Kuala Lumpur: The country's fascination with shopping malls have turned these properties into highly sought-after assets.


So far this year, the number of deals involving malls or retail assets has reached a record and there is a possibility that more could be announced this year, industry experts say.

At least nine deals valued at over RM2 billion have been reported in the first nine months of the year, stretching from the northern state of Penang to Johor in the south and from the west of Klang Valley to the eastern state of Pahang.

Improved consumer spending and liberalisation of the market has helped spur interest in retail assets.

As the global economic recovery continues to be shaky, Malaysia has turned to domestic demand to boost its economy, chief economist at Bank Islam Azrul Azwar Ahmad Tajudin said.

"Malaysian consumers have proven to be rather resilient even during times of crisis. During the 2009 recession, the economy contracted by 1.7 per cent but private consumption was still in positive territory," he added.

In year 2000, private consumption or consumer spending accounted for 43.8 per cent of the gross domestic product (GDP) while in 2010 the number surged to 53.3 per cent of GDP.

Azrul reckons private consumption will grow further to 54 per cent in 2011 and 54.6 per cent in 2012.

Malaysia Retailers Association has projected retail sales to grow 6 per cent this year, probably faster than the broader economic expansion seen at 5-6 per cent.

CB Richard Ellis (CBRE) Malaysia's managing director Allan Soo expects a few more deals this year.

"REITs (real estate investment trusts) tend to look for both yield accretion and steady income streams. Retail assets here have a great accretion opportunity at the moment.

"Passing yields at acquisitions are mostly at 7 per cent but for trophy assets this may be pressured down to below 6 per cent. The pressure on yields results in higher valuations, so on a per sq ft basis, malls are now seeing better valuation than about five years ago," Soo said.

At the same time, higher valuations have triggered previously less willing owners to part with their assets.

Another major factor was Malaysia's decision to scrap a rule that required foreign investors to have a 30 per cent Bumiputera partner.

In addition, the Securities Commission's endorsement of REITs as an investment alternative have also helped.

In January this year, CapitaMalls Malaysia Trusts (CMMT) said it would be buying The Gurney Plaza extension in Penang for RM215 million and in June it announced that it would be buying East Coast Mall for RM310 million.

In May, ARA Asia Dragon Fund won the bid for three shopping complexes - Klang Parade in Selangor, Ipoh Parade in Perak and Seremban Parade in Negri Sembilan. It paid some RM450 million to TMW Asia Property Fund, which had bought the malls for RM340 million in 2005.

Meanwhile, Adzman Shah Mohd Ariffin, founder of Hektar Property Services Sdn Bhd agreed that for some owners, a sale is actually part of their exit strategy to cash out.

"At the same time, foreign purchasers have found that the land/ownership law is more straightforward and properties in Malaysia are still cheaper than in other countries although at lower returns at times," he said.

This week, we also received news that Bandar Raya Developments Bhd (BRDB)'s major shareholder Ambang Sehati Sdn Bhd, controlled by its chairman Datuk Mohamed Moiz Jabir Mohamed Ali Moiz, had offered to buy three retail assets belonging to BRDB.

The properties are The Bangsar Shopping Centre (BSC), CapSquare Retail Centre in Kuala Lumpur, and Permas Jusco Mall in Johor.

BRDB is believed to have received many offers for its trophy asset - BSC.

Another private hospital in Kuantan. Two more is U/C. So, it will become 5 in the future.


New private hospital in Kuantan opens Monday

KUANTAN (Sept 10, 2011): Pahang's latest private medical centre, the RM65-million Darul Makmur Medical Centre (DMMC) in Taman Kempadang Makmur here will start operations on Monday.

There are two other major private hospitals already operating in Pahang – both in Kuantan town.

DMMC Sdn Bhd director Datuk Dr Ahmad Shukri Ismail said the two-storey 123-bed medical centre was based on the health tourism concept.

"Currently, the centre has 70 personnel and 21 specialists in various fields," he told reporters after the opening of the hospital by Pahang Menteri Besar Datuk Seri Adnan Yaakob today.

He said the company would also start building a six-storey 150-bed medical centre costing RM70 million in Felda Jengka 8, Maran in October an that it would come onstream in two years. – Bernama

DMMC hospital pelancongan kesihatan

KUANTAN 13 Sept. - Pusat Perubatan Darul Makmur (DMMC) yang beroperasi hari ini melakar sejarah tersendiri dengan menampilkan konsep pelancongan kesihatan yang pertama di negeri ini.

Pengarahnya, Datuk Dr. Ahmad Shukri Ismail berkata, DMMC yang dibina dengan kos RM65 juta adalah pusat perubatan berkonsepkan resort itu mempunyai persekitaran yang lebih selesa dan jauh daripada kesibukan bandar.

"Lokasinya di Kempadang Makmur iaitu kira-kira 10 kilometer dari bandar dilihat begitu strategik dan memenuhi keperluan pesakit.

"Sebagai permulaan, DMMC mempunyai 123 katil dan 21 doktor pakar dalam bidang-bidang kritikal seperti ortopedik dan pakar bedah tulang belakang," katanya kepada pemberita selepas majlis Hari Terbuka DMMC di sini, baru-baru ini.

Majlis tersebut dirasmikan oleh Menteri Besar, Datuk Seri Adnan Yaakob.

Turut hadir, Pengarah Bersama DMMC, Tok Kai Boon dan Tok Kai Son; Pengarah Perubatan DMMC, Prof. Madya Dr. Zamzuri Zakaria dan Pengerusi Jawatankuasa Kesenian, Pelancongan dan Warisan, Hal Ehwal Keluarga dan Wanita negeri, Datuk Shafik Fauzan Shariff.

Menurut Ahmad Shukri, setakat ini DMMC merupakan hospital swasta terbesar di negeri ini dan merancang membuka hospital keduanya di Jengka yang dijangka siap sepenuhnya pada 2014.

"Keperluan perubatan pada masa kini mendorong hospital itu membuka sebuah lagi hospital di Felda Jengka 8 dengan menumpukan kepada pesakit di luar bandar terutama para peneroka.

"Dengan kos RM70 juta, hospital enam tingkat itu akan memuatkan 150 katil dan akan menawarkan caj perkhidmatan yang jauh lebih rendah berbanding caj biasa," jelasnya.

Tambah beliau, perkhidmatan di hospital itu tidak hanya ditawarkan kepada pesakit tetapi terbuka kepada sesiapa sahaja yang mahu menikmati pelancongan kesihatan.

Katanya, lebih menarik, pihaknya akan membina sebuah hotel bertaraf empat bintang berhampiran hospital di Jengka dan ia memudahkan orang ramai untuk mengunjunginya.

"Tambahan pula, lokasi DMMC di Jengka begitu strategik iaitu berhampiran Taman Negara dan Gua Kota Gelanggi," ujarnya.

Firefly to resume flights to Kuantan next month

PETALING JAYA: Community airlines Firefly will re-introduce its Subang-Kuantan flight from Oct 30.

There will be twice-daily flights four times a week.

“We anticipate that the Subang-Kuantan route will be a popular one and we are confident of capturing traffic from business travellers as well as the visit-friends and relatives segments,” said Firefly managing director Datuk Eddy Leong.

The service was suspended in September 2009 due to lack of aircraft.:lol:

“We are now in a position to respond to the many requests for this route as we will be taking delivery of two new ATR72-500 aircraft next month.

“Both aircraft will be stationed in Subang,” he said in a press release yesterday.

The scheduled departure time for the Subang-Kuantan flights are at 7.40am and 5.50pm daily, while the Kuantan-Subang flights are scheduled to depart at 8.50am and 7pm every day.

I used to live in Kuantan for a looong time, until i moved out.. now that i am looking at this thread, i get to see how Kuantan has rapidly developed! East Coast Mall seems to be the new addition.. and i heard this is an area near there being developed.. hope to return there and check them out

if u has free time, please visit napic website...while at the other state, retails market quite positive but no at kedah and pahang..both states show a negative for retail market, it's not that lack of retail spaces available but market becomes saturated, tenants jump from a mall to the other mall..n this problem not specify for kedah n pahang but for overall malaysia that will see more than 90 new malls will be built, under construction and will opened...

unik & memukau.. mgkin ada prsamaan dgn TC. beza nya punya value addded dia ada pulau kt depan mata. berenang pun leh sampai.
kt Msia ni kat langkawi je ada gua dkat pantai, selebihnya kena cari di thailand.

AZRB to build RM412m teaching hospital in Kuantan

PETALING JAYA (Sept 21, 2011): Ahmad Zaki Resources Bhd (AZRB) yesterday signed a concession agreement to build a teaching hospital in Kuantan, Pahang at a cost of RM412.62 million under a private financing initiative.

The concession was signed between the company, the International Islamic University of Malaysia (IIUM) and the Ministry of Health.

The concession period is 25 years, including three years and six months for construction.

AZRB will undertake the planning, design, development, construction, financing, landscaping, equipping, installation, completion, testing, commissioning and leasing of the facilities and infrastructure.

It will also carry out asset management services at the IIUM teaching hospital.

The project will add to AZRB's order book, which OSK Research estimated at about RM968 million.

The firm believes that AZRB is close to landing another big job.

Reports had linked AZRB to the RM1.5 billion 40km East Klang Valley Expressway (EKVE) project that forms the last stretch of the Kuala Lumpur Outer Ring Road. AZRB was awarded the letter of intent for the project way back in 2007.

Kuantan memang layak sejak 2005 lagi lah.. Start 2004 lagi ura-ura nak up Kuantan jadi city status. Kalau ikut perancangan, Pertengahan 2006 Kuantan akan jadi Bandar Raya Kuantan. Masa tu life saya area kuantan saja.. hehe.

Tapi masa tu ahli MPK buat kesilapan. Mereka rasa kuantan boleh self-declare diri mereka sebagai City-status. Sebab tu mereka tak penah apply dengan Kementerian Perumahan Malaysia. Mereka terlupa yang untuk jadi bandararaya kena mohon grant dulu dari kementerian, baru lah boleh istihar mereka. Tup tup.. bila dah dekat sangat dengan pengishtiharan tu baru lah mereka tersedar yang mereka tak pernah apply pun permohonan nak upgrade jadi City status.

Kes ignorance lah ni..

Masa tu jugak MPK tukar logo.

Lepas tu dia tangguh satu tarikh lain... Kuantan saya suka

Aku tak kisah xdpt projek mega, sebab projek mega daripada GOV cuma setakat pecah tanah je, lepas tu senyap. Haha. Nasib baik ade private developer yang buat development sekitar Kuantan nih. Cuma bukan highrise. Kebanyakan pusat komersial, perumahan bersepadu dan bandar baru.:)

Safety in Straits of Melaka and Singapore at highest level

MELAKA: Six nagivational safety and environmental protection projects in the Straits of Melaka and Singapore implemented under the Navigation Aid Fund are running smoothly to ensure that security at the straits is at the highest level.
Transport Minister Datuk Seri Kong Cho Ha said the fund, which was launched in 2008 under the Cooperative Mechanism by Malaysia, Indonesia dan Singapore, had reached US12.4 million, mostly contributed by the three littoral states and other countries using the straits........................

On other developments, Kong said the ministry would implement the construction of new expressways with the allocation announced by Prime Minister Datuk Seri Najib Tun Razak when tabling the 2012 Budget last week.

He said the expressways were West Coast Expressway from Banting, Selangor to Taiping, Perak and East Coast Expressway from Mersing, Johor to Kuantan, Pahang.

"Another long-standing plan is to build an expressway from Bentong, Pahang to Gua Musang, Kelantan," he added. -- BERNAMA

TOKYO (Oct. 11, 10:20 a.m. ET) — Japanese engineering plastics supplier Polyplastics Co. Ltd. is expanding in Malaysia, China and Taiwan.

The Tokyo-based company said it is building a 199 million-pound-per-year Duracon acetal resin plant in Kuantan, on the east coast of peninsular Malaysia. The plant is scheduled to be completed by October 2013 and put into operation in early 2014.

Polyplastics has four acetal production bases: in Fuji, Japan; Kaohsiung, Taiwan; Nantong, China; and Kuantan. The new plant will raise the company’s total output to 639 million pounds per year.

The company also plans to increase its compounding capacity, with an aim of strengthening its position in China. The projects include:

* Increasing polybutylene terephthalate compounding capacity in Kaohsiung from 31 million pounds per year up to 77 million pounds per year. The expansion is scheduled to be completed in January.

* Establishing a new compounding company at the PTM Engineering Plastics (Nantong) Co. Ltd. plant in Nantong. The plant will compound acetal, PBT, polyphenylene sulfide and liquid-crystal polymers.

That plant will have a capacity of 20 million pounds per year, and will open in fall 2013.

According to Polyplastics, global acetal demand is currently about 2 billion pounds per year, with more than 50 percent consumed in Asia.

Asian demand is projected to grow between 4 percent and 8 percent annually.

Acetal is used in automotive, home electric appliances and commodity applications.

sedikit pengalaman aku bercuti di kuantan

mana pegi gambar2 pembangunan kat kuantan? tgk page lama2 smua cam byk projek kat kuantan terutama yg highrise punya.. tapi apa yang jadik? Kedai kat benteng tu smua dah dikosongkan. tapi tak start2 pun Kuantan riverfront ni.

aku baru datang ke kuantan minggu lepas setelah lama meninggalkan bandar kelahiran ku ni.. nampak perubahan besar kat kuantan terutama kawasan indera mahkota, tapi megamall nampak cam mati sejak dulu lagi, kedai tak penah penuh, padahal org ramai yg datang..

pastu cadang nak pegi air terjun pancing, sampai2 air terjun dah mcm tak menarik, ada pasir dah timbus kat kawasan air terjun tu.. dulu dalam gak la air nya, skang dah paras lutut je, tak menarik langsung.. pastu aku blah gerak pegi Bukit Gambang, mmg menarik la tempat dia cuma kurang pengunjung cam kat Sunway Lagoon..

sekian, aku saja nak cerita pengalaman aku, so aku komen skit tentang kuantan. hehe

hari tu bas lompat ade dekat benteng,tepi 7e n hotel ape ntah.dekat jugak la ngan kompleks teruntum n kuantan parade.aku tanye sorg pakcik teksi yg duk situ kawasan benteng tu dye cakap nak bina hotel.tp sampai skarg x nampak pun kerja-kerja pembinaan.

elok la tu tapak hentian bas lompat nie pindah ke tempat baru (dekat ngan stesen bas kuantan,terminal makmur).senang la student2 ump/matrik pahang menggunakan perkhidmatan bas lompat nie terus ke tempat belajar.

pembangunan kat Malaysia ni banyak fokus kat Lembah Klang, terlampau byk bangunan n shopping complex pun dah byk giler.. Kuasa Beli org KL amatlah beza ngan Kuantan. Jarang aku tgk shopping complex dia takde tenant walaupun dah nak dekat 1000 shopping complex.

^^Macam di Kuala Terengganu dah rasmi KTCC. Yang aku tunggu di Kuantan ade 2 projek je, Kuantan Port City dengan Bandar Pantai Sepat.

Kuantan Port City akan mewujudkan pusat bandar baru 25++km dari pusat bandar Kuantan. Kalau menjadi realiti, semakin luas lah kawasan urban di Kuantan lepas ni.

For me, Kuantan Port City and all of any project in east coast will not run as long as i don't see the progress, the gomen run out of money, and economy become so slow, investor looking 4 the country that can offer the cheaper manpower and material resources, including companies from Malaysia that invest in China and some of SEA countries. Everything will going to the westcoast & Klang Valley first b'coz thats the gomen policy. They should upgraded the basic facilities first it means nothing if we have the most modern & tallest building in the world, but basic amenities are still left behind. Sorry just my opinion...

Armada Bayumas to develop homes in Kuantan

KUALA LUMPUR (Nov 11): Armada Bayumas Sdn Bhd plans to launch the first phase of its residential development, Bandar Indera Mahkota 2, in Kuantan, Pahang early next year.

Phase 1 comprises 148 two-storey terraced houses with a gross development value (GDV) of RM45 million. Indicative selling prices are from RM318,000, said Armada Bayumas CEO Datuk Lai Yeng Fock. Armada Bayumas is an associate company of New Age Portfolio Sdn Bhd which developed Kinrara Hills in Bandar Kinrara, Puchong.

Plans are for the launch to take place after Chinese New Year in 1Q12, Lai, a former executive director at WCT Land Bhd, told a media briefing on Thursday.

The development within Bandar Indera Mahkota 2 has an estimated GDV of RM123 million and covers 26 acres (10.4ha) of leasehold land. There will be 369 homes in total when the housing estate is fully developed.

The site is situated within a mature residential area acquired from the Employees Provident Fund for RM12.1 million in May. Basic infrastructure such as roads and sewerage pipes have already been built, Lai said.

"We're getting certain approvals finalised and will start the residential development in Bandar Indera Mahkota 2 once we get them," he said.

Lai is optimistic about the upcoming launch. "We are receiving many enquiries regarding the development and we think sales will be encouraging," he said.

The unit have built-ups from 1,700 sq ft with land areas of 22 ft by 65 ft and 22 ft by 70 ft.

Lai said demand has been strong in the Kuantan housing market.

"The past five to six years have been good for the property market in Kuantan. Prior to that, demand was sluggish. We believe one of the pull factors could be better connectivity via the East Coast Highway which shortens the travel time between Kuala Lumpur and Kuantan. We also believe property in Kuantan is still affordable while the incomes of the people there are improving."

The target market for the project includes government servants and middle-income earners.

"Since the government has increased the loan rates under the My First Home Scheme to RM400,000, we believe purchasers will be able to get 100% loans if they are interested in acquiring units in Indera Mahkota 2," Lai said

The developer will provide customer care service to purchasers for up to three years upon handover.

"We wish to provide services to our customers for a period of at least three years even after we have sold off our properties to take care of any problems that arise. The services go beyond the normal defects and liabilities agreement by taking care of small matters such as help with moving a fridge into the home.

Bandar Indera Mahkota 2 is expected to be completed in the next two years.

Kuantan in city status bid

KUANTAN: The municipal council here is looking to expand and seek city status for this town.

“We have already met the criteria, such as the population number, required earn-ings as well as provision of modern infrastructure and facilities,” said Kuantan Municipal Council president Datuk Zulkifli Ya’acob.

“Now, we are working towards improving our public engagement and means to address problems raised by the people,” he said after the opening of the council’s month-long innovation campaign by Deputy State Secretary Datuk Mohamad Ridzuan Taha yesterday.

To a question, Zulkifli said controversies surrounding the Australian rare earth plant in Gebeng would not affect the council’s efforts towards obtaining the city status.

He reminded the public that the municipality no longer managed solid waste collection as the service was now under the purview of the Solid Waste Management and Public Cleaning Corporation.

In his speech earlier, Zulkifli said the council was on the verge of becoming the best-organised local authority in the country following recent wins of two international awards.

The council was awarded a silver medal at the International Awards for Liveable Communities in South Korea, for the category of municipalities with a population of between 150,000 and 400,000.

It also earned a certificate of recognition for the clean water category of the Asean Environmentally Sustainable Cities Awards in Bali.

Zulkifli said the two awards had strengthened the council’s position and spurred its staff towards better performances.

“These international awards are the icing on the cake for the council, which had received numerous awards at the state and national levels.

“These achievements are morale boosters for the staff to strive for excellence while rendering first-class service to the public,” said Zulkifli.

Kuantan not spared either

KUANTAN: Flash floods have hit several areas in the state capital, which does not normally experience floods.

The downpour that started at about 7pm yesterday lasted for three hours and flooded roads like Lorong Tun Ismail, Jalan Stadium, Jalan Bukit Ubi, Jalan Mahkota and the Padang Lalang area.

The area surrounding the Mega Mall shopping complex was also flooded, causing traffic congestion.
Hard rain: One of the areas affected by the flash floods in Kuantan Sunday night.

Food outlets in low-lying areas were affected.

At the height of the floods, water rose to as high as 0.5m.

Some motorists were stranded because their vehicles were submerged.

“I was unable to go back after work because my vehicle was stuck in the water. I had to stay in the office for several hours.

“This kind of flash flood hardly happens in Kuantan town,” said one motorist.

The situation was back to normal at about 10.30pm.

Kuantan Belum Bersedia Bergelar Bandar Raya

KUANTAN, 5 Dis (Bernama) -- Kuantan belum bersedia untuk bergelar bandar raya walaupun kriteria untuk menukar statusnya daripada peringkat perbandaran kepada bandar raya sudah dipenuhi sejak tahun 2008.

Menteri Besar Pahang Datuk Seri Adnan Yaakob berkata orang ramai khususnya penduduk di Kuantan itu sendiri belum bersedia menerima status itu selain beberapa masalah lain.

"Kita tidak ghairah untuk naik taraf menjadi bandar raya dan orang ramai belum bersedia menerima sesuatu yang baru seperti itu walaupun kriterianya sudah lama kita capai untuk Kuantan bergelar bandar raya," katanya.

Beliau berkata demikian ketika menjawab soalan Chang Hong Seong (BN-Teruntum) mengenai perancangan kerajaan bagi memastikan bandar Kuantan mencapai status bandar raya di persidangan ketiga penggal keempat Dewan Undangan Negeri Pahang ke-12 di wisma Sri Pahang di sini pada Isnin.

Menurut Adnan, masalah-masalah setempat seperti sampah sarap, longkang tersumbat dan kekurangan serta kerosakan kemudahan asas yang sering berlaku patut diselesaikan terlebih dahulu sekiranya status bandar raya ingin dicapai oleh Kuantan.

Katanya wakil-wakil rakyat dan pihak berkuasa tempatan patut menangani masalah itu sebaik mungkin memandangkan ia sentiasa mendapat aduan daripada rakyat.

"Selesaikan dulu masalah-masalah rakyat, baru jadi bandar raya dan biarlah Kuantan bersih serta selesa didiami rakyat walaupun tidak bergelar bandar raya," katanya.

Sementara itu, Pengerusi Jawatankuasa Penerangan, Sains, Teknologi dan Inovasi Pahang Datuk Mohd Sharkar Shamsuddin berkata kualiti liputan selular di laluan terowong Genting Sempah di Lebuhraya Pantai Timur (LPT) ditingkatkan lagi dengan pemasangan 'indoor micro base-station'.

Katanya pemasangan itu dilakukan oleh syarikat penyedia perkhidmatan dengan kerjasama Lembaga Lebuhraya Malaysia dan MTD Capital Berhad.

Selain itu katanya, sebanyak 29 menara dibina bagi meluaskan liputan perkhidmatan selular di sepanjang laluan LPT.

"Syarikat perkhidmatan selular iaitu Celcom, Maxis dan Digi turut melaksanakan ujian di stesen pemancar masing-masing dari masa ke semasa, dan akan menambah kapasiti penggunaan megikut keperluan semasa bagi memastikan kualiti liputan menepati tahap perkhidmatan," katanya.

KUANTAN: Kedai Rakyat 1Malaysia (KR1M) mula beroperasi di Pahang dengan pembukaan premis pertamanya di bangunan Majlis Agama Islam Pahang, Jalan Bukit Ubi di sini, hari ini.

Premis itu yang adalah rangkaian KR1M ke-18 di Malaysia menjual barangan pada harga yang mampu dibeli pengguna khususnya golongan berpendapatan rendah.

Menteri Besar, Datuk Seri Adnan Yaakob berkata peniaga runcit dan pasar raya terutama di negeri ini tidak harus bimbang kewujudan KR1M itu akan menjejaskan perniagaan mereka.

Austral Asia unit buys land in Kuantan

KUALA LUMPUR (Dec 7, 2011): Austral Asia Bhd’s (AAB) unit Syarikat Ladang LKPP Sdn Bhd (SLLKPP) is acquiring a 226.72ha parcel of land in Kuantan, Pahang from Lembaga Kemajuan Perusahaan Pertanian Negeri Pahang (LKPP) for RM1.77 million with plans to develop heavy industries component at the site.
Announcing the deal today, AAB said the land is adjacent to the proposed Kuantan Hi-Tech Park (KuHTP).
SLLKPP is 65% owned by AAB. LKPP holds a 27.27% stake in AAB and 35% in SLLKPP.
On the development, AAB said it will set up a comprehensive value chain of clean advanced technology industries to complement the surrounding commercial and industrial developments; and provide a platform for advanced logistic solutions and supply chain management to benefit the flow of goods from the East Coast states and ports.
It will also promote related heavy industries for energy efficient products.
In February this year, Tasja Development Sdn Bhd entered into a joint venture agreement with SLLKPP to develop KuHTP over 15 years.

And speaking of Kuantan, since the completion of Zenith Tower, are there anymore new office high-rises being constructed? Looks like the construction of new commercial towers in Kuantan has slowed down once again, must be due to low demand, i suppose?

As for Zenith Tower, I'm just wondering who will be occupying the prime office space in this building... My guess could be the regional offices of the large companies based in, say, Gebeng or Kemaman, or maybe even some government departments?

As for Zenith Tower, I'm just wondering who will be occupying the prime office space in this building... My guess could be the regional offices of the large companies based in, say, Gebeng or Kemaman, or maybe even some government departments?

Heard story that Zenith will transfer its HQ from Banting to Kuantan, and they will occupy the highest level at the tower. #rumours :troll:

First investment in KuHTP

Astral unit gets RM26m cash offer for land

KUALA LUMPUR: Astral Asia Bhd’s wholly-owned subsidiary, Tasja Development Sdn Bhd, which develops the Kuantan Hi-Tech Park (KuHTP), has received an offer from Zhong Cheng Mining (M) Sdn Bhd to acquire 100 acres of land within KuHTP for RM26.14mil cash.

“Tasja Development will deliberate on the terms and conditions of the offer, and further announcement will be made in due course,” Astral said in a filing with Bursa Malaysia.

In addition, Zhong Cheng Mining has agreed in principle to acquire a total of 500 acres of land at KuHTP in three phases subject to the terms and conditions to be agreed for the second and third parcels (totalling 400 acres) for a total consideration of RM130.68mil. – Bernama

MPK belanja lebih RM230,000 perindah Kompleks Terminal Makmur

KUANTAN: Kompleks Terminal Makmur, di sini, kini berubah wajah selepas Majlis Perbandaran Kuantan (MPK) membelanjakan lebih RM230,000 bagi memperindahkan dan menambah baik beberapa kerosakan di terminal pengangkutan awam itu.

Terminal yang wujud sejak 1995 itu kali pertama dinaikkan taraf besar-besaran sekali gus menyediakan persekitaran lebih ceria, selamat dan selesa kepada orang ramai sekali gus mampu menarik perhatian orang ramai termasuk pelancong asing.
Bahagian luar terminal empat tingkat itu dihiasi dengan lukisan mural bermotifkan gambar ikon pelancongan seperti pusat perlindungan gajah di Kuala Gandah, pusat peranginan Cherating, pusat pelancongan Bukit Fraser.

Ia dihasilkan gabungan pelajar Kolej Universiti Shahputra, Sekolah Menengah Kebangsaan (SMK) Teluk Chempedak, SMK Paya Besar dan SMK Air Putih.

Turut dinaikkan taraf ialah sistem pendawaian elektrik di semua aras, mengecat semula dinding di medan selera sertai menggantikan kerusi dan meja yang rosak, menyusun atur semula kiosk jualan, menaik taraf tandas serta menyediakan lebih banyak tong sampah di ruang menunggu.

Yang Dipertuanya, Datuk Zulkifli Yaacob, berkata MPK turut menempatkan 10 anggota penguat kuasa setiap hari di terminal itu bagi memastikan orang ramai tidak membuang sampah sesuka hati dan akhirnya mengotorkan terminal berkenaan.
Malah, beliau berkata, mereka tidak teragak-agak mengenakan kompaun serta merta RM50 kepada individu yang membuang sampah merata-rata.

Sementara itu, penumpang bas ekspres dari Johor, Shahrul Nasran Sharif, 27, menyifatkan imej baru kompleks berkenaan dapat mengubah persepsi orang ramai terhadap keadaan di terminal itu.

Beliau yang sering berulang alik ke sini berkata, sebelum ini, keadaan persekitaran terminal bas itu selalu mengundang rasa tidak selesa kerana banyak kerosakan berlaku seperti kebocoran pada saluran paip, berbau, tandas uzur dan ruang niaga yang tidak tersusun.

Warga bandar ini, Mazlan Nor, 26, berkata, usaha MPK menambah baik terminal perlu dipelihara oleh semua pihak kerana ia menjadi pintu 'gerbang' pantai timur apabila semua syarikat bas dari seluruh negara menggunakan kompleks berkenaan untuk mengambil dan menurunkan penumpang.

Night at the zoo in Kuantan

KUANTAN: The first night zoo in the East Coast opened with much fanfare as hundreds thronged a recreational park here to catch a glimpse of their favourite animals.

Animal shows featuring live snakes and fire performances as well as free horse rides pulled in the crowd at the opening ceremony on Saturday evening.

The night zoo, which is actually the current mini zoo located in Teruntum Park, is the third public venue to be revamped in Kuantan after the Terminal Darul Makmur bus station and Arked Sentral Teruntum.

A snake exhibitor handling a cobra in a show during the opening of the night zoo in Teruntum Park, Kuantan. Other shows featuring fire performances and free horse rides pulled in the crowd at the opening ceremony on Saturday evening.

Kuantan Municipal Council president Datuk Zulkifli Yaacob said the mini zoo would be given special attention to make it a top tourist attraction.

“We will continue to upgrade the facilities at the park here such as reviving the go-kart circuit as well as introducing new activities such as the flying fox,” he said.

Zulkifli said other locations would also be improved as part of efforts to turn Kuantan into a lively host city during Sukma next year.

Paya Besar MP Datuk Abdul Manan Ismail, who opened the zoo, said the Sukma would draw a lot of people to Kuantan.

“They will surely want some other diversions other than watching sports,” he said.

Abdul Manan added that the mini zoo could be turned into a full-fledged one if there was support from government-linked companies.

The night zoo is open during weekends from 7.30pm until 11pm.

ye memang betul ecm paling happening skali....megamall banyak kedai yang tak de penyewe especilly yang dekat wing satu lagi....yang best sebab ade kenny rogers,mcd,sushi,bowling dalam tu....cinema megamall pun tak happening macam ecm kuantan....kuantan parade plak ak just pg food court dye je....mostly ak tengok wayang dekat ecm r....
