Tallest condo in Thai gets nod

Work is about to begin on what will be Thailand´s tallest condominium tower as the Environmental Impact Assessment (EIA) submitted by the developers Ocean Tower 1 has finally been accepted and a building permit issued.

Work on Siam Best Enterprise Company´s Bt12 billion tower, which will be constructed at Pattaya´s Jomtien Beach, is scheduled to kick off at the end of March 2008.

“We planned to break ground last year,” said Bruno Pingel, the company´s chief executive. “The EIA approval took longer then estimated, due to the complexity of the tower.”

He continued, “The fact that it was such a thorough, exhaustive and professional exercise is very reassuring as regards the future standards and quality control of all high-rise developments.”

The development´s sales manager, Rob Astbury added, “If there is one thing that has emerged from this whole exercise I suggest it is this – we cannot control future property development, but we now know the quality and credentials of high-rise developments will be scrutinised to the utmost degree.” He continued, “We have no doubt our perseverance and confirmation by the EIA will see plans for other similar projects emerge in the near future.”

Unit in the 91-storey 327m tower are priced at Bt137,500 per sqm on floors 10-14, Bt143,000 per sqm on floors 15-50 and Bt148,500 on floors 52-85. Studio apartments in the tower are priced at Bt143,000 per sqm throughout. However, the developer has already raised costs on seven occasions to date, and is expected to do so again once construction is underway.

Since we received official EIA (Thailand's Environmental Authority) approval for Ocean 1 Tower there have been many requests for interviews from journalist from various news papers.

Concrete batching plant installed.

The Ocean 1 Tower site was a hive of activity during the last week of March as a special team of workers installed elaborate equipment for mixing concrete.

The size of the mammoth equipment is best appreciated if you compare the structure with one of the workers or a motor vehicle.

Also, in the bottom left hand corner of the site next to the batching plant you will notice a large two level office block has been built to house the construction management team for architects, engineers plus a special laboratory to test the concrete. World-renowned German company Bauer are doing the foundation.

I ought to say it kind of sucks indeed that this building is being built in Pattaya and not Bangkok. When completed it will rank amongst the top 15 of highest buildings of the world, definitely an USP, and that should've been in Bangkok :( Unfortunately neither the River or the new Sathorn Financial City will ever top that. Hope we'll get a mega project in Bangkok soon...

i don't think that all the best and nicest and tallest things have to happen in only bangkok. Bangkok is not the whole thailand, and thailand is much more than just what we see in the capital.

what's wrong with having tallest building of the kingdom in pattaya?
Instead, i'm proud of the city, luv it and hope there will be even more and taller ones to be built down there.

anyway, also hope there will be taller one in bangkok too. Kind of bored of the current tallest one :)

Balconies enclosed above the 50th level of Ocean 1 Tower

Following a recommendation to enclose the balconies above the 50th level of Ocean 1 Tower, architects Woods Bagot have now redesigned the top half of the building

These plans were sent to Melbourne Australia for crucial wind tunnel tests which were all positive. A thorough report of more than 250 pages is being finalized and on completion this will be submitted to Pattaya City Hall who will amend the building permit allowing construction to commence.

The balconies above the 50th level have been redesigned as winter gardens ensuring safety in the case of high winds.

A three metre high model of the building and a floor plan model of an entire level have been placed in a prominent position at the main sales office in Pattaya Properties. These are available for inspection and can also be viewed from outside through the display window at any time of the day or night.

The project recently received needed wind tunnel testing data prior to any commencement of construction, although I understand that construction is expected to be announced soon.

Do you already have deposits for a unit in the O1?

I don't quite understand this. When you go to your dig in Pattaya, you hole up 70 stories above sea level, you can't open your windows, you can't feel the sea breeze. I would call this is disconnection of reality.

They may like to stay in a very high building. When they want to feel some reality, they just go down to the lowest story, and walk along the nearby neighborhood. In this case, we have more choices >>> staying in a very tall apartment or just a house closed to the sea.

วันนี้ผมอ่านเจอใน Be1 magazine ฉบับล่าสุดครับ เห็นมีขึ้นเป็นคอลัมน์เลยครับ เห็นเขียนไว้ว่า ประชาพิจารณ์ผ่านแล้วได้ความสูงอยู่ประมาณ 327 เมตร (ผมไม่แน่ใจว่า 327 หรือ 367 จำไม่ได้ ใครรู้ตัวเลขที่แน่นอนมา confirm หน่อยละกัน) แต่มันทำเสร็จไปตั้งนานแล้วนะครับก็เลยยังงอยู่ว่าที่เอามาลงเพราะไม่มีอะไรจะลง หรือจงใจจะ PR กันแน่ แต่ก็เป็นสัญญาณที่ดีล่ะนะว่า โปรเจคนี้น่าจะยังอยู่

"บอร์ดสิ่งแวดล้อมให้ความสำคัญมาก ทำให้โครงการโอเชี่ยนวัน ไม่สามารถก่อสร้างได้แล้ว หากจะกลับมาก่อสร้างใหม่จริงนั้น ต้องมีการปรับแก้แบบใหม่ให้มีจำนวนชั้นและยูนิตลดลง แต่เชื่อว่าโครงการดังกล่าวไม่สามารถก่อสร้างได้เนื่องจาก ขณะนี้ประสบปัญหาเรื่องเศรษฐกิจโลก ที่กระทบกับแหล่งเงินทุนที่จะนำมาก่อสร้าง” ศ.บัณฑิต กล่าว

สำหรับโครงการโอเชี่ยน วัน มีแผนจะก่อสร้างเป็นคอนโดมิเนียมสูง 91 ชั้น สูง 327 เมตร ซึ่งสูงกว่าอาคารใบหยดทาวเวอร์ 2 ที่มีความสูง 2.23 เมตร โดยมีมูลค่าโครงการ 1.2 หมื่นล้านบาท มีนายบรูโน่ พินเกล ชาวเยอรมัน เป็นเจ้าของบริษัท สยามเบสต์ เอ็นเตอร์ไพร์ส ซึ่งตามแผนเดิมจะเริ่มก่อสร้างตั้งแต่เดือนมิ.ย. 2549 แล้วเสร็จ ธ.ค. 2552

อยากรู้เหตุผลที่ไม่ผ่านว่าเป็นเพราะอะไร ถ้าเป็นเพียงเพราะแค่ความสูงขนาดนี้ที่อยู่ริมทะเลก็ขอไว้อาลัยให้กับวงการอสังหาฯของไทยครึ่งวินาที
ผมยังคิดเหตุผลไม่ออกว่าทำไมถึงสร้างตึกสูงมากๆริมทะเลไม่ได้

ก็เห็นอยู่ว่าตึกสูงแถวนั้นเยอะแยะ จะมาห้าม

อะไรตอนนี้

ตึกสูงตั้งหลายตึกตั้งริมทะเลยิ่งกว่านี้ เช่น

นอร์ท พอยท์แถววงศ์อำมาตย์ เตี้ยกว่าก็แค่ร้อย

เมตรเองมั้ง(จาก327เมตร) จริงๆก็ทั้งพัทยานั่น

แหละ สร้างตึกสูงริมหาด

และความจริงเค้าก็ไม่ได้ก่อสร้างริมทะเลซะ

หน่อย มันอยู่ห่างมาหลายร้อยเมตร จนมาติด

เมืองพัทยาให้ผ่าน

แต่บอร์ดสิ่งแวดล้อมไม่ให้ผ่าน

บดบังทัศนียภาพก็ไม่น่าเป็นไปได้ ตึกอื่นที่เตี้ยกว่าแต่ดีไซน์อุดจาดก็มีตั้งเยอะแยะ

ยูนิตตามที่บอร์ดสิ่งแวดล้อมแนะนำ

อีกอย่าง โอเชียนวัน ก็ยังยอดจองต่ำด้วย ลดยูนิตไป เปอร์เซ็น

ห้องว่างจะน้อยลง ส่งผลดีทางด้านการเงิน และจะได้สร้างเสียที

อาจไม่ได้เป็นที่ 1 ในไทยตามที่เคยวางแผนไว้ ก็ไม่เป็นไร

ผมอยากให้เกิดตึกนี้เพราะผมชอบตึกสูง และโครงการของตึกนี้ก็เป็นตึกที่สูงที่สุดในประเทศไทย แถมอยู่นอก กทม.ด้วย ก็เลยลุ้นให้เกิด
ถ้าเขาจะลดขนาดลงเท่าตึกอื่นธรรมดาทั่วไปเพื่อให้สร้างได้ ก็ไม่มีอะไรตื่นเต้น

สำหรับพัทยา
ถ้าลดลงเหลือ 100กว่าเมตร ก็คงธรรมดาไปเลย
ถ้า 200+ ก็ถือว่า ใช้ได้
ถ้า 300+ สุดยอดเลย
สูงที่1 ไม่ได้ ก็ขอที่2ก็ยังดี
ไม่ได้เกี่ยวข้องกับเค้าหรอก ยอดจองน้อยก็ช่างมาน ขอให้สร้างที่เถ้อะ ไม่ดีไม่ว่าเอาหน้าไว้ก่อน ห้า ห้า ห้า
