm trung thế cũng như hạ thế của Khu đô thị mới Bắc An Khánh – Splendora. Tiến độ này phù hợp với tiến độ dự kiến hoàn thành việc xây dựng giai đoạn 1 của Khu đô thị. “Đây là một trong những công trình được Tổng Công ty Điện lực Thành phố Hà Nội xác định là công trình trọng điểm góp phần đảm bảo điện cho Thủ đô Hà Nội trong giai đoạn 2010 – 2015. Với trách nhiệm là đơn vị cung cấp điện chính trên địa bàn Thủ đô Hà Nội, Tổng công ty Điện lực Thành phố Hà Nội cam kết sẽ triển khai thi công, hoàn thành đóng điện đưa vào vận hành công trình trạm biến áp 110kv An Khánh đúng tiến độ, hiệu quả và chất lượng, đáp ứng được nhu cầu cung cấp điện cho dự án khu đô thị mới Bắc An Khánh – Splendora (Trích: phát biểu của ông Trần Đức Hùng – Chủ tịch kiêm Tổng giám đốc Tổng công ty Điện lực thành phố Hà Nội)



Đồng thời với việc ký Hợp đồng đầu tư trạm biến áp An Khánh với Tổng công ty điện lực thành phố Hà Nội, Công ty liên doanh An Khánh cũng tiến hành ký kết Hợp đồng nguyên tắc về việc cung cấp nước sạch với Công ty cổ phần nước sạch Vinaconex. Theo đó, việc cung cấp nước được chia thành 6 giai đoạn với tổng khối lượng cung cấp khoảng 18.500 m3, đảm bảo bắt đầu cung cấp nước sạch cho cư dân vào năm 2012.

Theo điều khoản của Hợp đồng thì chất lượng nước do Công ty cổ phần nước sạch Vinaconex cấp phải đạt tiêu chuẩn vệ sinh nước ăn uống được quy định tại quyết định số 1329/2002/BYT-QĐ ngày 18/4/2002 của Bộ Y Tế và việc cung cấp nước sạch phải đảm bảo liên tục .

Việc ký kết hợp tác với hai đơn vị chuyên ngành trên sẽ giúp An Khánh JVC thuận lợi trong việc đảm bảo tiến độ thi công và chất lượng cũng như chủ động về dòng vốn huy động từng bước cam kết với các nhà đầu tư và cư dân Khu đô thị về một môi trường sống môi trường sống thuận tiện đồng bộ

Phát biểu tại buổi lễ, ông Kwak Won Kap – Tổng Giám đốc công ty Liên doanh An Khánh bày tỏ: “Với việc chủ động trong đầu tư để xây dựng hệ thống điện và nước, hai nhu cầu thiết yếu của bất cứ khu dân cư nào, An Khánh muốn khẳng định Splendora không chỉ đơn thuần là một cái tên, Splendora là một thương hiệu cho một khu đô thị mới được xây dựng bởi con người và vì cuộc sống tươi đẹp của con người” Mong rằng Splendora sẽ luôn được hoan nghênh, chờ đợi và đón nhận bởi tất cả các quý khách hàng.

Vấn đề chán nhất của KĐT này là bị bao quanh bởi một loạt nhà máy chế biến gỗ, nhìn trong ảnh thấy rõ điều đó, mấy cái nhà máy này rất ôi nhiễm nhất là chúng lại nằm phân tán chứ không phải trong 1 KCN, do đó việc ô nhiễm nguồn nước và không khí nơi đây là điều tất yếu. các bác nào có bệnh xoang mà ở đây là ăn đòn ngay.
