For less than a dollar you can get a bus ride to JB from SG from Kranji MRT station. Last Monday, I was robbed near the Overhead Bridge (Towards JB CheckPoint) besides the City Square by three KNIFE hold Chinese shit guys. I was terrified at that moment. I also went there for two times, but very luckily, i was safe there. Perhaps this will help: From the city (City Square) we drove past the construction area of the new immigration building, then passed the area of the Sultan Palace, and then you could see Singapore on the right in the distance. Then there was a sharp left turn, petrol station on right. Think the suburbs name was Taman Iskandar... not too sure though. Can anyone help me with this little information and if yes, perhaps take some pictures along this route, esp. the ending? The road is very narrow until it reaches the sharp LEFT-turn. There is a Shell station on the right before you turn right into Taman Iskandar. I was in Johor Bahru last summer on my way to Singapore. Now like any local Malaysian or Singaporean, I took the bus from KL, which was sooo comfortable that the 5 hour journey passed by soo quickly. It's not bad but there isn't much goin on if you want to compare it to KL. I've heard a lot about the crime but I haven't experience it myself. I think the area can be developed more as it's the first city that you'll pass by if you're coming from Singapore. They definately need a new checkpoint though hehe. Well, I also find it hard to find a reason to visit Johor Bahru when KL offers almost everything you can find in other Malaysian cities. It's a great city though. These workers do bring in pretty good paycheques to spend back in Malaysia. Other than that about 4500 students cross the causeway daily to study in the republic. Drews50 July 15th, 2006, 03:22 PM Good morning board members, I am an American from Oklahoma, aged 60. I've just discovered the make Malaysia second home visa offered to retirees. I had been considering Cebu Philippines for retirement. Now Johor Bahru has caught my eye for a number of reasons. Housing looks to be reasonable. Can I really get a nice 1 or 2 bedroom condo for $1500RM? How much for phone, electricity, cable tv? The Singapore airport offers me a travel hub for flights back to the USA, Honk Kong, Viet Nam, Taiwan, Thailand, etc at lower fares than the Philippines. That means more visits per year. The MM2H visa makes entry and exit easy. Do many Americans, Canadians, Europeans retire in JB?? The Philippinos are very friendly people. I've heard that the people of Malaysia are too. That would be important as nobody wants to live where he/she can't make new friends and feel welcome. Thanks for any responses you may have to offer. Your opinions are welcome. Danga Bay looks like a property well worth investigating. A resort type setting and close in to the city of JB. Thank you for that link. I see some standard units are available for rent, which I prefer over ownership. Another question, if I may. What do utility bills run each month? Would $240RM be adequate for electric, $80RM for cable, $80RM for internet and another $80RM for a telephone land line be close for budgeting? Once again, thank you for your responses. Vince July 16th, 2006, 02:13 AM Hi Drew, the amounts you quoted there should be more than sufficient for your living expenses. However, I do not think that JB has Cable yet. There are satellite TV and other modes of internet services though. Therefore if you still want to tune in to CNN you can always do so. Regarding rental of apartments: yes, $1500 Ringgit would get you a pretty decent pad with 3 bedrooms. You gotta shop a little bit more though. I would suggest looking up realty websites to determine the rental rates and ranges. Just google: Johor Bahru property rental...there should be a host of sites for u to browse through. Here's a sample, check it out: http://myproperty.com.my/prop/index.php?view=details&pg=property&ref=627 Looks like a pretty decent deal to me, and near the HYATT hotel, perhaps some wining and dining? ;) Above all, the most satisfying fact about living in Malaysia would be the relatively low daily expenses for food, domestic travels etc. (U'd probably be 4 times richer than when u are in the States) Most expats live around the Klang valley region (Kuala Lumpur to Klang) and Penang. However, JB does have its share of foreigners living here. I don't see too many Canadians or Americans (somehow North Americans are not big on Malaysia, probably cuz the media promotes Thailand and the Phillippines more). However you can see a fair share of Brits, Aussies and Japanese residing in the city. I guess due to Malaysia's Commonwealth heritage, Britons and Australians are more familiar, and therefore have more attachment, to Singapore and Malaysia...The Malaysian parliamentary system is based on the British Common Law, hence there are many similarities to other Commonwealth nations, unlike the Phillippines, which would be more American. One more thing that u have to take note of: U drive on the right hand side here, something you have to be more familiar with....Good luck to you! WOW, JB compares very well against Cebu. In Cebu I was looking at a 1 bedroom or a small 2 bedroom apartment of about 60 sqm without facilities (pool). In JB, for the same money, I can go to a 3 bedroom 2 bath apartment, 90 sqm, with pool. The extra room can be used for visiting friends and family. Utilities may be the same or just a bit higher. However, like you mentioned, food costs are very low. I can afford to dine out more often. How is transportation in JB? How much does a taxi charge to drop it's flag and per km?? Lastresorter July 17th, 2006, 09:48 PM Hi Drew, not too sure about the taxi/bus system and charges in JB. However, you might want to consider buying a car in Malaysia, which can be quite cheap. That is, if you have to travel around JB and the Peninsular often. If you have to commute often, it would be cheaper to buy a car than to take public transport in the long run. The flagged down fare is RM 1.50 for the first two kilometers and 10 sen (cents) for every 200m there after. Called the Lido Boulevard, the project is yet another private finance initiative to leverage on the Federal Government’s major development plans for South Johor. It will also complement Danga Bay, another major waterfront project which has taken off in a big way, and is drawing huge crowds. The Johor Government yesterday signed a land development agreement with Central Malaysian Properties Sdn Bhd (CMP) to spearhead this latest project along a three-kilometre stretch of Lido Beach here. CMP is a company linked to business tycoon Tan Sri Vincent Tan. Another major shareholder is lawyer-turned- entrepreneur Datuk Chan Tien Ghee. Menteri Besar Datuk Abdul Ghani Othman told reporters after the weekly State Executive Council Meeting yesterday that Lido Boulevard would not only change the Johor Baru skyline, but also raise its profile internationally. The developers, he said, were out to design and reposition Johor Baru as an international gateway to Malaysia, with a myriad of iconic buildings and top-notch public amenities and facilities. "The Environmental Impact Assessment (EIA) study is now underway. We expect work on the project to kick-start by the end of the year," he said. Spread over 50ha, the site stretches from the present abandoned Lot 1 shopping mall to the office of the Harbour Master here. This waterfront will be reclaimed to make way for the development, with the landfill areas stretching between 90 metres and 400 metres into the Johor Straits. When completed, a quarter of the total land area will be preserved as "green lungs". The development, to be spread over eight years, will comprise upmarket apartments of 18 to 26 storeys each, an all-suites hotel, a shopping mall, office blocks and a multi-storey public car park complex. Also incorporated in the development are several exciting public components, including a RM40 million Cultural Centre with a seating capacity of 600, and special studios for training purposes. Also on the drawing board is Heritage Boulevard — a bazaar-like retail centre for locals to showcase their food, handicrafts, clothing and other traditional items — and an indoor snow park, which will be the first in the region. "The development blueprint is unique in that Lido Boulevard is being designed to become the Garden City of Johor Baru, with extensive landscaped gardens, water fountains and park-like facilities. Estimated to cost between RM400 and RM500mil, the 11km highway will ease traffic flows between Johor Baru city centre and the JSNAC. Cahaya Jauhar Sdn Bhd chief executive officer Mohd Auzir Mohd Tahir said the project was already in the final stage of planning. He said Prime Minister Datuk Seri Abdullah Ahmad Badawi would announce the details of the highway, including which company would build it. The announcement is part of the unveiling of the South Johor Economic Region (SJER) masterplan by Johor's Sultan Iskandar on Nov 4. Auzir said the highway would pass through Sungai Danga and Sungai Melayu with three big bridges and five small ones crossing the rivers. "Upon its completion in three years time, motorists need not have to go through Perling to get to then new administrative centre,'' Auzir said on Sunday. He said the upgrading works on the Perling-Pasir Gudang highway would be completed soon and motorists have a choice or either using the former or the new coastal highway. Presently, motorists coming from Johor Baru and Pasir Gudang still have to pass through the Pasir Gudang-Perling highway to get to Bandar Nusajaya. "We also have plans to introduce water taxi services from Danga Bay to the JSNAC to complement the new coastal highway,'' said Auzir. He added that other forms of public transportation to JSNAC would include stage buses for the public and shuttle buses for civil servants. "There will also be shuttle service within the Centre, and we are also considering plans to extend the monorail (from Johor Baru) to Nusajaya," he said. Auzir was speaking during a media briefing on the on-going construction works of the JSNAC at the company's office in Bukit Indah, Bandar Nusajaya. Also present at the briefing were Johor Menteri Besar Datuk Abdul Ghani Othman and the newly appointed state secretary Datuk Abdul Latiff Yusof. It is an integrated development involving state and federal government department offices and has been described as the Jewel of the Crown of Nusajaya. Menteri Besar Datuk Abdul Ghani Othman, who visited the site yesterday, was briefed on the JSNAC development which spans 109 hectares of well-landscaped gardens and parks. The developer of JSNAC is Cahaya Jauhar Sdn Bhd, a joint venture between the state government and UEM Land Sdn Bhd. Cahaya Jauhar chief executive officer Mohd Auzir Mohd Tahir said JSNAC, to be developed at RM400 million, was envisioned to portray the image of a modern and progressive administration. "It is strategically located within Malaysia’s new economic growth corridor — the South Johor Economic Region. "JSNAC has been planned to create an open and campus-like environment with ample gardens and parks while the buildings are designed to exhibit the best of Johor architecture," he said. JSNAC is located next to the Port of Tanjung Pelepas (PTP) at the western end of the primary development corridor that links here through Danga to Nusajaya and PTP to the west, with Pasir Gudang and Tanjung Langsat on the east. Phase one of the development comprises the state assembly hall, Menteri Besar and State Secretary complex, Dataran Mahkota and state government department complexes. Phase two will comprise a mosque and state government staff quarters, while phase three, the federal government department complexes. The ugly flats are government flats for low-income earners and MPJB does not bother to maintain or repaint them often. That is the problem of Malaysia....maintenance. Redstone, there is a city hall scheme for the colours of JB shophouses (especially the old ones in the city centre). Property owners are instructed to adhere to the standards. Personally, I do not think those pastel colours are that great, but they are better than the former run-down facades of before when those buildings were often neglected. Menteri Besar Datuk Abdul Ghani Othman said this is what Johor Baru would be when the integrated waterfront project under the Iskandar Regional Development plan is completed in the next five years. The city will have venues to host world-class shows and performances by big names in the world of entertainment. A calendar of events is already being drawn up in association with internationally renowned event managers and promoters, who will aggressively market them to draw audiences from all over the region, said Ghani. "Currently, every time there is an extended weekend public holiday, there is an exodus of people from Johor Baru to Singapore, Kuala Lumpur, Hong Kong or other cities because there is nothing to do here. "But this will be a thing of the past when the planned integrated waterfront developments in Iskandar come up, in the next three to five years, Ghani said when launching the annual Chap Goh Meh celebrations at Danga Bay. "We have given the event a touch of multi-ethnicity with Malay, Indian and other musical and dance performances to make it a truly Malaysian celebration," Ghani said. It is said to be the first of its kind in the world, and it is set to become an international holiday destination. He did not disclose who the operators would be, but mentioned that Khazanah Nasional Berhad was in the final stages of discussion with international theme park operators. "It is significantly different from the theme parks in the US, France, Hong Kong or Australia. It will create a buzz in the international tourism industry," Ghani said after chairing the weekly state exco meeting at Bukit Timbalan. JOHOR BARU: The quality of life in Johor has shown signs of stability and improvement in the last five years, said Mentri Besar Datuk Abdul Ghani Othman. The quality of life composite index had risen from 0.65 in 2002 to 0.69 points last year, he said. Among others, the factors used to monitor the quality of life were economic, social, community, physical and environmental development. “For instance, the three indicators chosen for the economic development component are poverty rate, average household income and inflation rate,” he said. Abdul Ghani said the social components covered areas like education, health, safety and housing, including taking into account student to teacher and population to crime ratios. He said the figures were based on the state Economic/Social Report as well as the state Quality of Life Index 2006 Report published by the state through the Economic Planning Unit. According to Abdul Ghani, two benchmarks were used to calculate the quality of life among Johoreans. For instance, the quality of water in rivers and seas is measured according to international benchmarks in developed countries including monitoring systems used by bodies like the World Health Organisation. Abdul Ghani said more localised standards were used to measure quality of life when it came to the provision of religious places of worship. “On the whole, even though the quality of life in Johor is better on the majority of indicators compared to other states, we still have room for improvement,” he said. Johor Baru City Council mayor Datuk Mohd Naim Nasir said 10 countries would participate in the festival including Japan, China, South Korea, India and Australia. He said the scrabble competition had attracted 108 participants, of whom 98 are international contestants. “The contest is divided into two categories, the Master and Open and will run from Nov 28 to Dec 2,” he said. MBJB mayor Datuk Mohd Naim Nasir said the council decided to go ahead with the plans after meeting some building owners in the past two weeks and finding that the majority were supportive of the idea. “Johor Baru is part of the Iskandar Development Region and we must make the city more vibrant and clean. “One way is to repaint premises along main roads such as Jalan Tun Razak, Jalan Skudai, Jalan Tebrau and Jalan Tampoi,” he said. He added that six contractors had been short-listed for the paint job, which is expected to commence early next year. Speaking to Bernama TV here today, Abdul Ghani said the IDR, a new economic region for southern Peninsular Malaysia, has been a popular destination for foreign direct investment (FDI) in manufacturing. Covering a land area of 2,217 square kilometres or three times the size of Singapore, the IDR's targeted sectors are logistics, healthcare, creative industries, financial advisory and consulting services, educational services and tourism-related services. According to Abdul Ghani, the manufacturing sector will be an impetus for Johor's growth as the state will remain the foremost destination for FDI in Malaysia, accounting for about 30 percent flowing into the country. "We are happy to be a recipient in the last three or four years of FDI in manufacturing in the form of capital and technology," he said. Abdul Ghani said another areas that would receive investment is the services sector. "It would be in the form of several clusters," he said. "At the same time, there is also a pick-up in the construction sector and the commodity sector remains strong," he added. Asked about new investments in the IDR, Abdul Ghani said: "We hope that there will be several interesting announcements to be made by end of this year but I am not prepared to announce them now." The state government was at the final stage of negotiations on investments related to the development of the educational hub, health hub and logistics in the IDR, he said. "We anticipate the IDR to be another area where there is strong impetus of growth in context of the country as a whole for those reasons," he said. Turning to the plan to enhance the transportation system in Johor, Abdul Ghani said the state government was currently focusing on works to improve the present road system in the IDR. "At the moment, immediate works are being done to enhance the present road system and these are almost completed," he said. Abdul Ghani said the state government was also looking at implementing a modern transportation system called the Metro System in the IDR to provide better accessibility. "We are also working closely to connect the Metro System with Singapore's MRT (Mass Rapid Transit) across Johor by virtue of the ministerial committee between Malaysia and Singapore," he said. On the Senai International Airport, Abdul Ghani said with development of the IDR and the open skies policy between Malaysia and Singapore effective next year, the airport could become a hub for passengers and cargoes. He said the airport had gone through a RM200 million redevelopment which involved extending its terminal while the runway would be extended later based on the allocation given by the federal government. PETALING JAYA: SP Setia Bhd wants to go big in commercial retail properties to take advantage of the strong demand for quality commercial developments in the Klang Valley and other parts of the country. The property group, which already has a well-established name in the residential sector, is eager to make a name for itself as a serious commercial retail player with the line-up of interesting projects. Group managing director and chief executive officer Tan Sri Liew Kee Sin is excited about the prospects for the commercial sector and is seeking potential partners, including those from overseas, to undertake projects. The biggest project on the drawing board is Setia City in the company's 2,524-acre Setia Alam township in Shah Alam. The mega commercial project on 150 acres will have office towers, recreational destinations, retail malls and residential components. Liew said SP Setia was working with a panel of architects and consultants to develop an iconic development in Setia City. “As an eco-themed development, it will be energy saving with avenues to generate its own electricity for self sustainability,” he added. On Jan 2, 90 detainees were brought to the Johor Baru prison, commonly referred to as the Ayer Molek prison. Fu said residents, office workers and students need not fear for their safety and security. “We have very tight security measures, including anti-climb fences, electronic doors and scheduled patrols,” he said. The ratio of guards to prisoners was also estimated to be one guard to every four or five detainees. Fu said that with the overcrowding issue addressed, prison officials could conduct rehabilitation programmes for detainees. He also explained that the Simpang Renggam detention centre would then house suspected drug dealers detained under the Dangerous Drugs Act as well as those remanded under the Public Order and Prevention of Crime Act. Fu added that overcrowding at the Sungai Buloh prison would also be taken care of once new prisons, including the ones in Machang, Kelantan and Bentong, Pahang, were built. Johor Police Chief Deputy Comm Datuk Hussin Ismail said police busted eight gangs with the arrest of 32 people involved in hijack cases. “To date, 12 have been charged. We also arrested six people for being involved in kidnappings last year. “Three of them have been charged,” he said in his speech before launching a rank presentation ceremony at the State Police Headquarters on Friday. DCP Hussin said some 32 foreigners were arrested for various robberies and theft last year. On the overall crime rate, he said that the figures had shown a minor drop of 0.55%. “On the other hand, our crime solving rate has shot up to 45.4%,” he said, adding that the increased in police presence and patrol cars contributed to the success. DCP Hussin said the additional crime prevention programmes had improved cooperation between the police and the public. Among the programmes were the Community Policing Project, Safe City Campaign and Friday meetings with the police chief. DCP Hussin said that Johor police had about 500 MPVs statewide with 300 stationed in Johor Baru, Nusajaya and Seri Alam. “The new police district headquarters in Kulai will be launched next month while the Ledang, Muar, headquarters will be operational in April. “We hope to increase our effectiveness in serving the public with these new police districts,” he said. Those going to the republic from Jalan Tun Abdul Razak will have to make a U-turn after the Caltex petrol station and go around Kompleks Komtar through a slip road. Traffic will emerge from Jalan Wong Ah Fook before going back to Jalan Tun Abdul Razak (refer to map). The road diversion will be from 12.30am on Jan 29 to 4.30pm the next day. Public Works Department construction director for the Gerbang Selatan Bersepadu (GSB) project said the diversion was to facilitate the setting up of a pre-cast beam. Zulkifly Madon said the one-way Jalan Wong Ah Fook would become two-way. "Two lanes of the four-lane road will be for traffic heading to town and Singapore and another two lanes for traffic heading to Skudai and the north." Zulkifly said traffic policemen would be stationed to help direct traffic.
