Ahmad Zaki wins university project

THE government has awarded a contract to build the International Islamic University Malaysia Teaching Hospital in Kuantan, Pahang, to Ahmad Zaki Resources Bhd.

The company said project details including its value and concession period will be disclosed once the concession agreement is finalised.

even tho developer dia damansara realty, tak sampai perlu nak pakai nama bandar damansara...nama sesebuah tmpt ni sepatutnya kena unique (satu, dan tiada dua)...byk lagi nama lain yg boleh diberi...damanasara tu satu nama daerah/mukim kat selangor....its not general term/word nor an invented term... its specific name for a place kat selangor...it shouldnt be copycat...sama mcm nak buat bandar setapak atau bandar cheras kat kuantan....it doesnt make any sense...you know what i mean right....

bandar putra tu, ok la, cos the word putra tu, perkataan yg asalnya bukan nama tempat, dia perkataan yg ada maksud lain, so, anyone can use it utk dijadikan nama tmpt....

kat sempadan kuantan / kemaman ada satu bandar baru chendor....apa criteria utk sesebuah taman perumahan tu utk dipanggil bandar, aku tgk bandar chendor tu ada 2 row rumai kedai, dgn beberapa row rumah teres....adakah itu sudah layak dipanggil bandar?

Last week balik kampung kat kuantan ni.. sampai je simpang nak masuk rumah, ternampak ada jentolak dan bulldozer tgh buat site clearance kat area simpang jalan ni yg berhampiran dgn pantai dan kuala sungai.. 1km from SWISS GARDEN and 1km from my house... dulu tapak asal area ni adalah utk projek apartment resort (masa zaman sekolah tahun 1996 dulu-dulu kalo tak silap namanya KAYARINA RESIDENTIAL MARINA RESORT) tp terbangkalai masa tahun 1997.. yg sempat siap SWISS GARDEN je..

“Permohonan Kebenaran Merancang Bagi Cadangan Pembangunan Komersil (Resort Pelancongan, Perdagangan & Service Apartment) Mengikut Kaedah Serah Balik Dan Berimilik Semula Di Bawah Sek. 204 D (Ktn) Untuk Pembangunan Perniagaan Di Atas Lot 935 (Gm 156), 932 (Gm 159), 929 (Gm 157), 2422 (Gm 119), 28684 (Gm 3877), Mukim Sungai Karang, Daerah Kuantan, Pahang Darul Makmur”


1.0 INTRODUCTION

This Preliminary Environmental Impact Assessment (EIA) Study is prepared for the proposed Commercial Development which is to be located at Mukim Beserah, Daerah Kuantan, within the state of Pahang Darul Makmur. This Preliminary EIA Study report is titled EIA for the Proposed “Permohonan Kebenaran Merancang Bagi Cadangan Pembangunan Komersil (Resort Pelancongan, Perdagangan & Service Apartment) Mengikut Kaedah Serah Balik Dan Berimilik Semula Di Bawah Sek. 204 D (Ktn) Untuk Pembangunan Perniagaan Di Atas Lot 935 (Gm 156), 932 (Gm 159), 929 (Gm 157), 2422 (Gm 119), 28684 (Gm 3877), Mukim Sungai Karang, Daerah Kuantan, Pahang Darul Makmur”. For brevity, the project shall hereafter be referred to as the Proposed Project.

The Project Proponent is Messrs. Sanubari Sejahtera Sdn. Bhd. and involves a total area of 21.27acres. Asian Environmental Solutions Sdn. Bhd. has been appointed as the environmental consultant for the project. Refer to the Location (Fig. ES-1) and Cadastral Maps (note: the Cadastral Map indicates the nearest receptors to the Proposed Project) of the Proposed Site.
This project is in currently in the planning stage. This EIA is prepared in accordance with the requirements of Section 34A of the Environmental Quality Act 1974 together with the Environmental Quality (Prescribed Activities) (Environmental Impact Assessment) Order, 1987. The project is a “Prescribed Activity” and has been categorized under Activity 17(a) of the EIA Order relating to construction of coastal resort facilities or hotels with more than 80 rooms in the coastal area. The EIA report needs the approval from DOE prior to commencement of the project.

The earthworks are expected to commence by mid 2010, and will be carried out in two phases, over a duration of 24 months. The project is expected to be completed in the year 2012.

The Proposed Project involves Lots 935 (Gm 156), 932 (Gm 159), 929 (Gm 157), 2422 (Gm 119) and Lot 28684 (Gm 3877) covering a total area of 21.27 acres. The nearest sensitive receptors are Kg. Sg. Karang Darat, Kg. Sg. Karang Pantai and Tmn Sg. Karang Damai. A school (Sek. Keb. Sg. Karang) is located within a 1 km radius from the proposed site. A few other resorts such as Swiss Garden Resort, Duta Vista Resort and Black Stone Resort are also located within a 1 km radius from the proposed site. A pictorial representation of key landuse areas around the site is given in Chapter 4 of this EIA Study.

SATORI BEACH RESORT tu dah stop piling work.. last 3 month ada nmpk piling machine tgh buat piling... then skrg xde new progress lagi... SATORI ni pun dalam 18 tingkat kan...

tp taman perumahan baru yg depan satori resort ni dah nak siap dah.. rumah teres setingkat....

hahha.. aku suka la projek resort ni sbb dekat dgn umah aku... 1km je... mmg kalo aku kuar dr simpang ke jalan besar mmg akan lalu kawasan projek ni... hehhe... hopefully projek ni akan buat more than 10 storey gak... leh nmpk dah dr rumah aku nanti... hehehhe...

kalau ko beli rumah link bungalow rm340 ribu kat situ,ibarat ko la yg paling miskin kat situ...hahaha umah kat situ giler,

tp aku prefer area bandar putra tanjung lumpur kot kalo nak beli rumah lain.. kat situ pun byk projek tgh naik ni mcm EAST COAST AUTO CITY, hypermarket dan lain2..
umah pusaka kat sungai karang ni pun biar je.. kalo ada budget lebih renovate la umah tu nanti... biar jadi tempat berkumpul adik beradik masa raya... hehehehe...

kuantan, the zenith of the east coast city, where all development took place even long time ago, in theseventies where my mom and dad watching movies in teruntum. those days, there was even no skyscraper in other cities in malaysia to match the teruntum (except kl)

Maybe around 500k ++. Kawasan pusat bandar dia memang tak besar sangat tapi keluasan kawasan dalam MPK kalau tak silap adalah dari Gebeng di timur ke Gambang di barat dan Indera Mahkota di utara sampai ke Kempadang/Inderasempurna di selatan.

Promoting Pahang to the world

KUANTAN: Preparations are underway to put Pahang in the Unesco’s World Heritage Map as the state has significant cultural, historical and natural heritage.

Universiti Malaysia Pahang (UMP) and the Former Assemblymen Council (Mubarak) are taking the lead by organising a seminar to discuss the state’s historical background including its Sultanate and prominent figures.

UMP vice chancellor Prof Datuk Dr Daing Nasir Ibrahim said the seminar was a platform to highlight and interprete the state’s significant features that would be noteworthy in helping to place Pahang on the World map.

“Information and feedback obtained from the seminar will form the basis in drafting a strategy to put Pahang on Unesco’s World Heritage Map.

“The seminar is not only for historians and intellectuals to gather and discuss about the state’s heritage but also a platform for undergraduates to learn about the past so they can move forward in the right direction,” he said, when met during a break at the seminar held in UMP Gambang campus here recently.

He added that some 1,000 intellectuals and undergraduates had turned up for the seminar.

Mubarak acting president Datuk Seri Abdul Aziz Abdul Rahman said the association was more than willing to work with any government agencies, corporate bodies, institute of higher learning and non governmental organisations.

“Mubarak comprised members who made great contributions to the country and have a lot of experience and we are willing to share our knowledge and experience with the younger generation.

“Both parties can learn a lot from each other for the sake of the nation,” he added.

He said the country has seen good progress and great physical development but it would be meaningless if one’s sense of patriotism is not inculcated at an early age.

Abdul Aziz added that history played an important role for if one disregarded it, it would spell doom to the nation.

He lauded efforts taken by UMP in having the seminar which showed that the university placed equal emphasis on non-tecnical matters.

He added that Mubarak had a year-long activity that focused on instilling patriotism that covered the primary and secondary school students as well as undergraduates.

“They need to be inculcated with patriotism so they will grow up caring and be thankful to the country,” Abdul Aziz said.

Astral Asia to buy smaller plot

PLANTATION, construction and property developer, Astral Asia Bhd, has reduced the size of land it plans to buy in Kuala Kuantan, Pahang, saying it is a much better fit for its mixed property development.

Astral had entered into a sale and purchase agreement with Lembaga Kemajuan Perusahaan Pertanian Negeri Pahang , to pay close to RM5.4 million for a 749.2ha plot of land.

Astral Asia is now paying RM4.24 million for a 599.4ha plot of land.

The land is a mature oil palm estate, known as Ladang Bukit Kuin, which has been proposed for a mixed property development incorporating, the proposed development of Kuantan Hi-Tech Park.

Cisco Looks Forward To Penetrate Smb Market Outside Klang Valley

KUALA LUMPUR, (Bernama) -- Cisco Systems (Malaysia) Sdn Bhd, the leading networking industry, is looking forward to expand its partner coverage in three main towns by next year to reach out to small-and medium-sized business (SMBs) entrepreneurs outside Klang Valley.

The towns are Kuantan, Sibu and Bintulu.

Btw, another drivethru outlet in TC is disaster. Sebab bila weekend kereta beratur panjang sampai orang yang tak nak drivethru pun kena beratur hanya untuk parking. Drivethru outlet sepatutnya buat kat tepi jalan besar atau jalan utama.

PJD to launch RM750m GDV project in Cheras

KUALA LUMPUR: PJ Development Holdings Bhd (PJD) is expected to launch an integrated development project with gross development value (GDV) of about RM750 million in Cheras in mid-2011, said its managing director Wong Ah Chiew.

He said PJD had obtained the green light from the authorities for the development order of the project and was currently awaiting approval for its building plans, adding that the project would be on a 20-acre (8ha) area.

While tight-lipped on details of the layout plan, Wong noted the project would have commercial units and high-rise serviced apartments as well as a retail shopping mall, among others.

“We have not really named it (project) as yet, as it is in the final stages of approval. It will be quite a big development,” he told media representatives after the group’s EGM yesterday.

On its Duta Kingsbury project in the Sri-Hartamas-Mont’Kiara area, Wong said PJD was expected to launch the project consisting of over 60 units of three-storey super-link homes and two blocks of condominium by early next year.

“The piling part of the project has been completed. The whole thing was supposed to be a 2007-08 project but because of the global financial crisis, we have redesigned the project,” he pointed out.
Wong: Property development accounted for 40% of group revenue.
Following positive sentiment in the property market, he said PJD decided to upgrade the Duta Kingsbury project by adding “more contemporary” design in terms of space and privacy coupled with a state-of-the-art clubhouse and facilities for modern living.

Wong said the luxurious gated project on 10.3 acres of land was expected to have GDV of about RM700 million, stressing that super-link units were each equipped with a lift together with built-up area exceeding 3,000 sq ft.

He noted the super-link units were likely to be priced in the region of RM3 million each while 200 condominium units with average built-up area of 2,000 sq ft were likely to be priced above RM650 per sq ft.

“For the condo, we have incorporated a new design and new function which is something very special. We will only give them a surprise during the launch,” he said adding that the availability of “choice land” in the Mont’Kiara area was getting very scarce.

The low-profile developer had purchased the 10.3-acre land for its Duta Kingsbury freehold project almost ten years ago.

PJD’s managing director is also confident that Duta Kingsbury and the soon-to-be-finalised Cheras project would contribute a steady income flow for PJD, adding that property development could contribute more towards the group’s revenue in the following calendar year onwards.

“With this (Cheras) project and Duta Kingsbury, it would add up to more than RM1 billion in GDV,” said Wong, noting there were also more projects in the pipeline.

For the year ended June 30, 2010 (FY10), the group’s net profit surged 133% to RM52.75 million from RM22.62 million a year ago, while riding on stronger revenue of RM665.82 million versus RM628.48 million.

PJD posted earnings per share of 11.58 sen for FY10 while net assets per share stood at RM1.73 as at June 30.

Wong said property development accounted for about 40% of its group revenue in FY10 while the balance 60% of the group’s revenue came from cable manufacturing as well as hotel and leisure services under the brand name of Swiss Garden International Hotels and Resorts.

Asked if PJD had other major projects anticipated to be launched next year, he said the group was also looking to launch the Coral Ville seafront condominium project in Kuantan some time next year which is situated on 22 acres of prime land.

“It will be interesting. There will be a resort kind of theme for the project which has a very long beach fronting the South China Sea,” he said adding that PJD was currently building its sales office for the project.

However, Wong noted PJD was still in the midst of working out the expected GDV for Coral Ville as it might consider scaling down the project which would include hotel accommodation.

Briefly on the property market, he opined: “We are still very optimistic in the property market especially in the Klang Valley. The supply for choice location is very tight but choice property demand is high.

He also said the Malaysian property market had “moved up” a lot though construction, labour, logistic costs as well as price of raw materials were increasing. He said with Malaysia planning to be a high-income economy soon, the population would want to upgrade their living style which would include comfortable housing among its goals.

PJD’s share price yesterday rose one sen to close at 81.5 sen with turnover of 1.74 million shares. At this price, the company has a market value of RM371.8 million.

Kalau untuk stesen bas express baru memang dah ade kawasan dekat area Indera Mahkota dekat dengan Kompleks Sukpa. Dengar cite dua tingkat dan fully aircond.:)

Terminal bas ala KLIA

KUANTAN 24 April – Sebuah terminal bas ekspres baru ala Lapangan Terbang Antarabangsa Kuala Lumpur (KLIA):nuts: akan dibina di Bandar Indera Mahkota dekat sini tidak lama lagi.

Pengerusi Jawatankuasa Perumahan, Kemudahan Asas dan Pengangkutan Awam negeri, Datuk Mohd. Soffi Abdul Razak berkata, kawasan seluas enam hektar dikenal pasti sebagai tapak pembinaan terminal bas setinggi dua tingkat itu.

Menurut beliau, terminal pengangkutan bernilai RM45 juta itu akan menempatkan bas ekspres yang datang dari arah Kuala Lumpur, selatan dan Pantai Timur.

‘‘Terminal bas baru itu akan dibina di kawasan berhampiran Wisma Belia dan Stadium Hoki, Bandar Indera Mahkota.

‘‘Kita menjangkakan pembinaan terminal bas ekspres itu dapat disiapkan menjelang 2012,” katanya kepada Utusan Malaysia ketika ditemui di Wisma Sri Pahang di sini hari ini.

Mohd. Soffi memberitahu, terminal bas bersepadu itu direka bentuk mengikut permukaan geografi kawasan tersebut yang berbukit.

Menurut beliau, kedua-dua ruang ketibaan dan berlepas di tingkat atas serta bawah dilengkapi dengan kemudahan pendingin hawa bagi keselesaan penumpang.

Selain bas ekspres jelas beliau, terminal berkenaan juga akan menempatkan satu kawasan untuk orang ramai mendapatkan bas henti-henti dan teksi.

‘‘Pembinaan terminal bas ekspres ini bertujuan mengurangkan kemasukan bas-bas ekspres ke dalam pusat bandar.

‘‘Dengan wujudnya terminal itu nanti, kita yakin dapat menyelesaikan masalah kesesakan di pusat bandar dalam tempoh dua tahun lagi,” jelasnya.

Pada masa ini katanya, semua bas ekspres mengambil dan menurunkan penumpang di Terminal Makmur yang terletak di pusat bandar dan ini menyumbang kepada kesesakan lalu lintas.

Dalam pada itu, tambah Mohd. Soffi, kerajaan negeri memperuntukkan sebanyak RM2 juta untuk menaik taraf Terminal Makmur dan akan menjadikan ia sebagai pusat operasi bas henti-henti apabila siap terminal baru itu.

‘‘Operasi bas henti-henti pada masa ini ialah di Medan Pelancong di Jalan Besar di sini,” katanya.

Btw, another drivethru outlet in TC is disaster. Sebab bila weekend kereta beratur panjang sampai orang yang tak nak drivethru pun kena beratur hanya untuk parking. Drivethru outlet sepatutnya buat kat tepi jalan besar atau jalan utama.

PJD to launch RM750m GDV project in Cheras

KUALA LUMPUR: PJ Development Holdings Bhd (PJD) is expected to launch an integrated development project with gross development value (GDV) of about RM750 million in Cheras in mid-2011, said its managing director Wong Ah Chiew.

He said PJD had obtained the green light from the authorities for the development order of the project and was currently awaiting approval for its building plans, adding that the project would be on a 20-acre (8ha) area.

While tight-lipped on details of the layout plan, Wong noted the project would have commercial units and high-rise serviced apartments as well as a retail shopping mall, among others.

“We have not really named it (project) as yet, as it is in the final stages of approval. It will be quite a big development,” he told media representatives after the group’s EGM yesterday.

On its Duta Kingsbury project in the Sri-Hartamas-Mont’Kiara area, Wong said PJD was expected to launch the project consisting of over 60 units of three-storey super-link homes and two blocks of condominium by early next year.

“The piling part of the project has been completed. The whole thing was supposed to be a 2007-08 project but because of the global financial crisis, we have redesigned the project,” he pointed out.
Wong: Property development accounted for 40% of group revenue.
Following positive sentiment in the property market, he said PJD decided to upgrade the Duta Kingsbury project by adding “more contemporary” design in terms of space and privacy coupled with a state-of-the-art clubhouse and facilities for modern living.

Wong said the luxurious gated project on 10.3 acres of land was expected to have GDV of about RM700 million, stressing that super-link units were each equipped with a lift together with built-up area exceeding 3,000 sq ft.

He noted the super-link units were likely to be priced in the region of RM3 million each while 200 condominium units with average built-up area of 2,000 sq ft were likely to be priced above RM650 per sq ft.

“For the condo, we have incorporated a new design and new function which is something very special. We will only give them a surprise during the launch,” he said adding that the availability of “choice land” in the Mont’Kiara area was getting very scarce.

The low-profile developer had purchased the 10.3-acre land for its Duta Kingsbury freehold project almost ten years ago.

PJD’s managing director is also confident that Duta Kingsbury and the soon-to-be-finalised Cheras project would contribute a steady income flow for PJD, adding that property development could contribute more towards the group’s revenue in the following calendar year onwards.

“With this (Cheras) project and Duta Kingsbury, it would add up to more than RM1 billion in GDV,” said Wong, noting there were also more projects in the pipeline.

For the year ended June 30, 2010 (FY10), the group’s net profit surged 133% to RM52.75 million from RM22.62 million a year ago, while riding on stronger revenue of RM665.82 million versus RM628.48 million.

PJD posted earnings per share of 11.58 sen for FY10 while net assets per share stood at RM1.73 as at June 30.

Wong said property development accounted for about 40% of its group revenue in FY10 while the balance 60% of the group’s revenue came from cable manufacturing as well as hotel and leisure services under the brand name of Swiss Garden International Hotels and Resorts.

Asked if PJD had other major projects anticipated to be launched next year, he said the group was also looking to launch the Coral Ville seafront condominium project in Kuantan some time next year which is situated on 22 acres of prime land.

“It will be interesting. There will be a resort kind of theme for the project which has a very long beach fronting the South China Sea,” he said adding that PJD was currently building its sales office for the project.

However, Wong noted PJD was still in the midst of working out the expected GDV for Coral Ville as it might consider scaling down the project which would include hotel accommodation.

Briefly on the property market, he opined: “We are still very optimistic in the property market especially in the Klang Valley. The supply for choice location is very tight but choice property demand is high.

He also said the Malaysian property market had “moved up” a lot though construction, labour, logistic costs as well as price of raw materials were increasing. He said with Malaysia planning to be a high-income economy soon, the population would want to upgrade their living style which would include comfortable housing among its goals.

PJD’s share price yesterday rose one sen to close at 81.5 sen with turnover of 1.74 million shares. At this price, the company has a market value of RM371.8 million.

KUALA LUMPUR, Oct 16 (Bernama) -- The football academy to be build in Kuantan, Pahang would have state-of-the-art facilities, including 12 fields, said Youth and Sports Minister Datuk Ahmad Shabery Cheek.

The Ministry and the Football Association of Malaysia (FAM) are currently looking at a 20 hectare site for building the academy, he said.

"The venue and date to commence construction is being discussed. The RM20 million allocated by the government under the 2011 Budget, will be used to set up the academy," he told Bernama here today.

Yesterday, Prime Minister Datuk Seri Najib Tun Razak announced an allocation of RM20 million to set up a football academy in Pahang, when tabling the budget in Parliament.

Ahmad Shabery said he would ensure that the academy was equipped with the best facilities and equipment, including the selection of the type of grass to be used, so as to reduce maintenance cost.

Council upgrades toilets

KUANTAN: The Kuantan Municipal Council will be allocating RM150,000 to upgrade public toilets at popular tourist sites, said Teruntum assemblyman Chang Hong Seong.

Chang said RM60,000 would be used to renovate toilets in Teluk Chempedak beach while the balance of RM90,000 would be used for restrooms in Balok, Esplanade, Taman Gelora and Pantai Batu Hitam.

PJ Development Holdings Bhd (PJD) (1945) is set to unveil three new projects worth over RM2 billion next year as it is bullish that market will perform better on pent-up demand for high-end properties.

Managing director Wong Ah Chiew said he is confident that the new projects, located in hot spots like Sri Hartamas, Cheras and Kuantan, Pahang, will do well.

This year, PJD did not launch any new projects except for sub-phases in existing developments because of uncertainties in the market.

The company has five on-going projects, lasting it for the next five years. They are Swiss-Garden Residences at Jalan Pudu, Kuala Lumpur, Taman Putri Kulai and Mont' Callista in Johor, Taman Bukit Istana in Kuantan, and Ocean View in Butterworth, Penang.

"These projects have been selling well. For instance, Ocean View, a condominium development, is 80 per cent sold. We have a number of enquiries for new projects and that is why we are launching," Wong said.

In Sri Hartamas, PJD will launch Dutamas Kingsbury, located near Solaris, the bustling commercial centre of Mont' Kiara, by early next year.

Dutamas Kingsbury boasts over 200 condominium units, each with built-up of more than 2,000 sq ft, priced from RM650 per sq ft, and some 60 units of three-storey super link homes, with over 3,000 sq ft in built-up area, selling from RM3 million.

"Demand and choice are there and availability of land is scarce in the Mont' Kiara area. So we hope there will be good take-up," Wong said after the company's extraordinary general meeting in Kuala Lumpur yesterday.

In Cheras, PJD plans to launch an integrated development featuring retail lots, shopoffices, a mall and high-rise serviced apartments, by mid-2011.

Wong said the best project will be the resort-style development at Sg Karang in Kuantan, located close to Swiss-Garden Resort & Spa Kuantan.

The project, which is targeted for launch in the second half of next year, will comprise seafront condominiums, and a four- or five-star hotel.

"We expect that from 2011, when all these projects take off, our turnover from property development will increase. We have several other new projects in the planning stage," Wong said.

For fiscal year ended June 30 2010, PJD posted a net profit of RM52.8 million on revenue of RM666 million, whereby 40-odd per cent was contributed by property development.

PJD also runs a profitable power cable manufacturing business and owns the Swiss Garden chain of hotels.

"We will definitely perform better in the current year," he said.

Automative boost for Pahang

KUANTAN: Pahang will have its one-stop automotive centre covering sales, services and financing.

Called the East Coast Auto City, the project developed by Global Resoucrces Sdn Bhd and supported by the Pahang state economic development corporation.

Located in 16.1ha area in Bandar Putra, Tanjung Lumpur, the auto city is worth RM42mil and is designed as a central location for all motoring needs.

Global Resources Sdn Bhd president M.Samuel said the auto city will also offer automobile accessories and ease of purchase for vehicles with attractive financing, licensing and registration needs.

“The motoring hub will also include a lifestyle mall with retail goods, fashion and accessories and a wide variety of food outlets,” he said.

Samuel added that the auto city will complement the state’s planned auto hub which is located in Pekan which will be the second largest place in the country to manufacture and assemble vehicles for companies such as DRB Hicom, Isuzu, Mercedes Benz and many more.

LATAR BELAKANG

Bandar Gambang telah dipersetujui oleh Majlis Pembangunan Korridor Raya Multimedia sebagai “cybercenter”. Ianya termasuk dalam “Kuantan Conurbation”yang merupakan pusat pertumbuhan Wilayah Pantai Timur.Bandar Gambang terletak di “exit”Gambang, Lebuhraya Pantai Timur, 25 kilometer dari Pusat Bandar Kuantan dan berkeluasan 706.51 ekar. Lokasi tapak cadangan amat strategik kerana Lebuhraya Pantai Timur merupakan laluan utama yang menghubungkan kawasan Lembah Klang ke bandar-bandar utama Kuantan, Kuala Terengganu dan Kota Bharu.

PELAN INDUK PEMBANGUNAN BANDAR GAMBANG

Cadangan pembangunan di Bandar Gambang ini akan menjadi tunjang kepada pembangunan “ICT”dan akan digabungkan dengan pembangunan dalam bidang bioteknologi serta pemeliharaan dan pemuliharaan biodiversiti.

Tiga (3) komponen utama dalam cadangan Pahang Science Park adalah seperti berikut :-

3. Cyber VillageCyber Village
a. Dibangunkan dalam kawasan seluas 229.06 ekar.
b. Kawasan ini dibangunkan untuk menyediakan tempat kediaman, riadah, kemudahan sosial pekerja yang bekerja di Agro Tech Park dan Biotech Park
c. Komponen utama adalah unit-unit kediaman dalam pelbagai kategori seperti rumah sesebuah, rumah berkembar, rumah teres, kondominium, pangsapuri serta asrama pekerja.
d. Cyber Village akan menjana kira-kira sejumlah 12,000 orang penduduk. Semua komponen yang dicadangkan di Cyber Village akan menggunakan kemudahan ”ICT”sepertimana dicadangkan di Shah Alam IT Town.

CADANGAN KOMPLEKS SUKAN NEGERI PAHANG

GambangKompleks Sukan Negeri Pahang dicadangkan di atas Tanah Kerajaan seluas 266.34 ekar bagi menggantikan stadium sediada di bandar Kuantan yang dilihat sudah tidak berupaya menampung keperluan sukan semasa berlangsungnya perlawanan bola sepak/temasya sukan.Kawasan ini akan dibangunkan secara berperingkat. Komponen-komponen utama yang dicadangkan untuk dibangunkan dalam fasa pertama adalah seperti berikut :-

a) Stadium utama;
b) Empat (4) Padang Bola Terbuka;
c) Pusat Akuatik;
d) Dua (2) Pusat Boling Padang.

Bagi menghubungkan Pahang Science Park dengan Kompleks Sukan Negeri Pahang dan juga ICT Park, ”Fly-Over”empat lorong bernilai 16 juta akan dibina oleh Petronas. Jalan lingkaran dua hala empat lorong juga dicadangkan untuk mengadakan aksesibiliti yang mencukupi tapak cadangan.

KIPSAS jadi kolej universiti

KUANTAN 26 Okt. - Kolej Islam Pahang Sultan Ahmad Shah (KIPSAS) bakal dinaik taraf kepada kolej universiti menjelang 2012.Presiden KIPSAS, Datuk Hashim Abdul Wahab berkata, segala perancangan dan kerangka tindakan ke arah usaha tersebut telah diputuskan dan dipersetujui kedua-dua Lembaga Pengurus KIPSAS dan Lembaga Pengarah Sistem Pendidikan Islam Pahang Sdn. Bhd. iaitu syarikat yang memiliki KIPSAS.

"KIPSAS merasakan sudah tiba masanya ke arah itu iaitu peningkatan kelulusan dan keupayaan sumber tenaga dan keperluan pendidikan ke tahap yang lebih tinggi.

"Justeru, berdasarkan keperluan tersebut, tenaga akademik KIPSAS seramai 69 orang telah bersedia dan bakal menyambung pengajian ke peringkat ijazah sarjana dan ijazah kedoktoran (PhD) secara berperingkat," katanya.

Beliau berucap pada majlis konvokesyen KIPSAS Kesembilan di Dewan Jubli Perak Sultan Haji Ahmad Shah, Jalan Teluk Sisek, di sini baru-baru ini.

Berangkat menyempurnakan istiadat konvokesyen tersebut, Sultan Pahang, Sultan Ahmad Shah dan Sultanah Pahang, Sultanah Khalsom.

Menurut Hashim, KIPSAS kini perlu seiring dengan kolej universiti terkemuka negara dalam melahirkan modal insan seimbang dalam aspek duniawi dan ukhrawi.

"KIPSAS tidak lagi boleh bersikap tunggu dan lihat tetapi perlu terus berusaha supaya hasrat memajukan dan menaiktaraf kepada kolej universiti akan tercapai.

"Malah, kerjasama dan persetujuan Majlis Ugama Islam dan Adat Resam Melayu Pahang (MUIP) ke arah itu amat dihargai," katanya.

Sejajar dengan usaha tersebut katanya, KIPSAS sentiasa menekankan kepentingan pendidikan bersepadu agar mendapat produk atau modal insan yang berteraskan acuan Islam kepada pembangunan negara.

Faster approval for building plans

KUANTAN: Developers can expect faster approval for their building plans and other infrastructures so work can start without delay, said Kuantan Municipal Council president Datuk Zulkifli Yaacob.

Zulkifli also said the council is aware that the private sector is the engine of growth for the country’s economy.

“From now on we will do our best to provide better services to the people.”

“We do not want to be label as an inefficient agency and creating unnecessary red tape and delaying approval.”

“Our immediate approach is to facilitate all developers in their development plans and together, develop and prosper the district of Kuantan for the benefit of all residents,” he said, after launching the Malaysia Property Exposition at the Kuantan Parade here recently.

The exhibition was organised by the Real Estate and Housing Developers’ Association (Rehda) Malaysia.

Zulkifli, who helmed the council in August, said the council would be reasonable and would not reject the creativity of developers.

He said previously, there were many constraints imposed on developers, compelling them to construct certain facilities such as septic tanks or sewage ponds on stipulated areas.

“I suggest all developers to submit to us a draft plan in advance before meeting the relevant officials.

“I will see to it that most, if not all building plans are promptly approved without any rejection, if possible,” he said.

Zulkifli welcomed all developers to work together to develop the whole of Kuantan so it could achieve its city status in due course.

Zuklifli said presently, Kuantan had all the criteria to be accorded the status .

“It is even better for us to upgrade cleanliness, enhance landscaping, improve public facilities and our services to the people first.

“By having such competency, our city status will be more honourable and respected,” he said.

Zulkifli urged the public to write in or meet him or his officials personally on ways to improve the council’s services.

“I welcome feedback, suggestions and constructive criticism so we can further improve,” he added.

Speaking on the exhibition, Pahang Rehda chairman Cheoh Chee Guan urged the public to invest in the property market.

Cheoh said the incentives accorded to the people in the recent 2011 Budget should be put to good use.

“For example, those earning a monthly income of RM3,000 and below can apply for 100% bank loan.

“Most of the houses for sale cost between RM145,000 and RM175,000 which are affordable,” he said, adding that there were also other discounts and incentives offered by participating developers.

Some 25 developers from Pahang, Terengganu and Kuala Lumpur took part in the three-day exhibition, offering 2,420 units of mixed development from 65 projects worth RM493mil.

IOI Corp Expects CPO Price To Reach RM3,400 Level By Q1, 2011

PUTRAJAYA, Oct 29 (Bernama) -- IOI Corporation Bhd expects the crude palm oil (CPO) price to reach the RM3,400 level by the first quarter of next year, according to its Executive Chairman, Tan Sri Lee Shin Cheng.

He said the CPO price is likely to trend higher if the La Nina condition continues.

"The RM3,00 level now does not take the weather into consideration. If you did, then, the RM3,300-RM3,400 level is not a dream but a reality," he told reporters after the company's annual general meeting here Friday.

On Thursday, the CPO prices on Bursa Malaysia Derivatives closed higher with the benchmark January 2011 contract rising RM48 to RM3,085.

On the current labour shortage, Lee said the situation would affect the palm oil industry as some of crop has not been harvested.

He said the government should look into it very seriously if it wants to turn the country into a high income nation as the industry played an important role in the economy.

Meanwhile, Lee said IOI Corp is looking to participate in the development of a palm oil refinery plant in Kuantan, Pahang.

He said the East Coast Economic Development Region (ECEDR) recently signed a Memorandum of Understanding (MoU) with Xiamen Zhong Seng Oil & Grains Co Ltd to develop the plant.

"The plant would involve an initial investment of RM100 million and IOI Corp plans to have a 30 per cent stake in the project," Lee said.

Atasi masalah petak kereta Sri Kuantan Square

KUANTAN 2 Nov. – Peniaga di sekitar Sri Kuantan Square dekat sini mahu Majlis Perbandaran Kuantan (MPK) mengatasi masalah kekurangan tempat letak kereta berikutan kawasan itu menjadi tumpuan orang ramai untuk berurusan.

Pemilik perniagaan yang menjalankan perniagaan di situ mahu pihak berkuasa MPK menambah jumlah petak letak kereta yang dikatakan terhad serta tidak mampu menampung pertambahan kenderaan di kawasan itu sejak dua tahun lalu.

Desakan itu disuarakan 35 pemilik premis perniagaan yang telah menandatangani memorandum untuk diserahkan kepada MPK bagi menambah ruang petak letak kereta terbabit.

Seorang peniaga, Robert Chew berkata, masalah kekurangan petak letak kereta menyebabkan dia serta pemilik bangunan di kawasan itu sukar meletakkan kenderaan disebabkan jumlah petak yang terhad.

Menurutnya, MPK perlu bertindak segera dan memikirkan cara untuk mengatasi masalah bagi memastikan ia tidak berlanjutan.

‘‘Saya harap memorandum yang ditandatangani 31 pemilik perniagaan diberi perhatian pihak terbabit kerana ia bukan saja untuk kebaikan kami tetapi orang ramai yang ingin berurusan di sini,” katanya.

Kakitangan swasta, Hamid Yusof yang sering berurusan di kawasan itu mengakui masalah meletakkan kenderaan berlaku berikutan jumlah kenderaan yang semakin bertambah.

‘‘Masalah ini sangat serius terutama kepada orang ramai dan saya berharap MPK dapat menerima pandangan orang ramai untuk keselesaan semua pihak,” katanya.

Sementara itu, Ahli Dewan Undangan Negeri (ADUN) Teruntum, Chang Hong Seong yang membuat tinjauan permasalahan itu akan mendapatkan pandangan daripada Jawatankuasa Lalu Lintas MPK bagi mengatasinya.

Katanya, cadangan menjadikan jalan itu kepada laluan sehala dan menambah petak letak kereta dijangka mampu menyelesaikan masalah tersebut yang berlarutan sejak dua tahun lalu.

Salam and hi everyone,

I bumped into this thread by accident. After going through enormous amount of pics (courtesy of Flickr :lol:) and facts on Kuantan, I immediately decided to register as a member. I left Kuantan to further my studies overseas, so it brings joy to my heart to see Kuantan developing rapidly. Many thanks. Will be back in Kuantan in 2012.

I hope the bus service has improved (or exist) by then!

^^I think no so long ago there are news that MPK will start a new type of bus services to improve the public transportation. But then nothing happen until now day. Maybe after the completion of new bus terminal at Indera Mahkota, MPK will introduce the service. Hope it will become reality soon.

KUANTAN, Nov 22 (Bernama) -- Pahang state agencies will be required to channel 50 per cent of their annual profits to the government from next year.

Menteri Besar Datuk Seri Adnan Yaakob said the move was a short-term strategy for the state government to increase revenue.

"The agencies must give 50 per cent of their profits to the state government while their subsidiaries have to pass 50 per cent of their profits to the agencies," he said when tabling the 2011 Budget.

This is the 13th consecutive deficit budget tabled by the Pahang government.

The state government has 18 agencies, including the Pahang Foundation, Pahang State Development Corporation, Pahang Unit Trust and the Tioman Development Authority.

Adnan said the the 2011 deficit is less than this year's -- dropping from RM92.48 million to RM68.2 million.

Of the RM871,117,390 for the budget next year, RM600,424,140 is for administration and the rest for development.

Adnan said:"The budget strategy involves reducing the deficit gap by increasing productivity and exploring new fields that can generate income such as water and mining royalties as well as cutting costs without affecting the quality of government services."

"For the long term, we will also be involved in large-scale projects in biotechnology and other new fields to generate income," he added.

He said the state government would request help from the federal government from time to time to carry out various development programmes.

Kemudahan sukan dinaik taraf

KUANTAN 29 Nov. - Kerja-kerja menaiktaraf kemudahan sukan dan gelanggang sebagai persiapan menjadi tuan rumah sempena kejohanan Sukan Malaysia (Sukma) ke-14 pada 2012 nanti sedang giat dilakukan.

Pengerusi Jawatankuasa Belia, Sukan dan Kebudayaan Pahang, Datuk Wan Adnan Wan Mamat berkata, selain menaiktaraf kemudahan sedia ada, beberapa penambahan kemudahan sukan turut dilakukan.

Katanya, penambahan tersebut melibatkan tiga perkara utama iaitu kerja-kerja menaiktaraf, penyelenggaraan dan pembinaan gelanggang baru.

"Kerja-kerja menaiktaraf melibatkan cadangan memperbaiki dan meningkatkan taraf gelanggang sedia ada seperti kolam renang di Wisma Belia dan stadium hoki di Indera Mahkota; gelanggang pentanque di Balok, laman woodball di Pantai Hiburan Rompin dan lapang sasar di Stadium Tertutup Sukan Pahang (Sukpa).

"Bagi kerja-kerja penyelenggaraan pula melibatkan cadangan memperbaiki kemudahan sukan sedia ada seperti gimnasium di Sukpa, Indera Mahkota, dewan angkat berat di Rompin, Stadium Tertutup Sukpa, padang boling padang Sukpa, gelanggang skuasy di Taman Gelora dan Dewan Jubli Perak Sultan Haji Ahmad Shah di Pekan," katanya.

Beliau berkata demikian ketika menjawab soalan Datuk Pang Tsu Ming (BN-Semambu) mengenai persiapan Pahang sebagai tuan rumah pada Sukma ke-14 pada persidangan Dewan Undangan Negeri Pahang di Wisma Sri Pahang di sini hari ini.

Menurut Wan Adnan, kerja-kerja pembinaan baru membabitkan Stadium Hoki Wisma Belia, mini stadium hoki dan gelanggang silat di Temerloh, stadium hoki di Bentong dan lapang sasar menembak di Indera Mahkota.

"Malah, beberapa gelanggang baru sedang dikenalpasti untuk dinaik taraf atau dilakukan pembinaan baru," jelasnya.

Sementara itu, katanya, Majlis Mesyuarat Kerajaan Pahang turut menubuhkan Jawatankuasa Induk Sukma Pahang 2012, Jawatankuasa Kecil Pengelola Sukma Pahang 2012 dan Sekretariat Sukma Pahang 2012 sebagai persiapan Pahang bagi menjayakan penganjuran Sukma ke-14.

Tambahnya, penasihat jawatankuasa induk dinaungi oleh Tengku Mahkota Pahang, Tengku Abdullah Sultan Ahmad Shah dengan dipengerusikan, Menteri Besar, Datuk Seri Adnan Yaakob.

Sementara itu, katanya, Jawatankuasa Kecil Pengelola Sukma turut dipengerusikan Menteri Besar dengan melibatkan 26 jawatankuasa kecil.

Cardiff City to set up football academy to develop talent

KUALA LUMPUR: Cardiff City FC, who are in contention for a place in the English Premier League next season, are eyeing Malaysia as a talent pool hub to attract the best young players in the region.

The club, who were acquired by a Malaysian consortium led by Tan Sri Vincent Tan in May, are setting up a football academy in the country.

Club chairman Datuk Chan Tien Ghee said the academy would be set up soon.

“Cardiff City will definitely set up an academy here. It now depends on the conditions and how comfortable we are doing so,” he said.

“We want to raise standards. Not just in football but in youth development and education. It is more than just football. It’s about making a difference in the local community here and to mould a Malaysian legacy in Cardiff City.”

Deputy Youth and Sports Minister Datuk Razali Ibrahim said he had met the delegation from Cardiff City and arranged for them to survey the current football facilities and youth teams.

The meeting last Tuesday, chaired by Razali, also saw discussions on how Cardiff City can contribute to the establishment of the National Football Training Academy in Kuantan as announced by Prime Minister Datuk Seri Najib Tun Razak in Budget 2011.

Cardiff City Academy manager Neal Ardley has expressed confidence on the move, saying it will both benefit the club and country.

Pahang upgrading, building facilities for 2012 Sukma Games

KUANTAN: The Pahang government is upgrading and building facilities in preparation for 2012 Sukma Games, said State Youth, Sports and Culture Committee Chairman Datuk Wan Adnan Wan Mamat.

Venues being upgraded include Wisma Belia swimming pool in Indera Mahkota, Indera Mahkota Hockey Stadium, petanque court in Balok, woodball park in Rompin and Pahang Indoor Sports Stadium.

"We are also repairing existing facilities like Indera Mahkota Gymnasium, weightlifting hall in Rompin, Indera Mahkota Indoor Stadium, lawn bowling field, squash court in Taman Gelora and Sultan Haji Ahmad Shah Silver Jubilee Hall in Pekan," he said in reply to a question by Datuk Pang Tsu Ming (BN-Semambu) in the state assembly Monday.

Wan Adnan said new facilities being build include Wisma Belia Hockey Stadium, Temerloh Hockey Mini Stadium, Bentong Hockey Stadium, Indera Mahkota shooting range and a silat court in Temerloh.

He said the State Executive Council had set up a Pahang Sukma 2012 main committee, organising sub-committee and a secretariat.

Meanwhile, State Rural Development and Orang Asli Affairs Committee chairman Datuk Wan Rosdy Wan Ismail said RM11.96mil was spent on housing the hardcore poor under the Ninth Malaysia Plan (9MP).
